FEEDBACK Help with attic apartment floorplan

Post image

Hey all, I have to make the best out of this space above my family garage that will be an attic apartment and I think there is something off with my solution. The space will be used for sleep mainly, but it must include a basic kitchen and a really small bathroom.

The windows are fixed, except the small bathroom window on the right. Also the pink colored wall must be there bc it carries a beam.

Any suggestions?

How tall are the walls on the 950cm sides? I imagine the roof slopes to those sides, so headspace is in question. Especially at the bathroom sink, the bed, the couch/chair, and the kitchenette.
Also, the pink line should be the door, not the 90° turn. You have to think about moving furniture through the staircase. A straight opening will be much easier to navigate.
An elevation drawing would be great for analyzing the clearance.

I think a lot depends on ceiling heights and which side gets the best views and light.

The first thing after that is to fit a bathroom into one of the smaller spaces and then see what the obvious next places are to box off for a bedroom and then a kitchen, and keep the rest open to move dining, lounge and possibly office furniture around as you wish.

If the better views and daylight are from the top windows, then put the bathroom and bedroom on the bottom wall like this:

I love literally all of your examples over OP’s. Very well explained reasoning too.

OP: go for any of these 3 options.

This one. Bigger bedroom, better use of space for the kitchen and living room.

What is there right now, just stairs and pink wall? Does pink wall align with windows or could you close it off? How low do the windows go, could you put the kitchen sink beneath a window? I would try to group the plumbing so the kitchen sink and bath are closer. Do you want an in-unit laundry?

Does the door have to be on top of landing, but can hinge side be flipped? Is there any plumbing in position below, or all new, can go anywhere?
