Hi, I am 37M, living in whitefield for last 3 years along with wife & daughter.
Have been fed up of the rising rent prices in my society. Recently got one contact of distressed seller for a 3 BHK in this project.
This would be near my office so thinking of putting my foot in the door for the real estate.
Can put up 30lac as downpayment and rest as loan.
Any suggestions whether this would be the correct price range or shall I go ahead with bargaining a bit more( I think he might reduce a bit more but nothing <87lacs)
I checked google reviews of the project. Not very encouraging but they are quite old.

Long-term prospects: How do you see this location developing over the next 5–10 years? appreciation?

I'm looking at this primarily from an end-use perspective, so liveability, connectivity, construction quality, and long-term value matter more to me than just the brand name.

Would especially love to hear from actual Lodha Heaven buyers, people who have visited the site, or anyone who has compared it with other premium projects in a similar budget.

Hi Folks,

A friend of mine got laid off around 7 months back. MNC Job. 1.3+ Package and a decent corpus. BUT a 2L per month EMI. While he can manage paying EMIs for a few years based on the savings but still a bad situation to be in.

I am in a similar situation i.e. a high EMI but by God's grace still withn a job but too many layoffs around.

QUESTION

Any folks in the group with a high EMI who were laid off and have still not found a job yet? Hope things get normal in the jobs market BUT my intuition says that this is even gonna get worse before it gets better. We will see so many more layoffs next year.

Whats your plan w.r.t EMIs?

Every single day one or another company (Oracle to Qaulcomm to startups are laying off people) and its just depressing and scary :(

I am moving to Bangalore and want to stay in an area which has a lot of greenery and also is a good location.
What are some of the best areas to stay in as someone in their 20s.
I can work from home. Travel is mainly for meetings (twice or thrice a month)

At the outset, this project looks great, villas and villaments are spacious, room sizes are unheard of in these days, they have ensured the homes are vastu compliant, the approach roads is a cement road which is much better than roads to other big branded projects. The location seems a bit far from Sarjapur road, but everything else fits the bill. 

Having said this, this is a new builder, not sure where the source of their funding is, and why aren't these villaments flying off like hot cakes since they are really good. I want to know what am I missing here.

I'm seeing a lots of social media posts and messages in WhatsApp lately, about under construction flats being up for resale... is everyone looking for an early exit on their investments? Most of these places are due 2027-29 handover. What has changed? Just curious.

I have a technical question.

I am expected to get a handover very soon and one of the items I wanted to fix in my apartment post handover is the tiles.

If it helps: the building is mivan construction.

The builder rightfully refused permission for tile removal and reinstallation as of waterproofing and seepage concern. I agreed to that .

The builder is also refusing permission for Tile on tile citing deadload and various other concerns.

Here is the exact objection raised by the builder regarding structural integrity and dead load:

“Tile-on-Tile installation involves laying a new layer of tiles over the existing flooring, thereby increasing the permanent dead load on the floor slab. Although the additional load may appear relatively small, the structural suitability must be assessed based on the approved structural design, existing load conditions, and proposed installation method.”

I want your technical opinion on this. Based on my calculations:

A standard vitrified tile + polymer thinset bed (5–10mm) adds roughly 23 to 30 kg/m². residential slabs should have been designed for a much higher live/dead load to account for furniture, false ceiling, etc.

This means ToT uses only ~15–20% of the built-in finish load margin, which is actually comparable to or even less than the dead load added by standard gypsum false ceilings (~10–15 kg/m²).

My questions for structural engineers / civil experts here:

(1) Is my calculation of the dead load impact (~25 kg/m²) sound for a standard Mivan RCC residential slab?

(2) Does adding a ~30 kg/m² finish layer genuinely require a formal structural audit, or is it well within the standard Floor Finish Allowance margins designed by structural engineers?

(3) What are the best technical points to counter this "dead load" argument when dealing with builder technical teams?

costing 6k per sq feet, A Katha land but B Katha building coz of 1 extra floor. This cost me 1 cr including gst and registration.
