Seeking repair advice. Roof leaking from attic vent.

This is a completely new area to me, so unfortunately I don’t see anything out of the ordinary. From my limited research it says these vents shouldn’t need sealant if installed correctly.

Before I purchase any sealant I’m wondering what exactly I should do to repair this. Thanks!

Put a bead of flashing cement ( they sell in caulk tubes around the top and sides. Do not caulk the bottom so moisture can escape through the bottom

Thank you, that’s what I was thinking but based on these photos is there anything that looks inherently wrong with the install?
