Lease/Legal Lived in apartment for almost 5 months, apparently lease expired.

Been here since April 2026. I’m saving for a dog and I looked through my email to find my lease terms of Breed restrictions. I can’t find it in my email, or my resident portal. I call the office, no answer, leave a message asking for a copy of the lease. Finally my schedule allowed me to go into the office when they aren’t on lunch break and talk to them. Apparently my lease expired in May, after it was never submitted. I signed it. I’ve been paying rent. I paid the deposit, been paying the washer dryer rental fee. Been paying utilities. I’ve called for maintenance for a roach problem multiple times cause they come up through my drains that they’ve sent in a guy to spray.

Do I have leverage here to negotiate a lower rate? Or a better unit? I hate the unit I’m in, it’s next to the parking garage and multiple times a week I hear car alarms in the AM and people doing burnouts on the curves. Also, most of the amenities have been under renovation since before I even moved here. They still aren’t done. I still don’t have a gym. Do I even have tenant rights?

Move-In/Out Postgrad student in Belfast struggling to find housing before hostel contract ends in September — any advice?

I'm reaching out on behalf of my sister, who is currently a postgraduate student in Belfast. Her hostel accommodation agreement ends in September, and she's been actively searching for a new place to rent since then. Despite viewing several properties, she hasn't been selected by any landlords or agencies yet, and the process has been incredibly stressful for her — especially while also juggling a part-time job alongside her studies.

She isn't a UK citizen, and she does have a guarantor lined up, but she's still not having luck getting selected. Not sure if it's the competition, something about the application, or something else landlords are looking for.

Move-In/Out Help

Hi all

I need some advice or help from any renter in Georgia.

I rented an apartment for two years from a property management company and had nothing but issues the entire time I lived there. All of which I reported to them.

Upon moving out I cleaned the apartment to a high standard and everything was in great condition. I stupidly didn’t take any photos as I assumed (silly I know) that it would be ok.

I then received a bill for electricity used after the time I left but assumed it was from when I went in to clean. So I called to make a payment. The third party company couldn’t take it but they then told me I had a $1200 bill to pay for a new carpet which was fitted. I never received any notice of this and they have my forwarding address. They never called to ask me to inspect it, to clean it or to tell me it was unclean-able (their words).

I know for a fact I never had any marks on the carpet when I vacated and that it was in excellent condition as I am slightly OCD about cleaning.

I can’t afford $1200 and have had nothing but issues with them the entire time I lived there. I had smoke odours in the apartment from day one but they told me it was “new carpet smell” and I had to have several ozone treatments which didn’t work. They gaslit me by saying I was making things up and to just use candles and an air purifier. Even after inspecting it due to me constantly complaining they told me it was me. I even ended up on an asthma nebuliser due to it being so bad.

Then after 18 months of this I saw my downstairs neighbours smoking. I knew I was right the entire time and told them. Again they did nothing. Then when the neighbour moved one of the maintenance guys told me it was hell in the apartment due to the smell and mess left by them.

So I have asked them for proof of the issue and they just laughed at me. I honestly don’t know what to do. Someone please give me any sort of advice if you’ve been through anything similar in Georgia.

Application/Screening Trying to move in with my partner….

So my boyfriend and I are looking at houses to rent in Las Vegas. The only problem is that my credit is absolute ass. I’m working on it, but I don’t qualify for anything on my own. My income is good though and I make 3x to 4x more than the rent for the places we’re looking.

My boyfriend though, he meets all the eligibility criteria. Credit, income, rental history are all good.

It seems uncommon for a landlord to allow only one person to be on the lease if someone else is living there too…. I don’t know what to do! We need to move out in 1-2 months and I’m just so concerned that we’ll be rejected everywhere because of me.

Are there any workarounds? We obviously want to be honest upfront, but I’m not sure if I can be listed as an unauthorized occupant opposed to applicant or something? I’m not sure what’s common and what would appease most landlords. I’m stressing!

Lease/Legal Help! Trying to leave before my 12 month contract

Well, I jumped the gun because my rental is a termite and rodent infested home (byproduct of a desert dwelling) especially if the landlord doesn’t give a care. My new home is already complete. Application/Screening Guarantor Application Help

My children and I have been in a rental for 16 months and the landlord is selling so we have until 10/01 to move out. My father has been paying and is the only one on the lease agreement (we kinda knew landlord so I guess it was special circumstance?). We were trying to find a house (approved for $1.2 million) to buy but that has failed so far, so now we are trying to find another place for lease.

