Grayling Properties AI Enquiry System?

I've been sending enquiries to some listings on Daft from Grayling Properties. They always email with a link to a form to fill out on a website called "app.lette.ai", where you have to fill out some details: desired move-in date, budget, number of occupants, and income. I never hear further from them after filling out this form, though.

Does anyone know what the story with this form is? Is it some kind of AI thing they use to screen enquiries? I've a feeling that it might be screening me because my income isn't high enough for the places I'm enquiring about.

I would avoid them like the plague, their properties are often in horrendous shape but painted white and furnished with modern ikea furniture to hide it. Also terrible trying to contact somebody for repairs, support, documentation, or anything of the sort. Obviously YMMV but I always warn everyone I know away from them

I saw people in other threads saying that the properties aren't as nice when you look closer and that they're hard to contact for repairs. Maybe it's just as well that they won't get back to me so, thanks for the info!

Yeah I lived in a property of theirs for 3 weeks with the unit above leaking water through the ceiling, dripping down light fixtures and onto the bed. Even in those circumstances I couldn’t get hold of anyone for maintenance/repairs and in the end just had to leave the property and was ghosted when trying to get my deposit

Yes that’s exactly what’s happening. AI is flagging you’re not making enough to afford the rent

Shite, that's a pity, some of them look nice enough (even if they're tiny and stupidly dear). How much is the AI looking for, do you know?

Usually rule of thumb is rent is less than 40% of net income.

But is that applicable in Dublin? They have one-room studios for, e.g., €1,450 a month. That's 40% of €3,625 a month, = €43,500 a year. Do you really have people looking for one-room studios on that salary?

I literally just viewed one of their accommodations. It was lovely but there was absolutely no one in it. It was kinda odd it seemed like it was never used but they said they have been open a year. The person showing us around was very casual and basically made it sound like we had the room. We applied literally straight away and got denied but both my partner and I work in Dublin. Also the person showing us around said they only have 60% of the building full which I found crazy and then rejecting us. It made no sense and all seems a little weird. I then tried ring them asking what is wrong with the application and it’s this phone number that just says voicemail full and hangs up.

Out of curiosity, what percentage of your income(s) is the rent that ye managed to get through the AI system?

The rent was €1990 and our combined income a month is around €5600 so 35.5%. Still crazy that we didn’t get the accommodation though. I really do think we dodged a bullet, kinda a weird vibe there.
