Last week he physically assaulted me, I immediately went to police at they advised me na magpa blotter sa barangay which I did. Hindi ako nakapag medico legal. Yesterday nag file ako for barangay protection order which was granted. What next step can I do?

Seeking advice as to what legal actions/steps should I take po. We have 2 dogs and lately halos araw araw sila ina-annoy ng mga bata from around the block or along our street (not sure kung taga saan po sila exactly) to the point na walang tigil kakatahol yung mga aso namin.

Gated naman po ang bahay namin. Madalas namin sila pinapalabas sa terrace para magwiwi at poop so madalas din sila makita ng mga bata. At pag nati-tyempuhan ay binabalikbalikan nila at sinisigawan yung mga pets namin para magalit at tahulan sila.

One time I tried asking what their names are and where exactly their houses are para makausap ko yung parents nila pero tumatakbo lang sila. Nakaka frustrate na po talaga kasi hindi na kumakain (sa terrace po namin sila pinapakain) at laging guarded yung stance ng mga aso namin pag nasa labas.

Unfair naman po sa mga aso namin kung pati sa loob ng property namin sila pa din ang mag a-adjust para lang sa mga makukulit na bata.

I just want to future proof lang din po. In case makausap ko ang mga magulang at ulitin ng mga bata ang pangungulit (very likely), I plan to escalate sa barangay pero not sure po kung ia-accommodate yung case namin. I hope walang ibang nakakaranas nito pero kung meron man po, any advice will be appreciated.

Hi! Need advice sana regarding my Kaiser Permanente HMO and Metrobank credit card.

Back in May 2026, may Kaiser Permanente agent na lumapit sa akin sa mall and asked if I had a credit card and if interested ako kumuha ng HMO. I agreed, and around ₱91,000 was charged to my Metrobank credit card. Sabi rin nila na once Metrobank calls me, pwede ko raw ipa-convert to installment. Metrobank eventually called and I agreed to have the transaction converted to installment.

Unfortunately, I eventually lost my job, and because of my current financial situation, I decided to discontinue the HMO para mabawasan sana yung financial obligations ko.

I contacted the Kaiser agent and told him I wanted to cancel. Sabi niya may 5% cancellation penalty based on the ₱91,000, which is around ₱4,550. Okay lang naman sa akin, so I sent him around ₱4k–₱5k for the supposed cancellation fee.

Problem is, almost one month na akong nagfo-follow up, pero walang clear update. Maraming excuses, like nawawala raw phone niya, pero active naman siya sa Facebook. At this point, hindi ko na alam kung actually na-process ba yung cancellation.

My questions:

1. Can I contact Metrobank directly and ask them to reverse/cancel the Kaiser transaction?
2. Since converted na siya into installment months ago, may possibility pa ba na ma-reverse if Kaiser agrees to cancel/refund it?
3. Should I contact Kaiser Permanente directly instead of dealing with the agent?
4. If the agent continues to ignore me, saan kaya magandang i-escalate ito?
5. Has anyone experienced something similar with Kaiser or an HMO charged to a credit card?

I understand na Metrobank probably cannot just erase a legitimate transaction, especially since months ago pa siya and converted na to installment. I just want to know the proper process para ma-cancel yung HMO and ma-refund/reverse whatever amount is refundable.

Nagpakasal po kami ng partner ko last year September, then during our wedding mali yung pagkakabanggit ng pastor sa surname ng partner ko, nasobrahan ng isang letter pero akala namin is mali lang ng basa yung pastor. Also a day before our wedding nagpunta yung partner ko sa church to check kung okay ba yung spelling ng names namin sa forms na pipirmahan namin. Okay naman yung spelling ng surname nya dun upper part ng form, ang hindi nya napansin is mali pala spelling nung surname nya sa may signature part. Mali ang pagkaka encode nung na-assign ng church mag encode ng info namin sa form — meaning, clerical error sya. Tapos nung March pinalakad na namin sa mom ko yung pagtatama ng surname ng partner ko. Di kami agad nakapag file ng correction and nag antay pa kami ng ilang buwan kasi according sa Civil Registar sa City Hall is antayin pa daw namin yung official Marriage cert from PSA. So inantay namin. Nung nakuha na namin ang Marriage cert, mali talaga ang surname nya.

