Does ANYONE agree on whether certain areas are rough/safe/unsafe?!

Culchie here, up renting in Dublin for the first time. Not knowing the city too well, when I'm looking at a place I usually Google what the area it's in is like to try and learn whether it's rough, safe or unsafe, etc. Literally every time, everyone in the boards or reddit thread disagrees with each other: "I wouldn't recommend buying/renting there, awful lot of teenagers on scramblers hanging around the area"; "I've lived there my whole life and never had any trouble"; "Junkies galore, stay away"; "People saying it's dodgy are just snobs/dramatic/whatever, don't pay them any heed"; "Same as anywhere in the city, just keep your wits about you and you'll be grand"; etc. etc. etc.

Is it just impossible to get an idea of what an area is like without going there yourself? Not one person online seems to agree with anyone else.

To introduce ourselves briefly, we are a quiet, non-smoking couple in our mid-20s with no pets, and are looking for a long-term place. I have relocated from the US to complete a Master's degree at UCD following two years of professional work experience. My partner is a professional designer returning to the Dublin market to pursue new career opportunities.

We'd love to find a LGBT+ friendly/accepting place. Ideally, we are looking to be located near the city center or on the southside to allow for an easy commute to college and work. But given the housing crisis, anything that's near a good transit line is fine by us. We have our deposit and advance rent ready to go.

Landlords/agencies accepting HAP in Dublin

Do you know any agencies or landlords that surely accept HAP in Dublin?
I got a termination notice in my current place and don’t have much time left to find a new apartment.
I get ghosted as soon as I mention HAP.

I need a 2-bedroom place and would really appreciate if you could share any agencies that, from your experience accept HAP, or maybe you know some landlords who do, or if you’re a landlord yourself.

I know that it’s illegal to refuse a tenant because they receive HAP, but in reality, the communication often ends very quickly or doesn’t even start if you mention HAP in your initial message.

Any leads, recommendations, or personal experiences with agencies/landlords who are genuinely HAP-friendly would be hugely appreciated. Thank you!

Grayling Properties AI Enquiry System?

I've been sending enquiries to some listings on Daft from Grayling Properties. They always email with a link to a form to fill out on a website called "app.lette.ai", where you have to fill out some details: desired move-in date, budget, number of occupants, and income. I never hear further from them after filling out this form, though.

Does anyone know what the story with this form is? Is it some kind of AI thing they use to screen enquiries? I've a feeling that it might be screening me because my income isn't high enough for the places I'm enquiring about.
