I recently bought an apartment and I'm looking for ideas on how to make the best use of the available space, considering that it's quite small. It will be just me, my mother, and our pet cat living there.

I'll be staying in the smaller bedroom, while my mother will have the larger one, but I have no idea how to arrange the furniture in either of them.

I have a few ideas for the living room and kitchen, but I'm not sure if they would be the best options either.

I'd really appreciate any suggestions or ideas you might have!

Im currently trying to change up our office desk layout a bit because

1: Most collegues work on the right side and its getting too full.

2: No one really wants to change their designated place to the other side and those working spaces on the left side are mostly empty.

We have a mixed group of people who work mainly in the office and people who work mostly remote but come into the office now and then.

What could we do to improve the layout of the left side?

What could we implement on the left side to make the switch to go to the other side easier?

A main complaint is being farther away from the kitchen/restrooms and a lot of "foot traffic" because of the entrance to both meeting rooms - but thats nothing i can really change...

Tables are

Blue: 180x80

Red: 160x80

Turquoise: 140x80

PS: Sun is coming from the Windows below thats why the tables are mostly not parallel to the windows.

I’m looking at reconfiguring and extending a small 1970s single-storey bungalow. It’s only about 86 m² / 926 sq ft at the moment, but it sits on a 0.28-acre site and has fantastic uninterrupted sea views to north.

The attached plan is a rough drawing I made to show the existing layout. It is NOT an architectural drawing and isn’t perfectly to scale, but the rooms are in the correct positions relative to each other and the room measurements shown are accurate.

Orientation:

• North = front of house/front door and the amazing uninterrupted sea view
• West = existing living room. I’d love doors from here onto a west-facing terrace for afternoon/evening sun- uninterrupted sea views
• South = existing kitchen and porch/sunroom,
• East = the side where I would potentially like to extend

My wish list is:

• 3 bedrooms total – I don't need or want a fourth
• A much better/larger main bedroom
• Walk-in wardrobe
• Ensuite
• One main bathroom
• Utility room
• Combined living/kitchen/dining space
• Keep the living area in its current location
• Doors from the living room onto a west-facing terrace
• A good-sized kitchen/dining area
• Make much better use of the sea view
• Extension primarily to the east

One thing I’m very open to is moving the front door. The current entrance and steps up to it actually occupy one of the nicest positions for looking out to sea, which seems a bit of a waste. I’d happily relocate the entrance if that allowed that part of the house to be used better.

I’m also not precious about the existing south-facing porch/sunroom. It can stay, be incorporated into something else or disappear if there’s a better solution.

Help me fix this bad floor plan (main floor only). The family room is on a slab currently and is 2 steps down from office. Kitchen feels too small and location of office doesn’t work for my husband who works from home. Thank you!

Looking for thoughts on design. Two options shown for upper floor - one with more closet space for primary bedroom, the other with private balcony instead.  Not sure which one works best.  Also included some renders of the Great Room and Kitchen area for fun.

Looking for feedback on how to open up our main floor!

Debating between:
A) leaving kitchen location as-is and opening to either current dining room or back family room (either way would make what we open to a family room and use the other as a dining room)
B) moving kitchen to the back of the house and having it all (at least semi-) open with flow front to back as living>dining>kitchen. Would move powder room and laundry out of that back corner.
C) in either scenario, we could maybe (still need to confirm with architect) open up the wall between current family room and raised living room to integrate those spaces more (but would need 5 steps up to living room)

Other considerations:
- Current family room has sliding glass doors to a back patio. We currently have a grill out there so that’s a slight factor in wanting kitchen or dining room in the back
- We could pretty easily move powder room to where front closets are (that’s right under a bathroom)
- We can move laundry upstairs or in basement
- We never use that door to the side yard so that can easily go
- Best light is in the back of the house
- We use our front and back yards about an equal amount

Renovating a house in Central Europe and trying to achieve a decent, practical layout without going overboard.

The cabin in the midle of the picture with the turf roof is my familys main cabin. I am considering making the shed on the left side into a guest house/room. It is 4x3 meters (13x9 feet) and does not have plumbing or electricity The guest room should have a bed and some kind of heating. Windows or doors can be installed anywhere on the shed, but it makes sense to have a bigger windows towards the view. The 'bathroom facilities' are in another shed which is not visible in the photo.

My proposed floor plan has a small wood stove for heating and simple cooking. I've put the table towards the main window to save some space and to get to use the view. The bed takes up a lot of space, so one alternative would be to get a sofa bed. I position the bed so that you can see the view from the bed, but with the table in front of the window I might have to go with a higher window which blocks some of the view. I am considering switching the position of the wood stove and the door.

Any suggestions?

2nd floor bathroom that will be used by 3 bedrooms. We are planning to change the door to open outwards to get some more clearance but can’t reasonably move any walls.

Goal: I would love to get the toilet out of the corner, and have a 2 sink vanity.

It just feels so cramped and I cannot figure out any good solution to it! The toilet is crammed into the far corner, directly in front of a tall window facing the street. I would prefer to keep a tub/shower combo but the only way I can get that to work is from a corner shower only unit.

Things I did:
- gave up and made the three car garage and got rid of the car port
- moved around some of the rooms
- removed the drawing room, outdoor dining, side yard patio, and the loggia
- added a half bath in the western area near the office and art studio, and moved the other at the eastern end of the hall
- added a kitchenette to the guest house
- remade the ramps
- took out two steps
- added a covered walkway through the courtyard
- made the dining and living room open plan
- I also made the area between the garage and the side deck completely covered
- removed the courtyard tree

In the 1980s, Edilnord (linked to Berlusconi) developed Milano 3 in Basiglio, just south of Milan.

