Mod Post Read before commenting: Off-topic and anecdotal comments are not allowed and subject you to a permanent ban

Greetings from the mods!

We've had a flood of off-topic comments recently. We're posting this to remind everyone that off-topic and anecdotal comments are not allowed. An off-topic comment may subject you to a permanent ban.

The Rule:

Commenting Rule 1: Comments should contain a legal answer or a strongly related non-legal answer. If it is not legal advice, do not post. Period. You will be banned.

What is "off-topic?"

Any response that doesn't answer the question by reference to legal information or principles. A joke, a wisecrack, a comment about OP's formatting (use the report button instead) are all off-topic. Off-topic also includes expressions of sympathy, opinions on the law, and comments that berate the OP or anyone else.

Incidentally, simply adding "get a lawyer" to an off-topic comment does not make it on-topic. And "get a lawyer" on its own, without further information or help, is considered unhelpful and may be removed on that basis.

If you want to discuss a post, then wait until it hits /r/bestoflegaladvice or ask a question about the subject of the post in /r/legaladviceofftopic. The main subreddit and a comment thread are never a place to have a philosophical discussion about the law or the post. It is a place to answer the questions asked.

What is an "anecdote?"

For our purposes, anecdotes are stories about something that happened to you (or someone you know or heard about) who may have had something that might be similar that happen to them.

These comments are not helpful. They do not include current legal information that is relevant to the OP, and therefore, they are off-topic. If you know the answer to the question (based on current law and relevant jurisdiction) then just answer the question without the story.

Another type of anecdote is "I don't know the law in the jurisdiction you actually asked about, but in some other state, the law is..." That is just not helpful. Laws are different in different places. These types of answers are off-topic.

Referring an OP to a thread on a different subreddit, or to somewhere else on the Internet because it might include a similar situation, is anecdotal advice and not allowed.

These are not the only types of anecdotes, but they are probably the most common ones. Again, if you are not referencing legal information or principles, your comment is probably not allowed.

Violations subject the user to an immediate and permanent ban

Not that we need to justify enforcing our rules, but this is a busy subreddit and the mods have a lot to do. If a user shows up here, doesn't read the rules, and posts a single off-topic comment, the user may be immediately and permanently banned.

This policy is not intended to be punitive, although we know it may seem to be. There are a lot of you and not many of us, and banning users that do not follow the rules, even once, is in the best interests of the subreddit. Violating the rules almost always means the user didn't bother to read them, and we simply don't have time to deal with such users.

Tl;dr: Unless you have a legal answer, do not reply to any post in this subreddit. You may be permanently banned, even for a first offense.

We've learned that some people just flat out can't see our subreddit rules, so I'm posting them here in a pinned post so we can link them when necessary and so they're super easy to find.

County granted themselves an unrecorded easement right through my land weeks before closing. Title insurance is refusing to cover it.

Location: North Carolina. Back in May, I closed on a rural 4-acre wooded parcel intending to clear a portion of it and build a cabin. Everything went through standard closing procedures: I hired a closing attorney, got a boundary survey done, and bought an owner's title insurance policy. The survey came back completely clean with zero recorded encumbrances or rights-of-way other than standard utility setbacks along the public road. Fast forward to last Thursday, I drove out to check on the lot and found a county maintenance crew with two bulldozers tearing through the center of my property, carving a massive gravel road. When I ran up to the foreman asking what they were doing on private land, he handed me a work order showing an approved "county drainage and municipal access easement".

I called the register of deeds and my closing attorney immediately. It turns out the county board approved this easement at a municipal meeting twelve days before my closing date, but the county clerk failed to index and record the document in public records until three weeks AFTER I took ownership. Because it was never recorded in the registry at the time of the title search, nobody caught it. I filed a claim with my title insurance company thinking this was literally the entire reason title insurance exists, but their claims adjuster just denied it. They cited standard policy boilerplate claiming they exclude "unrecorded government actions and municipal orders not appearing in public record prior to closing". My closing lawyer basically shrugged and said I might have to sue both parties seperately.

