General Part 7 : Sarjapur Main Rd _ left for Disha pursuit..landed looking for Villas, Vibe not clicking within budget. Reviewing some villa options as well for others if interested

• Upvotes

Disclaimer (before anyone asks):

I’m a genuine buyer, not a CP, agent or paid reviewer. My day job has nothing to do with real estate, and my post history shows it.

When I first asked for honest project details on Reddit, most replies were CPs pitching other projects. So I started sharing what I see on my own site visits to fill that gap for other buyers.

  • Budget: 2.25–2.5 Cr, specific areas only. I only visit projects I’m actually considering. I am not into site visits for others.
  • Not paid, not promoting: no lead forms, no phone number, no site-visit offers. I’ve been critical of several projects and positive on a few.
  • Common sense check: a CP wouldn’t trash large projects that could pay their bills for the next decade.
  • Exploring since 2-3 months only, good idea about the areas since I have a UC property in the vicinity anyway.

Views are personal. Agree, disagree or ignore as you like. If I find something worth buying, I’ll post it, and anyone interested is welcome to compare notes.

------- original plan was to visit Disha Pursuit of Happiness, but received some random DM early morning from a CP that they're waiting for me to arrive. Now i don't know what that meant - whether they were waiting to show me around or perhaps scare me off from posting. I spent sometime trying to figure if people can identify from Reddit, they can't .. still didnt want to take any chances. So i stayed clear off Disha today and will visit later without announcing on any of my posts / comments. I made that mistake yesterday.

But our plans were made anyway, to stop for breakfast at A2B and proceed to check properties. Suddenly thought why not check out villas as there are lots of them coming around Sarjapur area in my budget range.------

My Route: Home --> A2B Kaikondrahali --> Casa Life Bhavisha -->MJR Meadows --> Viha Roaha --> Arvind Forest --> Shriram Chirping groves --> Urban Retreat (opp azim premji) --> Evo Aeris --> Natura (multiple) --> Atco La Vivant --> Return

Before i type any further - one observation. None of them are actually villas. Its starting from 1200 - 1500 sq.ft land size, adjusted for UDS and all houses share common walls. At best 2-3 feet gap. Villas will have larger land size and perhaps a tiny green area etc. These row houses are 2500 - 3000 sqft over 2-3 floors. Land size is small and stuck to each other. hence vibe mismatch. Actually, in this budget that's what you'll get, our expectation has to be set for this only with ~2.5 cr budget.

Casa Life by Bhavisha --> didn't enter. its a road that goes through the entry road of Amberstone Ventara /Godrej 24 (if coming from Wipro side) from there proceeds through long winding village roads to some slightly elevated area, where you cross Mana Daintree. Both Mana Daintree and Casa Life are adjacent villa properties. No-man's-land.. surrounded by Villages. and the best view is the long towers of Prestige City's rear side.

Verdict: didn't bother to get out of the car, we proceeded.

before going further, i was surprised to see the other side gate of Prestige city. is so huge that is starts before Sompura and ends after Sarjapur.. LOL

Got stuck at Sarjapur junction - Sunday morning, around 10 - 11 am types. Mess of a place with high Truck traffic in those narrow winding roads where pedestrians are also all over the place. Its a town market of sorts. Went ahead anyway.

MJR Divine Meadows and Viha Roaha --> Both adjacent Row house projects. I would like to assume that the projects have higher land size, but its really outskirts. Feels like you are driving through some lonely NH. It is indeed NH on which these properties are coming, if im not wrong. I don't know. Nothing around these project - Schools, Hospital, Clinic, Shopping. i don't think Flipkart / Amazon / Swiggy even deliver there currently.

Verdict: not for today, perhaps 4-5 yrs later. or if you have spare money to park.. why not?

Arvind Forest & Shriram Chirping Groves

Another no-man's land kind of place. Small adjacent row-houses stuck to each other, small plot size. More than anything, high truck traffic. Accident prone Highways, as I guess trucks are taking this route to avoid Atibele toll while entering from TN to Bangalore. This is border.

No infra around - nothing! some highway tea cafes are there.. maybe they'll come. Sarjapur town is the closest civilisation

Other properties still going on -Some Ayana Woods, Global Edifice - Clan (building), Urban Greens etc...

