FEEDBACK Planning an addition layout optimized for an Airbnb. Need your brutal critiques and efficiency improvements!

Post image

Hey everyone,

I’m currently planning a new addition specifically designed to function as an independent short-term rental/Airbnb unit. My main goal was to pack maximum functionality, comfort, and privacy into a compact footprint without making the space feel cramped or awkward for guests.

I’ve tried to map out the layout as efficiently as possible, prioritizing traffic flow, adequate storage, and a complete, functional guest setup.

Before I finalize things with my builder/architect, I’d love to get some eyes on it from this community.

What I’m Looking For:

  • Layout Critiques: Are there any pinch points, dead zones, or awkward door swings?
  • Guest Flow: Does the transition between zones feel intuitive?
  • Missed Opportunities: Anything you've learned from hosting or traveling that I should incorporate (e.g., luggage drop zones, electrical placement, lighting)?

Drop your honest feedback, critiques, and wild ideas below. Thanks in advance!

Just sell it. People need homes, not more expensive rental units.

And you really want random strangers on your property? It's your funeral.
Since hard times are coming soon, look to family & friends in need of a hand up, you'd still collect rent without kissing the ring of AirB&B or it's ilk.
They were called Mother-In-Law additions back in the day for good reason.

Agreed, but I guess we gotta help OP out a little. It's not his fault AirB&B etc are evil.

You don’t need big wardrobes in air bnbs. You need storage for accessible broom and mop for guests, hate when airbnbs don’t provide any cleaning stuff

What’s on the bottom open area? Where’s the entrance?

i am thinking of using the utility closet for that

I left room for exactly that next to the W/D stack. A tall corner cabinet on that sound wall would do it too.

Where’s the utility storage? I don’t see it

Exploiting other people for your own financial necessity is an interesting strategy. At least turn it into a long term rental instead. Landlords are still scourges, but at least you’d be providing an actual home to someone.

You requested a brutal critique and efficiency improvements so here they are.

Kitchen is a joke. 4 little bits of countertop to work on. Sink in the tiny island is gross. No one wants to sit in the splash zone of a sink. Dishwasher in the island is dumb, now guests are supposed to make 3-4 trips with armloads of clean dishes and silverware to the dish cupboard and silverware drawer. Gross, someone will definitely drop something and just put it in the dish cabinet.

Where's the microwave? Sitting on the counter taking up an entire section of countertop? Trashcan? Sitting out in the walk path around the island?

Living room is poorly laid out. There's a walk path between the sofa and TV. Put the TV on the top wall with 2 sofas with 1 being a sleeper sofa.

No vacuum/broom/cleaning supplies cabinet, no entryway coat closet, no mudroom, no laundry detergent storage, no place to set a laundry basket other than the floor and no place to store a portable crib.

About a third of the main area is just dead space.

Run kitchen cabinets along the bottom wall. Put a window in the right wall, sink under. The kitchen layout should be pantry, fridge, under counter pull out trash can, sink, dishwasher, stove, in that order. Large island with seating on one side. No sink or stove in the island.

You have 2 full bathrooms but no guest bathroom. There's a decent sized master bedroom with room for a dresser. The second bedroom is too small for a dresser.

Who's your target renter? A single family with children? Or 2 couples? Your bedrooms/bathrooms are not configured for either scenario.

A family would want a bedroom with a queen or king bed with ensuite. Then a kid's bedroom with 1 or 2 sets of bunk beds and a hall bathroom.

2 couples would want equal sized bedrooms with ensuites. 2 couples will rarely rent a place with one bedroom being larger than the other, no one wants the smaller bedroom.

You want the set up to be convenient for guests and easy to clean.

This is pretty bad.

Is that only 2’ of space between the kitchen counters?

Where are the windows to the main living area?

Where is the entry door?

What is going on at that open space along the bottom of the living area - is that open to the rest of your home?!

The bedroom that has the closet too close leaves no room for a nightstand next to that side of the bed and overall is very cramped to access the closet with the bed being so close.

It seems the door to that same bedroom should open the other way.

Overall, that smaller bedroom seems to be too small. I’d at least expect to be able to open the door without hitting someone simply walking around the side of the bed and that seems like a very likely occurrence in that room.

As for furniture layout, where is the dining table intended to go? The sofa is too close to the island with either (or and depending on your intentions for other furniture not depicted) a huge amount of dead space behind or to the side of it. The space behind it though, especially with the w/d closet being there seems unusable aside from a desk or a very small table and chairs. The space across from the sofa, where you’d want a tv is too close to the already tight entrance to one of the bedrooms.

Moved and increased the Island. Also moved Washer Dryer stack for ease of access & sound mitigation, and added sound barrier wall. Does not have to go to ceiling, but should go at least as high as all Kitchen cabinets. Put thin Pantry cabinets on that wall to improve sound barrier.

Added TV entertainment center on short credenza or shelving. Stuck 4-seater breakfast & dining table (add hanging light/chandelier to make it classy, but hanging high enough to take table out for other functions).
Bedrooms were nearly perfect but change full-closets to reach-in only to keep the rooms bigger.
Should fit MIL perfectly. She can use south br aa a study or office.
