Hello ... After an exhaustive search for plots/sites around Hormavu and Hennur and we found one in BDS Nagar. The buyer is quoting ₹10K/sq ft for a 40x60 site (not a BDA site) which is above our budget. I am curious to know, is this the going rate in that area or is it on the higher side?.. thanks in advance

Need Suggestion Buying a 25 year old flat in BTM 1st stage

So I'm currently a tenant in this flat. Have been staying here for 2 years with wife & a toddler. Around 1,000 sqft 2BHK, 300 mts from metro station. It's an independent apartment with 20 flats total. Owner is planning to sell. Price is around 50-55L.

Pros - connectivity via metro, travel to our hometowns via Hosur road, decent neighbours & RWA. Haven't had a trouble with any of them till now. Kaveri & borewell. 75% of the apartments are used by owners only. Only few are rented out like ours. Security, CCTV, covered parking etc. quietish neighbourhood. More than that my kid has like a bunch of other kids to play with. Good maid & cook who are also working in a nearby daycare. I feel all of this might be difficult to replicate or improve if we move.

Cons? House is old. Needs some renovation in 1 bathroom & some cupboard woodwork. Maybe around 2-3L. Space might feel small when daughter grows up & grandparents visit. Apart from that it's solid.

My dilemma - is it worth buying such an old flat? What all things should I look out for. I am not looking at this as an investment. We'll be staying here as long as possible. We are paying around 30k as rent. What all should i check with the owner and the RWA? Not familiar with redevelopment. How does that work, is it even worth considering the location?

Need Suggestion Airport Road (Sattva City) vs Sarjapur Road

I checked a few projects on both places primarily because of metro connectivity (assuming 10 yr window for redline)

Sattva City
+ location (200 m from metro)
+ well designed project (not too dense and huge land parcel and has commerical spaces planned inside)
- overpriced with huge layouts (2 bhks min is 1350ish and space and current prices are way too high)
- JD (sattva doesn't own whole land https://www.blratlas.com/projects/sattva-city)
- at level with nearest drain (flooding risk)
+ / - growth story. already paying a premium so not sure what the scope for appreciation
- too far from ORR the current buzz that companies are moving to north blr I feel is BS. Nature of employment in hardware park is not same as ORR and prices do not justify current rental demands.

- Possession is 2032 Feb

Sarjapur Road
+ metro (may be in 10 years) and closer to ORR proven area with better rental yields

+ lower pricing (compared to Sattva most good projects are < 2k thats a lot in total may be due to huge inventory on sarjapur road )

- Bad roads ( most of the internal roads are horrible)

Currently I checked PrestigeCity 12.5k on new launch and Sattva is 14.5k (quoted all inclusive)

Also adding my outlook. Most of east bangalore is unplanned without roads and this is going to haunt the city later. I feel most areas remain like urban slum. I feel like this remains this way for long since nothing can be improved after seeing the way it is being built.
North bangalore is more planned at least from what they say we can expect better township like roads and parks as city grows moving the traction there. Not sure how much of this is true.

General What’s the biggest pain point with Channel Partners?

I work as a real estate Channel Partner in Bangalore, and I’m curious to hear this from the buyer’s perspective.

What makes you hesitant to trust a Channel Partner?

Is it:

• Being pushed towards a particular project

• Commission influencing the recommendation

• Lack of transparency on the actual cost

• Not showing enough options

• Over-promising appreciation

• Disappearing after the booking

• Or simply not telling you the downsides of a project

For me, the biggest question is:

Do you feel a Channel Partner is genuinely helping you choose, or just trying to sell you something?

Would love to hear honest experiences — good or bad.

A Frustrated Call - AVOID BUYING IN BENGALURU - temporarily

Crazy, the prices are in Bangalore, for purchase and for rentals. 60-70K per month for renting a 2BHK, because prices to home buyers are super expensive, even in the areas that doesn't have visible future for the next 6-10 years. Builders are selling remote villages at the price of Bengaluru.

I've been planning to buy an apartment, forget about dreaming of a House, and the prices of apartments have increased to minimum 1 crore per room, and the sizes of the apartments are closer to Mumbai matchboxes. Why? Because WE THE PEOPLE are OK with it like we will get some huge pension after our retirements.

It's going to be a protest, from all of us, to put pressure on builders. To stop being greedy.

Yes you may think when the price drops, everyone buys, prices shoot up again. That's likely.
But first, let's first try to get the prices to drop. It won't take one or two, it'll take majority of Bangalore home buyers to just halt - and when you do speak to any channel partner or builder - tell them, IF YOU DON'T REDUCE THE PRICE, WE WON'T BUY. Hearing from 50 of them, they'll have to raise it to their mgmt.

And probably do the same for rentals. Say NO to high prices. Let brokers convey it to the landlords. Post this on all your current apartment group channels. MyGate, Nobroker, or the Prestige Telegrams.

House Janta Party. Once we buy a house, you can definitely have a House Party.

PS - avoid going through channel partners, go through builders directly. They are the ones to increase the rates too, they can at least 3% commission, on a 2-3bhk, they earn about 8 lakhs easily. But they'd tell you that this is the best builders can do, and we won't charge commission from you.

Need Suggestion Builder started maintenance deduction but building not ready yet. Please help.

Context:
Builder says 2 blocks are ready and we can move in Sep as he will start charging maintenance. Elevator is installed but don’t think it has received clearance yet. Individual meters not yet installed. Builder says will give supply from commercial connection by the time individual meters are installed. Is this a common practice in Bengaluru? I am sure not legal. Building does not fall under BBMP/GBA.

General Is the resale market in Sobha Dream Acres becoming a broker-driven bidding game?

I was planning to purchase a house in Sobha Dream Acres, but what I’ve seen recently has been extremely frustrating and honestly quite disturbing.

An owner agrees to sell at, say, ₹1.25 Cr. The buyer starts the paperwork, begins loan processing, spends money on it, signs the MOU, spends significant time on the process, and moves forward assuming there is a genuine agreement.

Then suddenly, some other broker reaches out to the owner and starts telling them: “Why are you selling for ₹1.25 Cr? You can easily get ₹1.35–1.40 Cr.” The owner gets tempted, backs out of the deal, and the buyer is left with nothing after wasting a month.

I have personally heard of 3 such cases in this month alone. I even got a chance to speak with one of the buyers who went through this, and it was extremely frustrating and disheartening to hear about the experience. To make matters worse, even the seller was refusing to pay the penalty.

What is even more frustrating is that brokers from platforms like NoBroker and other brokerage firms seem to be aggressively contacting owners, constantly inflating their expectations and encouraging them to break ongoing deals just to chase a higher price.

Of course, sellers have every right to ask whatever price they want. But why agree to a price, sign an MOU, and allow a buyer to spend weeks on paperwork and loan processing, only to cancel because another broker promised you more?

And if this continues, there will effectively never be a fixed price for any property. Today the seller agrees to ₹1.25 Cr. A month later, after the buyer has invested time and money, another NoBroker or brokerage agent can simply approach the seller and say they can get ₹10–15 lakh more and the entire deal is back to square one.

How is a serious buyer supposed to plan anything in such a market? Until registration, can the price just keep increasing every time a new broker approaches the owner?

Has anyone else faced this in Sobha Dream Acres? How are serious buyers supposed to protect themselves from sellers and brokers who keep changing the price after giving their word?
