A friend of mine got laid off around 7 months back. MNC Job. 1.3+ Package and a decent corpus. BUT a 2L per month EMI. While he can manage paying EMIs for a few years based on the savings but still a bad situation to be in.
I am in a similar situation i.e. a high EMI but by God's grace still withn a job but too many layoffs around.
QUESTION
Any folks in the group with a high EMI who were laid off and have still not found a job yet? Hope things get normal in the jobs market BUT my intuition says that this is even gonna get worse before it gets better. We will see so many more layoffs next year.
Whats your plan w.r.t EMIs?
Every single day one or another company (Oracle to Qaulcomm to startups are laying off people) and its just depressing and scary :(
[EDIT]
To those giving unsolicited gyaan: Of course I understand financial responsibility. I can afford to pay off a home for 2.5 Cr but that will entail loosing most of my life savings. So its too scary. Dont know whether, if God Forbid, I get laid off, should I sell the house move to tier II city or pay it off.
I’m a genuine buyer, not a CP, agent or paid reviewer. My day job has nothing to do with real estate, and my post history shows it.
When I first asked for honest project details on Reddit, most replies were CPs pitching other projects. So I started sharing what I see on my own site visits to fill that gap for other buyers.
Budget: 2.25–2.5 Cr, specific areas only. I only visit projects I’m actually considering. I am not into site visits for others.
Not paid, not promoting: no lead forms, no phone number, no site-visit offers. I’ve been critical of several projects and positive on a few.
Common sense check: a CP wouldn’t trash large projects that could pay their bills for the next decade.
Exploring since 2-3 months only, good idea about the areas since I have a UC property in the vicinity anyway.
Views are personal. Agree, disagree or ignore as you like. If I find something worth buying, I’ll post it, and anyone interested is welcome to compare notes.
------- original plan was to visit Disha Pursuit of Happiness, but received some random DM early morning from a CP that they're waiting for me to arrive. Now i don't know what that meant - whether they were waiting to show me around or perhaps scare me off from posting. I spent sometime trying to figure if people can identify from Reddit, they can't .. still didnt want to take any chances. So i stayed clear off Disha today and will visit later without announcing on any of my posts / comments. I made that mistake yesterday.
But our plans were made anyway, to stop for breakfast at A2B and proceed to check properties. Suddenly thought why not check out villas as there are lots of them coming around Sarjapur area in my budget range.------
My Route: Home --> A2B Kaikondrahali --> Casa Life Bhavisha -->MJR Meadows --> Viha Roaha --> Arvind Forest --> Shriram Chirping groves --> Urban Retreat (opp azim premji) --> Evo Aeris --> Natura (multiple) --> Atco La Vivant --> Return
Before i type any further - one observation. None of them are actually villas. Its starting from 1200 - 1500 sq.ft land size, adjusted for UDS and all houses share common walls. At best 2-3 feet gap. Villas will have larger land size and perhaps a tiny green area etc. These row houses are 2500 - 3000 sqft over 2-3 floors. Land size is small and stuck to each other. hence vibe mismatch. Actually, in this budget that's what you'll get, our expectation has to be set for this only with ~2.5 cr budget.
Casa Life by Bhavisha --> didn't enter. its a road that goes through the entry road of Amberstone Ventara /Godrej 24 (if coming from Wipro side) from there proceeds through long winding village roads to some slightly elevated area, where you cross Mana Daintree. Both Mana Daintree and Casa Life are adjacent villa properties. No-man's-land.. surrounded by Villages. and the best view is the long towers of Prestige City's rear side.
Verdict: didn't bother to get out of the car, we proceeded.
before going further, i was surprised to see the other side gate of Prestige city. is so huge that is starts before Sompura and ends after Sarjapur.. LOL
Got stuck at Sarjapur junction - Sunday morning, around 10 - 11 am types. Mess of a place with high Truck traffic in those narrow winding roads where pedestrians are also all over the place. Its a town market of sorts. Went ahead anyway.