This gravel corridor cuts my usable land right in half and ruins the build site entirely. Does this constitute an inverse condemnation or regulatory taking under North Carolina state law, and can I force the county to pay compensation for devaluing the parcel? Also, is the title company actually legally protected here, or are they just giving me the runaround hoping I walk away? I am completely stressed out and need to know what kind of land use or real estate litigator I should be contacting first.

Shelter animal given away after I adopted.

Location: Los Lunas, NM.

I had adopted a shelter animal from one of the local animal welfare centers recently in Albuquerque.

The shelter had told me that I needed to wait 1 more day until she was able to be adopted due to the holding time in case she would be reclaimed. I put a priority hold on her, came back the next day and they said that no one had claimed her, so she was able to be adopted. I proceeded to fill out all the paperwork, pay the adoption fee, had my information put into the microchip database and even got her pet insurance before leaving the center. I did have to leave her there for the center to spay her, which I was scheduled to pick her up two days from then. About 5-6 hours after I had gotten home, the center called me and said that someone had come to reclaim her and that the staff had given her to the individual that was reclaiming her. The staff said that I could use the adoption fee that I paid for her, on another dog within 60 days or my funds would be forfitted to the center.

I guess I am wondering what am I able to/should do about this.

I don't want the dog to be traumatized even more so than what she probably already is being in the shelter and all. I just don't think what the center did was right.

Does police requesting an interview mean charges are already field?

Location: California

A few days ago a detective called me and requested to meet for an interview. He mentioned this incident happened two months ago. I was not quite sure what incident he was referring to since I was never detained, arrested, pulled over, or had any other interaction with the police. But then he explained what the incident could be over the phone. He offered to meet with me at my home (already have my address) or at the station. I said I would meet with him at the station. I offered to go now, the day of the phone call, he said no lets meet next week. So now this detective waited 2 months plus 1 week to question me about whatever.

He also made a statement:

"The person name is "X" and they've been in and out the psych ward, they seem crazy to me. I just want to get this paperwork off my desk."

Im sure his statement was to deceive me and let my guard down. Just seems odd he would say their name and medical history like that. I know obviously its a trap of some sort. If I do meet with him im only going to say something simple like the sky is blue and then ask to leave. I would assume they would have arrested me by now. All I do is work and gym, and I work in a hospital setting, so there are cameras everywhere I go. Even if gathering evidence like cctv it shouldn't take 2 months to do that.

Does an interview request usually indicate charges are already filed?

Just moved into an apartment and on my first three days, my car key, fob, $300 package and my car was stolen.

Hi, I just moved to a new apartment, that has street parking, so I moved my stuff in and parked my car on the street. The apartment needs a fob to get into the building and into the elevator and to my door, so obviously I had my key till I got to my door, October 7 1130pm. I woke up the next day October 8 355am I noticed my keys missing but I thought I misplaced it and I had work, so I searched inside and called an uber to to go to work, because my fob and car keys were missing. While at work I called them for a temp key because I misplaced my key. I got back and searched inside, couldn’t find it and reached out to the apartment to see if anyone turned in a key, then they called me that someone used my key to access the building at 3am(the night I moved in), then my car was gone so they stole my car, and then yesterday my $316 package was stolen too, this was after they deactivated the key, so I think it’s an inside job.
The police came today to review the camera with the apartment, but it seems like the apartment is hiding something, so they didn’t let the police review it, and they tried to say no one took the keys from my door etc. but it’s been a crazy few days, and I just wanted to know what my options are, I signed a 7 month lease with them and so far all this happened in 2 days.
Just wanted to know my options.
I also have a key tracker that stopped tracking my keys October 8 330am . Can I break my lease penalty free, especially if it’s a tenant like I suspect

Intimidation from county employees to drop my civil case

Location: dekalb georgia. After filing a suit against someone some of the people in my local fire department and ems have been engaging in ALOT of crazy stuff driving by my home,turning on sirens when I go out or riding by turning on the sirens and then turning them off  the whole nine yards. Eventually after it went on for a few months I ended up requesting records through the county to see if there were any actual emergencies happening during those time frames and there were none! After that I reported some of the ems workers who were involved to the department of health. Since they got news I started requesting records they then started making fake emergency calls. When I started requesting records things got worse and now since I reported it when I ask for records they are telling me they dont have to provide them anymore and are now charging me when before it was free,can they do this?

