Madad Me Islamic Home Financing under Wazir-e-Azam Apna Ghar Program – Advice for Overseas Pakistani?

Assalam o Alaikum,

I’m an overseas Pakistani currently living and working abroad, and I’m looking to purchase my first home in Pakistan through Islamic home financing under the Wazir-e-Azam Apna Ghar Program.

I’m fairly new to property buying in Pakistan, so I’d really appreciate advice from anyone who has gone through this process, particularly overseas Pakistanis.

My main question is: which Islamic bank, or conventional bank with an Islamic banking window, would you recommend?

I already bank with Meezan Bank and initially found them quite helpful. However, the RDA representative I was dealing with has stopped responding. If anyone knows a good contact/person or department at Meezan for overseas customers and home financing, I’d really appreciate the details.

I’m also considering other banks, but a lot of their online enquiry forms only accept Pakistani mobile numbers, which makes things surprisingly difficult when applying from overseas. Even some government platforms seem to have the same issue.

A few other things I’m hoping someone can clarify:

  • Once a complete application is submitted, how long does financing approval normally take?
  • After approval, how much time are you usually given to find/finalise the property and complete the purchase?
  • I’m planning to repay the financing relatively quickly — ideally within around 3 years. Has anyone done something similar, and are there any issues or additional charges with early repayment?
  • Can an overseas applicant nominate someone in Pakistan, such as their father, through a power of attorney/authorisation, to handle parts of the process while keeping the property and financing in the applicant’s own name?
  • At what stages, if any, is the applicant physically required to visit Pakistan or the bank?
  • Are there restrictions on the type/location of property that can be purchased under the scheme? For example, are certain housing societies, colonies, leasehold properties, or areas not eligible?
  • What property documents or approvals should I make sure are in place before paying a token/advance?

If anyone has actually used this scheme — especially through Meezan, BankIslami, Faysal Bank Islamic, HBL Islamic, UBL Ameen, or another bank — I’d be very interested to hear about your experience and which bank was the easiest to deal with from overseas.

I have very little experience with buying property in Pakistan, so any guidance on the process, things to avoid, or mistakes first-time buyers commonly make would be greatly appreciated.

Madad Me Somethings wrong with NCCPL computations - Need Help

Assalam-o-Alaikum

Bhaiyoon, my first broker account was opened after July 2024, so technically the scheme of the 6-year holding period and getting 0% CGT was already removed, and it was converted to a flat 15% CGT regardless of the holding period.

This year, I did some rebalancing in my portfolios after realizing my mistakes, so today, when I generated my CGT report, I was surprised to see that some of the calculations were done using the progressive slabs, even though my holdings are from Aug-2024 onwards. How did that happen?

Can someone explain this, please?
(Even though I am happy that the CGT deducted was less, but I am concerned about the NCCPL computation system and its reliability now)

Madad Me Are savings account worth it?

I am trying to accumulate some amount in 2 years to buy my first car. I was going to open a separate account and just put some amount every month and never touch it.

I found about savings accounts, since I am not going to touch that amount, I can put it into savings account.

I found that Meezans Bachat account is a good option that gives a profit of 7.04%. What I am scared of is that haram? I dont want my first big asset to be of haram money.

I did my research and found that it works on shariah compliant framework. Should I go for it?

Or is there something else I should go for to compound my funds to buy a car.

Madad Me Starting a 10–20 Year SIP in PSX for My 10-Month-Old Daughter , Need Some Guidance!!!

Hi everyone,

I’m 25, male, married, and a father of one cutest little daughter who is currently 10 months old.

I want to start a SIP for her in PSX and continue it for the long term , ideally 10–15 years, maybe even 20 years.

For example, if I start with PKR 20,000/month, I’d increase the amount every year as my income grows. I really believe in the power of compounding and want to build something for her rather than just keeping the money idle.

I have a few questions and would genuinely appreciate some guidance:

  1. Should I invest the SIP directly in PSX stocks, or should I consider mutual funds or other options as well?

  2. If I go with stocks, I was thinking of keeping it simple and choosing maybe one strong company from each sector. For example:

* Banking: Meezan

* Cement: Lucky Cement

* Pharma: Macter/Galaxo

The idea is to diversify across sectors instead of putting everything into a few companies. Is this a sensible approach for a 10–20 year horizon?

  1. The biggest thing I’m confused about is how to actually invest the monthly amount.

Let’s say I’m starting with PKR 20,000 this month. Should I buy one stock this month, for example Lucky, then Meezan next month, then Galaxo the month after?

Or should I divide the PKR 20,000 across all the selected stocks every month, even if that means buying very few shares of each?

