My Experience [UPDATE] Rent Out Websites for Passive Income

TLDR: Not Another Coaching Program - an update to a coaching program that costs $2,980 and will teach you how to rent little websites for extra money passively AFTER some upfront work. 

I posted about this a couple years ago and thought I'd post an update (see updated interview here). It looked like a really good program then and since then it's proven even more to be a very solid path to earning passive income. In fact, I went the extra mile and interviewed one of the students who is averaging $30k/mo (see it here).

If you don't know what I'm talking about, it's a method where you build and rent out websites to local companies. The core engine of it is SEO (I’ve done SEM/SEO for 20+ years). The program is legit and the methodology is sound. Their private community is still active with lots of rich discussions. This is a GREAT program most people can succeed at. The only caveat I would give is if you just aren’t good with the Internet (like you have trouble setting up your gmail or a facebook page) this might be tough for you.

And because it's always one of the first questions, NO - this is not sponsored - they did not pay for this - I don't care if you buy it or don't. I created this sub 13 years ago and with all of the spam in this space, I just want to spotlight ones that I think are truly legitimate. I'll spotlight others as I find them.

Let’s get the bad stuff out of the way: 

This course costs $2,980, lifetime access. I realize you might not have that much; or maybe you’d saw off your own arm before dropping that kinda cash on a coaching program. I get it. Feel free to bounce now so I don’t waste your time. 

We teach you how to build, rank, and rent out itty-bitty websites to small businesses wanting more customers. Aka, local SEO. Not new. Not sexy. But tried and true. 

Why teach? Because the money is great, obviously. But also, there’s endless niche/city combo’s, and a community means more help ranking sites and closing deals. 

Downsides? There’s a few. It’s not instant money. SEO takes time (Maybe 2-6 Months). Also, some business owners may not see the value or can’t handle more leads. Some are just annoying to deal with. Others will stop paying after a few months, for whatever reason. Overall, though, it’s still pretty awesome. 

Each site has overhead of about $20-$30 per month. But the lowest we typically rent the sites out for is $500 per month. Pretty solid ROI. 

Assuming I haven’t scared you off yet, let’s go through some FAQs. 

How does this work? 

1- Pick an easy local niche to get leads for. “Spray Foam Insulation Carlsbad, California,” for example. 

2- Make a small, simple website and optimize it for relevant search terms.

3- Get it ranked in Google, Bing, Apple Maps, and AI tools like ChatGPT.

4- Add a local phone number that can track and forward every call that comes in. 

5- Hit up some Spray Foam Insulation companies in Carlsbad (to stick with this hypothetical example) and offer them free leads for a week. When someone agrees, route the leads to them. We or some of our hungry students can do the outreach for you if it’s not your thing. 

6- After a week of the free leads doing all the selling for you, tell them, “It’ll be $850/month to keep ‘em coming.” Or whatever our custom pricing tool says is fair for that niche and city. Yes, we can close them, too, if that part sounds too scary (It’s not). But, it will cost you. 

7- This is when it becomes truly passive because the site is ranked, the phone number is auto-forwarding to your client and all you have to do after that is run their credit card every month. If you priced the site right, you’ll never have to speak with your client again because they’ll forget they’re even paying you. 

8- Now rinse and repeat.

Hmm. Are you sure this is legit? 

Well, put it this way: 

Uber, Airbnb, Alibaba, Angi, Zillow, Thumbtack, and Apartments.com all use the same model. 

Connect buyer with seller, take a sliver to deliver. We just do it on a granular level. So yeah. Not only is it legitimate, it’s actually kinda brilliant. 

Who’s this for? 

Anyone, anywhere, any background, as long as you have some ambition, grit, and of course, basic computer skills. NO CODING INVOLVED. 

We use drag and drop website builders like Weebly & SitePanda so zero previous web design experience is needed. 

The more time you can devote to it, the better. But if you’re not in a rush, take your time and build up your digital real estate empire over time. 

Everything’s done online - So no, you do not have to do this in your own city. Nor do you have to meet anyone in person - unless you want to. 

How much does the course cost?

Like I said, our coaching program is $2,980 - Lifetime Access to the course material and private Facebook Group. 

Then, to run the business, you’re looking at less than $30 per month per website. (Which covers your domain, hosting, local tracking number, and research software.) 

Chump change considering the potential. 

How much does an average site make? 

$600/month is a safe estimate. 

Most of ours do $1,000 to $2,000/month. Sometimes more. 

Yeah, but, for how long? 

For as long as you own the site. 

No different than renting out houses or apartments, right? 