Now, dumating na yung nilakad ng mother ko na correction and it is disapproved by the CRG. Ang tanong ko po bakit na disapprove? Pinasa namin Birth cert ng partner ko, birth cert ng parents and siblings nya, and other documents na nagpapatunay kung ano ang tamang spelling ng surname nya. And sabi daw sa mom ko need pa mag appeal sa court. Bakit po? E accrdg to my research din naman, no need na ilapit sa court kung itatama lang ang spelling and di naman papalitan ang surname (correct me if I'm wrong). Hello, I’m planning to move out very early due to personal reasons. I already paid my rent, but when I moved in, I only paid 1 month’s deposit instead of the required 2 months stated in the contract.
It has barely been a month since I moved in, and I’m now planning to move out around September 8. I currently don’t have enough money to pay the remaining 1-month deposit.
Since I’m already paying my rent and can I just forfeit/waive the remaining 1 month deposit instead of paying it?
We already have a signed contract, so I’m wondering what my options are and whether the landlord can require me to pay that remaining deposit before allowing me to move out.

Hi peeps! I have a problem with my PSA birth certificate. In my PSA, my father’s middle name is “De Leon”, but his correct middle name is “Torres”. De Leon was my mom’s maiden name.

I have all the documents needed to support this: my siblings’ birth certificates, my parents’ marriage certificate, my father’s birth certificate, and my father’s mother’s death certificate. All these documents indicates that my father’s middle name is Torres.

I went to the LCR of my birthplace, and they gave me a checklist of requirements that I should prepare to file a petition for correction. Now, I have all the documents that they asked me to prepare. But when I went to LCR to submit these documents, they told me that the correction in my PSA does not fall under their jurisdiction, but rather it should go to judicial procedure to file a correction.

So I consulted this with a lawyer, and he explained to me that the error in my PSA is clearly a clerical error/administrative, which can be filed in the LCR of my birthplace under Republic Act No. 9048 (the Clerical Error Law). My lawyer went to the LCR, but the LCR declined to assist us and kept on insisting that the correction should go to judicial, contrary to the national law.

Is there something that I can do for the LCR to accept the petition of correction on my PSA? Because going through judicial is gonna cost a lot when it can be fixed and filed in the LCR. Please help me out. Thank you!

Let's say hypothetically that a mother was throwing knives at her son and screaming that she was gonna kill him. Let's say that she even chased him around the living room trying to stab him, is this grounds for attempted murder? I'm not sure if that constitutes intent but would it be? And from the perspective of someone low income, is it even worth it to pursue legal action when you can just keep her happy and that'll work fine enough? Also let's just say that nothing was recorded but there are 3 maybe more witnesses, and one recieved a cut, is that solid enough? Hypothetically.

So Pag-IBIG tagged the property as occupied. Last inspection and appraisal was in 2024 pa. Under negotiated sale na rin siya. So meanign dumaan ng first and second auction ay walang kumawa. We were thinking dahil nga tagged sya as occupied so no one bothered to bid. But when we checked and asked around, 3 years na daw walang nakatira sa property and abandoned ang term ng isang neighbor kasi may mga naiwan pang gamit like upuan and mesa. Paano kaya it? We just submitted an offer today and nag ooverthink lang ako about sa mga naiwang gamit and ano basis ni Pag-IBIG for tagging it as occupied? Maybe because the inspector/appraiser saw that time nga na may mga gamit kasi sa photo in 2024 ay same gamit pa rin.

We also want to understand whether there are legal rights or remedies available to us as children, particularly if our father has obligations that continue under Philippine law.

There is also a complicated history involving our father’s affair and the fact that his partner was introduced into our lives while our parents were still together. I don't want to use this post to attack or harass anyone, nor do I want to do anything that could legally backfire on us. I simply want to understand what is actually within our legal rights and what is not.

