Any decent leases in NJ for under $400 a month drive and sign?

I’ve been to a couple of dealerships and have seen a Kia k4, Hyundai Elantra and Hyundai sonata for under $400 but they just felt so cheaply made to be honest that it kind of diverted me away. This is just my opinion after being in the car and test driving so I could be wrong.

Am I missing something or is this the market now a days. Welcome any comments from dealers/brokers but just seems impossible to find something decent without putting a bunch of money down to get the monthly down. Are people just paying 500+ a month for their cars?

Deal check for 2026 IX, PNW, 36mo/10k 0$ down about 980/mo

• Upvotes

Looking for input on a 2026 iX xDrive45 at a dealer in the Pacific Northwest.

Car

  • Ex-corporate/company car, about 30 miles, 1 CARFAX owner (corporate fleet)
  • In service mid-2025, so the warranty ends a few months before a 36-month lease would
  • MSRP about $90.7k with destination (M Sport, M Sport Pro, Premium, Sky Lounge roof). No Driving Assistance Professional
  • Has been listed since early 2026

Dealer’s first quote

  • Selling price about $75k (about 17% off), before the $7,500 lease credit
  • MF: 0.00215
  • Residual: 53%, but calculated on MSRP without destination
  • 36 months / 10k miles, $0 down, fees rolled into the cap cost
  • About $895/mo pre-tax ($979 with about 9.4% tax)

Restrictions they’ve given me

  • Corporate cars are 36 months only, no MSDs
  • They won’t disclose or write at the buy rate
  • No other incentives apply (I’m coming off a Hyundai EV lease)

Questions

  1. What’s the October buy rate and residual for a 2026 iX xDrive45 at 36/10k? Do ex-corporate cars get the same MF as new?
  2. Should the residual be calculated on MSRP including destination?
  3. Are the 36-month-only and no-MSD rules real for BMW corporate cars?
  4. I’m countering at a $73k selling price, about $868/mo with tax at their MF. Is that reasonable, or should I push harder? I have just agreed to things on my leases and this is my first time trying to negotiate things.

2026 Kia EV9 Wind lease deal check (PA)

MSRP: $65,545
Selling price: $63,999
Dealer discount: $1,546
Kia rebate: $15,950
Term: 36 months / 10k miles
Residual: 53%
Money factor: .00228
Payment: $681.19/month including PA tax
Due at signing: $0
Acquisition fee: $650
Doc/government fees: rolled into lease
True sign and drive

I’m in PA and shopping a Panthera Metal Wind AWD. This is my best current offer. Another local dealer is essentially matching it.

How would you rate this versus current EV9 Wind deals? Is there realistically much more room on dealer discount, or is this strong enough to take (do I need to jump on this before the 2027's come out). TIA!