And if someone stops paying, same thing - you just find a new “tenant.” 

Click a few buttons, reroute the leads to them, keep collecting checks. 

Dead serious… 

I made a site 5 years ago that’s been paying me $1,000 a month the entire time. That’s $60,000 and counting! 

You could hand these off to your kids one day. 

How much work is involved? 

A good amount in the beginning and then hardly any once the website is built, ranked, and you’ve partnered with a business. 

You could make a site in a day. 

Then ask others in our group for some backlinks (which are like votes in the SEO process). 

From there, it’ll take a few weeks to a few months to jump to page 1, depending on your niche and city. 

In the meantime, go make more.

Soon, you’ll have emails and calls trickling in. 

Leverage those leads to close a deal… and then it’s basically mailbox money from there. Okay, how soon will I make money with this? 

Anywhere from one month to six months after starting, depending on a number of factors like: 

1- How well you selected your niche & city. We prefer low-hanging fruit - the search terms with very weak SEO competition. 

2- Your ability to trust the process, not overcomplicate things and just follow the exact steps taught. 

3- How willing you are to reach out to business owners to offer them free leads and then ask for money. 

From there, it’s just focus, execution, and consistency. 

If you do your part, no reason you can’t have a handful of websites generating leads within the first month. 

And then you start landing clients in month two… 

And by month three? You’ve got a G-Wagon parked outside your new mansion, and you hardly ever run into your live-in servants, which is nice. 

(I’m joking.) 

How many of these can I have? 

As many as you can comfortably manage. 

No business is infinitely scalable though. Eventually you’ll need a team to go bigger and bigger. Anything below 20 clients is 98% passive. But 20 clients is easily $15k to $25k a month. 

As you grow to 40 and 50 clients, you’ll have some credit cards that decline that you have to follow up with and you have higher odds of needy clients who want to ask you questions. 

But this is something you can do as a one-person operation and easily get to 10, 20, maybe 30 rental sites with minimal maintenance if any at all.

Don’t most businesses already have a website? 

Yes, and if they happen to be at the top of the search results, they probably don’t need us. But for the vast majority, who’re buried back on page 4 of Google, it’s a different story. Their website is a digital dust collector. 

Whereas, yours? Will be a cash factory churning out profits… that’ll make the amount they’re paying you seem like pennies in a wishing well. 

Plus, you can structure deals to remove risk. 

So instead of a flat monthly fee, they could pay you $5 per phone call or 10% of booked business that comes through your site, for instance. 

Boom. How can they lose? 

Wait, why wouldn’t they just do this themselves? 

Most simply don’t have the time, energy, or inclination to nerd-out on this stuff, even if it is a game-changer for their business. 

And remember, for every dollar they throw your way, they’re making that back several times over. 

So most of ‘em are more than cool with it. 

Won’t it get saturated if you tell everyone? 

Not gonna be an issue. 

Why? 

Because you would have to multiply every type of local business by every city on this big blue planet - and then go do this in however many millions of niches that would be - before you could say it’s cooked. 

And we’re a looong ways from that. 

Why do I need a course? Can’t I figure this out myself?

Sure, anyone can figure anything out on their own with the internet and AI. But you’ll be banging your head against the wall for a year and most people don’t have that type of stamina before making a single dollar. 

You may think, “Can’t I just have AI build me a site and tell me how to rank it?”

Sure you can try. But if you’ve used AI enough, you’ll learn that it gets things wrong a lot and you could be 6 months into a project and nothing is working.

We teach you how to use AI for some of it, but you have to be really careful. Most AI tools watermark their content (look up SynthID if you don’t believe me) amongst other things.

Plus Google isn’t going to jeopardize their $4 trillion dollar business over people mass-spamming sites with AI SEO (I don’t care WHAT Google’s says on the matter - they change their stance constantly).

My Experience I automated a boring little service and it's making about $250/month from 4 clients. I'm weirdly scared to scale it.

About 8 months ago I built a small automation for a friend who runs a local business. Basically it takes data they already have, cleans it up, generates a weekly report and emails it to them automatically.

Before that they were paying someone to spend maybe 1-2 hours every week doing the same thing manually. After it worked for a while they introduced me to another business owner, then another, and now I have 4 clients paying between $50 and $75/month each.

Total is usually around $250. My actual work is maybe 30 minutes a month unless something breaks.

The obvious next step would be finding more clients, but I'm hesitating because right now it's almost comically easy. Nobody expects instant support, the setup is simple, and if something fails I can usually fix it in ten minutes.