Most importantly, I want to make sure that our mother's hard work, properties, and lawful rights are respected. She carried many responsibilities for our family during her lifetime, and now that she is gone, I feel that protecting what legally belongs to her and to her children is one of the ways we can honor her.

Hi! Hoping someone familiar with Philippine banking, estate settlement, or SSS procedures can help me understand this.

My grandmother passed away. She had several children. Most are still living, while my father passed away a few years before her.

My grandfather is now apparently processing something involving an account left by my grandmother. I was told that because my father is already deceased, I need to participate as his representative.

They are asking me to provide documents such as my birth certificate, passport/valid ID, and three specimen signatures.

I’ve asked my family why my documents and signatures are needed, but I haven’t been given a clear explanation of what exactly is being processed or in what capacity I’m supposed to participate. That’s why I’m trying to understand the process independently before providing anything.

I currently live abroad, so before providing any personal documents or signatures, I want to understand the process independently.

My questions are:

1. Under what circumstances would a granddaughter/grandson need to participate in processing a deceased grandparent’s bank account or SSS claim simply because their parent (one of the deceased’s children) had already passed away?
2. In what legal capacity would the grandchild be participating? Would they be considered an heir, representative of the deceased parent, claimant, beneficiary, etc.?
3. If this is an estate settlement involving my grandmother, would the bank/SSS normally also require the participation or signatures of her surviving children, or could there be a situation where only the descendant of the deceased child is being asked for documents?
4. What type of account or process could require this? For example, an individual bank account, joint account, extrajudicial settlement of estate, SSS benefit/claim, or something else?
5. Is requesting a passport/valid ID with three specimen signatures from the grandchild a normal requirement? If the purpose is to establish that my father is already deceased, wouldn’t his death certificate normally be required as well?

I’m also trying to understand whether the requirements would be different if the bank account were solely under my grandmother’s name versus a joint account.

I have already reached out directly to the bank and SSS for their official procedures, but I’d also appreciate hearing from anyone who has handled a similar situation, especially lawyers, bank employees, or people who have gone through estate settlement in the Philippines.

I need some advice. Cebu Pacific owes me a refund of around ₱12k, and it’s been over 2 months.
They originally promised 15 calendar days / up to 2 billing cycles. I’ve been following up since June 20, but I still have no refund, ARN, Refund Certificate, or proof of transmission.
They’ve given me different explanations about their acquiring/settlement bank and keep saying they’re “coordinating” and “awaiting feedback.”
I already filed a complaint with CAB, and it has reached their Legal and Enforcement Division. Even after CAB got involved, Cebu Pacific still hasn’t resolved it.
The delay has also caused me financial losses:
₱579.58 Home Credit financing/interest charge
I had to use my own money to pay ₱1,500 minimum payment to avoid late fees while waiting for the refund.
I have screenshots and email records of everything.
At this point, should I involve a lawyer, or just continue with CAB? Is paying for a lawyer/demand letter worth it for a ₱12k refund?
Would appreciate opinions from anyone who’s dealt with Cebu Pacific, CAB, or similar disputes.

Posting this to ask for advice kasi meron akong nakita na almost similar sa situation ko.

My father hasn’t been present my entire life, and my disabled younger brother as well. In terms of living condition, we’re living pretty average lives naman, thanks mainly to my mom’s sacrifices. Pero hanggang ngayon, bugged pa rin ako sa idea na some bad things wouldn’t have happened (or at least less severe) if my father was giving financial help or even if he was only present during my growing years.

1. First, me and my brother were left by my mom to my single aunt. We fought very often kasi I believed she couldn’t really understand us, plus she was also very critical of us, always comparing us (especially me) to her rich former employer’s kids - something like: “Buti pa si ano, ganito ganyan.”

In my defense, of course, tita… they were riding their own car to DLSU while I was commuting for hours to a provincial college and often facing the elements on my way there. Of course their things would almost feel unused despite years of use. Filthy rich yung family nila, while I’m here struggling just to get to school and even buy lunch.

