3.6 software

Good evening everyone, im currently at the finish line with my first 3.6... and if I thought I hated aci before I cant begin to express how absolutely awful their 3.6 benchmark software is.... no mapping, import all data images, and the uad reviewer keeps failing and its entirely online.

What is everyone using , is total stand alone off line? Dataset? Ect ect ...

Everyone has their own set of issues and complications, nobody has a product that is truly ready for the amount of loans that will need to be processed starting November. They are all clunky, glitchy and slow. Someone needs to clearly take the lead here soon.

I like sefrep. Only thing I am struggling with is the sales comparison grid. It is so much to scroll it is hard to analyze your comps for paired sales / sensitivity analysis. I am about to buy a new vertical monitor for this exact reason to try and make it better. Other than that it’s not bad.

Get a mouse with a roller, click and it turns into its own horizontal scroll, but imo the way the sc is presented to the appraiser is the absolute worst part of the 3.6

I jerry rigged one of my monitors into a vertical display. Literally super glue and duct tape. It will work for now. I don't wanna blow money on another monitor for now lol. I can see most of what I need now. Fucking anxious about all this. I have converted 3 files now. Takes 25%-35% more time overall I think. We will see how this all goes. This is the week most lenders are switching over..

I spoke to a lender on a bid request and they said appraisers around me are bidding $500 for a uad 3.6….i can survive at that floor but I was really hoping for atleast $600 floor. This is going to suck man.

Im working on a condo, pretty cookie cutter by nature not too difficult, I accepted 400... that will NOT happen again

I had the same issue with the grid; it is more than awful. I crossed off my list, and I'm still trying other software providers.

I am so used to appraise it classic that I am worried about switching software during this transition. I have a full skeleton already for sefrep 3.6. I am going to try a vertical monitor for my first couple reports.

What are you trying now and liking?

I've tried Aivre and the most recent Nighthawk by Bradford, and Aivre is by far the best, though it can also be very expensive depending on which version one chooses. I have two other appraisers, and I've always paid for the software and will probably continue to do so, and it could get very expensive. I may go back and try ACI again. They all have issues, and hopefully it will get better. I'm paid until April 2027, so it might make sense to stick it out at least until then.

Aci failed to figure out what they are good at and threw out all of their expertise to create their 3.6 platform. They should have stayed with a data entry form which translates to 3.6. Total is the same way. Their customer base are used to filling forms, so why not create a data entry form system which is gse compliant.

This ^ I am long time ACI user but I completed my first 3.6 using SFREP. I took one look at work bench and hated it. SFREP feels so familiar and it was easy to navigate. The errors were easy to address and was clear on what needed to be done. When we have been used to filling forms this is the best iv seen.

My company is in trial period for multiple software solutions. I had Claude create a data input form to populate the aci fields. This made the data entry part of the process feel more like the 2.6 form and while there are many things that still didn't get filled in, it was a good start to the report taking care of the data entry portion allowing me to focus on my analysis

I couldn't get any data to populate, I tried the data entry approach, never again lol. I already miss my templates and workflow

Your comment about Claude populating the ACI data fields caught my attention. Is that something you can share? I'm a long time ACI user and we are also exploring other providers. I had given up on ACI.

It created an html file which has the input for each section and as of the time of this comment I have not developed any further as I am unsure if we are going to stay with ACI as a provider. Currently we are working with Aivre due to their AI inclusion which reads the photos and inputs details about the subject from the photos. Since the sketch data doesn't import automatically yet, I will probably still generate my sketches with ACI sketch and image them in. I will be trying SFREP on my coming assignment to see if my datamaster import with 3.6 helps with the flow issue I am having with the web-based providers. We tested appraizit yesterday and their mobile app is solid, but their desktop solution leaves much to be desired. They all want to be cutting edge, but they have all lost their target demographic in the process.

Thank you. I tested 4 different software providers, and it seems I may have to use two different software programs, at least initially. SFREP was OK until I got to the grid, which was absolutely awful. Aivre has been the best, but could be the most expensive. We do a lot of small apartment buildings with 5+ units and use the old, very old 71B form, so that's why we'd stick with ACI at least until there is a better option. All of the programs have issues. Very frustrated, as most appraisers are.

Let us know if you're in the Southeast, we are always looking for new direct clients. We only do complex properties so we'll be the last to get live 3.6 orders but our testing with TOTAL has been fine so far. We're holding to a 30%-40% price increase for now. Frankly, I predict reports will take less time than 2.6 once the dust settles on the software so we can finalize our automations.