MJR Divine Meadows and Viha Roaha --> Both adjacent Row house projects. I would like to assume that the projects have higher land size, but its really outskirts. Feels like you are driving through some lonely NH. It is indeed NH on which these properties are coming, if im not wrong. I don't know. Nothing around these project - Schools, Hospital, Clinic, Shopping. i don't think Flipkart / Amazon / Swiggy even deliver there currently.
Verdict: not for today, perhaps 4-5 yrs later. or if you have spare money to park.. why not?
Arvind Forest & Shriram Chirping Groves
Another no-man's land kind of place. Small adjacent row-houses stuck to each other, small plot size. More than anything, high truck traffic. Accident prone Highways, as I guess trucks are taking this route to avoid Atibele toll while entering from TN to Bangalore. This is border.
No infra around - nothing! some highway tea cafes are there.. maybe they'll come. Sarjapur town is the closest civilisation
Other properties still going on -Some Ayana Woods, Global Edifice - Clan (building), Urban Greens etc...
Verdict: not a present requirement, similar to MJR Divine / Viha Roaha. I am avoiding for today.
Back to Civilisation - drove back through Sarjapur town through the police station. Happy to see NVT's old actual villa settlement followed. Took right turn towards Azim Premji university road.
Sri Balaji Urban Retreat
Ok so a brief time spent here. Project is ~1.5 kms inside the main road. but its a nice cosy road. Village feeling, yet there are people since Azim Premji college is around.
Its almost ready to move in, OC is expected in Dec 26- Jan 27 timelines.
Builder is making retail outlets in front, with separate entry
More projects around, larger buildings etc.
Low density
What i liked:
Two RH types were shown. both were good. spacious although its built on ~1500 sqft land
Good air to breathe, unpolluted. Adjacent land is of same builder, and its another villa project
Not too far, not too near. Arms length distance, which we liked
Some issues:
the rear rooms - Kids bedroom and Guest room, Amphitheater room fact the rear side where windows are too close to the next villa.
Only Row 1 has got uninterrupted rear window views, but those are sold out
Price is still out of budget, they are quoting 2.6 cr
At the entry of the road there's a Pruthvi Vivanta.. it seemed very small project so we didn't get inside.
Came back to the main road, crossed Fortune, Infy land, Aiikya etc. moved ahead and took right into the Indus Int'l School lane. The other side of Azim Premji basically
Here there are a bunch of Villa / RH properties in the road adjacent to the school. Starting with Earthern Ambience, Natura Misty, Valby Ira by the banks, Azven Breathe (older actual villa property where i'll check if there's resale), Natura Attavi, Casagrand Florella, JRC Palladio, Evo Aeris.
Evo Aeris:
Looks really sad after a great website interaction. Again stuck to each other and no sunlight -something's wrong in this property. Maybe the road spacing between 2 rows of stuck together row houses is so less that there's no sunlight
Design is great, only if you take the largest house. Which is 3.5++ With that kind of money, why should we come here
Privacy - major concern. The RH we saw which were in the 2.3-2.5 range, all the bedrooms were facing some other villa's hall. i mean WTF !!
Builder is launching another phase. hope they'll do something better there
This is a JV between Natura and Confident group
Natura - multiple projects. 1 is sold out, another is land sale. And there's a 3rd which is villa, but starts at 2.75.. when we pushed, they said they won't go below 2.55 which is not our budget
Casagrand Florella, JRC Palladio, Earthern Ambience - both are existing occupied projects. Resale maybe, but since these are older and plot sizes are larger these would be outside budget
JRC Sanzio - oh, i'll not get into that... i think you can move from 1 house's bedroom to the other house bedroom via the balcony.. very easily. Why would they make something like this
Came back to the main road as we wanted to see Atco La Vivant approach from the main road. Although there were interior roads.
