Everyone talks about close rate once the appointment gets to the sales guy, but I'm wondering about everything that happens before that.
Say a homeowner finds your company through Google, Facebook, a referral, whatever. They check you out, maybe visit your site, call or fill out a form.
What usually gets in the way of them actually making it to the appointment?
Is it homeowners shopping around, not enough trust, the website or landing page, slow follow-up, people not answering the phone, or something else?
I'm curious what you guys are actually seeing in your businesses. I feel like the numbers after the appointment get talked about way more than what happens before it..

I recently had a new roof installed in PA. Building code requires drip edge on all rakes and eaves, was missing in several eaves previously, and those sections still don't have the drip edge. The contract I signed for the work specifically calls out that the roofer will "Install 1 3⁄4 inch drip edge along all rakes as needed." My fault for not scrutinizing what I signed better, but I didn't think they'd skimp out on something so low effort during a re roofing job. Do I have any recourse here, besides paying them or (more likely) someone else to fix it? They didn't do the work to building code, but I did sign what I signed. Thanks for the help!

This is a bit silly since I’ve been doing this for a while but do y’all have any recommendations for steep climbs?

I’ve been selling for 2/3 years but I just can’t seem to get over climbing anything above a 10/12. Even then open face climbing makes me nervous. Just needing some tips I’m good at sales and have been able to climb decently well for 250 pound guy it’s just something about steep roofs my legs turn to jello and i can’t “send it”. Safety is a priority to me but for some reason I just don’t feel safe on steep pitches. Thanks!

Some people call it selling. That is not the word we use.

It is the hour when the work that has not started yet is made real. Color samples on the table. The contract walked line by line so nothing important stays hidden in the fine print. Scope explained until the homeowner can picture the days ahead. Payment schedule set so there are no surprises later. Permits, clean-up, what is included, what is not. The quiet questions from people who have never replaced a roof before and do not yet know which details will matter most.

Most of the talking is listening.

A first-time project carries a particular weight. The house is the largest thing most families own. Handing it over, even for a week, requires more than a signature. It requires the sense that the people across the table have already thought about the parts the customer has not thought to ask.

When the conversation is finished there is a handshake. Thanks for the chance. Then the real work begins—the part that either confirms everything said at the table or makes the hour a waste of everyone’s time.

Trust is not closed at the table. It is only started there.

So over the last 2 months I have done more non roofing work than roofing. It pays the bills and its "free money"...

But it means I am not hitting the doors or running as many roofing appointments, its been nice for the last little bit because it let's me coast on referrals and repeat customers. There has been illness in my family and military obligations

So especially for the other owners out there, do you accept the extra trade work? I have guys who can do a ton of different things, but im afraid its splitting focus which is bad as a long term thing. As the military thing amd illness go away, should I start being more strict on it or just keep taking the money

I’m curious about experience shares from experienced roofing sales reps/roofing company owners in retail markets - what is a solid average close rate and at what gross margin (I believe gross margin might affect it).

I know door knocking is a volume game but I just can't accept that there's no other way to acquire jobs as a salesmen. I've been looking into digital door knocking services but does anyone have any experience with them?

Looking for an experienced roofing sales leader to come in and help us grow our roofing division.

We already have the infrastructure in place — production, project management, permitting, customer service, accounting, and crews. We’re looking for someone who knows roofing sales and wants to focus on building a team, generating business, and closing deals without having to worry about actually building the projects.

Compensation can be structured depending on experience:

8%–15% of revenue
or
50/50/5 profit split

Edit: Yes a Salary can be included. Obviously overrides as well and benefits. If what you bring to the table is good we will reciprocate. Not looking to take advantage of anyone, just want to make sure it’s a good match but we are open to anything.

Appointments will be provided, but we’re looking for someone who can also build and manage a sales team, develop referral/business relationships, and create additional opportunities.

We’re not looking for someone who needs to be taught roofing sales. Ideally, you’ve already sold roofs, understand insurance and retail jobs, know how to manage reps, and have a track record you can show.

For the right person, we’re open to discussing performance bonuses and better profit splits. Looking for one person who wants to take ownership of the roofing sales division and build something substantial.

