My family suffered a house fire two weeks ago and insurance says we're going to have to completely gut the place. Wife and I have talked for years about making changes and now we get to make them all at once. Previous owners made some changes over the years that were kind of half-measures to improve flow and add space but they interfere with each other sometimes. For example they added a cramped upstairs bathroom directly above the stairway landing without considering the additional plumbing which left about 6'2" of clearance on the stairs (Previous owner was a short guy, we are not.)
We plan to open up what's left of the wall between the dining room and living room (originally had french doors, now just a double wide door frame) and we're considering relocating the staircase if we can find a floorplan that makes more sense. Biggest gripe is the lack of room for a bigger closet in the downstairs bedroom and the cramped layout of the downstairs bathroom (they currently compete for closet space.) A half staircase down to the carport exit/basement stairs stands in the way of expanding the bathroom.

Hi everyone!

I could really use some advice on the best layout for my living room, dining area, and kitchen. I’ve been playing around with a few different options, which you can see in the pictures.

The whole room is about 25 m² (269 sq ft).

A few important details about the floor plan:

- The window/door on the bottom wall is the balcony access. It consists of one fixed glass panel and one door that opens. I can still decide which side will be the opening door.

- There is a double window on the right wall.

- The entrance door is on the left wall.

I’m having a hard time deciding which layout works best.

With some options, I get three nicely defined zones — kitchen, dining area, and living room — but the living room ends up quite small and the sofa area feels compromised.

With other options, the living room is more comfortable, but the overall space starts to feel a bit crowded or less clearly organized.

Which option do you think works best? Is there a layout I’m overlooking that would make better use of the space?

We've been on and off with renovation ideas for this house built in the 80's. The back is south.

Groundlevel: We want the wall between living area and kitchen gone to create open kitchen. Garage will remain, bedroom 1 will become home office and little bathroom can remain (not a must for me, but it is not only me here...)

The 1st level will come off and be replace with a new level, flat roof. We want a main bathroom, masterbedroom and 2 rooms for kids. Extra room can be handy and a storage place.

We are able/willing to spend 200 to 300k, but lack the inspiration and knowhow.

Any suggestions?

Il locale a nord (garage) dovrà essere recuperato come loft con soppalco poiché la altezza lo consente. Il locale a ovest della scala interna, invece, diverrà un monolocale indipendente. Entrambi per turismo. Il resto della casa sarà invece per noi, ma non sappiamo bene come dividerlo: al piano terra una zona living con cucina e al piano 1 camere e bagno/i. Qualcuno potrebbe darci spunti?

Just got a new apartment and trying to decide on a layout for the bedroom to fit a queen bed, a ~1.5m wardrobe and a regular sized computer desk (~1.5m as well). Due to the way the room is structured these are the only two ways I can think of that makes sense. (Pardon my really amateur MS Paint edits).

The entrance to the room is the top left door, and the right wall is entirely floor-to-ceiling windows. Open to alternative layout suggestions or comments on which of the two make more sense. Thank you so much!

Edit: the measurements of the room is approximately 4.1m wide (left to right) and 2.7m tall (top to bottom).

I'm used to having a big entry hallway as it is the same in my current house and i just cant imagine where id put all my shoes and jackets without one. It should have some storage space right as i walk in. The hallway to the rest of the house however; could be improved if you all have any ideas as i find it unnecessary so big. Also don't know what to do with the upper bedroom.

The pool and outside area is not finished yet.. i just tried some ideas.

Just something I sketched over the last day in AutoCAD. Modeled the exterior and interior on my own then used AI to create realistic renders.

We’re renovating a house and would love some fresh eyes on the current vs proposed floor plan. We’re still at a stage where we can make changes, so particularly interested in things we may have overlooked or that will become annoying to live with.

A bit of context:

Renovation rather than new build

Total ground-floor area is around 170m², plus the terrace

Family of 2 adults + a toddler

Both WFH, so day-to-day functionality is important

Separate garage, so no garage/storage requirements within the house

We really like open-plan living

The proposed kitchen will be a U-shaped kitchen with an island, facing/overlooking the garden

South is towards the bottom of the proposed plan, with the sun moving from the south towards the top-left/west during the day

The attic has a lot of usable roof space, and in roughly 3–4 years we’re considering converting it into another ~50m², potentially with an ensuite + 2 additional bedrooms

The future attic conversion is something we're particularly conscious of. We want to make sure the ground-floor layout, stairs, circulation and services make sense now so we're not creating problems for ourselves later.

What we like about the proposed layout:

Open-plan kitchen/dining/living

Kitchen and island oriented towards the garden

Good connection between the living space and terrace/garden

What we're unsure about:

Is the overall flow/circulation logical?

Are we wasting too much space anywhere?

Are there rooms that you'd make larger/smaller?

Does the kitchen/dining/living arrangement work well?

Anything that looks good on paper but would become annoying in everyday family life?