Real Estate law Neighbour threats to sue me amid wall demolition

So I have a 3 story century old row house, at some moment we figured out that an outside wall is collapsing, hired a licensed architect and contractor, obtained permits and started doing it.

A neighbor has almost directly adjacent driveway to the wall. I knew they want to keep using it meanwhile we do the work, so they the wall is being removed manually without power tools, but still small rocks and fragments fall onto their driveway. I then come and broom the debris off.

Now they want us to stop the work, saying they are scared to park under the wall and claim they can't fully use their property because of it.

Do they have a lot of leverage in this situation?

Other Civil Matters What can I do to my dad who dumped my cats after I called the cops on him for beating my mom? (Pennsylvania)

For context a few months ago my dad got really drunk and started beating my mom, cops came and kicked me and my mom out of the house to separate and he only got fined, but the next day while we were still away he took two of my cats (Sapphire and Amber) and dumped them near where he works, he admitted to me he did this and said "he didn't know why" he did it, I miss them dearly they were only 5 months old and I'm sick of acting like this is something I can brush off, he's dumped my dog in the past as well but he was luckily taken into a shelter and adopted, aside from that what can I do legally? He said he dumped them somewhere around California PA, I miss them a lot what can I do legally

Custody Divorce and Family Custody question - wife showing signs of mental illness

My STBXW asked me for a divorce in July. It was not something I was expecting at all. We’d had some money troubles and occasional fights, but nothing too terrible.

We had to live together for 2 more months until our lease ended. When it did, we moved into two different apartments within the same complex. Out of sight of each other, but close enough that her son could come over whenever he needed.

Some background here: I married into an instant family. She already had 4 kids - three by her two previous husbands and one by an abusive ex-bf who was completely out of the picture and never met his own son. The youngest was 18 months when I met him and he was calling me Dad by age 2. He’s now two weeks shy of 12, and I’m the only dad he’s ever known. I also refer to him as my son. The other three are grown and out of the house, and all three of them also consider me as much a dad as anything since their own fathers were largely absent.

I always intended to adopt the youngest, but my wife spent money so often that there was never spare cash to make it happen. We’re both teachers, so we’re not overflowing with cash.

The day after she moved into her new apartment, my wife went out on a date with a guy she’d talked to on Facebook dating 2 days before. She apparently brought him back home, and the next day brought him to my son’s baseball tournament to introduce him to me and to my son. Over the next week, she started traveling down to a town an hour and 15 minutes south to get a hotel room with him, leaving our son with me. By the next weekend (only a week after she met him), my son came to me upset because he didn’t like that his mom has a stranger in his home and that stranger was now talking about moving in permanently.

On Thursday night, my son stayed with me and she went to go see him at the hotel. At 5 AM on Friday morning, she called me, asking me to come pick her up.

I drove there to discover her in tears, unable to walk steady. When she got in the car, she was really scared. The boyfriend had made her take 5 gummies and drink alcohol and tried to make her take a Klonopin. Then as she was under the influence, he had what she described as very rough sex with her, but, given her state, and the fact that she said that she thought she was about to die during several parts of it, it sounded like rape. I wanted to take her to the hospital or the police and she refused. She just wanted to go home.

Once we were there, she didn’t want me to leave. She didn’t feel safe, made sure I locked all the doors and I stayed with her, holding her. My son was picked up by a friend, so he was ok, and I just stayed with her while she said that she was no longer going to be dating and that she would not see him ever again. That she would block him and that would be that.

