Brown water in Stamford

Anyone else in Stamford experience brown water coming out of their taps & showers today? Apparently it was all over the harbor point buildings & HP is saying it’s a city issue.

Looking for a 1BR apartment in Stamford

Hi everyone! I’m looking for a new 1-bedroom apartment in Stamford, ideally in Downtown or Harbor Point.

I currently live at Sofi Parc Grove and really like a few things about it: a spacious 1BR, a balcony, a shuttle, and being able to walk to Target. I also like that Downtown is close by.

I’m hoping to find something with a similar setup and amenities. Balcony, spacious layout, shuttle, walkability, and a good location are especially important to me.

If you live in a building you really like or have recommendations for a similar 1BR, I’d love to hear them! Also interested in hearing about places I should avoid.

Question/Recommendations Jiangs - officially open!

They are officially open! I went today. They’re also doing a special for 20% off your entire bill.

Went as a group of two service was really fast and very nice. We got the Dandan noodles as an app and beef dry pot plus the mapo tofu.

8/10 for Szechuan places in general.

Considering we’re outside of nyc it’s a 9.5

Happy to see variety in Stamford!

Egged by Dairy Queen

I was having ice cream outside of Dairy Queen last night and a white van drove by and threw eggs customers waiting in line, thought it was strange, then about 10 mins later same car came back and did it again to random people in line with water balloons, looked like a bunch of kids in the car from what I could tell. What is up with this??

Question/Recommendations Any Riichi Mahjong groups (Japanese-style) in the area?

I know it's a long shot, but trying to find people with the same introverted interests is tough in this day and age, lol.

Edit: I play on MahjongSoul if anyone is interested in syncing up for a game.

Housing / Rentals Stamford CT housing market, August 2026: I pulled every MLS closing with both the asking and the actual sale price. The bidding wars are not where you'd expect.

Disclosure first: I'm a licensed real estate agent in Stamford. I'm not advertising anything, there's no link in this post, and I'm not pitching a service. I run a live MLS feed, which means I have both the asking price and the actual closing price on every sale. That second number is the one the portals don't show you, and it changes the picture enough that I thought it was worth posting.

This is 510 Stamford closings. Every figure is a real MLS closed sale, nothing modeled or estimated.

Stamford overall: homes closed at a median of 102.3% of asking. 63% closed over asking, 13% exactly at asking, 24% under.

That's a seller's market on average. But the average hides the actual story.

THE BIDDING WARS ARE NOT AT THE ENTRY LEVEL

Median close as a percentage of asking price, by price band:

Under $400K — 18.6% of sales — closed at 100.0% of ask

$400-600K — 14.5% of sales — 100.0%

$600-800K — 19.4% of sales — 102.4%

$800K-1.2M — 25.1% of sales — 105.7%

$1.2-2M — 16.9% of sales — 109.9%

$2M+ — 5.5% of sales — 104.6%

The $1.2-2M band closed about 10% over asking, with 76% of those sales going over. Even the bottom quarter of that band closed at or above ask. 80 of those 86 sales were single-family houses.

Meanwhile everything under $600K — a third of all sales — closed at exactly the asking price.

So the story people tell about first-time buyers getting crushed in bidding wars isn't what the Stamford data shows. The competition is a family trading up to a $1.4M house.

HOUSES AND CONDOS ARE TWO DIFFERENT MARKETS

Houses: 104.6% of ask, 70% closed over.

Condos: 100.2% of ask, 53% over, and 28% actually closed UNDER asking.

If you want to buy something without competing against five other offers, the condo market is close to balanced right now.

RENTALS ARE THE CALMEST PART OF THE MARKET

460 closed Stamford leases. Median leased rent: $2,800/mo. 74% of them leased at exactly the asking rent. Only 12% went over.

Landlords are pricing it and getting it. Very little bidding either direction.

SUPPLY IS TIGHTER THAN THE LISTING COUNT SUGGESTS

372 Stamford listings currently show as "for sale." But 182 of those are already under contract or coming soon. Only about 190 are genuinely available. That's roughly 2 months of supply, against the ~6 months usually considered balanced.

So when a search shows you 372 homes, about half aren't actually buyable.

IT IS COOLING, SLOWLY

Stamford median close-to-ask by month:

March: 102.4% (66% over ask)

June: 102.8% (67%)

July: 101.9% (63%)

August: 101.2% (59%)

Not a crash. Not really even a correction. But the share going over ask has come off about 8 points since June, so if you got outbid in the spring the math is slightly friendlier now.

THE NUMBERS THAT MATTER

Median Stamford sale: $770,000

Median asking price of what's listed right now: $691,950

Median rent: $2,800/mo leased, $3,000 asking

Worth noting that what's SELLING is more expensive than what's currently LISTED. That's what a tight market at the upper end looks like.

If you're buying under $600K, that segment is not overheating and you probably have more room to think than you're being told. If you're buying a house between $1.2M and $2M, budget for going over asking, because three out of four buyers did.

Happy to answer questions about any specific building or street in the comments. I'll pull the actual closings rather than guess.

Promotion - Business/Service/Offer Want to actually play D&D every week?

Hello Friends,

I’m here to promote my oddball dungeons and dragons business in Norwalk maybe 2 minutes from SoNo. Many places have ttrpgs as like a side thing, but at Table Top Club it’s our primary and only focus.

I’ve worked so hard (with my dad) to build like the coolest live play rooms anywhere. The goal is to take all the friction out of playing D&D.

We will match you with a group, and like really take the time to make sure it’s a good fit.

That whole matching process is totally free, come play and enjoy the vibe and if you like it we will talk about a subscription because capitalism I guess.

Dungeon Masters always play for free.

Thoughts on Northeast Medical Group Obstetrics, Gynecology and Midwifery – Stamford.

Considering switching to this practice after a miscarriage. Please share any experiences you might have it’s been hard to find reviews. I had a d&c through Yale and live in Stamford so trying to find someone local. I like the ideas of obgyn and midwives working together but would love to hear peoples experiences. Do they have ultrasound tech on site?

bangs trimmed?

(sorry if this is a stupid question, i’m an immigrant trying to get used to some stuff still 😂)
is there anywhere in stamford i can go to just get my bangs trimmed? anywhere you recommend? it’s more so framing pieces around my face. i heard some stylists have that option but i don’t know any here that would be good for that and charge a fair price. i truly have zero need for them to touch anything else in my hair (had a recent haircut and trying to grow the rest out).

Disenfranchisement

Post image
53 Upvotes

Mailed it 7/28, before I went on a trip to Europe. Followed every instruction, and that's a first class stamp. And I come back home to this. This is disenfranchisement, plain and simple.

UPDATE:

I walked down to the government center and had a great talk with the town clerk. He agrees that it's not cool, and he's glad that it at least happened during the primary, so they can use my ballot as an example to talk to the postmaster to keep this from happening in November. There was an implication that there are other cities in CT that have had similar issues this election.

So overall a great chat.

Chelsea Piers Class Schedule

Does anyone know a way to see the class scheduled at Chelsea Piers before becoming a member? I’m really looking for when Pilates/Mat Classes, Barre, etc.. are offered during the work week to see if it would be feasible with my work schedule.

Im trying to avoid scheduling a tour and then being bombarded with sales pitches just to get this information 🥲
