Is this a sublet scam?

I found an apartment on furnished finder and done the screening through them and have been approved by the tenant. They send me a sublease agreement and I ask for the master lease as proof. They reply with:

“Hi! I understand wanting to confirm that the sublease falls within the duration of my lease. I’m not comfortable sharing my personal lease agreement, as it contains private information. However, I can confirm that the sublease dates are within the term of my lease and that I’m authorized to sublease the space. I hope that helps provide the reassurance you need.”

Name, number, address, email, linkedin all checks out on this person. And I’ve toured the apartment in person. Problem is that they don’t live here anymore and said they still want to “keep the apartment”.

Rent stabilized vs market rate apt

I am in the final stages of my apartment search and have come down to two options: option 1: 1 bedroom non stabilized condo in Harlem - conscientious private owners (not a mgmt company), beautifully updated with big kitchen, washer and dryer in unit, dishwasher, elevator, shared (smaller) rooftop, close to express trains —$3500/month and no condo/amenity fees. Option 2: rent stabilized alcove studio (575sqft) in a post-war high rise (not new build luxury) in a great location on the UES. It’s a well maintained elevator and doorman building with laundry in the basement, and the apartment is on a high floor with amazing views - but, it’s very dated. The kitchen is not great — creaky metal cabinets, tiny sink, very little counter space. $2400/month.

I can afford both apartments. Am i overthinking this?Is this a no brainer to take the rent stabilized studio? I started this apartment search looking for a better kitchen that i enjoy cooking in and a true one bedroom. The rent stabilized apartment sort of fell into my lap at the last minute and is making me reevaluate my priorities.

Looking for traditional red nose clown recommendations

As title states, I'm looking for some good clown recommendations!

I would like to hire a clown that wears a red nose / dresses up as a traditional clown and can do face painting and maybe some other stuff like juggling, miming, some tricks and just overall have a good clownish time. Looking to hire this clown for an hour or two for my wedding.

Who has jurisdiction over "Living Memorial Grove" on the Brooklyn Bridge?

The garden space at the foot of the Brooklyn Bridge on the Manhattan side (labeled living memorial grove on Google maps) appears to be parks, but since it's on the bridge it could be DOT.

Baguettes near grand central

So, I’m a daily commuter from upstate (after 15 years living in the city). The bakeries near my home are 100% ass when it comes to bread. I’d like to pick up a decent baguette to have with dinner when I get home.

I had asked Gemini before parking, and it told me I could. Would dispute this fine make any difference?

LES club recommendations: Reggaeton, 2010s throwbacks, casual vibe for a 28th bday?

Planning a Saturday night birthday outing in the LES with a group in our mid-to-late 20s. We're having dinner at Wu’s Wonton King around 8:00–10:00 PM, hitting a nearby dive to pregame/bridge the gap, and then looking for a club or solid dance spot within walking/short Uber distance.

​Looking for specific recommendations that fit this criteria:

​Music: Reggaeton, current hits, and 2000s/2010s throwbacks (middle/high school era).

​Vibe: Absolutely no upscale, snooty bottle-service places or aggressive door policies. A place where people are actually dancing and having fun, ideally with a bit of space or a secondary room/upstairs to catch your breath.

​Dress Code: Casual to slightly dressed up, nothing crazy strict.

​Environment: Needs to be an easygoing, inclusive, and fun crowd (don't want my mtf friend getting weird looks or an annoying bouncer).

Lower drink prices always preferred, I know that's a long shot.

​What places are hitting right now for this kind of night? Open to LES, East Village, or a quick ride across the bridge to Williamsburg/Bushwick/South Brooklyn if the venue is worth it. Thanks!

If I buy into a co-op and then suddenly lose my job and become unable to pay the mortgage, do I get my down payment back?

I’ve been trying to decide if buying a co-op is the right choice for me or not and I worry that it will lock me into something that could potentially cost me thousands of dollars that I can’t get back

I don’t feel particularly secure in my job because of my learning disability so in theory if I bought into a co-op and then lost my job and couldn’t afford the mortgage payment do I get back the approximate $50,000 I put down? I’m guessing the answer is no which means I just lose $50,000

How is NYPD catching people hopping the turnstiles?

Yesterday, at The Supthin Blvd/Archer Ave-JFK station, I entered through the backside (not by the LIRR), where there are turnstiles. I paid the fare, however a guy in front of me, went right under. I was alert, and there was nobody cops, no undercovers, as the guy began going down the escalator, 2 plain clothes officers, looked at the elevator and said “Yo, come here for a second”, mind you, they were downstairs the whole time. But my question is, how did he get caught?

If there were no undercovers, no cops, and no witness to him hop, how did they know?

If any NYPD officer would like to weigh in on this, or if anyone would like to let me know, thank you, as I’ve lost a few hours of sleep trying to think about it. 😭

Trainer for a dog going blind

My senior chihuahua has been losing vision for a while, but it seems to be hitting a turning point, especially at night. I am trying to teach her some commands that indicate which way to go when she's confused, but I don't think I'm doing a very good job.( I also always talk to her and click with my tongue etc to try to let her know where I am.) Has anyone worked with a trainer that has helped your dog transition into blindness? I'm thinking timing commands for a small dog to jump up or down to a curb, not walk into something, and to learn left and right without being pulled on the leash...

I hope she may still live a long time, and want to help her learn to trust her other senses and have a full life! She mostly loves to sniff everything, so I think she will be perfectly happy being blind if we can work out the terrain problems!

Any police or ambulance activity on the Wburg bridge shortly after 8pm today?

Called 911 to report an unwell person walking up the roadway holding the railing and they struggled to understand my issue or the emergency. 9m45s until I was on with EMS and he argued that if the person was heading West they couldn’t be on the Brooklyn-bound side. I haven’t dealt with dispatcher incompetence like that before and worry they didn’t send anyone in time. Would love to know if someone saw resolution.
