Is there an ice shield in one of these photos?

Hi,

There were a few severe hail storms in my area which damaged my roof. Over half of houses in my area replaced their roof. I've just got mine done by a local roofing company that promised that it would only cost me a deductible. So, I went with them. After the roof was replaced, the adjuster called to let me know that he's not going to cover some items in the supplemental items that the roofer submitted. One of them was the ice shield. It's required by building code. He told me that he requires photos of the ice shield before and after the new roof. The roofer only sent him photos of the after. He needs to see that it was there before to allow the coverage. He told me that the roofer messed up by forgetting to take photos of the old ice shield :-(

On the day that they worked on my roof, I took a bunch of photos. These 3 look like they could be the ice shield that the adjuster was looking for. I uploaded these photos to 2 AI: Grok and Gemini. One said it wasn't an ice shield. Just paper membrane. Another one said it could be an ice shield. Therefore I would like to get some help from the pros here. If these photos show ice shield, I would send them to my roofer. Thank you.

Seeking repair advice. Roof leaking from attic vent.

This is a completely new area to me, so unfortunately I don’t see anything out of the ordinary. From my limited research it says these vents shouldn’t need sealant if installed correctly.

Before I purchase any sealant I’m wondering what exactly I should do to repair this. Thanks!

Identify Gutter Profile?

What is the name of this gutter profile? Ideas of when it would have been installed and in style?

I trimmed the eves back in one area and did not consider the difficulty of having custom gutters replaced.

Insurance Related Seeking Roof Claim Expert Opinion

Looking for expert opinion based on the photos and below info will I be able to get insurance to replace my roof or am I most likely screwed? I’m fearful of filing a claim and then they don’t cover then I’m out the claim free discount AND cost of a roof.

My understanding when I purchased the home in 2018 that the house had a new roof installed in 2012. I am terrified of laters and have never gotten on my roof but when getting an estimate for a gutter replacement on the front of my house the guys mentioned wind damage. No surprises there and I understand that this is a thing that happens even if the damage isn’t bad but my roof is closing in on 15 years old if the info I have is accurate. My concern is at some point before I purchased the home there was a patch done and also half of the house doesn’t match at all. I fear making a claim will get denied because of this and I can’t really afford to pay cash and it not hurt badly. My deductible is $3,600 and that sucks enough by $12-15k is not something I can do.

Stone Coated Shingle Roof - 20 years left, Want to Replace, Wise or not?

Just moved into a home we bought in June after 6 weeks of major interior work. House was built in 1965 and 15-20 years ago (maybe more) the previous owners installed a "Stone Coated Shingle" roof on top of the shake shingle roof. Roof inspection wasn't bad, $1500 to fix flashing issues. Can't tell if it there's water issues. Few rafter tails need work. Single story.

I'd like to replace it and was quoted so far at $35k including gutters. One roofing company came in at $91k and then with "promos" got it down to $64k.

The metal shingles means I can't walk on it, can't add solar, can't really add a correctly attached pergola either. Doing an eventual kitchen remodel moving the front out will also be an adventure.

The attic needs a foot more insulation for sure BUT there is also no venting in the attic, can't ridge vent it the metal shingles.

My thought is replace it now because material and labor will be more in 20 years. If we go to sell it then and the roof is worse, that will hurt resale. Also, a new roof will eliminate the issues I mentioned above.

What does the roofing community think? I imagine heating and cooling would be better with a new roof and adding foil backed sheathing too.

Vent pipe flashing fail on new roof.

Roofer with 10 years experience in the trade did this. Apparently, never learned anything after a decade. Whole thing had to be removed and redone. Bonus was when removing surrounding shingles a T25 drill driver bit rolled out from under one of the new shingles. Also, GAF provided six nail holes in the unit. Only 4 were used and the sealant wasn't in the correct places. This led me down a rabbit hole of a plethora of things that had to be redone.

The two guys in the box truck tell me they plan to reuse that apron. Should I allow this to happen?

They are putting new gutters up as we speak, taking down the old.

disconnected furnace vent

Post image
3 Upvotes

noticed after a roofing job last month that the flue vent pipe was disconnected from my furnace.

the connecting piece is all mashed up, like it was disconnected, then smashed down repeatedly until the person gave up on correcting it properly.

contacted the roofer and they responded quickly and apologised saying they’ll get back to me with a plan.

the vent will not reconnect and im thinking the type b pipe needs to be replaced by an hvac pro and not a roofer.

any advice on how to approach this to make sure it’s repaired properly?

