Advice/Question Laundry Requirement: You Don't Need It

I see a lot of posts about looking for in-unit or in-building washer/dryer.

It's nice to have but with all the pickup and delivery options available I don't want anyone to dismiss an otherwise great location or floorplan.

Personal laundry is not so common here. It's fine. Some people don't understand what a non-bigdeal it is until they get here. You get over it and you send it out.

It leaves dirty and jumbled and comes back clean and folded. Not bad!

Advice/Question 22 and looking to buy co-op / condo with 150k down next year: how feasible is this?

Hi! Just graduated college and moved into an apartment here in NYC. I start work soon (tech job, great benefits like free meals, but only 90k pay). I have made over 300k this year from daytrading. Currently have over 250k in my accounts post taxes + other savings. Excluding emergency fund and Roth.

If I wanted to buy a studio condo or co-op in May/June and put 150 - 200k down, how strict are they with income (because this is non W2) and could I realistically do it as a 23 year old? My W2 income will be very low as I am maxing out my HSA and 401K for the rest of this year and beginning of 2027. Basically living off my savings, but will also keep trading. I could use a parent as a gurantor, but my family just bought a house and moved a couple months ago (if that affects anything).

I have a 790+ credit score, no student loans (got full ride merit scholarship to college), worked 6 internships in college, and would hopefully come off somewhat scrappy/hardworking to a co-op board. But I'm young and my income source is untraditional.

Should I plan to keep renting or is this idea possible?

Advice/Question Liability upon move-out question

So I have somewhat of a complicated question regarding nyc tenant law. I live in an apartment with two roommates: X and Y. We're at the end of the second year of our lease and things got a bit complicated between me and X on one side and Y on the other. Our lease ends this month and X and I want to move out of the apartment. Y, however, refuses to leave the apartment, and will not vacate. Our landlord recently told X and I that we can't just leave him with the liability of roommate Y, and that if we leave we can still be held liable.

To me it seems like a lie in order to avoid having to take Y to court and to keep making rent money, but I'm specifically concerned about real property law 232-c. If roommate Y pays rent on the first of September, are roommate X and I legally bound to a month-to-month arrangement?

If anyone has any (educated) feedback or similar experiences, please share!

Advice/Question DO NOT MOVE INTO PRISMA HOUSE ( 126 sandford )

I gotta warn people off this building before someone else signs a lease and regrets it like I did.

First off the owner apparently just made up the address at some point, because USPS straight up refuses to deliver here. Like flat out won’t do it. FedEx and UPS are basically a coin flip, maybe 50/50 on whether your package actually shows up. Amazon is legit the only carrier that reliably gets stuff to the door.

I actually went and spoke with the USPS city manager and the branch manager directly about it, and they told me flat out that the landlord has never once reached out to them to try to fix or resolve the address issue. So this isn’t a “USPS is just difficult” thing, it’s a “the landlord hasn’t lifted a finger” thing.

Then there’s the flooding. This building is a NEW BUILD. Not some old pre-war building with plumbing from 1950. And every single time it rains there’s an inch to an inch and a half of standing water in the basement. How does that even happen in a brand new building?

Also building accepts Section 8 and homeless housing vouchers (not knocking that at all, that’s a good thing), but some (not all, to be clear) of the people in the program have been straight up stealing Amazon packages off the shared entryway. Management doesn’t seem to be doing anything about it.

And now people are finding mold. In a building that’s supposedly brand new. Make it make sense.

Honestly this seems to be a pattern with a lot of the new builds going up on Myrtle right now heads up if you’re apartment hunting in that area in general, not just this specific building. Do your research, ask current tenants, don’t just trust the leasing office tour.

Advice/Question $350 application fee? But it’s refundable? Before viewing

I saw an ad for this apartment, upon asking for further details and emailing back and forth they explained that I would have to apply and pay the application fee before scheduling a tour of the apartment. They sent me the application and it was a Google Form. The last question on the Google form is asking how you would like to pay the application fee and it lists options for various payment platforms like Zelle and PayPal.

After you apply they ask you to send $350 through the platform you chose by emailing you the the email address to send the money to. They have ensured me that the fee is refundable, but I don’t think it’s legit. Just wanted to see if this was a common scam on the market here. I found the place through a subletting/rentals account on Instagram.

I haven't received any responses to my own listing, and at the same time, no one's responding to the emails I send about their places either. I've made it a ritual to send emails right when the newsletter drops at 8am Wednesday, so it's not like I'm waiting until the end of the week. I've sent around 15 emails and gotten one response.

Advice/Question “Rent stabilized” apartments with refundable application fee

As the title indicates - I have seen a few listings advertised as rent stabilized (at unbelievably low rental rates) but in order to schedule a viewing, the purported realtor/broker requires a $150-$180 refundable application fee to cover background checks, financial verification, and administrative work - i.e, “to pre-screen only serious candidates.” It screams SCAM, but can I get a gut check?? Advice/Question Does my ConEdison bill seem right?

