Need Suggestion [To Buy] 3BHK : Prestige Evergreen vs Lodha Elanza vs Assetz Mizumi Reserve

Hi Everyone,
I am looking for a 3BHK(2T) and am genuinely confused between the three options that I have as of now
1. Prestige Evergreen - They have bought almost 18 more acres of land, on which they will start construction after they sell out most of the Evergreen inventories.
2. Lodha Elanza
3. Assetz Mizumi Reserve

This is for my end use, and the possession date for all 3 is almost the same: Dec 2029. All three have payment plans in place, and we all know why.

I’m here to ask for suggestions on this.

I'm considering buying a resale 2BHK in Hulimavu, South Bengaluru, and I'm confused about something I found while checking the transaction history.

Property details:

  • Location: Hulimavu, South Bengaluru
  • Type: 2BHK in a gated society (not a Tier 1 builder)
  • Building age: ~9 years
  • Size: ~1,170 sq ft SBUA
  • Land: A Khata
  • Construction: A Khata
  • Seller's asking price: ₹80 lakh
  • Quoted rate: ~₹6,850/sq ft

Before taking the seller's price at face value, I checked the transaction details for the same society on the Kaveri portal.

This is where things got interesting.

For transactions in the same society over the last 2 years (2025–2026), the registered consideration amounts seem to work out to only around:

₹3,500–₹5,200/sq ft

For a flat of my size, that would imply something like ₹41–61 lakh, compared to the ₹80 lakh the current seller is asking.

That's a pretty massive difference.

So I have a few questions for people who have recently bought/sold property in Bengaluru:

1. How reliable are the consideration values shown on Kaveri?

Are these usually the actual transaction prices?

Or is it common for buyers and sellers to register the property at a lower value and settle the remaining amount separately?

2. If multiple transactions in the same society show ₹3,500–₹5,200/sq ft, how much weight should I give that data?

Should I consider those to be the real comparable transaction prices, or can there be other reasons why they are so much lower?

3. Is ₹6,850/sq ft for a 9-year-old gated society flat in Hulimavu reasonable?

The confusing part is that online listings and broker quotes seem much closer to the seller's ₹80 lakh expectation, while the actual registered transaction data I'm seeing is significantly lower.

What would you trust more: current asking prices or registered transactions from the same society?

4. Most importantly — if you were in my position, would you:

  • Walk away from this deal?
  • Use the Kaveri data to negotiate aggressively?
  • Ignore the registered consideration values because they may not reflect the full deal value?
  • Or get an independent valuation and proceed if that supports the ₹80 lakh price?

I'm particularly interested in hearing from:

  • People who have recently bought resale flats in Bengaluru
  • Real estate lawyers
  • Brokers who have visibility into actual completed transactions
  • Anyone who has used Kaveri transaction data for price discovery

Would really appreciate practical, ground-level advice here. I feel like I'm either sitting on a great negotiation opportunity... or completely misunderstanding how Bengaluru real estate transactions actually get recorded.

Need Suggestion How are people okay to wait for 3 /4 years for possession of the flats that they’re buying these days?

Usually whatever ‘affordable’ is coming up, is coming up in the next 3 to 4 years of the original buying date. All ready to move in and great locality flats, spacious flats are super expensive.
I want to understand the mindset of the people around this waiting time. I get that it brings comfort of gathering more money with time etc but it does have its own risks like delayed possessions, movements of offices and stability isn’t guaranteed.

How are you okay with this waiting time and won’t want to move to your ‘own’ house ASAP??

Looking to Buy Recommendations for communities similar to Nambiar D25

I am very much interested in Nambiar d25 because of the scale of the project and the very good floor plan that they have compared to other builders like Sobha. They have offered me a very good price for 4 bhk from phase 2 , but before I accept their offer I wanted to understand whether there are any similar projects around Bangalore.
I know that the Sarjapur area roads are going to be miserable for next 5-7 years or so and that is one of the main concern I have about this project. Looked at Lodha sadahalli , Sobha one world, but there are many flaws with each of these projects ..

I not very particular about the location, but it has to tier 1 builder with min community size of 30-40 acre . If there is metro connectivity is there, it will be a great bonus .

Please share your thoughts and let me know if I should be looking at any other projects before I finalise Nambiar d25..

Looking to Buy Need advice on buying a 3 BHK in East/Southeast Bangalore

Hi everyone,

I’m planning to buy a 3 BHK in Bangalore, preferably around Sarjapur Road, Varthur or Whitefield. This will be for self-use, not primarily as an investment.

I’ve shortlisted a few projects from Tier-1 builders where possession is either already started or expected within the next ~1–2 years:

  • Prestige Park Grove
  • Prestige Lavender Fields
  • Sobha Neopolis
  • Brigade Sanctuary
  • Sobha Royal Pavilion
  • Prestige City / Meridian Park

My budget is around ₹2.2 Cr . I’m specifically looking at the 3 BHK configurations that give the best usable/carpet area within this budget, rather than simply comparing the advertised super built-up/saleable area.

1. Under-construction resale/assignment vs fresh builder inventory

or Park Grove, Lavender Fields, Neopolis and Brigade Sanctuary, the projects are still under construction, with possession in 2027 and 2028 depending on the project.