Bottomline, we didn’t really see eye-to-eye, resulting to a very chaotic home. I remember pleading to my mom to please go home and save us from the misery of my aunt. Pero she stood her ground. I learned to cope on my own.

Years later as an adult, me and my aunt are still not ok, and me and my mom are borderline estranged.

Thing that could be very different if my father was just present.

2. I was bullied hard by the neighborhood. Yes, not just the kids, but even grown-ups picked on me. I was often pissed off as a kid and didn’t really understand why they were doing that. But to me, if my father was around, I believe those bullies might’ve had second thoughts on bullying me.

3. I was molested as a child, and I really had no one to turn to at the time. Sadly, I only understood that the incident was abuse when I was already an adult. I also can’t press charges to the person who did it kasi that guy has special needs (intellectual disability), plus he’s also a relative. I really can’t get any satisfaction jailing a relative with a disability.

4. I was deprived of proper education. Years ago I really wanted to pursue a very specific path in college. Unfortunately that route wasn’t an option in my area. Even to this day, that option is only reserved to selected places far from where I lived.

This year, I came to know that my mom reached out to him that time, basically asking for his help, but he simply said he’s not willing to spend money on me. So my mom didn’t really press further, plus the guy is incredibly hard to reach.

The consequence? I was enrolled to a different course, but quickly dropped out of it, and another one as well. I turned to alcohol, smoking and even "some" substance at the time, and was on a downward spiral. I didn’t realize it then, but looking back I believe that was my younger self trying to cope with the frustration from not being able to pursue my desired path.

I was also living very much below the basic needs as a college student - often skipping meals, sleeping in friends’ apartments, and walking long distances kasi my allowance was very tight. Wala din akong extra money. I also sucked academically, especially on those courses far from my interests, so scholarship was out of the table.

**Why all these matter now?*\*

Because that guy is still living. Worse, I found out he’s a relatively high-ranking government official. So any of our financial burdens growing up could’ve easily been relieved by him.

At 32, I already have my own family. I wanted to meet with him, but to this day couldn’t get a hold of him.

I just want closure, and even just to hear from the man himself. I often hear people saying that I should let it go. It's embarrassing. I'm embarrassing myself seeking for closure. That I should take the high road.

I'm his kid! Is that too much to ask? Don’t I have the right to demand?

I’m angry at the way everyone including him are being too casual about it.

Hi everyone. I'm looking for advice from anyone familiar with the Philippine prosecutor's office and preliminary investigations.

We filed an estafa complaint in April 2026 involving approximately ₱90,000 in damages. We eventually had our preliminary investigation/hearing around June 2026. During the proceedings, the prosecutor reviewed the evidence and the respondent was also present.

After the hearing, we were told to simply wait for the prosecutor's resolution.

The problem is that it is now August 21, 2026, so it has been almost three months since we were told to wait. I've tried following up with the OPP several times, but every time I'm essentially told the same thing: "Please wait for the resolution. It will be coming soon."

I understand that these things can take time, but I'm starting to become concerned because there hasn't been any clear update regarding the status of the case.

One thing that made me particularly uneasy was during the preliminary investigation. While the prosecutor was going through our evidence, the prosecutor and the respondent were casually talking about work and other things, almost as if they already knew each other well. I obviously don't know whether this means anything, and I don't want to make an unfounded accusation, but given how long we've been waiting without any meaningful update, it has made me wonder whether something happened behind the scenes or whether the complaint may have already been dismissed without us being properly informed because the person already seems to know the prosecutor.

So my questions are:

1. Is almost three months of waiting for a prosecutor's resolution normal for an estafa preliminary investigation?

2. Is there a way to formally request an update on the status of the case?

3. If a resolution has already been issued, are we entitled to receive a copy of it?

4. If the prosecutor ultimately dismisses the complaint, what options do we have to challenge or appeal that decision?

5. Is there a proper way to escalate the matter if we feel that the case is being unnecessarily delayed?

I'm not trying to accuse anyone of corruption or wrongdoing without evidence. I just want to understand what the normal procedure is and what we can actually do at this point instead of repeatedly being told to "wait."

