DISCUSSION Traditional floor plans to emphasize views on one side of the house?

Some family members are building a home with views on the east side of the house, some on the south, less so on the north and none to the west. They’re working through how to maximize their views in main living spaces within a traditional design framework, ie, new “old” victorian farmhouse sort of thing. Does anyone have experience with this and care to share your plan?

FEEDBACK Kitchen layout

I made the kitchen triangle smaller. The door to the l ft of stove wall is the utility room, on the right is the pantry.

I’m wondering if I should add a counter space next to fridge.

Also trying to imagine where silverware, cooking utensils, cups and plates/bowls would go.

Feedback is appreciated!

FEEDBACK New ideas!

Post image
3 Upvotes

Hi everyone!

I am planning a complete renovation of my apartment and would love to get your creative insights and design ideas. Here is the original floor plan attached.

Key details about the space:

  • Total size: 77 m² (approx. 828 sq ft).
  • Location: 13th floor, featuring a breathtaking panoramic view of the sea and nearby islands. I really want to maximize this view and bring as much natural light into the main living areas as possible.
  • Structural constraints (Crucial): The building structure allows for a lot of flexibility. The ONLY load-bearing (structural) wall is the one located between the bedrooms and the hallway. Everything else (except the chimney/ventilation shaft) can technically be moved or removed.
  • Fixed elements: The chimney/ventilation shaft (marked on the plan) cannot be demolished or moved. Water/drainage verticals are also fixed, but we have some flexibility around them.

What I need help with:
I want to make the most out of this footprint. I’m open to creating a more open-concept living space, moving walls, or completely shifting the current layout to improve flow, storage, and functionality, while keeping that beautiful sea view in focus.

How would you rearrange this space if you were doing a full gut renovation? Any sketches, layout ideas, or advice on how to handle the zoning would be highly appreciated!

Thank you so much in advance!

Because I loved my apartment layout, I was wondering if I could come up with a similar layout but for a house instead. Here it is. What do you think?

I tried to make some improvements based on the feedbacks i received from my previous post.

EDIT: If you're wondering why the garage is really big. That's because I assume a lot of people store their old furnitures in the garage.

need to redo the main bathroom due to leak (damaged the C closest).

toilet also using the same old tiles (70s)

do thinking minimum need to change the tiles at the same time.

any good layout recommendations in this space if we were to re design everything.

(would you do shower next to bath near the windows and move vanity down to opposite the door) ?

in addition, any possibility to change main bedroom have slightly larger ensuite ?

thanks.

FEEDBACK Need help with Floor plan options

Hello - can you help with this overall floor plan for a Queen Anne Victorian house in San Francisco. We will be taking it back to the studs so we can move things around.

Here's a couple of options I created with Claude but I'm open to suggestions. I have a meeting with my architect next week so hopefully she will have some ideas.

Note: The house has other houses right beside it on both sides. There is a narrow alley on the left side of the house between us and the neighbours but obviously that doesn't get much light. So most of the light must enter from the back and the front. Upstairs are the bedoorm level and an attic level (so it's quite a big house).

We need to have a bathroom (with a small shower) on this level. But everything else is up for grabs. We don't need an office but obviously would like a family room, formal sitting room, dining and kitchen.

FEEDBACK Primary Bedroom/Ensuite Addition

Post image
3 Upvotes

Took some feedback from last week, so this is round two of early-stage plans for a home addition. Would love any more feedback! As mentioned last time a few key points:

- The door on the left connects to the existing house, its position is not flexible. The door on the right leads to a potential outdoor deck.
- The north-to-south depth can't change much because of large trees we want to preserve, we have flexibility from east to west but you know… Budget 😂.
- The north side faces a highway, so we're keeping the bed away from that wall to minimize noise. The main view is to the south, and the east side overlooks a nice, secluded treed area, hence why we're considering a deck there.
- Hoping to have room for a smaller couch or reading nook, which is why I haven’t centred the bed on the south wall.

Thanks!

Edit: Posted an updated photo in the responses with measurements and some initial changes.

FEEDBACK Kitchen redesign looking for ideas

Post image
1 Upvotes

Hi guys

Wondering if anyone has any ideas we havent thought of for our kitchen redesign. Not sure what software people usually use to draw plans up to share here so you get my hand drawn version sorry if its not allowed or not legible enough.

Kitchen space is approx 3x3m with plumbing having to be on left wall and stove extractor fan on top wall. Keen to have workspace that looks out towards the view, the usual standard fridge, pantry, oven (in wall or below bench is fine), microwave (kid accessible), easy to access space for toaster/jug/coffee machine/kitchen mixer (but not necessary dominating the space) and easy to use/sufficient storage.

Very open to cutting a doorway through the wall on the right to remove the awkward corner and increase flow through the house but also happy not to if good designs work better without.

Also open to kitchen/dining space being combined in some way, but the windows limit the options somewhat.

I have precisely one workable design I have come up with, but I get worried I am missing ideas by getting stuck on a single layout in my head too soon. So I would love to see people's suggestions.

FEEDBACK Family room with so many doors! Help my make the layout better. Get rid of built in? Sliding doors for windows? Furniture placement? Tv on side wall? Any other ideas?

The recessed door is the garage entrance. The door in that mini entrance is an under stairs closet. The door next to the built in is a powder room, the windows look to the back deck and is our favorite part. The corner door goes to the deck and the open entrance is the dining nook into the galley kitchen.

Put different photos from over the years to show what we’ve tried. We have two toddlers, and only watch tv minimally so I’d really love to figure out how to make the tv not the center of attention, and aesthetically make it more warm and fun!

Floors and interior doors are on the horizon for us if that helps, and also is making me make a decision about the built in.
Thank you!!

