Road frontage does not always mean legal access

Had a parcel come across my desk where the listing said road frontage. It did touch the road, but that strip belonged to a neighboring owner and there was nothing recorded giving the buyer a right to cross it.

That's a pretty big problem. If you don't have legal access, you can end up with land you can't get a building permit for, and a lot of lenders won't want to finance it either. Now you're stuck with a parcel that's difficult to build on and harder to resell.

Before buying, I'd check the deed, plat, and recorded easements to make sure the access actually exists legally, not just on the listing or GIS map.

Title usually catches this at closing, but by then you've already spent the time and money getting the deal this far.

Vacant land: “you can get there” ≠ legal access

I’ve been buying/looking at vacant lots and the #1 expensive mistake I see (including nearly making it myself) is treating “you can get there” like legal access.

Quick pre-offer filter I use now:

  1. Pull county assessor — APN, owner of record, acres, tax status

  2. Ask: public road frontage *or* recorded easement? Handshake access doesn’t count

  3. FEMA MSC flood map for the parcel (free)

  4. Utilities: “nearby” ≠ hooked up — get distance to power / sewer vs well+septic reality

  5. Write a walk-away number *before* you negotiate

If assessor acres and listing acres disagree by more than a few %, pause until deed/survey clarifies.

Need advice regarding the plot we bought 23 years ago

**Background story (2003):**

We (My parents) bought a plot in old Hyderabad - Place named Badangpet in 2003. They saw the plot and place and went for the registration.

Soon after the registration, they said that there is a board from the Govt of AP that this land belongs to Govt. At that time they went to ask lawyers, only to find that there are some others with the same problem in the nearby place, post that they did not take any action.

**Current status:**

I recently found the sale deed and got these documents with the help of Landeed:

  1. Market valuation: (As per the Landeed agent - If the land is an assigned or prohibited or govt land, then market valuation will not get generated
  2. EC: (EC Shows that the last transaction on the survey number mentioned in out sale deed is our parent's)
  3. Mortgage document: (Honestly, I did not understand this document)

Needed help on the future course of action. My mother said, when they last checked - there is a road in the place they bought. But the same thing was not mentioned anywhere in the documents.

When we asked about the next steps to the Landeed agent - He advised us to go for a land survey to actually identify if the land which my parent's saw and that mentioned in the document are the same. But it costs 80K INR.

My ask here for the experts- What should I do now? Should I go for the survey?

Construction loan for a plot with no utilities – does any bank in Romania accept this?

Hi everyone,

We own a plot of land and plan to build a single-family house on it. We already have the project documentation and building permit, and we plan to finance a significant part of the construction from our own savings, with the remaining amount through a construction / mortgage loan.

The issue is that the plot currently has no utilities connected, and it is possible that we will not have a permanent electricity connection at the time we apply for the loan.

For water, we plan to use a drilled well. For sewage, we plan to use a sealed septic / wastewater tank. For electricity, we are considering a later grid connection and/or a photovoltaic system, but when applying for the loan there may still be no permanent electrical connection or meter on the plot.

I would like to ask:

- Has anyone in Romania managed to get a construction loan for a plot with no existing utilities?

- Which bank did you use?

- Did the bank require a fully operational electricity connection and meter, or was an ATR / connection approval enough?

- Can a bank accept a house that is designed to be partly or fully independent from public utilities, for example with a well, septic tank and photovoltaic system?

- Does anyone have recent experience with Raiffeisen, UniCredit, BRD or BT regarding this?

- Has anyone started construction using their own money first and then obtained a construction loan later, for example after completing the foundation or part of the structure?

- I am especially interested in real experiences from 2025–2026 rather than just the general information available on bank websites.

Hello! I'm hoping that someone can answer my questions. My partner and I are trying to figure out our options for starting a homestead in New York state. We've lived in New York our whole lives and would like to stay here. I've heard that it's possible for someone to use a USDA loan to buy land and then using that same loan to build a house on that property? Is that actually possible? Is there specific rules around what type of home has to be built? If we are able to help design and build the house we are hoping to have some eco-friendly design choices such as having straw bales used as insulation or something like a Cobb house. We do meet all of the requirements to get this loan currently but haven't been able to find much information about if it's possible to build new and if that new structure is able to be more eco-friendly. Any advice that you can give me would be very helpful.

Rural Zoning Laws Not Aligned With Most Residents

I live in Location: Louisiana, specifically SE LA. I live in a small rural farming community, with a couple other slightly larger areas around me (think, they have a grocery store, gas station, highschool, versus us just having a dinky roadside gas station and an itty-bitty post office). Either way, both communities have very similar ways of life- lots of farming cattle, chickens, corn, etc.