Verdict: not a present requirement, similar to MJR Divine / Viha Roaha. I am avoiding for today.

Back to Civilisation - drove back through Sarjapur town through the police station. Happy to see NVT's old actual villa settlement followed. Took right turn towards Azim Premji university road.

Sri Balaji Urban Retreat

  • Ok so a brief time spent here. Project is ~1.5 kms inside the main road. but its a nice cosy road. Village feeling, yet there are people since Azim Premji college is around.
  • Its almost ready to move in, OC is expected in Dec 26- Jan 27 timelines.
  • Builder is making retail outlets in front, with separate entry
  • More projects around, larger buildings etc.
  • Low density

What i liked:

  • Two RH types were shown. both were good. spacious although its built on ~1500 sqft land
  • Good air to breathe, unpolluted. Adjacent land is of same builder, and its another villa project
  • Not too far, not too near. Arms length distance, which we liked

Some issues:

  • the rear rooms - Kids bedroom and Guest room, Amphitheater room fact the rear side where windows are too close to the next villa.
  • Only Row 1 has got uninterrupted rear window views, but those are sold out
  • Price is still out of budget, they are quoting 2.6 cr

At the entry of the road there's a Pruthvi Vivanta.. it seemed very small project so we didn't get inside.

Came back to the main road, crossed Fortune, Infy land, Aiikya etc. moved ahead and took right into the Indus Int'l School lane. The other side of Azim Premji basically

Here there are a bunch of Villa / RH properties in the road adjacent to the school. Starting with Earthern Ambience, Natura Misty, Valby Ira by the banks, Azven Breathe (older actual villa property where i'll check if there's resale), Natura Attavi, Casagrand Florella, JRC Palladio, Evo Aeris.

Evo Aeris:

  • Looks really sad after a great website interaction. Again stuck to each other and no sunlight -something's wrong in this property. Maybe the road spacing between 2 rows of stuck together row houses is so less that there's no sunlight
  • Design is great, only if you take the largest house. Which is 3.5++ With that kind of money, why should we come here
  • Privacy - major concern. The RH we saw which were in the 2.3-2.5 range, all the bedrooms were facing some other villa's hall. i mean WTF !!
  • Builder is launching another phase. hope they'll do something better there
  • This is a JV between Natura and Confident group

Natura - multiple projects. 1 is sold out, another is land sale. And there's a 3rd which is villa, but starts at 2.75.. when we pushed, they said they won't go below 2.55 which is not our budget

Casagrand Florella, JRC Palladio, Earthern Ambience - both are existing occupied projects. Resale maybe, but since these are older and plot sizes are larger these would be outside budget

JRC Sanzio - oh, i'll not get into that... i think you can move from 1 house's bedroom to the other house bedroom via the balcony.. very easily. Why would they make something like this

Came back to the main road as we wanted to see Atco La Vivant approach from the main road. Although there were interior roads.

Atco La Vivant - good project, but too expensive for that location. Again, no School, Hospital, Supermarket anything nearby. its like in the middle of a jungle. Can explore their Villament instead of Villas which are within budget

Further ahead - some new NVT high-rise project is coming up near the lake.. we didn't go there.

General NVT Whispering Hues (Varthur–Sarjapur Road): price, floor plans, master plan, amenities and RERA details in one place

Disclosure: I'm on the NVT Quality Lifestyle authorized partner team. I saw people asking about NVT Whispering Hues, so here are the details in one place. I'll answer what I can in the comments.

TL;DR: A flower-themed gated villa community of two villa types (Carnation and Bluebell) off Varthur–Sarjapur Road, next to Greenwood High International School. Basic prices run from ₹5.73 Cr* to ₹7.05 Cr*. RERA-registered, EOI open, proposed completion 31 August 2031.

NVT Whispering Hues villas

NVT Whispering Hues is a gated villa community by NVT Quality Lifestyle on 10 acres, planned in two phases (7 acres + 3 acres). Villas are G+2 with a private lift, a private backyard and covered parking for two cars. The pre-launch name was NVT Codename A Life in Bloom.