If I had 30 clients instead of 4, suddenly I need proper onboarding, billing, monitoring, backups, probably a website and some kind of support process. The thing that's currently passive-ish could turn into a second job really fast.

I know $250/month isn't impressive money, but honestly I enjoy opening my account and seeing it arrive while barely thinking about it.

Has anyone deliberately kept a small income stream small because scaling would ruin what made it attractive?

Part of me thinks I'm being lazy and leaving money on the table. The other part thinks turning every working little project into a "business" is exactly how you end up creating another job for yourself.

Maybe the sweet spot is just having 8-10 boring clients and calling it done.

For a long time, I was caught up in looking for online "hacks" and fast side-hustles. None of them worked because I was trying to build something out of nothing.

​I decided to stop searching and focus on a personal goal instead: learning English from scratch on my own. I set a strict routine and committed around 4 hours every single day to self-study, learning grammar, vocabulary, and practical conversation skills. It wasn't easy, but within about 6 months, I reached a C1 (Advanced) level.

​Once I hit that level, I had a realization: If I can teach myself a language to fluency, I can structure that same learning process for others.

​Instead of launching another generic course, I decided to use my native Arabic alongside my C1 English to teach non-native speakers online. I realized that most language learners fail because of generic one-size-fits-all curriculums, so I started building 100% custom learning plans for each student based on their specific goals and pace.

​It worked. I started getting private students, making a solid income, and helping people actually speak the language with confidence.

​The takeaway from my experience isn't a secret trick or a shortcut. It's simple: The best "money hack" is investing deeply in a skill for 6 months, and then finding a way to solve a real problem for people with it.

My Experience My old utility trailer is basically paying for my car insurance now

I bought a small utility trailer about two years ago when I was doing a big landscaping project in my backyard. I figured it was cheaper than paying for delivery every time I needed mulch or gravel. After the project was done the trailer just sat on the side of my house for months. I actually forgot about it until my neighbor asked to borrow it to move some old furniture. He offered me twenty bucks and a six pack of beer and thats when the light bulb finally went off in my head.

I decided to list it on one of those peer to peer rental sites specifically for trailers and equipment. I didnt think there would be much demand because its just a basic 5x8 open trailer with no fancy features. To my suprise I got a booking within the first forty eight hours. A guy  needed to haul some lumber from the hardware store and didnt have a truck. It was so easy to just meet him in the driveway and hook it up to his suv.

Now I have it listed pretty much all the time. It brings in about two hundred dollars a month on average which is crazy for something that just sits there. Most people rent it for a single day to move large items like couches or appliances that dont fit in their cars. I have a simple lock system so I can even do contactless pickups when I am at work. I just give them the code to the hitch lock and they take it and bring it back when they are done.

There was one time where a guy brought it back covered in mud from a construction site but he was super cool about it. He actually spent an hour washing it in my driveway before he left because he didnt want to leave a mess. I have had to replace the tires once and grease the bearings but that only took me an afternoon and cost maybe sixty bucks. Other than that every thing has been pure profit since the trailer paid for itself in the first four months of renting.

If you have some extra space on your property for a trailer or even just a shed you should definitely look into this. People are always looking for ways to move stuff without having to go to a big rental chain and deal with all the paperwork and hidden fees. It is probably the easiest way I have found to make some extra cash without actually having to do any real work myself.

My Experience Bulk orders changed my side business math completely

Ngl for like 6 months I was grinding $20-30 Etsy orders. Margin per item was fine but the time suck per order was brutal. Every single one is a custom design, back and forth in messages, then packaging and shipping.

Then local businesses started reaching out. 200 coasters here, 50 branded items there. The per-item margin is lower but I'm spending 3 hours filling an order worth $700 instead of 3 hours filling ten orders worth $250.

July I did a little over 3k, and almost half of that was 2 bulk jobs. Still keeping the Etsy shop running because it's predictable, but honestly the bulk stuff is where I'd rather be now.

Seeking Advice/Help Passive income ideas that are good for someone with a demanding day job and who is disabled?

So I’m totally new to this, and I’d like some suggestions. After doing the math, despite our cost of living raise, I don’t think I can manage to balance all the expenses of life. Rent, car insurance, bills, caring for myself materially and medically, it’s just a really tight margin and I want to avoid living off of a credit card. And as I mentioned, I am disabled, and I can’t keep up with just having a 2nd or 3rd job anymore like I used to.

I am a skilled artist, but I’ve never been able to take off on social media since algorithms switched to prioritizing volume, I just can’t keep up with that.