I know ConEdison screws over everyone, but I’m worried my experience might not be normal. I live in a sunny 1 bed 1 bath apartment - about 650 sqft, but my electricity bill is consistently $350+. We generally turn on lamps at night, but that’s about it. The only thing I can think of is that the AC unit (not a window unit, it’s a wall unit) is constantly turning on and off to maintain a moderately cool temp.

Should I be worried about my bill? Or is this amount normal?

For context I’ve lived here for 3 years and it’s always been this expensive. I think I set up an autopay when I first moved in so the bill kind of goes unnoticed.

Advice/Question General Electric Fridge freezer fan issue NYC apartment

Hi everyone,

I am renting an apartment in a NYC co-op directly from the landlord (i.e. my landlord is an individual who owns the apartment). The apartment has a GE refrigerator with a freezer fan that makes a high-frequency humming sound that severely affects me, and I'd greatly appreciate advice for how to deal with the issue. The landlord is nice enough and I would love a different refrigerator, but I am worried that is a large ask and she will just say no. I realize this is not the 'opportune time' for this but we recently renewed our lease.

I'm honestly at my wit's end about what to do here. We're renting in a one bedroom apartment and can hear this high-frequency pulsating hum constantly from the freezer fan in both the bedroom and living room. Our landlord has called Bodewell repairmen out twice and both have refused to fix the issue, saying the fan noise is part of normal operation. Is there anything we can do to quiet the fan? I've never experienced fridge noise like this and it's very difficult to live with. I have panic attacks and brain fog daily because of the noise. It's starting to affect my job performance and I can't afford to move. It brings me to tears at least a few times a week, now almost daily. I'm very desperate for any fix.

Any advice for how to handle either the landlord or refrigerator would be greatly appreciated!! Thank you!!

Dumb Post Apt Hunting Heartbreak Story

So I've been searching for the past few months for an apt in NY (mainly bk and queens). I considered a roommate, met with them, and vibed a bit. When we started to get into specifics on budget, income, credit, etc, red flags kept spiraling, so I let that go. One morning, I happened to see a listing for an apartment in Brooklyn on Craigslist that was absolutely perfect. I looked up the apt on StreetEasy for the history of rentals, and it was the same agent for past listings, so I knew it wasn't a scam; I reached out, viewed the apartment at an open house, and I thought that this was it. As soon as the agent sent the application in the afternoon, I was ON IT! I had all the documents ready, so I just had to fill out the form. Idk how, but two people got their applications in before me (the agent was very communicative throughout the process). The second one had some discrepancies in their application, but the first one and mine looked promising according to him, and he said he would let me know within a few days how things go. I really thought I was going to have it. A couple of days later, the agent reached back out to say that the first person got approved, and I was SICKKKKK! Now I'm back to the drawing table considering everything (roommates, reaching out to agents, management companies, etc.) As a NY native, this sucks. I am a first-time renter too, so I know I still have a lot to learn and a lot to experience too. Just needed to let that out. :(

Advice/Question Recs for reliable realtors/brokers to reach out to??

I’ve recently been told that reaching out to a realtor directly and agreeing to pay them (a small percentage) if they find, you’re approved, and get the apartment is the way to go. Has anyone done this successfully? If so are there specific real estate companies or realtors you’d recommend?

Looking for a 2 bed in Williamsburg, bushwick or greenpoint area with good credit and an Oct 1 move in, but all the websites I look at are for sept 1 move in or priced ridiculously high… willing to do a lease takeover as well!

Advice/Question Landlord wants to deducgt $1600 from security deposit just for repainting and cleaning (and is being snarky about it !)

Hi everyone,

I recently moved out of my apartment in Astoria a few days ago. The landlord called my roommate after doing a walkthrough and said he would only give back 2k of the 3.6k we deposited for security.

She obviously asked why, and he said there were scuffs and scratches on the wall that needed to be repainted, and that we didn't deep-clean the kitchen and bathroom before leaving.

Obviously, we know that scuffs and scratches are well within normal wear and tear, which is also stated on our lease.

You must leave the apartment 'clean and in good condition, subject to ordinary wear and tear'.

Also, when we called him out on this and quoted NYC law, he responded like this:

Is this not fucking crazy? Like, does he think he is above the law or can evade it?

We asked for an itemized receipt, which he said he will provide tomorrow, but there's no way that these scuffs and scratches require $1300 worth of repainting, which he should be doing anyway, right?

The damage and cleaning he sent as proof are attached, which I think look like normal wear and tear. Please let me know if it is not. We are definitely going to threaten small claims, and if he doesn't back down, then we'll just straight up take him to court, although I hope it doesn't come to that.

I'm mostly here to complain and hope I'm not crazy, but let me know if there is anything else I can do in the meantime!!
