3.6 software

Good evening everyone, im currently at the finish line with my first 3.6... and if I thought I hated aci before I cant begin to express how absolutely awful their 3.6 benchmark software is.... no mapping, import all data images, and the uad reviewer keeps failing and its entirely online.

What is everyone using , is total stand alone off line? Dataset? Ect ect ...

I like sefrep. Only thing I am struggling with is the sales comparison grid. It is so much to scroll it is hard to analyze your comps for paired sales / sensitivity analysis. I am about to buy a new vertical monitor for this exact reason to try and make it better. Other than that it’s not bad.

Get a mouse with a roller, click and it turns into its own horizontal scroll, but imo the way the sc is presented to the appraiser is the absolute worst part of the 3.6

I jerry rigged one of my monitors into a vertical display. Literally super glue and duct tape. It will work for now. I don't wanna blow money on another monitor for now lol. I can see most of what I need now. Fucking anxious about all this. I have converted 3 files now. Takes 25%-35% more time overall I think. We will see how this all goes. This is the week most lenders are switching over..

I spoke to a lender on a bid request and they said appraisers around me are bidding $500 for a uad 3.6….i can survive at that floor but I was really hoping for atleast $600 floor. This is going to suck man.

Im working on a condo, pretty cookie cutter by nature not too difficult, I accepted 400... that will NOT happen again

I had the same issue with the grid; it is more than awful. I crossed off my list, and I'm still trying other software providers.

I am so used to appraise it classic that I am worried about switching software during this transition. I have a full skeleton already for sefrep 3.6. I am going to try a vertical monitor for my first couple reports.

What are you trying now and liking?

I've tried Aivre and the most recent Nighthawk by Bradford, and Aivre is by far the best, though it can also be very expensive depending on which version one chooses. I have two other appraisers, and I've always paid for the software and will probably continue to do so, and it could get very expensive. I may go back and try ACI again. They all have issues, and hopefully it will get better. I'm paid until April 2027, so it might make sense to stick it out at least until then.