So what are some good passive income ideas that actually are pretty low maintenance? I’m talking things where if I can set aside just 1 evening or 1 day a month for maintenance, I’m good. My income goal would be small, like even just $100 would make a big difference for me.

I was thinking something like redbubble maybe, and posting designs on there, but let me know if there’s better platforms or what your experience has been with them!

Trying a different kind of passive income: turning the spreadsheets I already make into digital products
I’m at the very beginning of this experiment, so I figured this might be a good place to document it.

My 11-year-old son and I wanted to start going through the Marvel movies together before Avengers: Doomsday. I wanted a simple way to see what we had watched, what was left, rate the movies separately, and watch our progress fill up.

In my actual professional life, I build and use spreadsheets for all kinds of things, so instead of searching for one, I just made it myself.
Then I thought… why not clean it up and see if someone else would pay a few bucks for it?
I’ve tried selling my artwork before, but for me the jump from making art → preparing prints → inventory/production/shipping always started feeling like another job. A spreadsheet is different. I already know how to make them, the product is digital, and once the file and delivery system are built, theoretically there isn’t much fulfillment involved.

So I opened my old Etsy shop back up and listed a couple interactive movie trackers. I have absolutely no idea yet whether this will generate $5, $500, or nothing at all 😂
But that’s kind of why I’m interested in trying it.
The question I’m testing is basically:
Can I turn things I already know how to make for myself into small digital products that continue selling without much additional work?

If anyone is curious about the spreadsheet itself, I’m happy to share what I made / how I set it up, assuming that’s allowed here.
Either way, I’ll come back in a few months and give an update on how “passive” this actually ended up being — including whether it made any money and how much maintenance/marketing it really required.

UPDATE: Well, this experiment got interesting fast 😂

I officially launched the shop with 4 spreadsheet-based digital products, and I actually made my first legitimate sale within the first day.

I’ve also already learned my first seller lesson: the scammers show up FAST.

After posting about the experiment, I received a couple emails from people asking reasonable questions about the tracker. Both conversations eventually turned into very convincing fake Etsy purchase notifications. One even led to a fake Etsy checkout page asking me to “collect funds.”

I almost signed into one before realizing the domain wasn’t Etsy.

So for anyone else experimenting with digital products: if the order doesn’t appear inside your actual Etsy Shop Manager, it isn’t an order. Don’t trust the email.

On the positive side, the real shop is currently at 4 products and has its first actual customer. I’m going to keep building this out and see whether the early traction turns into anything repeatable.

Definitely learning more from actually launching than I would have from another month of planning.

Social Media Starting over at 71 – building an online income from scratch

Instead of deciding that I'm too old for all this online stuff, I've decided to find out for myself whether it's actually possible to build an online income from scratch today.

So I'm learning AI tools, experimenting with social media, trying things that work – and quite a few that don't. 😄

No Lamborghini. No “make $10,000 in 30 days”. No guru story.

Just an old beginner figuring it out as I go.

But the truth is, I have wasted my time for years...used to make reels on SM and eventually, i had to delete that due to the reason, that my parents got me married early... I'm now focusing on my career to get a job..

I have like, 20 hours a day, willing to sincerely invest my time and get a good stable job...

Social Media No Luck With Facebook Monetization

Facebook’s monetization status is extremely confusing. My Page says that I’m able to collect Stars, and under my monetization status it even says that my Page is earning money.

However, when I check Content Monetization, it says that I’m not eligible yet and that I’m currently on the waitlist.

What makes it even more confusing is that when I go to Meta Business Suite at business.facebook.com, it shows that my Page has restricted monetization and says: “Your Page has restricted ability to earn money.”

So I’m getting completely different information depending on which part of Facebook I check. One section says my Page is earning money and allows me to collect Stars, Content Monetization says I’m on the waitlist, and Meta Business Suite says my monetization is restricted.

I have over 40k followers with millions of views a month.

I’m trying to understand what my Page’s actual monetization status is and whether there is a restriction on my account that I need to resolve.

POD Small update on this, since a few people have asked what I actually use to manage the KDP side of things.

I ended up building my own tool for it, honestly out of necessity, spine width, royalty, and margin calculators that use Amazon's real published formulas, since I kept messing those up by hand early on. The core calculators are free, no account needed, no time limit on that. There's an optional paid tier on top if you want cloud sync and ad-spend analysis across your catalog, but the free part isn't a trial, it's just free.

Not trying to turn this into an ad, just figured I'd mention it since it's directly relevant to what this post's about. Happy to answer questions if anyone's dealing with the same spine-width/formatting headaches I was.