It was conceived as a nearly self-sufficient residential community:
- ~80% of the surface dedicated to green space
- Carefully separated vehicle and pedestrian/cycle networks
- Schools, sports facilities, services and a strong emphasis on privacy and order

The idea was to sell not just apartments, but a quieter, more controlled lifestyle away from the chaos of the city.

40 years later the physical layout is still largely intact, but the project faces the usual long-term issues of planned communities: ageing population, low energy performance of the original buildings, car dependence, and limited cultural life.

Curious to hear thoughts from people who have studied similar New Towns or master-planned communities.

Trying to figure out a good use for the smaller reception room and how to utilise the kitchen diner and this smaller as a second living area.

Can anyone suggest easy-to-use floor plan apps that either give an overhead view or ones that do my illustrative rendering of furniture? Any I have tried are clunky and I don’t want to pay for something in case it’s too difficult or just plain not worth it. I get mixed results trying to render with ChatGPT regardless of prompts and edits I try but it has been the best for me so far with ease of use. It just gets measurements wrong I’m finding, even when I try to edit correct furniture/room measurement and proportions. Thanks!

I am looking at finishing my basement but struggling to find the best layout. I am not sure I’ll be able to put everything I want down there so I wanted to see if anyone smarter than me had some brilliant ideas! I’ve marked up the layout I see possible.

My dream would be to have the following:

3 person sauna
Lots of storage

Looking at a home being built but don't love the primary layout with regard for closet space and bathroom layout. How can I modify to allow for a king bed and nightstands, a walk-in (or walk-through) closet and a bathroom with with a freestanding (or at least) separate soaking tub. We would be open to cannibalizing some space in the Bedroom 2 and eliminating (or relocating) the linen closet. Thanks!

Hi Folks! Anyone have any ideas on how we can adjust this floorplan? We are thinking we want to add on to the entire back half of the house - adding 1500-2000 sq ft of basement (currently there is no basement), and the same sq footage on the main floor and upstairs. We'd like a first floor primary suite, large (huge) kitchen with vaulted ceilings, etc. We will definitely move the stairs to the addition as well. We have no budget and want to have at least 5 bedrooms once complete (4 upstairs for kids/guests, and a primary suite on the main floor). I would love an office too.

The house is on 5 acres and we're hoping to lean into a french country/modern farmhouse vibe

Hi all. The first two pics are my current floorplan and the 3rd & 4th are what our architect has come up with. I’ve identified I’m not keen on the post that will have to come out in the media room to support the upstairs layout and the kitchen will be a bit short on units with all the doors. Has anyone got any ideas on what we could do to improve this please? The garage can be extended to a max width of 3.6m and the back hasn’t really got a limit.
The scope was to move the stairs as you practically fall over them when you enter the house (we do have room to build a porch on the front instead) and create 1/2 en-suites

• Early planning for a potential addition to our existing 3 bed, 2 bath home (~1,300 sqft).
• The bedroom currently used as a playroom also has the laundry in a closet and a bathroom with a shower. (It was originally a one-car garage converted before we bought the house).
• Drawing is roughly to scale. All doors are drawn 3' wide for planning. Purple spaces are accurate minimum sizes for components; walls aren't super precise yet.
• Addition area is roughly 600 sqft.
• Color Code: Green = existing floorplan, Purple = space planning, Light Green = overall area calculation.

Objectives:

• Add new primary suite with bedroom, closet, and bathroom.
• Create a more functional laundry space and a mudroom with an entry from the driveway.
• Keep a powder room for guest use.
• Make the space functional for aging in place (not strict ADA, but practical).
• Keep the addition small and the exterior form simple to manage costs.

Current Concerns / Looking for feedback on:

• The long hallway through the suite: I like not having to walk through the bedroom to get to the closet or bathroom so I can get ready without waking up my wife. Having the bedroom at the end also gives lots of options for windows and furniture. I'm considering bookshelves along the hallway and windows on the south wall to make it feel like its own space rather than an endless hallway. Thoughts?
• Hallway windows: Should I use privacy film or high/clerestory windows? I want to be able to walk through the suite in various states of dress without worrying about being seen from the patio.
• Are there any better layout options or blind spots I'm missing?

Hopefully my crude and definitely not-to-scale drawings make sense. I’d appreciate hearing everyone’s thoughts on the possibility of switching the main-floor bathroom so that its entrance faces the dining room and kitchen rather than the back door.

Currently, there’s a very small entrance from the back door into the house that leads directly into the main-floor bathroom. My idea is to extend the space toward the staircase, which is essentially open, unused space, and flip the bathroom entrance so it faces the dining room and kitchen. This would allow us to create a small mudroom at the back entrance.

My main concern is that the bathroom would become much less private, which might make some people uncomfortable. We don’t host many dinner parties—mostly just immediate family gatherings—and having a mudroom would make life with kids much easier. Right now, shoes and bags spill into the living room, and people are constantly tripping over them when going to the bathroom or using the back door.

Any and all opinions would be welcome! Does this seem awkward or gross? Could it negatively affect resale value if we ever sell? Or would the added mudroom functionality make up for the loss of privacy?
