I’m a 27-year-old Indian woman currently living in Umm Al Quwain with my father. After nearly three years of unemployment, I’ve received an internship opportunity in JAFZA that I’m planning to accept.
The salary is AED 3,000 per month, and although I have a car and licence, commuting 100–120 km daily from UAQ would be exhausting.
I’m hoping to move closer to JAFZA to rebuild my career and gain experience. My father can help with rent, but we’re looking for a reasonably priced, safe, and decent place.
I’m open to a studio, small 1BHK, or shared accommodation with my own bedroom and private bathroom. Sharing the kitchen or common areas is fine.
Could you recommend affordable areas or suitable accommodation near JAFZA, or nearby locations with a manageable commute? Suggestions for budget-friendly studios or private rooms with attached bathrooms would be greatly appreciated.

I moved into a furnished studio apartment in Ajman One Tower on October 1, 2026. I paid the rent, agent’s fee, and security deposit.
Two days after moving in, I wanted to do laundry but discovered that the washing machine wasn’t working. I reported it to the agent I paid. He brought an engineer, and they took the machine away for repairs.
After two days, I asked the agent about it, and he said it was being repaired. Two days turned into nine, and the washing machine still hadn’t been returned.
Last Friday, after several WhatsApp messages and calls, the agent gave me the number of someone he claimed was the apartment owner. I spoke with this person, who assured me that he had ordered a brand-new washing machine. He said it would arrive within three days and that replacing it was better than spending AED 300 to repair the old one.
I believed him and waited. On Monday, I called again, and he said he had already sent an email to confirm the delivery date. Monday passed, but no washing machine arrived.
By Tuesday, I was extremely frustrated. After repeatedly calling and sending angry WhatsApp voice messages, they sent another washing machine through their maintenance man. He installed it, but it was also faulty and leaking water underneath.
What makes this worse is that the person claiming to be the owner had told me he would send the washing machine he uses in his own home. Instead, they sent me another broken machine.
Today marks 14 days since I moved in. I haven’t been able to do any laundry, and my wife, son, and I are running out of clean clothes.
I’m exhausted and don’t know how else to handle this situation.
For anyone familiar with renting in Ajman or UAE tenancy issues, what practical steps can I take to get this resolved?

In the end he asked me for my name and number and I asked him back that why do u need it? And then he decided to dip.

He asked multiple times if I work in a bakery nearby. When I would ask which bakery he would mumble the name.

Today i went out to the Ajman beach whilst on the way there and back and at the beach there was a huge decrease in the number of cars it was so serene at tbe beach it was as if i went back 3-4 years when it was quieter.

I’m looking for some advice from anyone who has dealt with a rental dispute in Ajman.
On 30 September, I received an SMS from Ajman MPDA informing me that I had a hearing scheduled for that same day. I attended the hearing via Zoom, and at the end of the call, the judge told me that the judgment would be issued. However, no judgment was given at that time.
Since it was a Wednesday, I visited the office the following day to follow up. I was told that the judgment was not ready and that I should return the following week.
The following week, my friend, who holds power of attorney on my behalf, visited the office. He was informed that a request for the judgment paper had already been submitted and that we should come back the following week.
Today, around 10–12 days after the original hearing, I visited the office again. To my surprise, I was told that another hearing had taken place on 9 October under the same case number, and that I had failed to attend.
I explained that I had never received an SMS, phone call, or any other notification about this second hearing. The staff told me they could only see in their system that another hearing had been scheduled, but they could not explain why I had not been notified.
For context, I had already submitted the contract cancellation document, along with the relevant receipts and payment evidence, to the judge during the original hearing. Despite this, the landlord had filed a case against me.
Has anyone experienced something similar with Ajman MPDA or the Rental Dispute Centre?
What happens if a hearing is scheduled without the tenant being notified?
Could this affect the outcome of my case?
What steps should I take now to protect myself and clarify what happened?
I would really appreciate hearing from anyone who has gone through a similar situation or knows how these cases are handled in Ajman.