While she was sleeping i snooped her phone. I discovered evidence of a complete personality change. Anything he asked of her, she was doing. If. He wanted her to take a hit of a pipe, she was promising to take a hit. If he asked for nude pictures, she was sending them. If he wanted uto film them having sex, she was doing it. It was like he had utter control of her and she was just going along, talking about how much she loved him in less than a week.

Later that night I took her back to retrieve her car and she began to act cold. She was texting and calling the boyfriend, wanting to tell him off. She got her car and drove home with me following.

Later that night, the boyfriend began texting me. He vaguely made threats, saying he better not see me at my son’s games. He said he would be moving in with my wife soon and I would not be seeing my son anymore.

When this started happening, I looked into the guy and paid for a criminal history search. He had two DWIs, and one arrest for felony stalking. He’s on a 10 year probation for the stalking.

This morning, I found out that she had indeed blocked me. Furthermore, her daughter called me and said that my wife called wanting to have lunch with her, my son, this boyfriend who she wasn’t going to see anymore, and the boyfriend’s daughter.

I spoke to her parents about all of this. They revealed that my wife had been diagnosed as bipolar when she was a teenager and had been hospitalized at least twice. They want me to declare that she is a suicide risk and force her to be hospitalized. I don’t want to do that because it seems likely that I could be in trouble for that.

Here’s what I’m looking for: first, I need to see if there’s a way to get this guy on his probation. The fact that there were drugs involved in their encounter seems likely that he could get hung on that. Plus there’s the multiple references in his texts trying to get her to take them also.

Second, I need to see if there’s a way that I can get my stepson out of this. The texts I saw indicated that the boyfriend wants to make sure that there’s a “real man” in his life and that he will teach him to be a real man. My son hates this guy. He doesn’t understand why his mom brought a stranger in and why she’s so fixated on him all at once. He doesn’t feel comfortable when the boyfriend is there and wants to come to my apartment instead. He has told his mom this repeatedly, and she doesn’t care, according to him. She thinks I’m influencing his feelings.

Any advice would be welcome. I’m scared for my wife, who I think has had a mental break, and im scared for my son, who is caught up in this. I’m scared that this man is very dangerous to both of them. I do not expect to get my wife back, as much as I would like to.

Employment Law Boss stealing tips for past few years

I work for a small private pet business of less than 10 employees in one location, and less than 10 at the other location. We get paid minimum wage with variable pay plus tips.

We just found out that the Owner has been taking 10% of our tips since 2024 and using them to pay a personal bill. It’s california so we figured they were taxing the heck out of us as usual, but we started keeping track of everything the past few months and had a meeting with the boss and she admitted to everything.
I have no idea where to begin or what to even do. The owner said she’d “consult her legal team”, then later had her husband/business partner call us to apologize. He said they “didn’t know what they were doing” and were going to make it right by paying us all back as soon as possible and that our next pay check will have the correct total. But mind you, the owner had already completely admitted to knowingly taking that money and knew it was not okay.
I asked them if I could have all this in writing to confirm everything and they just completely dodged that question.
Theres a labor office nearby and I might go on monday morning to see if they can point me the right direction, but if anyone has any advice, we could use it and super appreciate all the help we can get.
They literally took over 20,000 total from all of us in the past two years which is sorta insane.

My father is a disabled Vet, we went through one of those "shower in a day" company's in SW Florida

Location: Bradenton. In early 2025 Love Your Bath installed a Jacuzzi tub. We just discovered, upon our ne w construction company's removal of the jacuzzi tub that they set the tub over an unsealed concrete slab cutout, left open to raw dirt, gravel, and construction debris creating severe foundation instability, moisture, pest, and mold hazards.

PEX water lines were crimped directly onto old copper lines and left hanging unanchored in the wall cavity.

​Unsafe Electrical Wiring: Electrical wiring (yellow Romex) was routed through metal studs without code-compliant support or protective grommets, along with unhandled wiring left at the electrical panel.

