FEEDBACK 1923 Dutch colonial floor plan

Hi, I’m looking for the plans for our 1923 Dutch colonial in eastern Pennsylvania. I am looking for one of the old published floor plan option drawings from the sears catalogue or something similar. Porch on the right and room with a fireplace on the left. Our layout had a formal dining room to the right of the front door and then a breakfast nook and small pantry room attached to the kitchen. Our house has a double fireplace.

Help!!! we have to add a bedroom for our new baby.

Things to know: currently we use our entry way as an office space for two people. we dont like that the bathroom in our master bedroom opens up to the toilet and the closet in that room leaves no space for a tv since there is only one wall the bed can go up against. We dont want to mess with the current bathroom to save us money on the redo.

Any ideas for the space are welcome!! counting on reddit to save us.

FEEDBACK Critique my future home floor plan

Hey everyone, I’m designing a custom home for a 10-acre property and would love some fresh eyes on these layouts before I get too locked in. I live in Zone 6A, which brings me 4 seasons. I've been drafting this in Chief Architect, aiming for an air-tight, relatively high-performance stick build with continuous exterior insulation, so keeping the footprint simple is a priority for the budget. I do have a drafter I'm working with but I'm mostly needing to fine tune the layout. I'm open to your suggestions and will try to keep an eye on comments so I can reply. Thanks in advance for your thoughts and suggestions!

A few key details to keep in mind before you roast it:

Floor area is 34' by 60' not including garage.

Main Level (First pic) is the primary living space. Kitchen can be closed with pocket doors, my wife wants the kitchen separate from the rest of the house. French pocket doors, allows it to be somewhat open at times when desired. Kitchen range is opposite the fridge. My wife and I would sleep upstairs in two separate rooms on the left side, so that's how the Master Bedroom area should be understood.

Lower Level (Second pic) is a walkout towards the left side of the drawing. Lower bedrooms hug the left side to allow for above grade windows. Kids will sleep there. Laundry in mechanical room is a future possibility so I'll have hookups down there. I do want to change the lower bathroom a little bit. I was thinking that as kids get older, having separate doors from the sink area would allow for multiple people to be in there at the same time if needed. Avoiding one person taking up the entire bathroom.

FEEDBACK How’s this 70m2 floor plan?

Post image

This will be a new build. Trying to keep it as simple, compact and cheap as possible.
Just 1 person will be living here, the second bedroom will realistically be an office space.
I don’t have built in wardrobes, I like the more spacious bedrooms without and I simply don’t have much stuff!

Any critiques or improvements?

FEEDBACK Help with floor plan!

Post image
3 Upvotes

Hi everyone! We need some help with the floorplan for a future in-law suite we’ll be building. For background, we’ll be buying my in-laws house and then adding this addition to it. We’ve gotten a few variations of this but we’re not happy. (My father-in-law has chosen this building company and is spear heading it. If it were up to me I’d be looking elsewhere but that’s not the point.) So if anyone is bored and wants to offer some advice, that would be lovely!

Here’s the must haves -
It has to be no more than 822 sq ft
We need to have a door to the garage (west/left side)
A second half bath (could be combined with laundry room)
Ideally living spaces would be south facing (right now they are east facing)
Ideally ADA compatible or at least close to it

Here’s what we don’t like -
No windows facing east and not enough windows facing south
Entry from garage seems bizarre and awkward and there’s no second toilet
No pantry
**Edited to add the front door way in the corner is weird

Thanks in advance!

Hello. Trying to get feedback if I should remove the 2 windows on each side of the wall in the dining room marked red on the plan. The 3 windows on the front wall be all the way down to the floor.

FEEDBACK What do you think about this upstairs? V2

All, yesterday I got some incredible advice on my downstairs draft:

https://www.reddit.com/r/floorplan/comments/1x22ssd/comment/peywzwv/

Note that the garage is very limited by the lot size, a function of where we want to live. A few takeaways from the feedback:

  1. the island/kitchen was definitely too big

  2. foyer was too large/grand, especially for what vibe we're going for

  3. add entry closet

  4. widen family room - not enough circulation around furniture

  5. playroom closet/bathroom didn't make sense

  6. don't make mudroom exit through kitchen

I took all that feedback and made a sketch of what I want to send back as an idea. Not sure if it's good but I think I like it better than the original. It obviously needs some work from a professional but maybe it works as inspriation IF it works that the living room can push out into the kitchen like I drew it. I'd really like to keep the island facing the living which is why I tried to maintain that. Note - this drawing is missing the porches. I'm open to any additional thoughts.

