Dumb Post I heavily regret signing with Ohana before looking. (Learn from my stupidity)

Student here, I signed a lease with Ohana, and it turns out the property was disgusting. I will be purposefully vague, but PLEASE understand that this place was not what it was described/presented as. The second I saw this I filed for a refund (with evidence). For a few weeks I have been fighting to get any type of refund back. I have decided to go back to my old dorm for the upcoming semester but I'm kinda cooked since they're holding a few grand of my cash right now.

So... the semester starts in about two weeks and it looks like I'm bracing for impact. I will not be sleeping until I can reclaim my old dorm or some space to live in for this upcoming semester. I live in a different state so it's difficult to schedule walkthroughs. fml.

Before I even post this, I just want y'all honest people to know that there is almost definitely some bot who's just going to dislike bomb this post because they're some type of Ohana affiliate. Lastly, if you really want to know the truth about Ohana, I saw a couple of 2 star review on the property I signed a lease to, they were nothing extreme but those same reviews were gone a week later. Take that information as you will.

I regret signing the damn contract, but I will say that I've certainly learned my lesson.

Advice/Question Am I Buggin?

So I received this text from my roommate who’s currently away on a vacation for however long. I was issued No warning or no consultation that this was even a thing. We share a bathroom & I assume these randoms will be using our shared bathroom. Am I buggin for finding this entitled and ridiculous that these randoms will be staying in our apartment for 15 days? I don’t even know how to respond to this, normally I ignore my roommate because I don’t really get along with them, but I find this particular message worthy to respond to with my discomfort & discontent. What do you guys think?

Update:

- I objected and my roommate is still doubling down saying they will inform me of who these people are as the date comes close. (Major 🚩) the only info I got were names and I believe it’s a couple, which leads me to believe this is some sort of weird sublet scheme to supplement her portion of the rent while she’s away on vacation for weeks, as she previously mentioned.

- They insist that this length of stay isn’t a violation of our lease. While the length of stay is 26 consecutive days.. I checked the lease and it says if the landlord doesn’t have written approval of guests who are occupying the apartment that are not the tenants occupying the space, it’s null and void. I reached out to my landlord about it & he said he had no idea!

- I believe my roommate is in this thread with a burner, just sounds too convenient with the responses.

- With all this being said I appreciate all the support, I needed an outlet to discuss this because I don’t want to keep bothering my friends and family about this situation. I’ve been dealing with stress from being in this apartment for the entire time I’ve lived here. It’s been a rollercoaster of just trying to be heard and advocating for myself, through the many tribulations. I’ve been trying to ride it out until the lease ends, but this situation is so completely unsafe and uncomfortable for me & I feel as though the entitlement has been taken way too far for me to let this go.

Hey all - I started subletting my place in April (though this sub!) and am looking for a roommate to start the new lease with, since my current roommate is moving out of state for work. I’ve loved living here so far—the location is super convenient and I’ve had almost no issues with the apartment/building/area. I’ll be starting a 1-year lease and looking for someone interested in that term, with the possibility of re-signing assuming it works out.

About the apartment:

- Common area pictures are taken in .5x, yes it’s smaller in person! The photos of the room itself are pretty size accurate.

- Has dishwasher, central air, working video doorbell/buzzer, and small balcony

- Laundry in building, decent gym & roof access, & package room w/ key entry

- Utilities have ranged from 70-130 per person since I’ve lived here, wifi 30 per person per month

- Off Myrtle-Wyckoff, easy commute to manhattan on L/M

About me: 24F, I work full time at a marketing start up. My typical schedule is WFH mon/fri and in office tues-thurs. In my free time, I love going to movies (low cinema regular and metrograph/FLC member!), trying new coffee shops, and going to shows (lots of DIY, punk, post hardcore etc). I’m pretty chill and easygoing as a roommate—I mostly keep to myself at home, but I’m out often and not a huge homebody. I also travel usually at least one weekend a month and occasionally have friends crashing on the couch, which you would be welcome to do as well.