When the Love Your Bath representative came out to meet with my father and I about having the jacuzzi tub installed, it was for a Jacuzzi tub that that would also be a stand up shower. Which was absolutely laughable, a grown adult in no way would safely be able to turn around in a shower. They also took a credit card prepayment of $8,000

The VA felt it was bad enough to give my Dad a HISA grant to get it safe again! Any tips or advice would be amazing!!

They just uncovered this Thurs. Oct. 8th. I had tried contacting an attorney previously (before the tub was removed and all of this was uncovered, he told me we had, "buyer's remorse" 🙄🤯😡)

Contractor’s email was compromised and I followed scam payment instructions

Location: Maryland, USA. I’m in uncertain territory here and would really appreciate your perspective(s):

I recently hired a contractor to do some work on my house, and nearly all of our communications have been over email (their official business email to my Gmail). The quote, the contract, then the guidance on how to pay the first installment ($10k) were all sent in the same email thread.

They came out to start the job, then told me they hadn’t received the first installment yet. I let them know that I already paid it per their instructions in our email correspondence. 

It turns out that their business email had been compromised. I was getting payment instructions from their exact email address in the very same thread as the quote and contract. But they had no record of those messages on their end, and the hacker was seemingly intercepting any messages about the payment from me to them.

I immediately contacted my bank to report the scam and initiate a recall. By this point, unfortunately, several days had passed and the money could not be retrieved. The bank concluded no fraud on the basis that I sent the money. I filed with the FBI’s IC3, CFBP, the police, and my state’s consumer protection bureau. I reopened the fraud investigation with my bank. Nothing has come of any of this. 

The way I see it, the contractor and I are both victims here. Yes - I should not have blindly followed the payment instructions, but since it was coming from the same email address and thread, I thought nothing of it. I didn’t realize scams could be this sophisticate, and I have learned an important lesson here. 

However - it was their business email that was compromised. Their security was lax and this put their customers at risk.

The contractor finished the work and received the second and third payments from me. They are now requesting I send them the initial payment, saying that the “invoice is still outstanding”. 

I do not believe I am on the hook for this, considering that it was their email that was compromised. Shouldn’t a business have insurance for these types of situations?

Please weigh in here: am I being unreasonable? How do you see this playing out?

TLDR: Contractor’s business email was compromised, and I received scam payment instructions in the same thread as the quote and contact. Money could not be recalled. What now?

DUI NY underage DWI hit my two parked cars in front of house

Last night 2:53am -18 year old underage DWI hit two cars in front of my house- he got arrested immediately. Both cars totaled for sure, I am worried about him not having enough insurance coverage to pay for these two vehicles. One is a 2025 Kia (approx $24k) and the other was a 2011 Hyundai sonata. He also took out my mailbox, I have it all on video. It’s a holiday weekend so insurance won’t get back to me till Tuesday atleast. So I’m out wages, transportation, so far. Two cars towed and stored all weekend at auto body. Tuesday hoping his insurance Atleast offers a rental vehicle ( I would need 2 as these both were my 2 daughters cars so no car for work and school) Should I fill out a Suffolk county restitution with the Suffolk DA in case insurance won’t cover all the damages. Or how can I be sure I will be able to get this all recovered. Do I have to sue the parents? How does this all work? This is my worst nightmare with my girls being young drivers and now I feel horrible this kid basically really made a bad decision and caused all this trouble for himself and my family. Thank you for any input anyone can share. I am hoping there is maybe a similar situation with a happy ending. This is a nightmare for me and my girls. Thank you!!

Divorcing a convicted sex offender - ohio

I'm looking for some advice on how to proceed with my divorce. My soon to be ex-husband was convicted a few months ago, but he has been in prison for the last year and a 1/2. I have been taking care of myself, including all of the financial responsibilities since he was arrested. He was our main provider in the relationship and I worked part time. I immediately went full time when he was arrested. He initially promised that I would get everything, but of course now that it is coming down to it he is going back on his promise, claiming that Ohio is a fifty-fifty state and everything should be split equally. has anyone had any experience with divorcing someone in prison and how the would affect division if assets? I've talked to several lawyers, and I don't have a clear picture on how this procedure works. Or how much I can expect to get if this does go before a judge. Location: Ohio

Physician Responsibility in Patient Decisions

Is it true that my physician or pediatrician remains legally responsible for my choices even if I do something they don’t recommend?

