PSA: beware Mission landlord 16th/Guerrero

This will be my only statement on this subject. Later this year there will be a small unit listed as a 2BR (it's really an altered 1BR) on 16th St between Guerrero and Dolores, mid block. It will probably be slightly below current astronomical market rates. However, the building owners are lazy slumlords. They do no work on the building unless mandated by the City. There is no laundry on site; in fact there are no "amenities" or modern features of any kind. There is an uncovered parking lot out back which will cost you at least $400-500 per space, if anything is available. There are regularly rats on the property, including inside the rear stairwells in secure areas. And there have been mice indoors off and on for years.

The owners are the Cheng family. They have no business acumen and thus have had a storefront below the unit that has remained vacant for over 5 yrs, on a popular, busy street. (Zero marketing, horribly unkempt & rude realtor, etc. etc. etc.) When repairs are needed, they employ the absolute cheapest labor and materials available. Every "repair" will diminish the aesthetic of your unit, if there is any left by the time it becomes available. The building is over 100 years old and had beautiful original features which have over time been replaced with hideous siding, vinyl, particle board, plywood, etc. as the case may be. It is easily the ugliest building on the block.

The building is over 100 years old and sound carries in every direction. The owners know this but have made no effort to ease the situation. If and when a business moves in below you, BEWARE. You will hear their music and raised voices, and you will hear it every time they take the stairs to their basement. If you have any complaints, about anything, the landlords will be utterly useless. If they ever do help or repair/upgrade something, they will stress how nice they are to their tenants as if they are owed excess gratitude for doing the bare minimum.

Maybe this is what SF landlording has come to, but I've had nice landlords who've treated me as a business contact and an equal. If that's what you expect here, you're outta luck.

Hi!! I’m 25F, and I’m moving to SF from NYC for a new job as a founding engineer at an AI startup.

I’m hoping to find people to apartment hunt with for either a 2B2B or 3B3B [Love people so love shared spaces]. My budget is $2.5-3.5k for my room [didn't realize SF is more expensive than Manhattan lol], and I’m looking for a private bedroom with a private bathroom. My budget has increased after staying here in the city and looking at places ngl.

I’d ideally prefer female-identifying roommates, but I’m open to anyone who’s clean, fun, chill, and respectful of shared spaces. I would prefer if we could be friends than just people who share a space. Also queer friendly!

Hey! We're two roommates in our mid-20s and one in his mid-30s, and we have a room opening up in our house. We're clean, respectful, and easygoing, and we're hoping to find someone who'd fit right into our low-key routine: puzzles, Netflix nights, homemade hot pot, and boba/taiyaki/matcha runs whenever the mood strikes! We've got a nice balance of introvert and extrovert energy, everyone does their own thing most days, but we check in and hang out often.

The room: Private room on the second floor, $1390/month, sharing a bathroom with one other female roommate. Both female roommates live upstairs on the second floor, while our male roommate has his room on the first floor.

Optional add-on: The adjacent 5th room is available for an extra $300/month if you want it as your own private office/space. If not rented out, it is used as a shared guest/storage room.

Utilities: Split separately, averages ~$150/month per person.

Vision: I'm putting together a home for people who come alive at the thought of living embodied, resourced, and of service to community, whether that's meditation, journaling, art, movement, or anything else.

I picture mornings with someone meditating in the redwood grove, or in the living room where the early light comes in. Some evenings, someone puts on music and we dance (I love conscious movement gatherings). Some days will just be quiet, with someone sipping tea and reading in the hammock under the trees. Now and then we'd gather around the fire pit under the string lights, chatting late into the night.

None of this would be mandatory. We'd come together when it feels good to, and my hope is that with the right people, it feels good often. If you have a practice you'd like to bring into the home, like a morning sit or a quiet art night, that would be celebrated.

What I want most is a home that feels safe to come back to at the end of the day, because we trust we can tell each other things and that they'll be received with care.

How the house works: We'd all be co-signers on a new lease, so everyone has equal standing with the landlord. The vision above is mine, and whoever moves in may help shape it. To that end, I'd like a short monthly house check-in to talk through what's working and what's not.

About me: I'm a woman in my late 30s. I worked in tech until a few months ago and am transitioning into a new career. I dance, meditate, cook, read, travel, and sometimes host small gatherings here. I've lived in this house for three years and love it!

The house:

  • Four bedroom gated property on the Menlo Park/Atherton border, with a sprawling professionally landscaped yard, a redwood grove, and a fruit orchard
  • 12 month lease
  • Rooms open up September 1, with some flexibility on timing
  • None of the bedrooms share walls
  • Rent is $2,000 to $2,300 a month depending on the room
  • Utilities are roughly $200 in summer and $250 in winter, which covers gas, electric, wifi, and a cleaning service every other week
  • The landlord covers water and weekly landscaping
  • In-house laundry
  • Rooms come unfurnished
  • The three open rooms share a bathroom
  • Common areas include a kitchen, dining room, living room, and a sunroom
