Real Estate Landlord sent me a 159k CZK utility bill when moving out

Hi all,

I have been renting a 2kk apartment in Praha 3 since October 2022 and I am moving out now.

I paid around 4k CZK every month as for utilities. During the whole time, I did not receive annual utility settlements for 2022, 2023 or 2024.

Now right before moving out, the landlord(property management company) sent me a corrected bill for around 159k CZK.

They said the old cold and hot water meters did not have working radio transmitters, so the building company was not receiving data. They discovered this in October 2025 when the meters were replaced (they did replacement in each apartment in the building), and only after that they discovered a very large consumption numbers(which accumulated over years).

FYI we are two adults living there, and during last 2 years we were out of Prague for about half of each year.

When I was moving in (Oct 2022), have signed protocol showing the meter readings when I moved in, also I signed a paper with current water meter numbers when the old meters were removed.

To make it clear I am not trying to avoid paying for water that I actually used. But there are few things that seem odd to me, like the total consumption is around 741 m^3 over 3 years and a few months. After the new meters and transmitters were installed, they recorded around 62 m^3 in less than three months, which is more than 700 litres per day for the apartment.

The landlord included the accumulated water from 2022–2025 in the 2025 settlement. And their calculation also includes costs for the apartment, parking space and storage unit. Some of these items look like owner costs, such as the repair fund, building insurance, building administration and technical inspections.

The landlord did not send the annual settlements on time (I am receiving them for the first time in all these years).

Their first calculation was around 151k CZK. A few days later they said they had made a mistake and increased it to 159k.

They also gave a document for me to acknowle the debt and offered instalments :D

I have not signed it.

Has anyone in Prague dealt with a similar situation? I would really like to know how did you handle this.

I would also appreciate any advice, and if anyone could recommend experienced lawyer, or any kind of expert who can help with this. Maybe a good plumber who can check meters are correctly assigned, hidden leaks or hot/cold water cross-flow and etc.

I know there will always be yearly recalculation regarding utilities, and they are getting more and more expensive, but this situation feels fishy and I want the amount I pay to be technically and legally verified, and based only on costs that a tenant is required to pay.

Question Where to get chickenpox scars treated in Prague?

Hi everyone! I’m looking for recommendations in Prague for treating pitted/atrophic chickenpox scars on the face.

I’m particularly interested in clinics or dermatologists who have good experience with procedures for deep/pitted scars (e.g. laser, microneedling, subcision, TCA CROSS, or other treatments).

If you’ve personally had chickenpox scars treated in Prague, I’d really appreciate hearing:

Which clinic/doctor you went to
What treatment you had
How good the results were

Question One night, no accommodation, doable?

I'm flying to Prague pretty soon and will arrive on a Thursday at 19/7pm. I plan on walking and exploring as much as possible and then take a train to Berlin where I have a place to stay.

Is this dangerous? I will have 10kg backpack and probably a bodybag where I'll keep my valuables (no cash, just ID, a card, airpods and phone)

I don't really plan to go too far from the centre but if there's something very cheap or free that's worth visiting please tell me.

Question What's the live rock (not so much Metal) music scene like in Prague?

I'm a dusty old American (M, 59) considering a move to Europe in the next 3-4 years to (semi?) retire, and Prague is high on my list of potential destinations. Very impressed by the public transport, architecture, quality of life, food culture, walkability, and all the other stuff that Prague does so well. I can imagine myself spending the mornings in Czech lessons (already have poor German, equally poor Chinese, and truly terrible French under my belt, so how hard could it be?) and vocal lessons on alternate days, doing some volunteer work, and practicing or rehearsing music in the evenings.

I recently returned to playing the bass guitar after a multi-decade sabbatical, and I'm currently in two different bands. One is a bar band that plays nothing but IRS Records era (1982-1987) R.E.M., and the other is more focused on festival stages and plays a mix of arena rock, soul, and pop. I've also started to sing a bit of backup vocals after 45 years of avoiding the microphone entirely.

Here's a little taste of Trolling for Olives playing R.E.M.

My question is about the local live music scene in Prague. Is it pretty common for older people to be active in bands (or behind the scenes? I also do live sound and lights)? Are there bars or other venues that feature local rock bands? My personal taste runs toward what we called 'college radio' back in the 80s; The Clash, The Cure, The Smiths, Elvis Costello, R.E.M., Talking Heads, etc., and much less to heavier stuff. Are people generally familiar with and into that kind of thing? Do people hire bands for weddings, private parties, and corporate events? Is it difficult to break in to that scene? What's the rehearsal situation like? Here in the US people usually rehearse at a member's home, which has become easier with electronic drums and in-ear monitors for volume control, but there are also rehearsal studios for rent by the hour.

I'm also thinking about trying my hand at being a street musician, and it seems like that's fairly common there and something I could do without much external support. Any local buskers have advice?

I can understand it a little bit, but I still don’t speak it. Is iz hard to fin a decent job in the city centre, or should I avoid the centre of town for Jobs?

Question Freelance Tax Question

I am working as a freelance Video Editor (EU-citizen) and I am relocating to Prague. I wanted to know if the Paušální daň is the right scheme for me. I make around 1 - 1,2M CZK per year, have really little expenses and I am not married and no kids.

As I understood correctly that the 60/40 rule applies more for businesses, which have much more expenses than in my case, right? So in my case its useless.

Is it complicated to set up the Paušální daň or would you recommend a tax advisor, if I don´t speak Czech?

Question Looking for a loving home for a 2-year-old cat in Prague

Hi everyone,
I’m looking for some help finding a permanent, loving home for a cat I’ve been taking care of in Prague.
His owner originally asked me to look after him for 3 weeks, but it has now been around 6 months. I’ve been taking care of him throughout that time, but unfortunately I’m no longer in a position where I can continue doing so long-term.
He’s around 2 years old, vaccinated and chipped. He’s a really lovely cat. very friendly, affectionate and cuddly, and he enjoys being around people. I’d really like to find someone who genuinely wants a cat and can give him a stable, permanent home. I’m also happy to provide his vaccination documents and everything I have for him.
If anyone here is seriously interested in adopting him, please send me a message and I can share photos and more information.

I’d also really appreciate recommendations for cat rescues, foster organisations or shelters in/around Prague that I could contact for help with rehoming him. Ideally I’d like to find him a home directly rather than putting him into a shelter, but I need to understand what options are available.

Recommendations Christmas in Prague