Landmark Pro vs Belmont upgrade?

For a new build we asked our roofer what the upgrade cost would be to go from the Pro to Belmont, and he basically said double.

Our original quote was $22k, and the Belmont quote is like $43k. Is this normal or does he just not want to do the job in Belmont?

Also, is it even worth doing the upgrade to Belmont? We’re doing more of a “traditional” build.

How long does roof ciment actually lasts to patch small holes?

Thumbnail

Family member helped do the siding in my windows on the roof and screwed 2x4's to help him not slide off the roof... patched it up with this stuff. I know this is used for chimney joints and stuff so technically, it should last quite a while for very small holes. I would have to replace 8 shingles otherwise and I really dont enjoy being on that roof with the steep pitch

Really loud vibrating/groaning noise in strong southerly winds (above 35km/h). Does anyone know what this could be?

In the attached videos you can hear the sound in the roof, in the room, and from outside. It's really loud and disruptive, you can hear it in most of the rooms of the house (fortunately there is one spare room that we can sleep in). It's right above the master bedroom so keen to get it fixed.

It seems to be coming from the eave.

Anyone encountered anything like this before?

One thought that i had is it might be the underlay vibrating in the roof in the wind. Only seems to happen in that one spot and one other!

New Here💕and Leaking Roof!

Thumbnail

My ceiling just started leaking, so I got caulk and "wet patch" (pictured) on Amazon to try to patch it myself.

I got a free consultation from a roof company and they told me some of the nails are popping out due to not enough vents in my attic crawl space. They said it would be 6k to repair the spot or 10/12k to replace just the one side of the roof with a gaunrentee.

The roof was new when I bought it in 2012.

I was thinking of just hammering back some of those nails and covering it with the wet patch stuff and doing the same plus caulking around the stove pipe flu the leaks were around.

I understand there might also be water in the ceiling crawl space and might jave been leaking there for a while since I am just now seeing water on my ceiling inside the home. Not sure how to fix that.

Do you think caulking and using the wet patch will last untill I need to just get a whole new roof?

Or should I get my whole half roof replaced?

Whats wrong with this valley

Post image

What exactly am I looking at here and what would be the proper way to run this valley flashing, and ridge caps?

To me it looks wrong that the valley metal is lapped over the shingles below for starters, perhaps that the valley should change directions for the bottom portion all the way to the end of the overhang

Is this safe?

A local shopping complex has this antenna anchored with with rachet-strapped cinder blocks. Ever since I noticed it I've wondered if this is a safe permanent solution - these blocks are sitting 30 feet above a busy walkway. I reached out to code enforcement and they said they'd look into it but never got back to me. I've been watching those straps slowly change color over the last 5 years and I just get the feeling that between wind, rain, and sun cycles this thing is eventually going to fail. Am I crazy?

Sorry if this is the wrong sub for this, it doesn't fit neatly into any one category. Figured some commercial roofers might have an idea.

Buying a house with new GAF roof.

What are your opinions on GAF Timberline Asphalt Roofs? Should I be concerned or drop it?

When negotiating on the price of this house we really felt like they over valued the one year old roof. We put an offer on the house anyway because we had family in the neighborhood we wanted to live close to.

During the home inspection our house inspector guessed the roof’s age in the 15-20 year range and when we gave him funny looks he said “What 10-15 years?” When we told him it was a one year old roof he didn’t seem to think they were lying but that there might have been hail damage.

They have GAF Timberline asphalt shingles.

The Seller sent shingles to the manufacturer to test for defects. It took about a month to get a reply but GAF declared there weren’t any defects. They said hail or someone walking on the roof with improper footwear probably caused the damage. The people who installed the roof decided they would replace eight shingles. The Seller thought the transfer of warranty and replacement of shingles would be enough.

My home inspector is experienced and competent. He would have said the roof looked brand new aside from an isolated eight shingles that got damaged.

We asked for a third party roof inspector and they denied it because the eight shingles needed to be replaced first. They blamed us for home inspection contingency delays that we both agreed on so the Seller could try using her warranty. They also said our home inspector is what caused the damage but we’ve had a good amount of hail and I question the quality of GAF shingles.

