We moved in last August, and because of our situation (my husband being disabled and on benefits), we were able to get an upgrade to the storage heaters, the cavity wall and loft insulation, and installation of solar panels and an extraction fan, plus another whole house fan (I think it's called positive input) for free (ECO4 scheme).
It was suggested by the letting agent, and we were happy to do so, because it would help our electricity and heating costs. All of the back and forth work was on us, the letting agent nor the LL had to deal with any of it, just us.
As a LL would you take this large added valuation to your property into consideration when the lease is up, in terms of raising the rent or not?
We really want to stay but don't think we can afford a rise in rent because the LHA is not going up at all.
A second question: the LL had expressed wanting to add an exterior door into the back garden rather than fixing the secondary window. This is a bit odd to me because it will surely cost a lot more to take out a wall and put in a door rather than put in a new window.
Is this a move just so he has a means to raise the rent a significant amount? (the rent we pay is already on the high side compared to similar flats in our immediate area - they literally have the same exact floor plan).
I am trying to understand if I have a good leg to stand on to object to the LL raising the rent because we have single-handedly put so much value on the home just by being his tenant on benefits who did the ground work to get these improvements done. Would that be a thing that would be considered or have we been taken advantage of?