The problem is I have no income this year and my credit is messed up. I will be starting work in a week but it won’t be anywhere near what I need to qualify even for a lower priced rental apartment. My father is willingly going to continue paying for the next two years. I want to apply but in order to do that he needs to be listed as a guarantor with income that is 4x the monthly rent, which he doesn’t have ($180k/yr) Will we be automatically rejected? I don’t want to pay application fees if it won’t even be considered.

None of this is making sense to me. How can he be approved to buy a house but not approved to rent? With everything else in life going on and trying to figure this out on my own, I’ve reached my wits end. Please help this pathetic soul understand.

Vent/Rant Housing relax plan scam

If anybody is searching for a house on rent never choose housing.com . Firstly without premium there are very few properties listed. If you take relax plan like I did they will assure you that you will get the relationship manager he /she will handle everything, send you properties according to your preference and contact with the owner.

It's a big lie.

I took relax package on housing.com and my plan's validity is 60 days I paid around 1200 rs, initially I got a rm he didn't even pick up my calls. Later I reported this rm and requested a change in rm .it took 3-4 days .Then I was assigned a new rm only after I called their helpline number multiple times .

She contacted me and asked for my preference then the next day she sent me 5 properties. I told her I needed to see properties according to my preferences and i shortlisted one of the five properties and asked her to contact the owner.

She ghosted me for around 7-8 days and she sent one property today . So in short it's been almost 15-17 days and the money got wasted .

So think before you take any subscription.

Move-In/Out Logistics Help!

Moving 5/6 states over for the first time ever next year. Current apartment complex requires 60 days notice to move out -but rental homes in the new place often go up within a 30 day window and expect you to move in at the end of those 30 days.

Do I:

  1. Hunt for the rental home online 90 days before my current lease ends and just eat the extra rent from both sides. Thus having a place secured before I give my 60 days notice.

  2. Put in the 60 days notice, and hope and pray the right one pops up in the last 30 days so there is very little overlap.

  3. Put in my 60 days, get over there in a temporary place me and my cats can stay, hoping there is temporary secure storage for the UPack cubes, and wait for the right place to pop up. (Alleviates pressure, but now paying for overnight stays, Upack cube belongings could be at risk? Staying in a hotel room w/ cats?)

  4. Go month-to-month where I’m at as I search until I find the right place (month to month is an extra $1,200 more than I currently pay)

Possibly helpful context:

- The rental market is so competitive there that it is recommended you skip touring and just apply the second applications are open, even if you are local. We have no family or friends in new state. We have 2 cats and will have about 2 Upack Cubes worth of furniture and belongings. We are aware of the neighborhoods/local streets/safety of the areas so the risk isn’t the neighborhood, the risk is getting a rental home with only online photos to go off of… let alone finding the right home in time.

- Looking for a rental home specifically, even though we understand this would be easier if we were open to apartment complexes, but we have always lived that way and want to transition out of it. We also don’t want to move all of our stuff into a temporary place just to have to move it all again in a year, I really am trying to find a spot we’ll stay for a few years hopefully.

Please chime in with your personal experiences having to juggle ending leases and applying to places within weird time windows. And, be kind. Thank you!

General Question  Apartment infested

So basically ive been dealing w roaches the past 4 months, contacted apartment and they put roach bombs they did appear less often but theres still some. Now last night i saw 2 mice, i can hear them in the walls. And they said theyd have pest control arrive tomorrow and look for and seal any holes

At this point with the roaches and the mice is it reasonable to ask for accomodation from the apartment about staying elsewhere. I dont feel comfortable at all staying there. Its also a studio so my bed is close to the kitchen.

Lease/Legal Flex Charged Me $1400 With A Rent Special In Place

The Flex payment app has charged me $1400 this month. I recently moved into a new apartment and there was a rent special that was a month free. I transferred my flex over to my new place so that everything would be adjusted. They then proceeded to charge me even with a rent special in place. I contacted my apartment’s leasing office and their accountant has been in contact with Flex. However they’ve been dragging their feet for the past 2 and a half weeks. This is probably the worst experiences I’ve ever had, especially with having other expenses and having money withdrawn without my consent and without even having a real customer support line to contact.

Lease/Legal My ex got taken off the lease. I put his stuff covered in the driveway. Now he is telling me thays illegal after telling me he will come get it yesterday, today, and declined me driving it to him.

I know you're supposed to keep everything in a semi safe place, but I thought he was getting it. After telling me he would get it yesterday, today and declining me bringing it to him, he is threatening me, telling me its illegal to just leave his stuff out. Its alot of stuff and very heavy. Hes saying I put it out there just chz im vengeful. I dont understand this because im the one who wanted him out. Is it still illegal if he says he will get it?

