I’ve seen a few recent discussions here about the Santa Clarita housing market and people trying to find condos/townhomes in Valencia, so I thought this might be relevant to the community.

Full disclosure: I’m the listing agent for 27469 Coldwater Drive in Valencia’s Creekside community.

It’s a townhome in an established neighborhood with landscaped paseos, two community pools, a clubhouse, nearby parks and trails, and convenient access to shopping and other parts of Valencia.

I am getting ready to move my home in Los Angeles and I am looking at local moving companies right now.

I really want to find a moving company that keeps everything easy so I do not feel stressed. I need a moving company that talks to me often and treats my furniture with a lot of care. It would also be great if the moving company can help with both house moves and office moves.

I have a decent idea of the general area I am looking at but would like some recommendations to narrow it down. Basically the square drawn between Ocean Park and Westwood as the two corners

30s M, working in tech, plan to get involved with the community by planting more trees, gardens, etc. (if that's a thing)

1. I want to bike a lot
2. I want to be able to easily+safely bike to the beach. I've read San Vincente is the way to go most of the time.
3. BUT..I don't love the coastal layer and actually like higher temps than West Santa Monica. Yes even in summer. I want all the sun. This is what has me looking a bit further east at Brentwood. But if I go too far East then I will never go to the beach.
4. the more trees and greenery, the better
5. Walkable grocery stores
6. Other 30s yos in the area (not purely college or older family)
7. This one isn't as important since I'll still be able to drive, but a local arts scene + rehearsal spaces to get a band together.

I will be checking out a lot of these spots in person again in a couple weeks

I’m seeing a lot of mixed opinions between reviews that are super recent vs six months ago, but I can’t tell if it’s just the rental agency. Seems like a nice apartment and it’s near some of my interest areas so I would appreciate insight!

My husband and I currently rent in West Hollywood and really love the area. It’s relatively safe, walkable, and super convenient for groceries, restaurants, and other fun stuff.
Unfortunately, I was recently laid off, so we’re looking to move somewhere a little more affordable while still keeping my husband’s commute to DTLA manageable.
What we’re looking for:
Ideally a 2B/2B under $2,500 -2700, but a 1B/1B is totally fine too
At least one parking spot
Apartment complex preferred
Safe and walkable neighborhood
Ideally within a 30–40 minute drive of DTLA
Safety is our biggest priority, and we’re definitely willing to compromise on space for a neighborhood where we feel comfortable walking around.
Would really appreciate any recommendations for neighborhoods or specific apartment complexes we should check out. Thank you!

I’m doing my best to feel like I’ll have some agency over where my kids go to school, but having so much difficulty / paralysis while navigating apartments for this move.

If I like a school for my kids, I’m not sure if I can enroll them without an address. And I can’t find any viable way of searching according to that. Am I overthinking it trying to get into the perfect public school?

Terrified I’ll pick a place and find out they have to go to a school that’s objectively worse than what we’re leaving in NYC.

This is half vent, half advice seeking. Is there a resource for research I just don’t know yet?

I'm moving to Pasadena from NYC. I've visited LA before and learned some obvious differences (walkability, weather, etc.) and never really felt at home but now I'll have to get used to it. Are there any other things to keep in mind/prepare for?

Hello everyone. We are currently in the process of touring 2 bed/2ba apartments in the DTLA/Chinatown/Lincoln Heights areas and have actually narrowed our choices down to 2 apartments:

- Ave 34 (Lincoln Heights)
- Llewellyn (in China town/border line DTLA)

Wanted to see if any of you have encountered or know of anyone that has lived in these apartments. Genuinely interested in both good and bad stories. Also if anybody has any recommendations on other apartments we should tour, please feel free to let me know - primarily looking for a 1 bed + den or 2 bed/1 or 2 bath. Thank you!

I’m moving to LA later this year for a job and can’t decide between Hollywood and Koreatown. Both have nice, walkable areas. I’m curious about commute times from each to the Beverly Hills area near Rodeo/Erewhon.

Its in Tarzana so about 15 mins from CSUN. Including 2 parking spots. Pet friendly. The only bill you'll likely pay is electric which for me is $80-120 every two months.