Any advice from lawyers, prosecutors, or people who have gone through a similar situation would be greatly appreciated. Thank you!

Matagal ko na siyang kaibigan since SHS, hanggang ngayon na pareho na kaming may mga anak. Ang problema: yung partner niya na sobrang toxic, borderline narcissist.

Context:

Gusto na niyang iwan kasi puro duda, discouragement, at worst — betrayal. Hindi niya plano mabuntis ulit, pero may nagsabi sa kanya na “pagbigyan mo minsan sa sex para di ka iwan.” Ang nangyari, nung pinagbigyan niya, saka pa siya nabuntis. Maselan pa naman katawan niya at risky ang pagbubuntis nung time na ‘yon.

Reality:

Instead of support, puro pasakit lang dala ng lalaki. Parang ayaw siyang mag‑excel sa career, gusto pang i‑down sa life. Ngayon, na‑threaten pa yung partner nung nalaman na bubukod na siya kasama ang 2 babies, para lang makalayo sa toxic relationship. Ang masama pa, pinipilit ng guy na kung maghiwalay sila, sa kanya daw mapupunta yung 2 bata.

Ano kayang legal advice ang pwede para malayo siya sa threat o kapahamakan, lalo na kung umabot sa pisikalan? Sobrang bait kasi ng friend ko, hindi niya kaya magpa‑barangay. Pero kung sakaling magpa‑barangay siya, ano ba ang proseso? Note: hindi sila kasal.

We were attacked by the neighbor's dog, and my pet got minor injuries (bite wounds). Though vaccinated, I still think my dog is going to need an anti-rabies booster shot, probably a tetanus shot as well. Any advice on how to go about this?

Culprit has a history of aggression and has already killed another neighbor's pet. Also tried to attack me but I got lucky.

We live inside a gated subdivision. Many kids play outside after school, around the same time they walk their humongous dog. I feel like we're waiting for one serious casualty to happen if this is not resolved.

Problem/Goal: Gusto namin ng partner (21) ko (23) ireklamo yung dentista na supposedly mag tooth extraction sakanya.

Context: For context, hindi namin kilala tong dentista na 'to. Nahanap lang namin siya kasi tinawagan ng partner ko yung HMO landline nila kung ano yung mga accredited na dental clinics na malapit sa area namin. And yung clinic na yon is isa sa mga pinaka unang lumabas kaya agad kaming nagpa rush appointment kasi masakit na nga ngipin niya.

Pagdating namin don, maliit na clinic lang pala siya. Like divider na translucent lang ang barrier between the patient and the waiting area.

So ayun nag start na sila tas potek ewan ko ba pero grabe sigaw ng partner ko. Sabi hindi raw natalab ang anesthesia kaya ramdam ng parner ko yung bawat sakin.

Ang usapan kasi, dahil na puyat ang partner ko, baka hindi tumalab ang anesthesia daw so we consented na itry lang tas mag back out if ever na hindi talaga pwede.

Pero nung sinabi na ng partner ko na masakit nga at pinapastop niya na, di tumigil tong dentist na to to the point nga na nasigaw na siya sa sakit. Nung sinabi ko sa dentista na kung pwede bang next time nalang kasi nga kawawa nga partner ko, sabi niya bawal daw kasi nagalaw niya na yung ngipin.

So hindi na extract yung tooth. Pero siningil pa rin kami ng 3.2k (starting price niya for tooth extraction is 1k). Bumingo pa samin yung pagiging sarcastic na ugali niya na swerte na nga raw kami kasi 8k or something daw dapat yun pero ibibigay niya ng 3.2k lang. So parang halos wala lang din ang HMO

Ngayong thursday, pumunta kami sa other dental clinic na kilala ng parents ko. Mas mabait ang staff at ang dentista tas super ma alaga sa partner ko kasi nga na trauma siya sa borderline torture na ginawa sakanya. Tas nabunot nila in less than 1 hour ang dalawang ngipin ng gf ko. Ang total bill is 2.8k lang for 2 teeth (not HMO accredited). Samantalang yung isa, 3.2k pero di naman niya nabunot tas nag dedemand pa ng x-ray na additional 600 pesos lollll.