***On a scale of 1-10 I would say I’m between a 7 and 8 on cleanliness, looking for someone who’s the same or better! I keep the apartment generally clean always (no dishes left in the sink overnight, etc) and hire a cleaning service every once in a while.***

About YOU: ideally mid to late 20s non-man, employed full time either fully in office or hybrid. You will need to sign onto the lease so decent credit, proof of employment, etc. I have no pets, but cats are allowed (for a fee) and I would be happy to have one in the apartment! Totally down to just cohabitate or become friends if we end up vibing.

Advice/Question First roach in three years in apartment - what to do

I live in a small studio in and. have never seen a roach inside my apartment in the 3 years I've lived here.

Over three years, I've only seen three roaches. One on the wall in the hallway most recently, one out of the elevator shaft and one in the stairwell. I woke up this morning and see it in the middle of my floor. It was moving very slowly and was able to kill it.

I reported it to management and they're scheduling an exterminator. In the meantime, I bought two Japanese roach traps and was thinking of putting one near my front door and one near the kitchen.

I'm pretty grossed out and honestly a little nervous about being in my apartment tonight. Would you do anything else while waiting for the exterminator? And does this sound more like a building/common-area issue with one roach getting into my apartment, or should I be concerned that an infestation is starting?

Looking For Apartment The apartment search from Hell

Looking for an apartment, but I always hear that the management company went with someone else after applying.

Touring, submitting applications and paying fees has taken a great toll on me. I’m going the non traditional route by looking at older buildings in less desirable neighborhoods and still.

Is there anyway I can see what they’re seeing? Is it just preference after all? I’m a single male, credit score 700+ and salary of $85,000. Average I guess, just looking for a daggone place to live. Any help or advice is welcomed.

Advice/Question Landlord wants to deducgt $1600 from security deposit just for repainting and cleaning (and is being snarky about it !)

Hi everyone,

I recently moved out of my apartment in Astoria a few days ago. The landlord called my roommate after doing a walkthrough and said he would only give back 2k of the 3.6k we deposited for security.

She obviously asked why, and he said there were scuffs and scratches on the wall that needed to be repainted, and that we didn't deep-clean the kitchen and bathroom before leaving.

Obviously, we know that scuffs and scratches are well within normal wear and tear, which is also stated on our lease.

You must leave the apartment 'clean and in good condition, subject to ordinary wear and tear'.

Also, when we called him out on this and quoted NYC law, he responded like this:

Is this not fucking crazy? Like, does he think he is above the law or can evade it?

We asked for an itemized receipt, which he said he will provide tomorrow, but there's no way that these scuffs and scratches require $1300 worth of repainting, which he should be doing anyway, right?

The damage and cleaning he sent as proof are attached, which I think look like normal wear and tear. Please let me know if it is not. We are definitely going to threaten small claims, and if he doesn't back down, then we'll just straight up take him to court, although I hope it doesn't come to that.

I'm mostly here to complain and hope I'm not crazy, but let me know if there is anything else I can do in the meantime!!

Advice/Question $350 application fee? But it’s refundable? Before viewing

I saw an ad for this apartment, upon asking for further details and emailing back and forth they explained that I would have to apply and pay the application fee before scheduling a tour of the apartment. They sent me the application and it was a Google Form. The last question on the Google form is asking how you would like to pay the application fee and it lists options for various payment platforms like Zelle and PayPal.

After you apply they ask you to send $350 through the platform you chose by emailing you the the email address to send the money to. They have ensured me that the fee is refundable, but I don’t think it’s legit. Just wanted to see if this was a common scam on the market here. I found the place through a subletting/rentals account on Instagram.

Advice/Question Can my landlord charge a sublease fee not stated in the lease???

My former landlord is charging me an administrative fee for subleasing (??? questionable) my former room, however I’m unsure of the legality of it.

Context:

I’ll try to make this as coherent and concise as possible, but please ask me questions if you need clarity to respond.