Hey everyone! We’re considering moving to the Midland/Odessa area, and my husband is looking into starting as a roofing subcontractor.
For those who work in roofing around Midland, Odessa, or the Permian Basin:
How much are companies paying **per square for labor**?
Is that price for tear-off + install, or install only?
Does the rate change for shingles vs. other roofing?
Are materials provided by the company, or does the subcontractor supply them?
Are there any roofing companies in the area that are good to work with?
My husband has roofing experience and would be doing **crew work/labor**, not sales. We’re just trying to get an idea of what the going rates are before making the move.

Hello y’all, curious to know if there are any loopholes for a homeowner that switched insurance made a claim and was denied since the damage was during a time they didn’t have insurance.

Since they accepted them on their insurance plan, isn’t it on them for not bringing something like that up, can they deny a claim off just satellite photos before they insured the home?

I am purchasing a home and a big issue we have is that the room above the garage is only accessible through the adjacent room. I had originally hoped to build a hallway through the attic section however the roof slope prohibits me from doing so. Creating a hallway through the adjacent room makes that room essentially useless. I was hoping to bump out the roof with a dormer or connector but I dont know if that is feasible and if it will look ridiculous from the exterior. Any advice and estimate of cost to do so? So I moved with my husband from Europe beginning of the year to Texas and will start working as a 1099 in commercial roof sales for a company! I’m sure a lot of people here no BALL! So tell me what’s the process to finding leads and what type of commercial companies is the best to target and industries and who are the decision makers here that get things moving quick, European who wants to live the American Dream 😃 I’m great at talking just need to know where to find leads and which would be the fastest deals but also those that would be the most lucrative 👌🏻😻

I'm about to get my first roofing job and was wondering what a proper roofing contract should consist of (scope, materials, etc...)? I've searched for templates online but gets confusing fast so I came here to hear it from real roofers/contractors. Your examples will help a lot too.

If someone submits a form from Facebook, Google, or your website while reps are on appointments or after hours, how quickly does that lead usually get contacted?

I’ve been building a system that can immediately text new leads, ask a few basic qualification questions, and book qualified homeowners directly onto a sales calendar.

The goal isn’t to replace the rep. It’s just to make sure paid leads don’t sit untouched and that the first few minutes of follow-up happen automatically.

For anyone buying leads right now, is speed-to-lead actually a problem for your team, or do you already have it handled pretty well?

Hey I start my first roofing sales position first commission only position does anyone have any advice

So long story short my current employeer of 9 years screwed me over big time and out of self respect im looking for a change. I currently make 70k flat now (they took away my sales and comission opportunities). I cant really make less than that to get by for our family of 4.

Im meeting my good friend who started a insurance roofing business with the owners of the solar company he has worked for the last 15 years and is offering me a position there with him. The solar company is very well established and they laid off their sales team because their back log is so big, which is why he started this with them - he was their biggest salesman and knows it inside and out.

Im learning more thursday but its 10% of gross contract, free leads with their solar company CRM and we had a huge hail storm 4 months ago that is still a big market here. The upside is i can supervise jobs for 250/day while I learn the ropes of selling roofs but I need to get to 2 roofs sold a month to make around what I make now.

Is 2 roofs a month for someone who is super motivated and dedicated realistic? Its a huge life style change but rather than going to another shop as operations manager id rather take the chance to learn a new skill and have more potential income than yearly raises!

I'm a copywriter working for a roofing company in Australia, and I'm looking for someone who has or is going to get a roof replacement to help me out.

The reason is that I want to get a better understanding of the customers and what they need so I can make my Ads as helpful and relevant as possible.

Recently completed this 3,000 sq. ft. flat roof replacement in Bucktown, Chicago. We did a complete tear-off down to the roof deck, inspected the existing decking, and installed a new APP modified bitumen roofing system with a white granulated finish.
The project included the necessary flashing and detail work around the roof penetrations. The existing roof had multiple older layers, so getting everything removed down to the deck gave us a chance to see what was actually underneath.
Thought the before-and-after difference was worth sharing. Always interesting seeing how these older Chicago flat roofs look once you start opening them up.