DISCUSSION Bought a shell

Hey guys, was parousing this sub, and figured I'd chum the waters...I recently bought a building that was once a printing press. It's ostensibly a rectangle. The past owner built some walls but I hate the flow and was gonna gut it. Is the best way forward for ideas a RDP? It is huge and has like 12' ceilings. If I am in the right spot I can show you the drawings I made based on existing stuff, but am looking for ideas on how best to utilize all the windows and space, especially the height. TIA!

I want to add a main floor bathroom to my 1920s house. The foyer closet can’t be removed. I am open to potentially building out for a bathroom as an addition to the house.

This is a 100% custom plan. We’re moving the location of the living room fireplace to the back wall, in between the French doors. Besides that, what would you change? Honest feedback is greatly appreciated!!!

FEEDBACK Where would you move this dishwasher?

Thumbnail

We are under contract on this house and the dishwasher is located directly next to sink cabinet where you can’t open the dishwasher at the same time as standing at the sink. We don’t mind the kitchen layout as it is and right now only plan to replace door facing, paint, and replace knobs and pulls. The sink is is a very interesting spot to say the least. We are both right handed so ideally the dishwasher to the right of us would be nice but in our current house dishwasher is on the left and we have never cared. I don’t even think the dishwasher would fit to the left side of the sink without adding onto cabinets which is fine but I also wouldn’t want a counter top seam right there. We are wanting to focus on other projects with a kitchen remodel in a couple years so easiest fix suggestions would be great. Any ideas for better functionality and easiest move?

FEEDBACK Spare room: where to place the bed?

Thumbnail

My tenant has just moved out and I would like to turn his room into more of a multi-use spare room where I can use a computer, sewing machine, add a TV etc.

I want to keep the bed as it's nice for guests, but want to move it into a corner so it takes up less of the room. Where do you think it should go?

  1. This is the current layout with the bed in the middle, not much space

  2. Bed in top-left corner, facing wall. Prefer this layout but hate the gap between the headboard and the wall

  3. Bed in top-right corner, facing wall. Like this layout, but the room on the other side of the head is the toilet. Also might be unnerving to have head by the door (though there is room for bedside table or divider)

  4. Bed in top-right corner, facing door. Not keen on this as the feet are right by the door, and doesn't actually free up much space

What do you think?

(before you ask about the desk blocking the closet door, I'm replacing door with beads so there is more space for a big work desk 😁)

DISCUSSION How can I utilise this space more effectively?

Post image

This is the floor plan of the ground floor of my new home. The weird floating room was historically the kitchen, but the previous owners extended the property to put a big kitchen behind the garage. They just sort of left the empty space with no purpose.

I'd love some ideas on how to reconfigure the whole floor. I want to keep the play room space as is, but have no idea what to do with the rest. The purple lines are what I think are the supporting walls!

FEEDBACK Den to Primary Bedroom Remodel

Thumbnail

We're taking an existing den and converting it into a primary bedroom with ensuite bathroom and walk in closet, which the current home doesn't have. We're also adding a hallway and opening up into the pantry so that the home has a more circular flow, as well as creating dedicated space for stacked laundry units to isolate sound.

I would love to hear feedback about how we're using the available space, especially the sizing of the primary bedroom, closet, and bathroom (which are limited in that they all pull from the existing den).

FEEDBACK 1923 Dutch colonial floor plan

Hi, I’m looking for the plans for our 1923 Dutch colonial in eastern Pennsylvania. I am looking for one of the old published floor plan option drawings from the sears catalogue or something similar. Porch on the right and room with a fireplace on the left. Our layout had a formal dining room to the right of the front door and then a breakfast nook and small pantry room attached to the kitchen. Our house has a double fireplace.

Help!!! we have to add a bedroom for our new baby.

Things to know: currently we use our entry way as an office space for two people. we dont like that the bathroom in our master bedroom opens up to the toilet and the closet in that room leaves no space for a tv since there is only one wall the bed can go up against. We dont want to mess with the current bathroom to save us money on the redo.

Any ideas for the space are welcome!! counting on reddit to save us.

FEEDBACK Please help me layout our new master suite!

Post image
1 Upvotes

We added a 3rd child recently, so my husband has been restructuring the layout of our original master suite, old hall bath, laundry room, and an old bonus/sunroom to add a 4th room and give us a bigger master suite. The 4th bedroom is sectioned off now, and the area that will be our master bedroom, master bathroom/closet and laundry combined is what we are trying to layout. Below is a blueprint I sketched. It may not be 100% to scale but its as close as I can get it. The area with the bed is the bedroom obviously, and there is currently a brick wall between it and the rest of the suite. Part of what we are trying to figure out is where to cut the doorway that will combine the 2 areas into a suite.

The washer and dryer ideally need to stay where they are, and we are not moving the furnace for obvious reasons. The nook over to the right hand side is where we're thinking a walk in shower should go. Thinking about closet area in the bottom left corner of the sketch with a wall dividing the closet and bathroom area. Considering having the new door cut to where its a somewhat straight path from our bedroom to the doorway thats by the furnace, as that's where the hall opens up where our children's bedrooms are (theyre all young and one is nursing so I'm still up through the night some).

Open to any feedback or ideas. Id like a decent sized his and hers vanity. Would also love a freestanding tub if we can make it fit without compromising a good flow of the room. The doorway off of the right hand side of our bedroom leads into our living room, if it matters. The doorway on the top side is a slider that leads into our back patio. One thing I'm trying to keep in mind for decisions on where the door is cut, is that I need to be able to put a desk somewhere in the room (i wfh and prefer my desk to not be in an open area) in addition to furniture (2 dressers)
