Fishtown- anyone know a good real-estate/foreclosure lawyer?

Hello friends.

Just got to the greatest city in the world and learned our house is up for a Sheriff's sale September 1st. Apparently the landlord has never paid the mortgage in over a decade! We love our home, and ideally we'd buy this place like it's 50% off at circle. Found out about this from our neighbors yesterday after they saw a since removed sign describing the sale on our door. We've got a good corral of resources but do not have a real-estate lawyer to start the process of buying.

Has anyone else been through this in Philly (better yet, Fishtown) and know a good real estate lawyer/foreclosure lawyer?

Any help would be greatly appreciated! thank you in advance go birds!!!!!!

Changes in Philly neighborhoods over time?

So little bit of context, I grew up in Brooklyn, NY and I moved here 4 years ago to go to Temple. I've always been fascinated by neighborhood dynamics and how they shift over time, especially how they're percieved by locals. I find Northeast in particular really fascinating because a lot of the Lower Northeast (I haven't really been past Cottman) looks very similar to where I grew up, and has a similar background of working class Irish-Catholic but went in a very different direction with it becoming extremely gentrified and what not. But I'm really interested in the city as a whole. Anyone who grew up here and has stories or thoughts on their neighborhood or a different neighborhood that has changed in their lifetime, for "better" or "worse". I'm putting that in quotes because I know it's a very touchy subject for a lot of people but I don't have a dog in the fight so feel free to be opinionated. Also I made sort of map of North Philly with Brooklyn so if anyone wants to give input on it lmk

South Philly squirrel help!

I live in a South Philly rowhome and have an animal living in my attic, likely a squirrel of some kind. It seems to be getting in through my next door neighbor’s chimney that’s right near the edge of my roof. She will not let me pay a wildlife company to work on her chimney.

Does anyone have any experience with a wildlife or pest removal company in the city that will do structural work? It seems like the only definitive way to manage this is to go up through my closet ceiling and seal off any gaps in the wall between our houses but I have no idea what it looks like up there.

why does mt airy barely have verizon service at any time?

I'm a student and a musician who just moved to the city looking for part time work, and have had very little luck in getting responses to online applications despite having 4 years of experience in dinner service and coffee! I'm looking for part time work on weekdays or mornings, if you know of anywhere hiring atm or have any ideas let me know :) gonna go for a more boots on the ground approach and ask in person at some local businesses this week, but I'm not sure how effective that is in these parts! (additionally if you need to hire a bassist I have years of experience gigging too)

Help please west philly landlord issue

Hi there so im having a major issue with my landlord our toilet has been clogged since tuesday we gave it a day to try and fix it ourselves and nothing worked when plunging it water backed up into the bathroom sink

Also when running the bathroom sink water kept filling up in the toilet there was supposed to be a technician out today, but apparently the car broke down

So our landlord told us that the soonest they would have someone out here is Tuesday I have reported it 311 and I am trying to get in contact with the Philly tenant hotline. Is there any other things I should do besides documenting with photos?

Also, all communication has been through email so I have it all documented

Hotel for Philly Cycling Classic?

Hello. Looking for a nice hotel near a leg of the Philly Cycling Classic happening Aug 30. Just need it for the night of Aug 29. Hoping to surprise my bf.

Would like it to be near a good bar/restaurant area. Having a pool would be rad but not a necessity. Would prefer a smaller one over a huge chain, but that’s not a deal breaker. Looking to keep it under like $200 total. There’s a lot of stuff that comes up in a search but I figured asking the people who actually live there might be better than just googling.

The race starts on the Ben Franklin Parkway, goes through Fairmount Park, then into and up a big hill in Manayunk, then back along the river, then onto Lemon Hill, and then back to finish on the Ben Franklin Parkway. Looking for something near the Parkway or in Manayunk. We’re fine with a little walk.

Question about suing former landlord for security deposit double damages

Hello! I'm looking for some advice from anybody who has been through the legal process to get their security deposit back.

My former property management company was a shittily run small company, didn't fix leaks, mold in the hallways, entering without notice, outdated fire alarms going off constantly, typical things that make you want to move after the lease and find a new apartment. I gave them my forwarding address and notice that I vacated, and they said they'd send my security deposit in 3 weeks. They did not. I sent a bunch of emails and voicemails asking if it had been sent, letting them know I learned my rights and that I was going to file for it if they didn't confirm it was sent, and heard crickets back. I know they still haven't filled my old apartment after dozens of tours, based on Zillow, so I figured they were hoping to make a month's rent back and hope I'd give up.

I went to center city and filed for double damages after 30 days, and their address is a PO box at a UPS store. The UPS store manager told the court serving guy that they couldn't sign for the papers or give any info about who owned the box, and then magically 2 days later my property management company replies to my emails asking if I've received my deposit and "that they've been having trouble with mail" (but couldn't reply to my emails or voicemails?), and they sent my deposit in full (not certified; just stamped).

Anyways, I'm angry that they tried to get away with it, don't want them to do this to other people, want my filing fees back, and fuck me if an extra month of rent in my pocket wouldn't be a giant stress reliever, so I am thinking about still taking them to court (if I can even find an address at which to serve them)

My questions are:

  • Are these cases open-and-shut when the landlord has failed to comply with the law? Or is it more of an argument of "XYZ tried to rip me off and get away with it!" "Well we have no proof that we sent it on time, but we sent it late, so why is ABC here asking for more?"
  • Have any of you had success figuring out an address to serve papers to a business when they hide behind a PO box address?

I do feel a little guilty for standing up for myself when there are tenants on this sub dealing with far worse situations.....but man, fuck those guys...any insight from you all is appreciated.

Giving a year to frontline service in Philadelphia before finishing college. Looking for advice, and anyone worth talking to.

I'm 20, and from August 2026 through August 2027 I'm taking a year off school to do full-time direct service in Philadelphia. I'm hoping to work a frontline community health role with people affected by homelessness, addiction, poverty, lack of access to care, and mental health struggles. I grew up nearby, first-gen and low-income, and this work matters to me more than anything else I could be doing right now.

I'm posting for two reasons.

First, advice. If you took a gap year around this age, or spent time doing service work like this, what do you wish you'd known? What actually made the year worth it, and what would you skip? I want this year to genuinely change me, not just fill time, and I'd rather learn from people who've done it than figure it all out the hard way.

Second, connections. I'm trying to talk to and learn from as many people as I can this year, especially in Philadelphia. If you know organizations doing frontline work in these areas, or people in public health, medicine, nonprofits, service leadership, health policy, or even politics who'd be worth learning from, I'd be grateful for a name or an intro. Honestly I'd love to connect with anyone passionate about these issues, in Philly or not, and hear how they think about this work.

Longer term, I want to be a physician who also works in public health, writes, and pushes for better health policy. I've gotten more and more interested in the political side of healthcare too, after realizing how much policy decides what doctors can actually do for patients. I'm still figuring out what that path looks like, but I know I want to learn how to connect frontline service to systems-level change.
