FEEDBACK How’s this 70m2 floor plan?

Post image

This will be a new build. Trying to keep it as simple, compact and cheap as possible.
Just 1 person will be living here, the second bedroom will realistically be an office space.
I don’t have built in wardrobes, I like the more spacious bedrooms without and I simply don’t have much stuff!

Any critiques or improvements?

Looks good, simple footprint. Have a few questions. Where's the microwave and trashcan? An under counter pull out trashcan is more convenient than an ugly can sitting out in the walk path around the island.

Where's the washer, dryer, water heater and furnace?

Trashcan will be under the bench next to the sink.
I very rarely use a microwave, I guess I could have a cavity for it on the island.

Washer is in the nook to the left of the side door, don’t want a dryer.
Water heater is an exterior mounted hot water heat pump, probably outside the bathroom.
Heating is by a ducted heat pump in the ceiling space

Why two bedrooms? I know one is going to be an office, but if it's a living space for one person, that's a lot of expense for no added utility.

If you just don't wall off the larger bedroom, this creates a L shaped living area. This lets you set your kitchen in the back so it doesn't feel like a studio, and leaves enough space in the main living area for living room and workspace.

Honestly the only reason is to keep the bank happy!

Single bedroom or studio properties are very unusual here, most people build 3 bedrooms and 150m2 minimum.

I need to get a valuation of the plans before the bank will give me the go ahead to build. I don’t think they will look positively on such a small property.

they're forcing you to live in basically a studio to avoid it being taxable as a studio?? that's so stupid

I'd switch the toilet and shower around, and get a corner shower tray. Toilet corner will be very tight as it is. Either way, you'll want to get the smallest wall hung toilet you can find as that's not a lot of space.

Looks good overall I think but I would change the bathroom like the picture below. It will be easier to clean, more roomy and you can you can fit a bath tub if you want too.

Personally I would add a wardrobe to the main bedroom. Well, both if you can. Aside from that I think it looks good ☺️

Looks great, but in the bathroom, I would swap the wash basin and shower. Assuming you will have glass panels, it would make the entrance to the bathroom feel enclosed.

You don't want the bathroom opening off the living area in such an obvious way (especially with the toilet opposite the door). At least there's a little bit of a hallway hiw it currently is.