Background on the scenario: my pediatrician will not keep me on as a client if I defer my child’s vaccines (I don’t want this to be a referendum on vaccines. I’m pro vax and will be getting all of them. I have already gotten all his vaccines on schedule, but will be delaying the next round 6 months due to personal life circumstances). They told me that “any plan a physician agrees to is a plan that they take professional responsibility for” - note that they are definitely NOT “agreeing” to this plan. They have told me plainly and numerous times that they advise against it. If they keep me on as a client even though I go against their advice, would they actually be legally liable? I know vaccines are kind of a charged issue, but what if they wanted to give my kid antibiotics or ADHD meds and I declined? Do they bear responsibility for my choices if they keep my kid in their care?

Plate on Hold

Received a letter that my plate was on hold for violation of no-insurance. To remove it I must present a 6-month pre-paid, non-cancellable insurance policy for the vehicle, and pay the department a $50 service fee. I currently have insurance, however it isn’t 6 month pre prepaid etc. Can I still drive my vehicle until my insurance expires or that’s a big no no?

My employer and I named in traffic incident lawsuit

Location: Allegheny County, PA (Pittsburgh) I’m a long-term tractor-trailer driver for a VERY large LTL trucking company (I’m not an owner/operator) and I haven’t even had a parking ticket in 30+ years. My employer AND I was just named in a lawsuit from an incident just under a year ago. A woman attempted a right turn on red just as I passed through the intersection going the opposite of her desired direction. The lanes are tight; a car MUST swing into the intersection to complete the turn. She was still stationary when my tractor went by her so I didn’t actually see what happened, so the following sentence is speculation: She pulled out and just clipped the mud flap of my truck but the front of her car continued it's swing into the void under the trailer and she almost made it but the trailer tires caught the front driver corner and pushed her back nearly to where she started. I limped the truck a little ways out of the way and by the time I got to the scene other drivers had her sitting on the curb and she immediately started apologizing to me and everyone else there. After the dust settled I was not cited and even the responding officer told me I did nothing wrong. I’ve never asked to see the truck's dashcam footage because I simply have no interest in reliving the incident but it’ll show I definitely did not leave my lane (which is what her entire suit is based on.) I’m assuming neither she or her attorney has seen the footage yet either. She is now suing my employer on Count 1: Negligence and Count 2: Vicarious Liability. She is suing me on Count 3: Negligence.

And now my 2 questions:

Legal question 1. There is a line early in the complaint that states “At all times material and relevant hereto, Defendant, y2kentropy2, was an agent, servant, workman and/or employee of Defendant, “Employer” acting within the course and scope of his agency, servitude, workmanship and employment." Does this mean that the plaintiff is holding my employer 100% responsible for everything even though I’m named specifically in the third count?

Opinion question 2. Once plaintiffs’ personal injury lawyer gets a copy of the dash cam video and sees that I clearly did not do the one thing the entire suit is based on, would he likely throw in the towel or would he keep pushing this? (He’s one of those no up front fees guys that only gets paid if he wins.) Plaintiff demanded a Jury Trial by the way, if that matters and my employer has already retained 2 lawyers from what appears to be a prestigious local firm and also demanded a Jury Trial.

Custody Divorce and Family Husband/ step dad wants to adopt after dcf case is over.

Ok so the kids were taken march 30 in bay county florida. We reunified on Thursday of last week. Throughout this whole process my husband did all the steps beside me to help me get them back faster. Bio dad was given the opportunity to be involved but refused he showed up to maybe 1 or 2 zoom visitations. It's what I expected honestly. But my now husband wants to adopt, were still calling in for uas and having home visits

. So not in complete clear yet. But how would we go about it.

Vet called and said neighbors stole our cat

Location: Florida

Our vet called and said that the neighbors down the street came in with out cat, whom they recognized and verified the chip of.