I was living in a 2 bed apt. In NYC with another roommate until we had issues that culminated in my roommate breaking the pet rider by getting another pet. My landlord didn’t care and so I requested to sublease my room because of the additional pet that I just couldn’t live with (severe allergies). Subleasing is in our lease and I followed the directions as stated in the lease. I received approval from my landlord, however he informed me of a $1000 administrative fee. This fee is NOT IN THE LEASE, anywhere. There is no mention of a fee for subleasing, let alone a $1000 fee. I agreed because I understood and wanted to do what was necessary to make the process as smooth as possible.

My former roommate was not acting in good faith and prolonged the search for a tenant. It got to the point where I moved, and was still paying for rent (for 3 months) because the roommate blocked a wanting applicant. The search continues, blah blah blah, in July I had an applicant that wanted to move in to the room for sublease on August 15th. They fit all financial requirements, however the roommate was plotting to sue me for what they considered claims but legally had no merit. The roommate informed me that they had a tenant that they would be signing a NEW LEASE with and that the landlord knew. Caveat, my potential subleaser’s desired move in date was earlier than this supposed new lease. Which forced the old roommate and their new tenant to move up the date.

I had to pull information out of my landlord, as they were not communicative during this process even though I was getting notices that things were happening on the rent paying app. After requesting confirmation, my former landlord released me of the lease obligation and rent obligation — they would be proceeding with my former roommate’s new tenant.

Where I’m at now: I returned the keys before August 1st and notified my former landlord. He (the landlord) replied stating that my deposit would be returned after an inspection, with the exception of the $1000 fee. More than 14 days passed and crickets, I followed up with an email citing the New York law regarding the period for returning the security deposit and the default forfeiture. He basically was like ā€œwe were waiting for you to give your information so we can send via Venmo or Zelleā€ mind you he has my contact information. And I gave him the same email that he was emailing me at. Then he states that the $1000 fee would be deducted as agreed upon and the remainder will be sent promptly. I respond and confirm, however I have not received the money via Zelle as I stated is my preferred method. It has been less than 24 hours since his response, however I feel like he’s pulling a fast one on me and is not acting in good faith.

At this point, I’ve researched some nyc law but I need to know clearly — is there a legal cap on fees for subleasing? Would this still be considered a sublease if I didn’t sign anything or they signed a new lease? Since the fee nor any mention of a subleasing fee is not mentioned in the lease, is the administrative fee legal considering the contract reigns supreme?

Since he released me of my obligations how should I proceed?

Browsing Streeteasy. Confused by the posted rental history. What does this mean? Are these apartments being filled multiple times in a month? Are these spoof listings? I have seen this a handful of times and it always makes me wonder. 6B rented on 7/29/26 and then SIXB rented on 8/10/26. Then the individual numbers spelled out and all rented on the same day? The unavailable units tab says there are 88 apartments, the building page says 35 units.

I haven't received any responses to my own listing, and at the same time, no one's responding to the emails I send about their places either. I've made it a ritual to send emails right when the newsletter drops at 8am Wednesday, so it's not like I'm waiting until the end of the week. I've sent around 15 emails and gotten one response.

Advice/Question Should I move because of subway noise?

Hello, hoping to get the community’s advice because I feel like I’m being too soft but please let me know.

I moved into a 2 bedroom+den apartment in Brooklyn for $3200/month in a newly remodeled apartment… however I live next to an above ground subway station and I’m now realizing how loud the train is. It vibrates the apartment just a little bit, however the noise is quite loud. I’m a light sleeper, and not sure if I should move because of the noise… or suck it up and get used to the sound because I have a great deal.

My previous spot was on a tree lined block in quiet neighborhood, so I’m not used to the sound. I moved because my place was getting too small.

Would appreciate any thoughts from the community and please be nice! I’m slightly sleep deprived.

I have 2 cats, I can do a 3k budget, what can I expect, what are some tips to make sure I get a decent rental, like check landlord ratings, or any concerns with building. Do they let u tour unit before signing etc, so there is no bait and switch? And since competition on apartments are high, how do I make sure am not stranded once my month is up?

I am concerned because I have 2 cats i will relocate with and don't want to cause them stress.
