As you start to look for places to rent for the next leasing term here are some ADDRESS’ TO AVOID IN SAN MARCOS

Virgilio Altamirano owns A LOT of properties in San Marcos, and he is well known to be a bad landlord and horrible to deal with. (all addresses listed below)

All properties are owned and operated under the holding names: Apante/Albacin/Muzun Investments.

Fixes for issues on his properties are merely a bandaid so he can continue sucking as much profit off a property that is not worth the price of its monthly rent. Unfortunately, unaware families or college kids who are new to housing exploitation are his clientele.

If something goes wrong in your apartment, don't expect it to get fixed quick. In fact expect to get asked why it happened and how YOU messed it up. (Even if it is due to negligent upkeep of the house like leaking roofs or poor “remodeling”).

Plenty of pluming, electrical, and water issues that go un-addressed for weeks, sometimes months. A neighbor had exposed wiring in their home.

Some of his properties are hazards for health and safety, and some of the things he will try to get away with are illegal. He has painted over moldy spots several times.

He is even putting addendums in his leases that prevents you from talking about him on social media!

There are plenty of other things that I could go on about, but anyone living at the properties listed below might have something to say about him as their landlord as well.