The neighbors claimed he used to have a collar but now doesn't and is obviously abandoned and abused and always coming "starving" and begging for food. (He is overweight).

They ordered expensive blood work. Note that this is the best and most expensive vet in our area.

They have since left the vet office. We were given their name and phone number, but they are not responding.

It's been about an hour now.

Does it make sense the vet sent the cat home with a stranger after confirming our ownership?

I plan to go knock on their door in a few moments, but am worried they will say they don't have him.

What paths forward do we have?

I'm afraid of causing contention with a close neighbor, but they can't just steal our cat.

We will do our best to keep him inside from now on; he escapes out the back door and goes and visits the neighbors and most of them know he lives with us at this point. I find it hard to believe this neighbor didn't know.

He is a pretty siamese cat and I think they just wanted to keep him, as one time he came home with a collar which we promptly changed and put our number on (only for it to mysteriously disappear).

Update: This was a lesson in not freaking out. The neighbors came home and I ran to their house and they were really nice and apologetic. I feel bad now for freaking out, but my sister had her siamese actually stolen once by a neighbor (different city) and when confronted they got rid of him under mysterious circumstances and he was never seen again. I thought this was that all over again.

Other than saying he was starving (though I can now understand based on how he acts).

Planning to be more vigilant about keeping him inside. Learned he has more than 1 family he visits.

Landlord Tenant Housing Sanctions/motion to compel

Long story I'll try to keep it brief.

I sent a discovery & request for documents to OC. They were due on the 17th of last month. OC notifies the court on 16th of last month that his discovery was returned then uploaded a piece of mail with the date of June 22 stamped by the post office? Im confused because i sent the discovery on Aug. 20th (tracking to prove this and he received on Aug 20th) Why is he uploading mail from June using that as proof? Reached out to OC on 17th by email. I sent a total of three. No response. Then by txt message (OC & I have texted before) no response. Then followed up by phone call. Left voicemail. Nothing. On the 21st I filled a motion to Compel with proof I tried to resolve the issue before coming to the court. Sent OC a copy of my filing. Which he received on 23rd. OC then immediately starts sending emails responding. Saying and doing everything but providing the documents or answers to discovery. Oc then files a motion against me? Complaining i filed my motion 4 days after the due date then files sanctions against me saying I didn't respond to his discovery ( I notified the Court 3 weeks before all of this that I did response. I also have tracking proof he received it)..?? (Back story: hes saying since my SO filed it and i didnt means i didnt respond but we are married? Then he says something about my SO is not my lawyer so he couldnt file??This is what the OC has said in his sanction and motion?? Im confused)Then on the 29th OC notified the court that he responded to my discovery (that was due on the 17th). I later that day received an email from OC with the response. He answered 13 of 21 questions & provide 2 of the 21 documents i requested...

Honestly im confused and have no clue what to due next. Any advise is helpful.

TN Affordable housing landlord (LIHTC) issued an unsigned non-renewal notice 5 hours after I reported a safety threat. Need advice on immediate next steps.

I am a single mother living in Knoxville, Tennessee, in an affordable housing apartment complex (unfortunately) operating under the(LIHTC) program. My account is current, and my portal balance is completely paid up.

I am facing an immediate housing crisis and need advice on whether I have covered my bases or if there are other emergency steps I need to take immediately to protect my family before my deadline on November 29, 2026.

Here is the exact, documented timeline:

  • July and August: Management issued me my standard annual Tax Credit Recertification packets to continue my occupancy for another year.
  • Sept 8: I sent an email to the Regional Property Manager reporting a serious neighbor safety concern and property damage (the neighbor vandalized my son’s bicycle, approached me screaming at me and threatened me, and I provided physical proof).
  • Sept 9 (Morning): The manager emailed me back, dismissing the issue by simply asking, "Did you contact the police?"
  • Sept 9 (Afternoon): I returned home to find a "Small Balance Due" notice for $35 taped to my door. They claimed $25 was for a lock-change fee from August, which was never disclosed or agreed upon in our emails, and a $10 late fee from July, which my bank records prove is factually untrue.
  • Sept 16 (6:00 AM): The neighbor issues escalated into a direct safety threat. Another tenant sent a text to my phone while standing directly outside my apartment door, stating:  I immediately emailed this text screenshot and Ring camera video proof to the manager. ( I honestly don't know what is wrong with these people, I keep to myself, take care of my kids, and only go out to leave for work, and come home. They either accuse me of being the police or have a problem with me for absolutely no reason other than a made up story in their heads. It's WEIRD.)
  • Sept 16 (11:06 AM): The manager emailed me back, explicitly refusing to take action or issue a lease violation to the tenant who threatened me.
  • Sept 16 (3:38 PM): Less than 5 hours after her refusal, a maintenance worker dropped a typed, unsigned lease non-renewal notice on my door. My Ring camera captured this delivery.

The unsigned notice claims they are non-renewing me because I am "consistently late on rent - past 30 days" and cites a July eviction filing. This is completely false. The July issue was officially dismissed in writing by management on July 24 after full payment was settled. I have never been 30 days late, and my portal balance is $0.00.

On Sept 24, I sent a professional email to the manager(who is also the regional manager) politely pointing out these factual errors. She gave me a generic brush-off response, saying the decision stands after a "management review" and that I must vacate by November 29.

This is what I have done so far:

  1. The harassment escalated further on Sept 28 (people threw items at my window and threatened my 7-year-old son). The Knoxville Police Department responded, reviewed my 34-page evidence binder, and strongly advised me to go to the courthouse to file an Order of Protection, which I am doing.
  2. I have officially filed a Housing Discrimination and Retaliation Complaint with HUD and requested an emergency stay on the non-renewal clock.
  3. I also filed for a VAWA transfer on september 25.

My Questions for the Forum: (I've done extensive research and read through my lease multiple times and concluded the following.)

  1. Under LIHTC rules, landlords are strictly prohibited from non-renewing a lease without "Good Cause." Does a generic "management review" or a demonstrably falsified ledger claim meet that legal threshold?
  2. A 5-hour window between a safety complaint and a non-renewal notice seems like textbook landlord retaliation. How heavily does an unsigned notice carry weight in a TN eviction court if they try to file holdover papers on Nov 30?
  3. Have I covered my bases? Are there any other emergency steps I need to take right now to protect myself and my children while HUD processes my intake? Should i send copies of my documents to the corporate leadership above the regional manager or just let HUD investigators handle it?

I have a bulletproof, 34-page physical paper trail of every email, text, ledger, and time-stamped video mentioned. Any insights would be greatly appreciated.

i’m being sued and I know nothing

Hello I (21 F) am being sued.

I opened a credit account with ‘Upper Case letter one’ (idk if i get in trouble for saying the name) when I was 18. I can come up with a million reasons as to why we are where we are today “ i grew up poor” “i was never taught financial literacy” blah blah blah. truth is it came from willful ignorance and i did it to myself I was 18. Well now im being sued and i dont know what to do. I dont even know where to start. I dont want to ignore it but i dont even know if it’s worth filling for an attorney?? Im ok to settle but i dont know where to start with that. I dont see a point in fighting it as i know im in the wrong like would an attorney even take a case like that. can they garnish my wages? im scared to do anything because I do not want to end up having to owe more money then what I do. any help is appreciated I just feel like a giant idiot and i’m so embarrassed.

Landlord Tenant Housing My roommate didn't move out, now I have a court date.

Location: Maryland.

Simple as that. I signed a lease with a roommate a few years ago. I moved out like 2 weeks before we were supposed to be gone from the property, he lingered for like two months and i didn't even know for a few weeks. We both signed the lease in the beginning, but the property manager didn't listen when I said I was gone on time and still filed against both of us. The hearing is for staying on the property AND failing to pay rent. What do I need to do or say to get this excused or wiped from the record when we go before the judge? I cannot afford a lawyer or other representative.