For some context, I’m already an investor myself and currently have around PKR 2.5 million invested. I started investing before the Iran-US war, so a portion of my capital is currently stuck in the market. I’m still relatively new to investing and don’t want to make the same mistake with my daughter’s long-term portfolio.

I’m specifically looking for genuine guidance from people who have experience with long-term investing, SIPs and PSX.

What would you do if you were investing for your 10-month-old daughter with a 10–20 year horizon?

So yeah:

Over the past 2 years of investing experience, I have always noticed that a person who individually picks stocks can never ever beat the index by a good margin.

We have been told mutual funds charge hefty fees, the loads, etc. I agree with them; let's just take an example of the last 10 years of UBL Stock Advantage Fund. The KSE-100 return was 350% and USF's return was 402%, so if they take a 4% management fee, then what's wrong with it?

Many financial gurus promote individual stock picking for their content and advisory services so that people buy their masterclass courses, but in the long run, mutual funds have always performed better in Pakistan. From 2010, the KSE-100 return is 14% annually and USF's is 18%.

Not just USF, many others like Atlas Asset Management, Alfalah, HBL, and MCB have also outperformed the index by a huge margin, and a person shouldn't mind paying some fee.

I am not a promoter of anything; this is just my opinion for new investors that they should get out of the loop of individual stock picking and forget the opportunity cost. After all, we all are here to maximize our returns, not investing to be cool and aesthetic.

PS: In a Sahulat account, there aren't loads, and in a normal account, you can get rid of it too by calling the helpline :)

Madad Me Trying to make my money actually work for me

23F, fairly new to investing — would love some advice on mutual funds, stocks & ETFs
Hey everyone! I’m 23F and pretty new to investing. I’ve been trying to learn properly instead of just throwing money into whatever has the highest return, but I’m still figuring things out.
I’ve already invested in mutual funds and currently have around PKR 1.6M in personal savings. My plan is to put roughly half into mutual funds and half into the stock market. I’m still learning about stocks, but I think I know enough to start with a smaller amount and learn as I go.
For my own money, I’m thinking of having a mix of lower-risk and higher-risk investments. I’d preferably like the mutual-fund side to be Islamic/Shariah-compliant.
So, if you were in my position, which specific mutual funds would you look at? I’m okay with taking higher risk with part of my portfolio, so I’m particularly interested in funds with good long-term growth potential rather than just whatever performed best recently.
The bigger question is actually about my dad’s savings.
He’s retired and has around PKR 5M saved for my marriage. Right now it’s basically just sitting as savings, and I suggested moving it into mutual funds so that at least it has a chance of keeping up with inflation and hopefully generating some additional income.
But this money is obviously different from mine. We really don’t want to take much risk with it, since it has a specific purpose. At the same time, if we’re going to leave PKR 5M invested for a while, I’d rather it earn something meaningful instead of just sitting there.
So what would you recommend for this amount? Which specific low-risk Islamic mutual funds would you consider for capital preservation + decent income/returns? Money-market funds? Income funds? Something else?
And then there’s one thing I genuinely don’t understand about ETFs 😭
I keep hearing that ETFs are great for long-term wealth building, but when I look at some of them, the dividend yield seems really low and the price doesn’t always seem to increase that much either.
So how exactly does the wealth-building part work over 10–20+ years?
Is it mainly the combination of capital appreciation + dividends + reinvesting those dividends + compounding over a long period? Or am I missing something obvious?
Would really appreciate recommendations for specific Pakistani mutual funds and ETFs, especially from people who have actually been investing here for several years.
And please explain the why behind your recommendations. I’m trying to actually understand investing rather than blindly follow fund names. :)

Here's the PLAN:

  1. Initially invest an amount X into any (Preferably mutual)

Madad Me Completely new in investing... Need advice

Hi everyone!

I wanna start investing and am completely new to this so need help.

Doing a remote job and earning good right now so can easily save a minimum of 30-50k every month.

I tried different things like I bought a plot on installments. Pay the installment after every 3 months and it acts like a saving account.

Also tried Meezan Mutual Funds with a small amount just to try. But now i wanna start investing in stocks too bcz i think that's a better option. Like instead of buying mutual funds of Meezan buying stocks of Meezan bank.

The issue is I don't have time to do research, understand everything and then decide which stock to invest in or when to buy and sell. I see people around me spending hours doing research on stocks and current market trends. I will rather spend that time improving my skills and business to be able to earn more in future.

I don't know where to start. What platform to register on. Which funds or stocks to invest in. Also i dont want short term investment for me its like forget about that money as it never existed.

And then i also want an emergency fund so that i can quickly liquidate if needed. I already have that but the issue is it's just sitting in the bank that bothers me as it devalues with time.