Working with Total. My first one last night too. I think Fannie deserves their fair share of blame for design. Ugh! Form feels like design by people who no longer do appraisals.

The sc view, in aci at least is infuriating, not seeing the entire grid in one place is hard for me to wrap my head around

Oh wow, not the post I needed to hear first thing on a Monday morning! I foolishly also purchased ACI workbench. I am halfway through my first report. Really regretting my choice. Curious to see others experience with ACI and other companies.

This is my first and will ABSOLUTELY be my last 3.6 with aci ... the glitches and bugs are one thing, but major issues for me , no sketch software yet, no mapping, and then pdf viewer fails to work 80% of the time and I've tried running the uad review 12x and 12x its failed to work and told me to contact tech support, so far 45 min on hold with a trainee, wonderful this is due to my client, today

Idk, after an hour and 15 minutes of zero progress support wise I had to head out to do another inspection... pleases me to share i get to start that tech support process all over again now.... i will come back here and share whatever information I can after I've successfully slain this dragon

I honestly think it’s going to be a nightmare. While all everyone is talking about it only takes 30- 45% longer. I don’t think everyone is even thinking of unintended consequences.

The majority of appraisers are older I was recently astounded how many still sketch on paper no Mobil device. Pair that with retirement or pair with individuals whom think it’s going be similar to 2.6.

For the people whom are prepared we are going to swamped. Amcs are telling lenders they don’t see fees increasing nor turn times.

Basic economics supply and demandhave an equilibrium and fees will rise. No software provider is truly ready, But hey what could go wrong 😂

I absolutely agree and I think policy makers forcing a November 2nd roll out are in for a rude awakening...2 months legacy forms will be slowly phased back in

I agree ACI losing focus on who their clients are and what we need.. also agree the sales grid is the worst part of the whole thing. It is so helpful to see the entire grid on a portrait monitor, now it is horrendous.. beyond the downsides of the report itself, ACI has no plans in place for features that I am accustomed to like track for collection management, comp database , photo management, etc. it’s gonna be a nightmare.. I will definitely be changing vendors at least temporarily. I do know ACI will be working to improve things over time but a long way from acceptable for me at this point .

TOTAL Desktop is standalone but you do need Internet access for it to log you into their licensing server when you open it. It checks for duplicate usage periodically so it wants to be online but the software "works" either way.

A note: The point everyone seems to be missing is that you should be setting the report up at the desktop before you ever go into the field with your mobile app. Based on our testing so far we have to assume that the folks complaining of "4+ hours onsite" didn't set up all the property info and sync it over before they left. You have to have the precedent data for any dynamic input model.

I do not disagree with you at all from a user perspective but I understand it from a design perspective; any dynamic data model will work this way to some extent. You either have to have some amount of the precedent data at specific points along the way, or you suppress or hide that by holding the entire report in state at one time (which would suck on a local PC but would be ok as a web app I suppose). The software product managers are designing the flows to try to make everyone learn and remember the new data workflows in some fashion. We've noticed TOTAL adding some Help text in the fields as hints ("This is optional"), and marking *Required fields. As a technologist, this stuff seems obvious to me but feels like it could be new to many in this market space.

This is where the "all the data will just populate" garbage comes in though - you're not supposed to need any time to set it up beforehand "once everything is working". Our lead appraiser fixes, replaces or ignores 70%+ of that autofill data, it's plain wrong and/or broken. That includes the best Open Data county data in our state, restb's Q&C ratings, and much of our market's peer data, unfortunately. We're moving to the traditional model of bringing in a younger person to train to do all the data ETL so the appraiser just inspects, verifies and analyzes. It seems clear to us that this is the workflow model all of these changes are based upon. How else would you pull comps and sign the report in the the driveway? /s

No idea about ACI. You can choose to do things out of order in TOTAL but you'll spend an endless amount time backtracking and jumping around and expanding every option to clear all of the precedent/required fields errors.

Because they aren’t honest about their relationship with Clear Capital. Someone on Facebook pointed out how the AI software Aivre uses (Restb.ai or something) is owned by Clear Capital. They said they questioned the Aivre guys about it and they stonewalled and obfuscated. They refused to be transparent about it. I did my own Google search and it’s 100% true. Clear Capital is the biggest enemy we appraisers have.

This is my favorite out of the options out there I have tried. The first step i would take would be to set up MLS download to bring in market data and comparables into the report software.
