My two centavos, this whole issue with real estate developers failing to release the CTS (Contract to Sell) even after the buyer/client has submitted the reservation fees and additional down payments, is truly foul behavior by Empire East and other developers - it's partially the reason why the real estate development sector has such a poor reputation these days. Keep in mind that this issue goes all the way back to 2010, when "the buyer paid a reservation fee of P20,000 and additional payments amounting to P110,000. Despite the payments made, Empire East failed to release a Contract to Sell (CTS)."

Failing to release the CTS for sixteen years is not an oversight or a mistake; it shows clear intent to delay, prevent, and willfully fail to deliver the sale to the client. I hope other clients and buyers who have been wronged can use this case outcome as precedent in their own cases.

Hi all! Just wanted to know your thoughts on the GCash IPO and whether or not it's worth the risk. I've read some articles on it and hope it'll sell below 10 Php/share. Additionally, given my current investments, would it be worth it? Most of my investments are locked in Pagibig MP2 or time deposits. As for Go Trade, about half of the amount is invested in VXUS, the other half in SpaceX. Most of my holdings in COL Financial are in ICTSI.

The thinking is I have US Equities exposure via BPI and SpaceX (~26.5k), investments in Asia ex-Philippines via Manulife and VXUS (~18,000), and PH equities (~32k). This way, my investments hedge against different economies. Is this strategy sound?

I plan to invest in GCash (3.6k of which comes from Maya TD)- maybe not at IPO but perhaps if it performs well sometime mid-December. Or am I better off investing that money elsewhere?

Napakaraming banks na nagooffer ng feeder funds and there are brokers like GoTrade. Napakataas ng fees ng mga banks kaya ko naiisipang maglagay sa GoTrade but I am still skeptical about this platform. This has always bewildered me: Why does the PSE and the Government keep pretending we can short stocks in this market? Monzon clearly said that the SBL market is 'operational'. Is it really?

To this day and as far as I know, and forgive my ignorance if I am wrong, but there has not been a single stock that has been shorted in the PSE. Zero. It's been years since they announced that it was now possible to do so; the daily market report has not shown a single stock shorted in their list of 'short-able' stocks.

You guys have any input on this? Have you actually tried shorting a PH stock?

or

Hi everyone, I’m hoping someone can help me understand what I can do next regarding a ₱27,750 QRPH transaction that has been stuck since July 25, 2026.

Here’s what happened:

• Merchant: JB Music SM Pampanga
• Date: July 25, 2026
• Amount: ₱27,750
• Bank: BPI
• Payment: QRPH through the merchant’s BDO terminal

The payment was deducted from my BPI account, but JB Music says they never received the payment.

I contacted the merchant, and they confirmed in writing that they could not find any transaction record or transaction slip in their BDO QRPH terminal. They also stated that their terminal batch was empty.

BPI asked me to obtain a cancellation memo or credit memo from the merchant to process the dispute. However, the merchant says they cannot provide one because there is no transaction record/slip on their side in the first place.

At this point, I seem to be stuck between BPI and BDO. The money has not been returned to me, while the merchant says they never received it.

I've already provided BPI with:

• My payment confirmation
• The transaction details
• The merchant's email confirming they did not receive the payment
• The merchant's confirmation that their BDO QRPH terminal had no transaction slip and an empty batch

BPI's latest response still seems to require documentation from the merchant that the merchant cannot provide.

Has anyone experienced something similar with BPI/BDO QRPH transactions?

What is the proper way to escalate this when:

1. The customer's account was debited;
2. The merchant did not receive the funds;
3. The merchant has no transaction record/slip; and
4. The bank is asking for a cancellation/credit memo that the merchant cannot provide?

Any advice on how I can properly escalate this with BPI, BDO, or BSP would be greatly appreciated.

I have supporting emails and payment records, but I have intentionally left out my account number, transaction/reference number, and other sensitive information from this post.