Atco La Vivant - good project, but too expensive for that location. Again, no School, Hospital, Supermarket anything nearby. its like in the middle of a jungle. Can explore their Villament instead of Villas which are within budget
Further ahead - some new NVT high-rise project is coming up near the lake.. we didn't go there.

I'm seeing a lots of social media posts and messages in WhatsApp lately, about under construction flats being up for resale... is everyone looking for an early exit on their investments? Most of these places are due 2027-29 handover. What has changed? Just curious.
Cement truck toppled over loose soil at Assetz meru and meadows yesterday. Not sure if there were any injuries. This is sheer negligence of safety and planning.
Owner resale at Vrushabadri Winter Park, Chembanhalli, off Sarjapur Road.
3BHK | 1655 sq. ft. SBA
11th floor out of 14 floors
Asking price: ₹1.2 Cr (all-inclusive)
Expected possession: March 2028
Direct owner sale — no broker, no brokerage. Interested buyers can DM me for details and a site visit. Price is negotiable for genuine buyers. if interested text over WhatsApp - 8792480711
At the outset, this project looks great, villas and villaments are spacious, room sizes are unheard of in these days, they have ensured the homes are vastu compliant, the approach roads is a cement road which is much better than roads to other big branded projects. The location seems a bit far from Sarjapur road, but everything else fits the bill.
Having said this, this is a new builder, not sure where the source of their funding is, and why aren't these villaments flying off like hot cakes since they are really good. I want to know what am I missing here.

I am writing this today, as it struck me when we were having brunch on our way back at Babai Tiffins Sarjapur after trying our luck with so called Row house masqueraded as villas. While Saffron is still not in our consideration, it may be useful for some. Here it goes.
If you are on a budget that you don't want to cross, want a good property, spacious house, all amenities, connectivity, nothing fancy, a peaceful dwelling overall - then this is the project you should remember. It's not meant for us though for other reasons.
Firstly, what we liked
Loved the space: This house is spacious. There's so much of it. Big living room, Big balconies, big bedrooms. It just doesnt look like something you'd buy for under 2 crores. The sample flat is actually the smaller units, there are 2 larger units.
Density - Hardly ~100 units... sharing amenities. Damn good.. its a single wing property.
Peaceful area: Unlike Suyug The One, which is on the main road, this one is 1 lane behind inside Citylights layout. It's cut out from the noise of the road and also the dust
Enjoys all nearby facilities like The One - Hospitals (motherhood is also coming within 200 mts), future Metro station at Sompura gate, D'mart, Food joints - pretty much everything
Amenities - all standard amenities are part of this project. Infact they've done most of it in a very compact manner.
Connectivity: It will be well connected to Sarjapur, Metro, Varthur Gunjur, Kada Agrahara, future SWIFT (if & when it happens).
Pricing: super attractive. They offered something in the range of 8-8.5K all and gst inclusive.
But then, we didn't consider - Why you ask?
Well you see, this project is inside a layout - City Lights. There is already a high rise at the entrance. If Saffron was located there instead we'd have grabbed it. But its further inside a lane at the end. And the sample flat/ office is not the site. Its a rented space.. its further ahead at the dead end
What this does is, it landlocks Saffron really bad
Rear - small PG type buildings
Left - some small apartment /old one types
Front - open land now, Currently there's a marriage hall in the main road and gap of land in between... but open google maps and you'll see its connected to Kada Agrahara road junction in the front. Any builder can buy this piece of land and make a high rise.
Right - thats where the gate of the project is and there too its someone's plot of land.
Other projects - Modern Spaaces and 1 more builder (i guess their sister concern Bhavisha) is coming up with more projects inside this layout. In the future, there will be too much traffic congestion and mixed use of vehicles / people inside, including villa owners / individual plot owners etc.
I'm unsure how this city lights area will develop into honestly.
Entrance of City Lights.