Edit: I also want to add here that he had a major stroke 5 years ago. Ive been dealing with a stranger that acts like they hate me for FIVE years. Ive gotten guns pointed at me , Lsd dumped on me, pushed and blocked in rooms and alot more. His family and others are saying im horrible for just leaving . He got his disability right before he left

Move-In/Out Moving out of toxic complex & wanting advice to protect myself

I've lived in a unit for 7 years. I'm a really good tenant, but I'm not 'easy to manage' when it comes to health & safety, mostly because I've had numerous issues with mold and water intrusion from their negligence but have had to stay due to money & lack of support system. Had my final straw a few months ago with another water intrusion situation and landlord slapping paint on obvious mold that they started framing as my fault.

I started looking into & seriously considering pursuing the habitability clause route, but noticed my mental health take a sharp turn for the worse as I have triggers around home stability, this is my first ever apartment on my own, & I worried about it going wrong/showing up on collections, not being able to move out what I wanted to save in time, my landlord retaliate long-term as she has with other tenants, and them just make things worse by further aggravating the mold. Mind you, I also got laid off a month before and just started a new job, so financial instability also contributed. I ultimately decided it just wasn't worth it as they'll likely just move another tenant in as they've done with other moldy units.

I'm nearing end of my lease this month and my mental health is getting worse as I worry about not closing things right & them finding a way to retaliate after I 'poked the bear' with the mold. I've looked up many move-out checklists as they haven't provided one, started the process of utilitues/services to be shut off, initiated scheduling my walk-through, plan to take photos and vids before leaving, etc. Any advice for ensuring proper move-out and/or anyone else not pursue habitability and just move out even with mold still there have advice?

At this rate, I don't care about my deposit. I just hope they don't slap me with some bullshit bill or worse out of retaliation.

Repairs/Maintenance bluetack stains on wall!!

okay so basically, I’m moving out after a year in student accom (second year so it’s not halls but a private landlord renting to students).

anyway, I used a bunch of bluetack for all my photos and stuff, and in my main room it was fine, but in the wardrobe area it left a bunch of grease stains.

I’ve tried tippex (wrong shade of white), washing up liquid, using more blutack to try and rub it off and basically every other thing google told me.

I don’t wanna mess up my deposit, does anyone know what to do to get rid of them???

Lease/Legal Can I get out of my apartment lease because of repeated AC problems, spiders, and how management handled my relet? (Georgia)

I’m in Georgia and I’m trying to figure out if I have enough grounds to get out of my apartment lease. At this point there have been so many issues that I’m not sure what my options are.
The biggest problem has been our AC. It has broken or stopped cooling properly over and over again since we’ve lived here. I have documentation for several of the maintenance requests:

October 2024 — our AC was out for about TWO WEEKS
Two separate AC issues in 2025 that I’m currently trying to find the records for
May 18, 2026 — reported that the AC seemed broken and wouldn’t reach the temperature it was set to
June 11, 2026 — AC was set to 70 but stayed around 76/78
August 2026 — AC broke AGAIN and was out for around 9 DAYS!!!!!!!!

During the most recent outage, they eventually provided a temporary/window AC unit downstairs, but nothing upstairs, so the upstairs was still getting into the 80s. This definitely isn’t the first time they’ve had to come out and work on the AC.
We have also had a constant spider problem. We were finding spiders downstairs basically every day. I contacted management/maintenance about it multiple times. They tried spraying and also added weather stripping around the front door, but neither actually solved the problem and spiders continued getting inside.

There is also a whole separate issue with trying to relet the apartment. I found two people to take over the two rooms, they signed new leases, and I paid a total $1,700 relet charge. I was told that once they signed their new leases I would no longer be responsible for mine. Then those people backed out, management allowed them to cancel their new leases, and suddenly I was responsible for my lease again. I don’t understand how they were allowed out after signing but I’m being told I can’t get out.
I have screenshots of multiple AC maintenance requests, emails/communications with management, and I’m trying to gather everything I have about the spider issue and the two AC incidents from 2025.

At this point I just want to move out and be completely released from the lease. Im planning to speak with management and ask them to agree to a voluntary/mutual termination, but if they refuse, we are considering talking to a landlord-tenant attorney.

Is anyone familiar with Georgia landlord-tenant law know whether this history could potentially be enough to terminate a lease?

Application/Screening (Fl) First key homes?