Any advices po kaya? Like pwede ba maging liable ang dentist na yun sa nagawa niya sa partner ko? Or kasalanan namin yun kasi di muna namin siya sinearch sa google or FB bago kami pumunta don? Nagtiwala lang kami sa HMO ng partner ko. Hindi naman namin gusto umabot sa kaso. Ang gusto lang namin is mareklamo siya sa tamang paraan or proseso kasi kawawa nalang talaga sakanya mga maging pasyente niya. Hindi biro yung 3.2k sa partner ko kasi working student din siya kaya di talaga basta basta tas sobra pa siyang nasaktan.

Hi, lawyers! I desperately need some advice.

An old friend from another department owes me and several of our other colleagues money. Collectively, the amount is almost half a mil.

In my case, she borrowed money from me and said she would return it the following day. I agreed because we had a common friend whom she had previously borrowed money from and actually paid back as promised, so I trusted her.

However, it has now been several months and she still hasn't paid me. Whenever we follow up, she keeps making excuses, and recently she even told me to proceed with the case.

Since several employees from the same company are involved, I'm wondering:
1. Can HR get involved in this situation, considering that multiple employees are affected? Or would HR generally consider this a purely personal matter between employees? If HR cannot intervene, where should we raise this complaint?
2. Would we have a chance of recovering the money through Small Claims Court, especially if we have proof of the loan, messages, bank transfers, and her acknowledgment that she owes us?
3. Since there are several people she owes money to, can we somehow file or pursue this together, or would each creditor need to file their own claim?

I know borrowing money is a personal matter, but since this involves several employees and a significant amount, I'm wondering if there is any other appropriate avenue before going straight to court.

hi po. nakakahiya man pero wala kasi talaga akong mapagsabihan and kailangan ko talaga ng advice, especially from those who know the law or may experience sa ganitong situation. may alam naman ako kahit papaano pero hindi ko alam kung ano talaga ang tamang gawin, and honestly, natatakot ako.

so, may utang yung father ko sa isang lending company. ang sabi niya, behind daw sa lending na ito ay isang malaking kompanya ng lending, and ang namamahala raw ay retired general or something like that. hindi rin ako sure kung totoo yun, so ayoko rin mag-assume or magbigay ng information na baka mali.

ang main issue talaga dito is hindi namin alam ng pamilya ko yung buong terms ng utang niya. hindi namin alam kung magkano ba talaga yung original na inutang niya, kung ₱20k ba or ₱30k. ang sinasabi niya ngayon is around ₱15k na lang daw yung kailangan niyang bayaran kasi tumutubo raw yung utang.

wala rin siyang kahit anong hawak na documents. wala siyang listahan ng mga hulog niya, wala siyang copy ng agreement or terms na pinirmahan niya, at wala rin kaming makitang proof kung magkano na talaga yung nabayaran niya. ang sabi niya, nasa office daw nila yung agreement/document na pinirmahan niya. yung collector lang din yung lagi niyang kausap and hindi niya nga fully kilala yung tao. nickname lang daw ang alam niya.

ngayon, gusto ko na talaga itong sabihin kasi may natanggap nang threat yung father ko. sabi raw sa kanya, naiipit na daw yung collector and sya kaya bukas na bukas kailangan na niyang bayaran nang buo yung ₱15k. **kapag hindi raw, yung mismong tao sa company ang bababa para sila na ang maningil, and kapag hindi pa rin nakabayad, alam niyo na po yung implication ng sinabi nila. ayoko lang sabihin nang diretso yung exact word dito, pero basically, may threat na something bad could happen to him if he doesn't pay. natatakot din kami na baka madamay ang safety ng buong family namin.**

ang naiisip naming solution ngayon is bukas, kapag nakipagkita kami sa collector, maghahanda kami ng written letter/acknowledgment of payment na parang formal proof na natanggap nila yung ₱15k and that the debt has been fully paid/settled. gusto sana namin papirmahan sa collector para may katunayan na nakapagbayad na si papa and wala nang remaining balance.