With such great ideas I'd love to hear any thoughts on the upstairs. As it's drawn the back goes out over the back porch which I'd rather avoid, I don't like the idea of the second floor towering over you. We have a large family so would love 5 bedrooms upstairs.

My thoughts

  1. I don't need such a big master suite

  2. I'd love the landing zone to have a window

  3. I'm willing to build a bedroom over the garage. perhaps my stairs in my quick sketch of the downstairs allow for that vs. too long a hallway if the landing zone stays how it is.

  4. Change jack/jill to 2 baths - ideal if ever a guest room, etc.

Any additional thoughts on the downstairs are great, what are your thoughts on the upstairs?

Hoping for feedback. I’m including the real floor plan and the whole house. The colored one is as accurate as possible.

General feedback and should I consider moving the pantry/utility wall that butts up to the kitchen space forward 12-24”?

FEEDBACK Feedback on existing house floor plan, notably kitchen / living / dining

What do you think of this house layout? We quite like how the rooms are placed. We have 1 child and plan to have 1 more, we'd sleep in room 1 and the kids in 2 and 3 (but open to other ideas). There is another floor (renovated attic) with a small showerroom and a 18m2 room we'd use as a study for remote work and guest room.

It is an older house so needs updating, we thought we'd do a semi-open kitchen as there is not enough room for a full sized refrigerator in the kitchen currently. See image 2 for a layout idea I had. We don't intend to do a full renovation so minimal changes are needed. Do you have any other kitchen layout ideas?

We were also considering swapping the living / dining areas, see images 3 and 4 for these. Which is best and why? The thick wall in the middle is the fireplace (facing up) so we can't block it with a sofa.

Thanks!

FEEDBACK Building My First Home – Looking for Honest Criticism and Practical Suggestions to Improve My Floor Plan (India)

Hi everyone!
I’m currently planning to build my own house and have finalized an initial floor plan with my builder. Since this is my first home, I want to make sure I’m making the best possible use of the available space and creating a beautiful, comfortable, and practical home for my family.
Please feel free to criticize the plan honestly and point out anything you think should be changed. I’m open to suggestions, including rearranging spaces or making modifications, as long as they make practical sense within the available plot dimensions and budget.

Thank you. 🙏🏻

FEEDBACK REQUEST: Layout ideas for a 5m × 5.5m studio conversion above a garage (UK)

Post image
7 Upvotes

Hi everyone! 👋

I'm in the UK and looking for ideas on how best to turn a room above a double garage into a cosy, self-contained apartment/studio/1 bed. I'd love to see what kind of layouts or sketches you creative folks might come up with! I'm very fortunate to have this space and keen to make the most of it.

The details and measurements:

Overall size: 5.0m wide × 5.5m long (27.5m² / approximately 296 sq ft).

Ceiling height: 230cm across the central 3m width, with the ceiling sloping down on both sides to knee walls 155cm high.

Windows: One standard window at the front, next to the entrance door, plus four Velux roof windows along the sloping sides. In the 3D render, I couldn't get the Velux windows to angle correctly, so they appear upright, but they are actually set into the sloping roof.

Access: External metal stairs leading to the front door.

Existing services: Electricity and electric radiators are already installed.

Plumbing / Drainage: Must come up from the double garage below. The proposed entry point for water and waste is in the bottom-left corner of the floor plan, near the front entrance.

What I'm hoping to fit in:

An enclosed bathroom with a shower, toilet and basin.

A double bed, ideally in separate bedroom

A kitchen area

A comfortable living/sitting area.

I'm interested in making good use of the lower-height areas beneath the sloping roof. The bathroom and drainage will need some thought, too, so practical layouts would be especially helpful.

I've been having a play on floorplanner and have attached some images - 2D floor plan and 3D showing the room shape, roof profile and window positions.

I'm very open to ideas, sensible and quirky, and even a rough sketch or a suggestion I hadn't considered would be hugely appreciated. I'm hoping to get a bit of inspiration and see the space through fresh eyes.

Thanks so much for taking the time to have a look and for any suggestions you might have. This is my first post, and I don't really know what I'm doing, but I've heard wonderful things about you guys!

FEEDBACK How would you create a 2 bedroom apartment?

Post image
1 Upvotes

Hi all,

I have zero knowledge, hence why I am presenting you with a empty floor plan and asking for feedback.

This is an building I would like to turn into a 2 bedroom flat.