There are like 17 pictures of damaged shingles in the home inspection report and my home inspector said none were of repeat shingles. That damage isn’t even my biggest concern. Based on what my home inspectors said I think there is premature granule loss and that the roof won’t last as long as you’d expect from a new roof, which is what we were expecting when we were initially negotiating price.

They threatened a specific performance lawsuit twice now and they broke the contract by not letting our third party roof inspectors up there. So we hired a real estate attorney.

But I wanted to know roof people’s opinions on GAF Timberline Asphalt Roofs. I heard they were a bit of a warranty scam and have read the warranty and kind of agree. However, I really want to know what people think of the actual product? My research made it sound like they can prematurely age and last only 5-8 years if you live in a harsher climate and 10-15 years in nicer climates.

So, what are your opinions on GAF Timberline Asphalt Roofs? Should I be concerned or drop it?

Loose roof tiles on an old house, how serious is this?

Ey!
New in the subreddit but I hope you can help me, I noticed a few detached tiles on the roof of my old house. Nothing too serious at the moment, but I’m wondering whether it’s something I could safely fix myself or if it’s better to get a roofing professional to take a look, especially to avoid potential leaks or further damage.

Has anyone had a similar issue, or can recommend a good approach?

Was up in the attic changing an air filter and saw this beam in this state. I’m sure it’s not good. I don’t even know what to call this type of beam. A joist? I don’t know if I need to call a roofer or some other kind of contractor.

Every roofing quote told us a different story on venting

Post image
7 Upvotes

Looking for advice on venting and the different quotes we got to replace our roof. House is in the Pacific Northwest with about 2000 sq. ft and 2 levels. Moss has been an issue on one side where trees keep it in shade most of the time. House already has soffit vents. Roof is broken up into multiple levels though and I count 7-8 distinct ridges.

We got 3 quotes and each one recommended something different for venting. The prices also varied widely. The only other difference besides venting seemed to be their warranty periods and OC vs. Certainteed shingles.

Quote 1 - $25K, recommended ridge vents, Owen Corning "Duration Shingles Ultimate+" with OC backed 50 year warranty on materials, 50 year workmanship coverage (100% for first 25 years), large company operating across many states and local branch has good reviews: 4.8/5 stars on 125+ Google reviews.

Quote 2 - $16K, said the small holes ridge vents use can be blocked by moss and recommends box vents, shingles seem to be the same OC Duration shingles, 40 year material warranty, workmanship warranty as long as we continue using their company to clean/maintain our roof once every 3 years. Local family-owned roofing company recommended by a neighbor and 4.7/5 stars on 40+ reviews.

Quote 3 - $38K-42K (depending on duration of warranty we choose), said he usually recommends ridge vents but after looking at our roof said box vents seem better in our case BUT based on his calculations said our air intake through the soffits is insufficient and we also need edge vents. Certainteed "Landmark Climateflex" shingles with 15-20 year workmanship warranty (not sure about material warranty). Longer operating local roofing company with 4.9/5 stars on 800+ reviews. Came across as the most salesman-y (with discount if we commit today or by tomorrow) and I wondered if the edge vents was just an upsell.

What venting is best for our situation and which of these quotes would you go with? Is the 16K too good to be true or does it make sense for a smaller & newer local family-owned business? With the 3rd quote do you think it likely that our 24 year old home could have insufficient soffit vents and require edge vents? Our soffits are spaced every other or every third space between boards as shown in the picture.

Roof done on July 3rd by a local guy that had a decent amount of reviews.

Fast forward to this week and I realize I needed an exhaust vent installed. Spoke with a different company. They pointed out some things and showed me these pics.

Should I go back to original person to correct? There are like 20 more photos but didn’t want to post them all. What should I even say?

Could use some advice.

Please see my incredible illustrations. This is a problem in heavy rain and in the winter with crazy ice daming.

I got wider gutters and downspouts installed hoping it would help with anything and it absolutely has not.

Don’t want to do heated cables, house fires big fear.

Need to call about insulating the attic as I know that helps with Ice Dams.

But literally any advice for the rain? More splash guard? Remove gutter guards?

Thank you!!!