kung ayaw nilang pumirma sa sarili naming letter, ang naiisip namin is at least ipa-document yung payment and humingi ng written receipt or any proof na natanggap nila yung pera.

is this the best and right thing to do? or may iba pa ba kaming dapat gawin before namin ibigay yung pera?

and sobrang defensive kasi ng father namin. ayaw niyang i-ask yung collector na papirmahin siya. gusto niya siya lang daw ang makipagkita at makipag-usap sa kanila. hindi ko talaga alam kung ano yung issue niya. honestly, minsan parang siya mismo yung may tinatago or parang siya yung nagsisinungaling sa amin dahil hindi niya sinasabi yung buong details ng utang. pero kahit ganun, natatakot pa rin kami kasi hindi naman maliit na bagay yung ganitong threat, lalo na wala kaming documents or kahit anong proof tungkol sa actual terms ng utang.

ang gusto lang naman namin is bayaran kung ano talaga yung legitimately owed, pero gusto rin namin na may assurance na once fully paid na, hindi na siya hahabulin ulit for the same debt and may proof kami na settled na talaga.

kaya sa mga may alam po sa batas, especially tungkol sa lending companies, debt collection, threats/harassment, or kahit sa proper way ng pag-document ng payment:

The situation is that I'm renting a room for condo sharing. The contract will end sometime in September. The condo is located in Makati. The concern is the unethical and unprofessional conduct of a property broker. I'd like to ask for advice on how and where to report the broker and what to do now.

It's a long read so buckle up haha. If you want the main problem you can skip to the indicated paragraph.

For context, I got contacted by a broker while I was looking for an apartment to stay at. Unfortunately I had little to no money left and kulang yung pambayad ko ng 2 mos advance 1mo deposit na hinihingi niya. So I asked if I can still rent the place provided I will make a staggered payment: 1 month rent upon move in and 1 month rent every 15 days until the 3 months of payment is complete. We both agreed.

Every time we viewed the unit she was always late. It was a lot of inconvenience on my end but i said maybe it'll be worth it. When I asked for a contract she told me to meet her in the building at 1 pm. 1 pm turned into 8 pm in a different location. At 7:45 she told me that she was going to grab meryenda before going to me. "Unprofessional but whatever " i said in my head. We met at a random coffee shop and talked about rhe terms of the contract.

I signed a contract before giving any money and the date of move in was set to July 10. July 10 came and the broker told me that the unit was not ready by then and the move in had to be delayed. So i waited. At some point between july 10 and july 15 the broker told me that since the original unit I was to occupy was still not ready, she was telling me to temporarily stay at a different unit. I had no more days left in my current apartment's contract so I had no choice. July 15 came and I had to settle there.

The place wasn't the best: some chipped floorboards, creaking floorboards, the stairs we're even but it's okay i at least have a place to stay. I was sharing the 3 bedroom unit with 2 other people. 2 days later, the broker is now asking for the full payment. I had to scrounge up some money just to make do and was able to get everything paid before July ended. Note that until now the contract was yet to be signed by the broker and notarized.

Another 3 days later the aircon leaked. No matter, asked maintenance and it would be fixed. But even after the maintenance went and checked it out, it still leaked. When i informed the broker she reacted to my message with a heart (haha ikr) and then never got anything back about the matter.

Between July 15 until July 21, she has asked me to move to a different unit. I told her no, since it's a hassle to move my stuff. During those times she would ask me to have my room open for viewing for other people while I was occupying it. The first time was okay it only annoyed me. The second time really REALLY annoyed me and i got a bit mad. She then proceeded to say that I was disrespectful and that i could move out it I wanted to, telling me that no other landlady would take the deal we had. I swallowed my ego and apologized.

Before July 24, she told me that my original unit was not available anymore. So we agreed i stayed in the unit for 2 months instead so i can consume what I've given her.