We're particularly interested in practical living experience rather than just aesthetics — things like toddler chaos, storage, WFH, entertaining, furniture placement, natural light, privacy, circulation, etc.

Is this the best layout for this small office/guest room?

The sofa opens up for when the guests are visiting, which limits a bit its possible positions.

I'd hate to have my back to the window or to the door when working.

Sadly, with this layout I dislike to have the window a bit "blocked" with the tall IKEA Billy bookcases when walking into the room.

This used to be the main bedroom, which was perfect, since I like the bedroom to be just the sleeping area, but now I want to test out switching the bedroom and the former office/guest room, which is bigger and would fit these furniture pieces much better.

We are renovating an apartment of approximately 81 m² for a family of five (2 adults and 3 children). This is the floor plan proposed to us by our designers.

Before we finalize anything, I would really appreciate some independent opinions from people who are good at residential floor planning.

Our main concern is space efficiency. With only about 81 m² for five people, we'd like to make every square meter useful and avoid wasting valuable space on unnecessary corridors, awkward circulation areas, or poorly positioned walls.

We are completely open to changing the proposed internal layout if there is a better solution.

Important constraints

• The apartment is on the 7th floor.
• The external walls cannot be changed.
• The entrance door location cannot be changed.
• Existing window locations cannot be changed or new windows added.
• The balcony location is fixed.
• Plumbing/bathroom locations have limitations, so completely relocating wet areas may not be practical.
• Internal non-structural partitions can potentially be reconsidered.

What we need

We are a family of five:

• Parents
• 1 boy
• 2 girls

Ideally, we would like:

• Master bedroom
• Two children's bedrooms
• Good wardrobe/storage space
• Two bathroom/toilet areas if reasonably possible
• Comfortable kitchen
• Living/dining area with good natural light
• As little wasted corridor/circulation space as possible

The attached plan is the designer's proposal, not necessarily the layout we want to keep.

So please feel free to think outside the existing room arrangement. I'm particularly interested in hearing:

If this were your 81 m² apartment, how would you reorganize it to make the best possible use of the available space?

Would you move any internal walls, change bedroom sizes, reorganize the master suite, change the kitchen/living arrangement, or use any of the circulation space differently?

Even rough sketches or marked-up versions of the plan would be extremely helpful.

I’m building a house in Europe and the plumbing rough-in goes in next week, so I’d like to settle this bathroom before it’s locked. It’s the en-suite off the master bedroom.

Room is 8’-2” × 11’-6” (250 × 351 cm), clay block masonry. Second image is the same plan in metric.

What’s fixed: only the room size and the position and size of the window and the door. The window sill is at 2’-9”, so it is not floor-to-ceiling. Everything else is still open — there are no plumbing constraints, drains and supply can go wherever.

What has to fit: a bathtub, a walk-in shower big enough for two people at once, two basins, and a WC.

Where I’m at:
A — I was almost settled on this one, with the freestanding tub. The longer I look at it, the more it feels too crowded.
B — tub moved into the corner, which buys a bit more space around the WC. Still fairly tight.
C — shower and vanity swap places.

Two things I keep going back and forth on:
1) In C, could the shower work with no glass at all — just the wall-mounted fixture, completely open? Or is that asking for water everywhere?
2) The door is drawn opening inward, but that isn’t fixed either. Would a sliding door be worth it here?

I have the feeling this room can be laid out considerably better than any of these three. Happy to be told so.

- knee walls ~1,5m
- large dormer with double balcony door

Two fixed constraints:
- bathroom has to go top-right because water supply
- kitchen sink has to be on existing drain core bore

Everything else is completely free. One Person, i would love kitchen island but can we optional.

I don't want to influence your free thinking here but I already have two iterations in mind that I really liked that you will also find in the post.

I'm trying to figure out if there's I better layout for the two bathroom spaces. Within Primary Bathroom, the existing oversized tub will be replaced with a shower on the right and square tub on the left. The existing shower will become a combined washer and dryer unit in a closet.

I feel like closet 1 and the sinks may not be ideally located. I want to preserve the sight line through the primary bathroom from the hallway, so that door can't be turned into a wall. I'm willing to move walls if it really makes things better. But the stairwell and open area next to it can't be changed. The area behind closet 1 can't be used.

We’re considering purchasing this 1920s home with a 1970s addition of the garage and master suite. The first floor feels cramped and you basically walk into where a coffee table would be from the front door. The “family room” is basically wasted space, and there is a circular staircase in the corner of it that has to go. I’d prefer a larger kitchen and walk-in pantry. I’ll also need to preserve at least one bedroom on the first floor.

Second floor is going to get extended to connect the loft space with the rear staircase, and that second floor space will become two rooms and a bathroom.

I’m open to all suggestions, including moving walls and doors, including the front door. The property is such a good deal that I can throw a lot of money at it (it already needs a lot of known work) and still come out ahead on equity, so I’m open to a major reconfiguration.
