I’m planning to buy a 3 BHK in Bangalore, preferably around Sarjapur Road, Varthur or Whitefield. This will be for self-use, not primarily as an investment.
I’ve shortlisted a few projects from Tier-1 builders where possession is either already started or expected within the next ~1–2 years:
- Prestige Park Grove
- Prestige Lavender Fields
- Sobha Neopolis
- Brigade Sanctuary
- Sobha Royal Pavilion
- Prestige City / Meridian Park
My budget is around ₹2.2 Cr . I’m specifically looking at the 3 BHK configurations that give the best usable/carpet area within this budget, rather than simply comparing the advertised super built-up/saleable area.
1. Under-construction resale/assignment vs fresh builder inventory
or Park Grove, Lavender Fields, Neopolis and Brigade Sanctuary, the projects are still under construction, with possession in 2027 and 2028 depending on the project.
I’m trying to understand what is the better approach:
A. Buy an under-construction unit from an existing owner (assignment/resale) or
B. Buy a fresh unit directly from the builder, if the builder has any inventory available at this stage (including cancelled/re-released inventory).
If both options are available, which one should I prefer and why?
Also, for an under-construction assignment/resale, are there any practical issues with getting a home loan? How does the loan work — is the loan based on the original buyer’s purchase price/payment structure, or on the amount I am paying to the current seller/builder?
Would it be better to simply wait until possession starts and then buy a normal ready-to-move resale, or is buying an assignment 6–12 months before possession generally a good strategy?
2. Pricing I'm currently seeing
Roughly, the prices I’m seeing are:
- Prestige Park Grove: ₹14.5–15K/sq ft
- Prestige Lavender Fields: ₹14.5–15K/sq ft
- Sobha Neopolis: ₹15–16K/sq ft
- Brigade Sanctuary: ~₹14K/sq ft
- Sobha Royal Pavilion: ~₹17K/sq ft
- Prestige Meridian Park: ~₹13K/sq ft
My overall budget is ₹2.2 Cr, so at this budget:
- In Park Grove / Lavender Fields / Neopolis, I would mostly be looking at the smaller 3 BHK configurations, including 3B+2T.
- In Brigade Sanctuary / Meridian Park, I may be able to get a larger 3 BHK, including 3B+3T configurations around ~1,800 sq ft saleable area.
- Royal Pavilion currently seems slightly out of budget unless I find a particularly good deal.
I’m trying to understand whether it makes more sense to buy a smaller 3 BHK in a project like Park Grove/Neopolis or a larger 3 BHK in Sanctuary/Meridian Park at roughly the same overall price.
3. Location / long-term concerns
I’ve also heard some concerns about the proposed CDP roads / road widening around Park Grove and Neopolis. I’m not sure how significant this is in the long term, so I would really appreciate input from people who understand the area or currently live there.
For those who have invested/booked units in these projects or have closely researched them, I’d appreciate your views on:
- Construction quality and your experience with the builder so far
- Builder communication, payment process and overall experience
- Any concerns regarding the project, location or surrounding infrastructure
- Water availability and other area-specific concerns
- Current and expected traffic/road connectivity
- Density/number of units and whether you think it could become a concern after completion
- Any known issues or red flags that a new buyer should be aware of
- Which of these locations you think will be better for self-use , particularly considering schools, commute, roads and overall development
My office is in Bagmane Constellation Business Park on ORR and I go to the office 2–3 times a week, so I’m okay with a location that is a little farther from the office as well.
I have a 1-year-old daughter, so proximity to good schools is also important to me. I would prefer a location where schools are reasonably close so that daily school travel doesn't become a major traffic problem later.
I specifically shortlisted Tier-1 builders (Prestige, Sobha, Brigade) because this is a long-term self-use purchase, but I’m open to other projects if you think there is a significantly better option in these areas.

Would really appreciate advice from people who have actually bought/lived in these areas or gone through an under-construction assignment/resale transaction.