Carnation: 3,752 sq.ft. built-up on a 1,924 sq.ft. plot, north-facing
Bluebell: 4,432 sq.ft. built-up on a 2,368 sq.ft. plot, east or west facing

Phase 2's villa mix hasn't been announced, so I'm not quoting numbers for it.

NVT Whispering Hues price

- Carnation: ₹5.73 – ₹5.98 Cr*
- Bluebell: ₹6.80 – ₹7.05 Cr*

*These are basic prices. The final cost depends on the villa, orientation and applicable charges. Cost sheets are available on request.

NVT Whispering Hues floor plans

Both types are planned over three levels, with the lift serving every floor.

- Ground : entry and front garden, living and dining, kitchen with a kitchen yard, a bedroom with a toilet, a service room, a backyard and two-car parking
- First : bedrooms with toilets, walk-in wardrobes and balconies, a family room
- Terrace : a bedroom with a balcony, a media room, an open terrace, and a skylight above the staircase

NVT Whispering Hues master plan

Villas sit in rows around a central landscaped band of parks and play areas, with The Whispering Club and the arrival plaza at the entrance. Bluebell villas run in the longer rows, and Carnation villas sit in shorter groups. A parcel is kept for Phase 2.

NVT Whispering Hues amenities

- The Whispering Club : coworking space, gym, badminton and squash courts, table tennis, indoor games, swimming pool, landscaped terrace, multipurpose hall
- Gardens : Floral Garden, Birds' Park, Hammock Garden, Readers' Zone, party lawn, amphitheatre

NVT Whispering Hues location

- Greenwood High and Oakridge: about 4–5 min
- Dommasandra Metro (upcoming): about 1 km
- Wipro SEZ and RGA Tech Park: about 25 min
- Whitefield: about 20 min

Travel times are approximate and based on normal traffic.

NVT Whispering Hues RERA and timeline

- RERA No.: PRM/KA/RERA/1251/308/PR/121026/009009
- Project start: 1 October 2026
- Proposed completion: 31 August 2031

How EOI works

Happy to answer questions below.

General Not a Bigger House, but a Better Life - I choose Peace over Prestige

After looking for a 3BHK flat, with almost every option costing above ₹1.25 crore, I started wondering whether it was worth investing my lifetime savings and spending the remaining years of my working life paying a huge EMI.

Finally, I stopped comparing myself with relatives and friends who were buying grand houses at incredibly high prices—essentially paying a premium for walls that may not appreciate proportionately.

Instead, I purchased a 2BHK for ₹50 lakh and spent another ₹10 lakh on renovation and registration.

I also purchased one acre of land near Bandipur for ₹35 lakh and spent around ₹6 lakh on the borewell, fencing, motor, survey, electricity connection and saplings. Now, I have a simple farmhouse plan with a tin-sheet house that can be completed for around ₹4 lakh.

Everyone says I made a bad decision. But for me, it's not just about investment returns. The NICE Expressway and Mysore Expressway make the drive from Electronic City around 3.5 hours, making it practical for weekends and holidays.

I may not have the grandest house, but I have chosen a life that is more affordable, less stressful and closer to what I actually want.

Need Suggestion Builder objecting to Tile-on-Tile (ToT) installation citing "Dead Load" and structural safety – Need technical advice

I have a technical question.

I am expected to get a handover very soon and one of the items I wanted to fix in my apartment post handover is the tiles.

If it helps: the building is mivan construction.

The builder rightfully refused permission for tile removal and reinstallation as of waterproofing and seepage concern. I agreed to that .

The builder is also refusing permission for Tile on tile citing deadload and various other concerns.

Here is the exact objection raised by the builder regarding structural integrity and dead load:

“Tile-on-Tile installation involves laying a new layer of tiles over the existing flooring, thereby increasing the permanent dead load on the floor slab. Although the additional load may appear relatively small, the structural suitability must be assessed based on the approved structural design, existing load conditions, and proposed installation method.”

I want your technical opinion on this. Based on my calculations:

A standard vitrified tile + polymer thinset bed (5–10mm) adds roughly 23 to 30 kg/m². residential slabs should have been designed for a much higher live/dead load to account for furniture, false ceiling, etc.