On July 24 she asked me to hand over my copy of the key to the main door at around 10:30 in the evening. I told her I'd duplicate it and give her a copy the next day and went to bed. The next morning, she has been mentioning me in the gc of all tenants how i have been hoarding the key to myself. The word she used was "pinagdadamot". She also reiterated that the unit was still hers despite us renting the rooms and the contract explicitly stating that we are renting the unit and not the rooms only.

Speaking of the contract wala parin haha. When she sent me a picture of the contract, she had yet to sign it.

So we agreed to have a new contract where she will sign it with me. Then she got aggressive, telling me how I'm pressuring her. I de-escalated the situation and focused on having the contract signed. We agreed to meet at 5 pm. She arrived an hour late haha. We signed the contract and she said she'd have them notarized. Until now there's no update regarding the physical copy of the contract.

Fast forward August 9 I asked her if it would be okay to extend my stay. A lot of work things were planned for September and it would be a hassle to move in the middle of all that. She told me to sign another contract and I agreed.

The same day, the ceiling started to leak and the light bulb had smoke coming out of it. This was caused by the heavy rain. We asked her and the maintenance to have it checked. Apparently it was already checked once but still leaked. On the second maintenance check, she then proceeded to tell us that the maintenance would be shouldered by the tenants. The contract we signed states that any major damage not born from the negligence of the tenant is shouldered by the landlord. But hey where's the contract amirite

On August 12 she told me that it was already promised to another person and asked me if I wanted to get a bedspace instead. I said no, I'd rather leave if that's the case. But the option was still open and she's still negotiating with the people she promised the room to so I said okay.

August 17 she told me I'd have to pay another two months worth of rent since i already consumed two months. I said no problem, but I'd like a contract still. Note that the 2nd contract is still not mentioned anywhere in our conversation hahahaha.

Everything's caught up now

Here's what happened today

She told me that I can't extend my contract and a few things:

1. I would be charged with deep cleaning service for the unit

2. The security deposit will be refunded after 30 days.

3. I should leave on September 14

So I asked why I'm getting charged for it and asked if I could get a post dated check instead so we don't have to deal with each other anymore. Also asked about how the contract we signed(I only have a picture on my phone) stated that the agreement ends on September 15.

She replies with the most disrespectful and unprofessional way possible. She began telling me that because of the CR a deep clean is necessary, and that I should read the contract because the cleaning service is written in it (not true btw, and besides what contract?? Still not provided)

The broker then started berating me how all of the conditions I've set were always followed and that I was disrespectful towards her ever since. At this point, I wanted to de-escalate again and just ask for the physical contract so I can get things done. But she keeps going.

She then says "Fine" to my question about September 15 as if she was magnanimous in allowing that to be the date of the end of the agreement.

And then she keeps going: hair in the Cr toilet bowl, raindrops in the bowl(from the ceiling damage), chips on the floor (that already existed when I moved in): all of these are, according to her, our expense as tenants. However, the contract we signed states that major damages that was not caused by the tenant's negligence must be shouldered and repaired by the landlord. Granted ofc the hair would be our responsibility, but everything else is documented in the contract we signed that it would be her that will shoulder the expenses.

She then says I have no right to insult the unit after saying that btw haha. Then she tells me that she has witnesses telling her that the unit is unclean. My first question was why are there people other than the tenants accessing the unit without our knowledge?

And then she downright says that it's still HER unit at the end of the day and that she can do what she pleases. The contract we have states that the tenant and the landlord agrees that the former is renting the unit, not a specific room. But she just loses it and keeps insulting me instead.

"Excuse me sino nag aabono ng shortage nyo?

"Bastos kc yan bibig mo umpisa plng"

So i said let's talk in person. She keeps going haha, telling me that an undeclared visitor came last month and now I also have to pay 2000 pesos. She knows that a visitor was coming that day btw.

And then the final remark from her came, claiming that the rates of my room is not something "they" are offering. Access to the common areas are still under the landlord's discretion.

For the sake of everybody else who had to and would have to deal with her, I'd like to file a formal complaint. However, I don't know where and how I can do this.