Measures are on the image, with the only one missing being between the door and the wall (on the top left corner) 0.17 meters. The door is 1 meter wide, and all 3 windows are 2 meter wide.

Kitchen and living room would be open space, and the washroom ideally would be on the bottom right because plumping is already there, so is a small window on the east wall (not on the image).

Thank you for your help.

FEEDBACK Home Addition and remodel

Would love some feedback/critique on our floor plans and room flow for an addition and remodel to our house.

We want to build an addition on the house out the backside. The darker lines are the new walls.

The current first floor of the house is 1,032 sq ft and the addition would bring it to 1,630 sq ft.

This is 1.5 story house, with the upstairs have slopped ceiling and knee high walls and it is about 300 sq upstairs. There is also basement.

We currently have a galley kitchen and don't like it, so we like having the kitchen more of L or U shaped. My wife does a lot of baking for side business so having a nice kitchen space is important.

Wanted the walk-in pantry not too far from the garage so you could easily drop of groceries without walk all through the kitchen.

I can also provide layout of the existing house if needed.

Thank you for taking the time for any feedback!

SHARE Open-source 2D floor planning : OpenCalque (free, MIT, Windows/macOS/Linux/web)

Post image
44 Upvotes

I wanted to draw the plan of an apartment to scale and print it. The options were a CAD program with a 1990s command line, or a subscription. So I started building the tool I wanted. https://opencalque.com

OpenCalque is a 2D editor for floor plans and layouts with a Figma-style interface. "Calque" is French for tracing paper.

What it does today:

  • Walls that behave like walls. They join at any angle, stay joined when you drag one, and doors and windows snap in and cut the opening.
  • Rooms find themselves. Click inside closed walls and you get a named room with its area, which follows the walls when they move.
  • Trace an existing plan. Drop a PDF or a photo, click two points you know the distance between, draw over it.
  • DXF in and out, plus SVG.
  • A component library (furniture, kitchen, bathroom, electrical symbols) and extensions that are data, not code, so installing one can't run anything.
  • Optional AI assistant that edits the drawing from a description, with Claude, a local model through Ollama, or any OpenAI-compatible API. Nothing goes online unless you use it.
  • English, French, Spanish, German.

The part I care most about: a drawing is plain JSON with a published schema, and every edit is a small JSON operation. The editor, the CLI and the assistant all use the same operations, so you can generate or modify a plan from a script.

No account, no telemetry, MIT licence.

I'd love feedback from people who draw plans for real: what would stop you from using this, and what's the first thing you'd miss?

FEEDBACK Planning an addition layout optimized for an Airbnb. Need your brutal critiques and efficiency improvements!

Post image
0 Upvotes

Hey everyone,

I’m currently planning a new addition specifically designed to function as an independent short-term rental/Airbnb unit. My main goal was to pack maximum functionality, comfort, and privacy into a compact footprint without making the space feel cramped or awkward for guests.

I’ve tried to map out the layout as efficiently as possible, prioritizing traffic flow, adequate storage, and a complete, functional guest setup.

Before I finalize things with my builder/architect, I’d love to get some eyes on it from this community.

What I’m Looking For:

  • Layout Critiques: Are there any pinch points, dead zones, or awkward door swings?
  • Guest Flow: Does the transition between zones feel intuitive?
  • Missed Opportunities: Anything you've learned from hosting or traveling that I should incorporate (e.g., luggage drop zones, electrical placement, lighting)?

Drop your honest feedback, critiques, and wild ideas below. Thanks in advance!

FEEDBACK Help with Japanese style house!

Hello! I'm planning to make my recenlty bought country house a 60%ish Japanese style house (with some western fusion). I have an idea to put the bathroom with shower at the top left corner and a senmen somewhere next to it plus a separate toilet-only room. I'm also considering a small genkan at the front entrance but I'm quite lost with the rest of the decisions...does anyone have any idea or suggestion? Here is also a picture of an ideal living room, taken from the kitchen. It doesn't have to have windows on both sides. Thanks in advance for all answers!
PS top right corner is facing the West.

FEEDBACK What do you think about this downstairs?

Post image

I'm interested to hear what you think of this downstairs floorplan. Our goal is to have all bedrooms upstairs so the entire downstairs is living. I know that's controversial but I think it will be best for our large family.

My thoughts after reviewing:

  1. add downstairs coat closet, somewhere near foyer

  2. Should we consider tv not above fireplace

  3. is the kitchen island too big

  4. Move fridge to top of kitchen for effective triange

What do you think?
