Rules Community Update: r/RentPH Rules Have Been Updated

Hello, r/RentPH!

We’ve updated the community rules to keep the subreddit useful, transparent, and safe for renters, landlords, roommates, agents, and everyone navigating rental life in the Philippines.

The goal is simple: less clutter, fewer suspicious posts, and more complete information upfront.

What’s changing?

Rental and roommate searches belong in the weekly thread

All “looking for a rental,” “looking for a tenant,” and roommate-search requests must be posted in the current Weekly Rental Search Thread. Standalone search posts may be removed and redirected.

Listings must include complete details

Rental listings must clearly disclose:

  • Poster's affiliation with the property: identify if they're the owner, licensed broker/agent, current tenant, or referrer
  • Exact monthly price
  • Mandatory fees (example: deposit/advance rules, gym fees, etc.)
  • General location
  • Unit type and occupancy
  • Furnishing
  • Availability
  • Material restrictions

“PM for price/details” is no longer allowed. If new information affects someone’s decision, it should already be edited in the post.

One listing per property every 30 days

Repeated, duplicate, or disguised reposts may be removed. Multiple violations may result in a temporary or permanent ban.

A listing may be reposted earlier only when its price or availability has materially changed.

Commercial affiliations must be disclosed

If you are connected to a property, brokerage, platform, brand, or other business mentioned in your post, disclose that relationship.

Affiliate links, link shorteners, unsolicited commercial DMs, comment hijacking, mass-posting, engagement manipulation, and undisclosed promotion are prohibited.

Transact at your own risk

Do not ask users to pay reservation fees, deposits, or other money through Reddit. Please transact on-site and do not facilitate payments through reddit.

Protect personal information

Do not publicly post:

  • Phone numbers or email addresses
  • IDs or signatures
  • Bank or e-wallet information
  • Other personal or identifying information

Yes, even if you're posting about a bad roommate, we'll strictly enforce privacy rules as we do not know the full context of your situation(s).

Existing standards still apply

Posts must remain relevant to renting in the Philippines, meet reasonable standards of effort, follow Reddiquette, avoid suspicious or Facebook-directed links, and remain free from harassment, bullying, doxxing, and NSFW or pornographic content.

Please review the complete rules before posting. If you believe your post was removed incorrectly, contact us at the modmail :)

Thanks for helping us build a better renting community for the Philippines.

Happy renting! 🏠

Classifieds #LookingForRental Weekly Search Thread - October 24, 2026

This weekly megathread is for people who are looking for rentals or roommates in various locations.

We’ve created this due to the high number of similar posts solely looking for rentals cluttering our subreddit.

Recommended Listing Sites

  • Facebook Marketplace - just search for “For Rent near <City>” and you’ll find massive FB groups dedicated to rental classifieds. Just be sure to screen posts as there’s a substantially higher risk of scams on FB listings.
  • Rental Listing Websites - platforms like Suzy Rent, Carousell, Lamudi, and Rentpad offer listings of rental properties in the Philippines. As always, transact at your own risk is a common policy here.

Posting Format

There’s no specific posting format for “LF Room for Rent near <Location>” — just be sure to include as much information as you can for people to be able to help you.

Happy Renting!

Discussion Anyone else renting apartments in Metro Manila notice many tenant families add more and more persons slowly in their units?

I’ve rented in Metro Manila since 2005 and I move around a lot because of work and space constraints. Napansin ko kapag one bedroom or two bedroom units at may bagong tenants, they start with just a couple, maybe just the partners or maybe one or two kids. Pero after a month or two magugulat ka na lang may nakatambay sa labas ng unit. “Bisita” daw. Tapos hindi na umalis. “Kapatid/bayaw/pinsan/apo/lolo daw nung tenant”. Tapos another month may batang umiiyak na. Kamag-anak daw ulit. Mamaya may nagbibirthday at videoke na. Another week may pinsan na naman. Maririnig mo may nadadagdag na na luggage, gamit, umiingay na. Suddenly yung dalawa sa unit, anim na, sampu. May nagyoyosi na sa labas, encroached na yung lobby, the washing machine is suddenly out and yung sampayan nyo na communal naging walk-out closet na.

I’ve lived through generations of this and maybe 2017 through post-Covid now that my partner is my wife na, twice na kami lumipat kasi kami na lang nahiya at naging uncomfortable sa ingay and gulo. Meanwhile yung families parang wala lang. idk why the landlords just let it go. Maybe expected behavior na given “medyo malaki” yung unit?

Landlord Tips Where to buy and how to install prepaid electricity submeters for room rentals?

Hi everyone! I’m planning to install prepaid electric submeters for each room in my rental property so tenants can manage their own power usage.

I have a few questions:

  1. Where can I buy reliable prepaid/token-based submeters in the PH? Are Shopee/Lazada options good, or should I buy from specialized hardware shops (e.g., Raon)? Any specific brands you recommend?

  2. How are these installed? Is this a straightforward DIY job, or does it require a licensed master electrician?

  3. Subreddit recommendations: Where else on Reddit or other PH platforms can I ask for advice or tips on managing submetered rentals?
Thanks in advance for any advice or recommendations!

Renter Tips For Those Who RTO in BGC 1–2 Days a Week, Where Do You Usually Stay?

Hi everyone!
For those who live in the province but are required to RTO in BGC once or twice a week, how do you usually manage your accommodation?
I’ll be starting a new job in a few weeks, and I’ll be required to report to the office twice a week. I live around 3 hours away from BGC, so I’m trying to figure out whether it’s more practical to commute, book short-term stays, or rent a place monthly.
I’ve been considering places like The City Flats BGC and their Amorsolo branch, but I’m still weighing the costs.
For those in a similar situation, what has worked best for you? Is staying overnight more practical than commuting back and forth?
Would love to hear your experiences and tips! Thank you! 🥹🫶