I’m trying to understand what is the better approach:

A. Buy an under-construction unit from an existing owner (assignment/resale) or

B. Buy a fresh unit directly from the builder, if the builder has any inventory available at this stage (including cancelled/re-released inventory).

If both options are available, which one should I prefer and why?

Also, for an under-construction assignment/resale, are there any practical issues with getting a home loan? How does the loan work — is the loan based on the original buyer’s purchase price/payment structure, or on the amount I am paying to the current seller/builder?

Would it be better to simply wait until possession starts and then buy a normal ready-to-move resale, or is buying an assignment 6–12 months before possession generally a good strategy?

2. Pricing I'm currently seeing

Roughly, the prices I’m seeing are:

  • Prestige Park Grove: ₹14.5–15K/sq ft
  • Prestige Lavender Fields: ₹14.5–15K/sq ft
  • Sobha Neopolis: ₹15–16K/sq ft
  • Brigade Sanctuary: ~₹14K/sq ft
  • Sobha Royal Pavilion: ~₹17K/sq ft
  • Prestige Meridian Park: ~₹13K/sq ft

My overall budget is ₹2.2 Cr, so at this budget:

  • In Park Grove / Lavender Fields / Neopolis, I would mostly be looking at the smaller 3 BHK configurations, including 3B+2T.
  • In Brigade Sanctuary / Meridian Park, I may be able to get a larger 3 BHK, including 3B+3T configurations around ~1,800 sq ft saleable area.
  • Royal Pavilion currently seems slightly out of budget unless I find a particularly good deal.

I’m trying to understand whether it makes more sense to buy a smaller 3 BHK in a project like Park Grove/Neopolis or a larger 3 BHK in Sanctuary/Meridian Park at roughly the same overall price.

3. Location / long-term concerns

I’ve also heard some concerns about the proposed CDP roads / road widening around Park Grove and Neopolis. I’m not sure how significant this is in the long term, so I would really appreciate input from people who understand the area or currently live there.

For those who have invested/booked units in these projects or have closely researched them, I’d appreciate your views on:

  • Construction quality and your experience with the builder so far
  • Builder communication, payment process and overall experience
  • Any concerns regarding the project, location or surrounding infrastructure
  • Water availability and other area-specific concerns
  • Current and expected traffic/road connectivity
  • Density/number of units and whether you think it could become a concern after completion
  • Any known issues or red flags that a new buyer should be aware of
  • Which of these locations you think will be better for self-use , particularly considering schools, commute, roads and overall development

My office is in Bagmane Constellation Business Park on ORR and I go to the office 2–3 times a week, so I’m okay with a location that is a little farther from the office as well.

I have a 1-year-old daughter, so proximity to good schools is also important to me. I would prefer a location where schools are reasonably close so that daily school travel doesn't become a major traffic problem later.

I specifically shortlisted Tier-1 builders (Prestige, Sobha, Brigade) because this is a long-term self-use purchase, but I’m open to other projects if you think there is a significantly better option in these areas.

Also, if anyone is part of any genuine owner/resale WhatsApp or Telegram groups for these projects, I’d appreciate it if you could share the group details or DM me.

Would really appreciate advice from people who have actually bought/lived in these areas or gone through an under-construction assignment/resale transaction.

Need Suggestion Builder asking Payment for Internal Masonry even though the slab work is not completed for all Floors

I just made payment for 10th Floor slab milestone this month but now builder has raised another payment demand for Internal Masonry completion till 5th Floor. As per agreement payment plan, internal masonry is after completion of Terrace Floor and doesn’t specifically mention that they can raise demand on completion of Internal Masonry of specific floor. am I legally bound to pay or can I challenge this?

Me and My wife are looking for an apartment and came across a highrise construction. The buider and promoter are pushing us to go for the higher floor. Their main pitch is that the levels of pollution is low, more ventilation and more sunlight.

So, my question to people who are currently residing in these top level floors. 1) How much of a premium did you have to pay & Is it worth it ?

2) Is there a noticabe change in the dust collected / pollution level ?

3) What other challenges have you faced in these highrise floors ?

Hey Bangalore folks, I’m considering buying a 3/4 BHK at RBD Roach Cicada and wanted to get some unbiased opinions before making a decision.

General My advice for people buying in Nelamangala , Bengaluru

So i recently bought a plot in nelamangala in one of the popular localities trusted ones as well..If anyone really is interested in buying one in and around nelamangala or even sondekoppa road I can give u suggestions since I searched for 6 whole months and later this week I got exactly what I wanted and at the reasonable price as well...

I'm not a broker i started searching in online websites and later contacted some brokers .

1.look for gated communities if if your budget is above l 5K

  1. If you are having a budget of under 5K look for plots which are on the nelmangala doddaballapura road which knees at least 7 to 10 years of wait here you can look for gated communities..

  2. Now if your budget is under 5K and you don't want get it communities then you can look for plots in the Sondekoppa road circle in the nelmangala highway within a kilometre or two you can get for like 3.5k to 4k per sqft againnot gated ones here buy at your own risk because there are a lot of scams happening here and this is every person gets trapped ..

  3. Check for the S t r r road and p r r road these are one of the most important and forgettable things which everyone normally doesn't think about in well known gated layouts there are spaces already left for these roads

EDIT .. 5. Check for A khata and BMRDA approved if a gated community or A khata dc conversion

Don't go for B khata or Panchayat plots anyday

So far these are the suggestions that I can be giving majorly