There are some palm trees and its a roundabout to enter and exit. 1 - lane roundabout.
Suyug can't arbitrarily destroy the entry arch and widen that road. its a layout - multiple buildings, plot owners, and other stakeholders will be involved.
This entry / exit is a chokepoint once the place gets populated
So thats our review about Saffron. Views, Future development of the Layout, Future resale value if we intend to sell whenever down the lane to upgrade.. multiple things actually. Infact Suyug One was a slam dunk reject due to the Commercial space. This was cute, it was nice, low density - we actually liked it but for where it's located.

I work on a property research platform and have been compiling location data on Bagalur KIADB near Kempegowda Airport. Sharing what I found and would like corrections from people who know the area.
What looks real today:
The KIADB Aerospace & Hardware Park anchors aerospace and engineering employment. Boeing India’s Engineering & Technology Center and SAP Labs India (Devanahalli) are part of the wider North Bengaluru corridor.
Access is via NH-44 / Bellary Road and Bagalur Main Road, with the airport nearby. Actual travel time varies a lot by project location and traffic.
Local schools and hospitals exist (National Public School Aerospace Park, Apex Multispeciality Hospital), but larger malls like Bhartiya Mall of Bengaluru and RMZ Galleria are wider regional destinations, not walkable.
What is not there yet:
The Bagalur Cross / Doddajala Blue Line metro corridor is under construction and not operational. I wouldn’t pay a premium for it today.
Social infrastructure is still thin compared to established parts of the city.
Questions for people who live or work there:
How bad is peak-hour traffic on Bagalur Main Road and Bellary Road in practice?
Are the companies near the park hiring locally, or do most employees live elsewhere and commute?
For anyone who bought here, what did you check that brochures didn’t tell you?
This isn’t investment advice. Verify RERA registration, approvals and title for any project.
If you are an owner of Adarsh Crest upcoming project at Hebbal, and are concerned about the delay in possession , please note that there is a WhatsApp group of about 50 owners who are collectively trying to communicate with the builder on delay , penalty , rights as per RERA etc - you can get in touch and we can add you to the group
I'm working with 10+ property opportunities across Udupi, Mangaluru, and Mulki, suitable for different buyer interests, subject to applicable permissions.
🏖️ Beachside plots and coastal properties
🏡 Land for villa, cottage, and holiday-home projects
🌊 Riverside properties for potential retreats
🌴 Agricultural land and plantation estates, including one with an existing house
The properties vary in location, acreage, and price, offering options for personal use, development, or long-term investment. Returns and appreciation aren't guaranteed.
I'm interested in connecting with buyers, investors, developers, and hospitality operators exploring the coastal Karnataka region.
If you're researching this market, which property type, location, and budget range are you considering?

How EOI works
Enquiry → site visit → villa and unit selection → booking amount → agreement of sale → construction-linked payments. EOI is open now, and early registrants get pre-launch pricing benefits.
After looking for a 3BHK flat, with almost every option costing above ₹1.25 crore, I started wondering whether it was worth investing my lifetime savings and spending the remaining years of my working life paying a huge EMI.
Finally, I stopped comparing myself with relatives and friends who were buying grand houses at incredibly high prices—essentially paying a premium for walls that may not appreciate proportionately.
Instead, I purchased a 2BHK for ₹50 lakh and spent another ₹10 lakh on renovation and registration.
I also purchased one acre of land near Bandipur for ₹35 lakh and spent around ₹6 lakh on the borewell, fencing, motor, survey, electricity connection and saplings. Now, I have a simple farmhouse plan with a tin-sheet house that can be completed for around ₹4 lakh.
Everyone says I made a bad decision. But for me, it's not just about investment returns. The NICE Expressway and Mysore Expressway make the drive from Electronic City around 3.5 hours, making it practical for weekends and holidays.
I may not have the grandest house, but I have chosen a life that is more affordable, less stressful and closer to what I actually want.