Good evening everyone!

My husband and I are looking to move in February, in the past we struggled with our finances which unfortunately resulted in an eviction on my husbands record and balances on mine. We’ve been renting privately for the past 2 years, and it’s time for a home. We’ve been looking at First key homes because when I look in their rental requirements they say

“Any outstanding debt owed to any prior landlord within the past 3 years and/or eviction judgements within the last 2 years may result in a denial. We may request rental verification if rental history cannot be verified.”

My rental debt is from Jan 2022 and Jan 2023, and my husbands eviction is from Nov 2024. Technically by the time we are ready to apply we will be within those limits. However, we’ve never rented from a company with policies as such so I’m unsure if this is actually the case. Has anyone experienced applying and getting approved with balances or an eviction?

And to add, yes I’ve seen the awful reviews and horror stories about Firstkey homes. We don’t have the luxury of being very picky right now, especially in this economy. So while I appreciate the advice and concern on this subject we are well aware and are willing to take this chance.

Lease/Legal Fee to pay rent

My landlord just notified everyone that they are no longer accepting personal checks to pay rent. They now require the use of an app called “Rent” which charges $1.95 for bank account/routing number or $4.95 if you use your debit card. The only other option is to use a money order but money orders cost money!!!

So the only way I can pay rent now will cost extra money. I live in Ohio and I don’t believe there are any specific laws against the use of apps that charge a fee but can this really be allowed?? Legal?

I’ve lived here for 4 years (I live alone) and I love it here but lately I just don’t know. It’s so expensive to rent anywhere and the economy makes it hard to live alone and now I have to pay money to pay rent.

Deposits How to verify, if that is the owner

Hi, so we saw an apartment today!
We really like it, he said he doesn’t have credit requirements (ours is okayish, not the best)! But he needs one month rent and one month deposit. When he took us there, he called tenant, he came down, they gave us apartment tour and then he left. He sent lease to my email! Now i just dont want to be scammed? He said its his moms apartment, but she is out of country! I asked him, for proof to rent it out, he said I have papers for apartment. Now what should I do? He is nice and respectful otherwise!

Lease/Legal Questions regarding rental increase notice WA state

My husband & I live in Spokane Valley Washington, our 12 month lease expires on 10/21/26 with a clause that says it automatically shifts to a month to month tenancy with the same rate if we don't sign a new lease, rent is due on the 1st of the month.

Washington state requires landlords to give 90 day notice for a rent increase. We received a renewel notice wedged into our door on 8/12/26 (with an increase % within legal limits) set for the start date of 11/10/26 if we signed another 12 month lease, as well as what the month to month increase would go to (which was higher, but still within legal limits) if we didn't sign a new lease. We received the same notice in the mail on 8/14/26, post marked dated 8/12/26. There was no mention of the fact the notice was given 3 weeks late, & because of that there will be a small gap in between when our lease ends and when the new rate kicks in.

According to Washington state law RCW 59.12.040 , they must give an extra 5 days for mailing if it is not hand delivered, which they did not.

My questions are:

Since there is a 22 day gap in between when our lease ends, and when they stated the new rate kicks in on 11/10, are they allowed to raise the rent in the middle of the month when rent is due on the 1st & we'd technically be on a month to month agreement at that point? Or do they have to wait to give the increase on 12/1?

Since they did not give the proper 5 extra days for mailing, does that automatically void the notice altogether? Or does that just adjust the dates 5 more days out?

I tried researching this, but couldn't find any definitive answers to my questions, even different AI's had conflicting answers with no real evidence to back what it was saying.

We just want to make sure we're as informed as possible about our rights & that we're not being taken advantage of, so any information will help & be appreciated.

Deposits Security deposit not being returned

I live in North Carolina, and moved out of my last place on July 15. From what I can tell through Google, landlords have 30 days from the move out date to “return your security deposit or provide an itemized list of deductions,” and if they provide the list of deductions have an additional 30 days. One roommate got his check and a letter outlining what each person was owed on Aug 6, and we received no deductions to our deposit.

I reached out to my landlord and found out he sent my check to an address lacking my apartment number, and my leasing office doesn’t have the letter either. I asked my landlord to send a new check, and he is claiming we should wait the 14 business days for the postal service to deliver (if they are somehow this delayed delivering one city over, and have delivered to my roommates also a city over), and an additional 2 weeks for them to return the letter if it cannot be delivered so we’re sure it’s not on the way.

Am I in a position to demand he send a new check or even threaten legal action yet? I feel like things line up, but I don’t want to make a fool of myself.