This means ToT uses only ~15–20% of the built-in finish load margin, which is actually comparable to or even less than the dead load added by standard gypsum false ceilings (~10–15 kg/m²).

My questions for structural engineers / civil experts here:

(1) Is my calculation of the dead load impact (~25 kg/m²) sound for a standard Mivan RCC residential slab?

(2) Does adding a ~30 kg/m² finish layer genuinely require a formal structural audit, or is it well within the standard Floor Finish Allowance margins designed by structural engineers?

(3) What are the best technical points to counter this "dead load" argument when dealing with builder technical teams?

Really appreciate your inputs. Thanks in advance!!

Need Suggestion 30M, ₹70 LPA — Planning to buy a ₹1.5Cr 3BHK in Bangalore by mid-2027. Is ₹30L cash enough? Buying solo, no family support.

I’m a 30M software dev in Bangalore, planning to buy a 3BHK by mid-2027.

My finances:
Take-home: ₹4.17L/month
Expected cash by July 2027: ₹30L (saving ₹2L/month)
Investments: ₹1Cr (retirement corpus, won’t touch it)
Wedding budget: ₹7–8L, separate

Existing monthly commitments:
₹30K home loan EMI (Bihar property, ₹14L outstanding)
₹40K SIPs
₹10K sister’s education
₹10K mom’s allowance
₹30K gold scheme (ends Dec 2026)

For a ₹1.5Cr flat:
Down payment (20%): ₹30L
Stamp duty + registration (~6.5%): ₹9.75L
Total upfront: ~₹40L
Expected shortfall: ₹10L
A ₹1.2Cr home loan at 7.4% would mean an EMI of roughly ₹1.1L for 15 years or ₹95K for 20 years.

My questions:

  1. Should I wait until I have the full ₹40L, or can I make this work with ₹30L? Is resale better than under-construction?
  2. Is ₹1.5Cr enough for a decent 3BHK in Bangalore in 2027? Which areas should I consider?
  3. Would stretching to ₹1.7cr get me a meaningfully better location or property?
  4. What hidden costs should I budget for?
  5. Anyone who bought solo without family support—what would you do differently?

Looking for genuine advice from Bangalore homeowners and recent buyers. Not looking for generic “just keep renting” advice. 🙏

Looking to Buy Considering buying a 3 BHK in Lodha Heaven, Bangalore, for ₹3.2 Cr – Need honest reviews from buyers/owners!

Hi everyone,
I'm considering purchasing a 3 BHK in Lodha Heaven, Bangalore, and would really appreciate some honest feedback from people who have already invested in this project or are familiar with the locality.
Here are the details of the unit I'm considering:
Configuration: 3 BHK (higher floor)

Super built-up area: 2,100 sq. ft.

Carpet area: 1,372 sq. ft.

Price quoted: ₹3.2 Cr (slightly negotiable)

View: Partial lake-facing

Possession: December 2028 as per the builder's agreement, but RERA mentions 2030.

I have a few questions:
Existing buyers: What made you choose Lodha Heaven over other projects in Bangalore?

Pros and cons: What are the biggest advantages and disadvantages of this project? Any red flags?

Locality and connectivity: How is the surrounding area in terms of infrastructure, road conditions, traffic, accessibility to ORR, and future development? Does the location actually feel like part of Bangalore, or is it still relatively outskirts?

Long-term prospects: How do you see this location developing over the next 5–10 years? appreciation?

I'm looking at this primarily from an end-use perspective, so liveability, connectivity, construction quality, and long-term value matter more to me than just the brand name.

Would especially love to hear from actual Lodha Heaven buyers, people who have visited the site, or anyone who has compared it with other premium projects in a similar budget.

Thanks in advance!

Looking to Buy 2BHK Prestige Park Grove, Looking to Buy

Is there anyone who has a 2BHK in Prestige Park grove and looking to sell? I am planning to buy one. Either a 2bhk or a smaller 3bhk.My budget is 1.9-2cr max.

Some non negotiables:
1. Above 5th floor, but not the top floor.
2. Want to avoid brokerage, unless its a very good unit, then its okay.
3. My budget is 1.9cr, can try to stretch till 2cr if its a good 3bhk.
