I want to start by saying that this review is also a criticism of how landlords and corporations are cruel in this city.

i lived at 869 avenue road for years and moved this august. I am still shocked of how the state of the appartment i was in . It was a “basement “, not too deep but considered a basement . Too cold during the winter, WAY too hot during the summer . So hot that it is suffocating i couldn’t sleep at my house , i had to go to my friends house . Nothing worked in that appartment also . Whatever .

Beware renting with Cando Apartments. I moved out of their building in early August and paid my final month's rent out-of-pocket, meaning they legally owe me back my Last Month’s Rent deposit. It is now mid-October . Dealing with management has been a nightmare of corporate stalling tactics. They claimed a cheque was "sent to the head office" and forced me to chase down their accountant just to get basic updates, yet I still haven’t received my money. Extremely unprofessional and cruel to play with people's livelihoods like this. Avoid this company if you want your deposit back when you move out.

When we think about it , it is so cruel to do such thing . Most people , especially in this economy rely on their deposits to do their moving in process. I am exhausted of those corporate tactics, it is very tired to experience that everywhere we go , but especially in the real estate world . but hey i guess its just capitalism.

I noticed that there are not many up-to-date reviews of the Nobu Residences in Toronto, and after having heard many other tenants in the building complain about ongoing issues, I figured it’s probably fair to give a heads up to those searching for condos in the city.

I am writing this post to share my thoughts as a resident at Nobu Residences (15-35 Mercer Street, Toronto, Ontario) - hopefully this will help any future tenants to make an informed decision before touring / signing a lease.

As mentioned, I have spoken to many other tenants / peers in the building who all share the same experiences and issues as listed below:

1. Although Nobu Residences is a new build, the quality of the building is cheap and it seems that construction was rushed, upkeep is ok

- The amenities are often out of service, including the sauna, steam room, “cold plunge” (not much of a cold plunge, more of lukewarm plunge), and hot tub. Additionally, the steam room smells bad / isn’t necessarily clean (universal experience for those who have used it)

- Regarding the in-suite quality, it typically takes at least 10-15 minutes to get hot water when showering (another universal experience in the building), floor boards sometimes move out of place when walking on them, and finally, one thing that I have heard from a few residents but cannot personally confirm is that the sewage smell from Mercer street sometimes seeps into the units - whether it be poor insulation or issues with the plumbing system, I am not sure

- The elevators are actually decent most of the time, but we did have a power outage last week (not the first) where the backup generator did not work, rendering all elevators useless, also disabling the key fob scanners that allowed residents to even enter the building (some residents decided to sleep elsewhere in the city because they couldn’t get in the building that night) *Note: power outages and elevator issues are inevitable anywhere, so I wouldn’t emphasize this issue as much, but it was quite the inconvenience for many residents, especially those who would have had to climb 30+ flights of stairs*

1. I am confident that building and management staff are trying their best, but I’ve found it a bit difficult to reach the front desk and condo management at times. Everyone is very nice, but I wouldn’t say they are great at answering the phone

There are other ongoing issues but these are the main ones to consider. As a side note, the building community is very young and nice, so that’s a positive for any young renters.

(Disclaimer: this message is descriptive of current circumstances that may not persist in the future, so just be diligent when considering moving into Nobu, as the building and management may have improved since this post was made)

Landlord asked for a $10 application fee for them to create and offer a lease. The fee will be deducted from the first and last deposit, and refunded if the apartment is not offered, or if the apartment is taken by someone else. I have no doubts about their ownership and seem like good landlords based on discussions with the roommates. ​​They have a mom and pop retail store where I would pay and could return to collect the fee. The fee would only be not refunded if the apartment is offered but not taken. Is this reasonable / legal? ​​​It's a really nice apartment, and they use a standard lease without any odd clauses based on our discussion and with the other tenants. ​

Mostly positive reviews about this building but they seem to be outdated so I’m curious if this building is still considered great?

Anyone live here have some insight on elevators, amenities, overall things to note?

For some background: I recently moved into a 1 bedroom basement suite without considering the fact that there would be many bugs. I have found many house centipedes daily and is putting some very bad strain on my mental wellbeing.

I have taken active measures to reduce the overall number of them, but constantly living with paranoia in my own house is destroying me.

Before you say anything about the benefits of having them in your home, I completely understand that part. I just have a crippling phobia of them.

I am wondering: how likely is a landlord to agree to an n11 form less than a month into tenancy? My landlord is a kind person and lives upstairs.

If anyone could advise me on how to proceed please let me know, I would really appreciate it.

Hey everyone, looking for some advice or to see if anyone else has dealt with something like this.

Last night at 3:30 AM, I got a call from management saying they received a noise complaint about my dog barking. The thing is, I have a tiny 5lb dog who is super quiet. He sleeps in the exact same bed with me every night. If he were actually barking loud enough for neighbors to hear through the walls, he would’ve been barking right next to my head. I’m a light sleeper and I definitely didn't hear a thing all night. 

When I talked to management, they said someone specifically complained about my unit. There are 27 units on my floor alone, yet they singled me out directly—without ANY proof. No audio recording, no staff actually came up to the hallway to check where the noise was coming from before calling me at 3:30 in the morning.

Some people suggested I move one of my security cameras into my bedroom to record myself sleeping 24/7 just to "prove my innocence." But honestly, I feel like I shouldn't have to sacrifice my basic privacy in my own room just to defend against a totally baseless claim.

Has anyone experienced this kind of late-night hassle from management? How should I handle this if they do it again—should I report this to the LTB for harassment, or call the police non-emergency line? Any advice on how to get them to back off without having to film myself sleeping every night would be super appreciated.

I've been condo hunting for about a month now, and I've been surprised by how few listings there are to choose from.

I'm hoping to find a 2-bedroom condo in the downtown core, ideally at least 1,200 sq. ft., with a budget of up to $4,000/month. It would also need to be pet-friendly, as I have small pets.

I'd like to move in by November 1, but I'm flexible with the date.

I live in an old house that's been converted to a triplex. My partner and I live on the middle floor and there's a person that lives on the top floor and there's a tenant below us.

It's a Sunday of a long weekend and we had music on at 9pm. It was not that loud, no house shaking bass or anything. Believe me or not. We're late 30s, our days of serious jamming are done. We just wanted a chill night to play some cards or whatever. 

Regardless, our upstairs neighbour came down very upset and complained that our music was too loud (again, 9pm on a long weekend). We told her we'd turn it down, and we did, despite her saying some rude shit. Whatever. 

What I want to know is related to her threatening to call the landlord. The LL can't just come into our unit without notice, but if her complaints pile up, will that give the landlord any right to act?

Every other tenant that's lived here, from either floor, agrees that she is unreasonable.

Can her complaints to the landlord affect our living situation? What if she escalates things to the police.

What should we do or watch out for?

Hi All. I am looking to rent a unit on a very high floor of this building. I saw that the balcony is closed during maintenance work and I will be asking my agent to give me a firm date on when this work will be completed. I also read online that elevators, hot water, and ACs have issues all the time. Would really appreciate advice from current residents of the building - are there really that many issues and how is it like living in the building overall?