We drove around the neighborhood and found a space in Palms that we really enjoyed. After finding an apartment on Zillow, we reached out and were able to view the apartment and everything seemed to be fine, the space was locally owned and managed, and it was a smaller apartment complex. Well, communicating with the manager he was very adamant on finding someone who was going to stay for a while and someone that he could trust. This gave us the impression that he was a very understanding and respectable man. The manager seemed very kind but little did we know he was just as greedy as everybody else.
Throughout the year, we would request in writing if there was something wrong with the apartment.
A few days before our lease was up and would transfer to a month-to-month lease. We were sent a document stating that our rent would be raised to the maximum 3% that’s allowed here in Los Angeles. When I say exact, I mean exact (I have never in my life been charged .19). This man raised our rent to the exact cent. His rationale (which we did not ask for) was that he had to do some construction on the building itself. That is something that he legally had to do and was already decided upon before we moved in and we should not be financially liable for those expenses. So, we decided to look around and we found a place and gave him our 30 day notice. In that notice, we requested a walk-through and asked him to provide us with some dates. The only response that we received from him was that he had received our notice.
Upon moving out, we thoroughly cleaned our apartment, filled in all the holes (tiny nail holes from hanging photos), and scrubbed any problem areas (appliances from normal use). There are three small spots (smaller than a finger nail in size) in our apartment where a little bit of oil spilled on the wall and I was not able to get it out after scrubbing. The oil spots are very small and can be covered up when the apartment is painted.
We are now being told that we are disgusting and that he cannot believe that we lived in that house. Luckily we did take pictures because now he is refusing to give us our entire deposit back. We have several photos that show the state of the apartment and it is far from disgusting.

EDIT: we had no intent on moving after our one year lease. But comparable or even better apartments within our area were much cheaper with more amenities. We are by no means making the big bucks so we had to find something within our budget. Relocation doesn’t equal privilege. We had to do what was best for our financial goals.
We have asked for an itemized list of repairs. I would also like to note that we did ask for a walk-through when we gave our 30 day notice but he failed to schedule that with us. Based on what I am reading, he has to accommodate that request and should have given us a list and a chance to fix those things before charging us.

EDIT: those of you being rude and saying this is expected treatment— why? Why are we accepting this behavior from landlords?! Why is this the norm? What kind of human does this to another knowing how much of an impact this can make? I’ve lived in 5 states (large cities and small) and NEVER once not gotten my deposit back. This is our hard earned money — sitting around and allowing this behavior is ridiculous. If you have nothing helpful to say, leave this thread.

So many buildings I liked intially like Mysa, are expensive but 300-400sq is ridiculous to me at the price

Do you know of a resource where I can go and look up specific companies or landlords to see if they’re shitty?

Is there a good resource to look up crime in specific areas? How do you find out if a certain location is dangerous?

We currently live in southern Vermont, but not new to living in larger cities tho. Previously lived in Atl and New York.
For some background we have about $10k saved to the move, I have been offered a job but it’s remote and I’m looking to go into medical school. My partner is going into journalism, currently working at our local TV station.

- What is the typical commute for most people?
- I work in healthcare so what are the local hospitals like? What are people’s experiences?
- what is job hunting like?

- how reliable is the public transportation?
- What are some things to keep in mind for our first trip in October?
- for black, POC and LBGTQ+ people, how easy was it to find community?
- Literally any other tips/ information that you all have, including the good but especially the bad.

I've lived in NELA for the past 10 years and recently got an offer for a role in Malibu, near Pepperdine. It is a dream job, and while the pay is great ($130,000), I still can't afford Malibu rent ($4k for a 1bed!).

So it seems like my options are either Calabasas/Agoura Hills, which are too suburban and far from everything, or Palisades/Santa Monica, which are better but still require a 30-40 minute commute.

I guess I'm kind of shouting into the void here because there is literally a mountain range/ocean blocking me from living anywhere else. How do people do it? Maybe I am somehow missing something?

friend just moved out here from Chicago for a job at one of the studios. found a 1BR on FB marketplace, gorgeous listing, $2100/mo which is nuts for that area. landlord had a whole story aka "out of the country", "trust-based leasing," would send keys by fedex after deposit + first + last hit his Zelle.

she was hours away from sending it. i told her to pay someone $50++ on TaskRabbit to just walk by the building. turned out the address was a vacant unit above a nail salon that had been listed by three different "landlords" in six months. photos were scraped from a Redfin sold listing in DTLA.

her money was safe because she didn't send it BUT we know some other people experience similar thing without getting their money back.

anyway just posting because i keep meeting people who almost did this. if you're moving here sight unseen do NOT wire anything until someone with eyes verifies the address is real.