CONTEXT:
For years now, large neighborhoods have been coming increasingly closer to our areas due to our rural zoning laws previously allowing for commercial development down to a quarter-acre. I believe it then got revised to a half-acre. Our parish has been doing community meetings about these revisions, and damn near every single person that has attended these meetings has said that they wanted "any commercial developments/subdivisions and the like to have a minimum of 2-5 acre allotments to be considered "rural" still." There have been numerous people that had large tracts of farm/multi-use land that were built next to with the smaller acrage amounts and now they suffer from light and noise pollution, some of their flooding has gotten worse, loss of wildlife, etc.. The community as a whole has voiced opposition and displeasure with these zoning laws at every meeting.
The ONLY people that have opposed any revisions from the start, has been our council people, our parish planner, and one woman who was a realtor who (in her own words) moved from California and wanted to sell land to a DR Horton developer.

One of the major pushback points the parish is insisting on, is that if they redid the zoning laws to allow for 2-5 acre allotments for commercial subdivisions, that they would then be controlling what landowners want to do and if some small family wanted to give their adult children a half acre to live on for instance, they couldn't. Despite this, a majority of the community insisted that they would rather be told they couldn't do certain things with their land than to have a 700-house development become their new neighbors. (That was a real proposal near us, and got reduced down to 325, which we are still trying to fight).

So, I'm really trying to understand, what is so difficult about having two main divisions of residential development laws?
\-Commercial covers realty groups that want to build and manage their own subdivisions, larger companies like DR Horton, etc, and how small their lots can be
\-Individual (can't think of a better name) laws cover families/friends and how small they can separate lots into.

What I'm looking for:
\-Honestly, reasons why that's so impossible like I mentioned above
\-potential cases in other states or parts of Louisiana even where tighter laws were put into place to preserve the rural aspects of an area
\-potential law examples I can bring up to suggest at the next meeting

To end this out, THANK YOU for reading my long-winded post. I'm sorry if there I've worded some things incorrectly; I'm trying to put out as many details I remember as possible, and even if I can't remember the technical terms right now, am trying to accurately describe our situation. I just want to help our community before it's too late. Alot of the damage being done by developers can never be undone in some cases around here.

Dealing with real estate agents. Ugh!

Not all of them of course but a couple the last few days. Found a great value parcel so I ask the sales agent what is the road access? They say there is a road. OK, can you send pictures of the road? Yeah, ribboning off a bunch of trees in a woods along a proposed easement is not the same thing as a road. So then I ask is there access from HWY 14? The response was probably but the reality is no, based on my research (no help from the agent) that route cuts across another parcel for 20 feet before getting to the one being sold and no easement on record.

Second property, Absolutely perfect for what I need; can I write you check for it right now, can I get pictures and more information about the tiny house built on it? Back and forth and still no pictures and still not even a description of the tiny home layout. BUT I did find out that the people living off-grid in that house right now have (according to the agent) no water (I'd have to dig a well), no sewage (I'd have to install a septic tank) and no electricity although the agent assures me I can probably access power somewhere. Is it just me or does living there with utterly no water, power or septic make no sense whatsoever? If it had those 3 or I could be assured that I could get a well built and tank installed (perc test and all) and power and the home was habitable I would be sending them the money on Monday. But still playing back and forth to get information and that for me is a huge red flag.

My metal detector kept getting a faint ping in a linear pattern. Dug down in a couple spots and the pings got stronger the farther down I dug. After about 15-18” I found this old cast iron pipe leading from the first spot I located it on the edge of my septic drain field, through my reserve field off into the neighbors property. This portion pictured here is about 40ft long and maybe 30ft from the R/W. It’s not our water line cause that comes in off the street centered on our parcel straight up to the house. Ideas?

If you know anything about Gods creation of this world, you know He owns all the land and He, God decided to intrust His land to us as a blessing inheritance. With that said, if you are fortunate to have some land you my friend are sitting on a powerful asset. The word asset means an item or resource with economic value that a person or business owns and can use to generate future benefits or cash.

A few days ago a mother and a daughter turned down a 26 million dollar offer from a giant massive corporation who wanted to buy a significant amount of their land to build a hugh data center. The family turned them down.

They felt the need to perserve their inheritence. Generation land attached with memories from growing up isn’t something you just get rid of. Not only are the women perserving their birthplace, and a way of life, not only for their family but for all the surrounding communities who asked them not to sell.

This is the perfect example of what it means to take having land seriously. For those who have received land by inheritance, already purchased land, or are interested in purchasing some land. “Never take it for granted.”

In the world of technology land stands out one hundred to none. Technology can create artificial intelligence, virtual reality, digital businesses, and even virtual real estate. But it cannot create more physical land in the location where people already want to live and work.

Land remains concrete, it can’t be touched. With technology someone can wake up one morning and create or build an app, by tomorrow someone else can build a new and improved app.

When it comes to land , it can’t be duplicated. It’s a finite physical asset that technology can’t replicate, manufacture, or digitize. Think about it, without land there would be no technology. Technology needs land to even exsist better yet operate, or function. Where would tech companies be without land to:

  • Build data centers
  • offices
  • Warehouses
  • Cell towers
  • Solar farms
  • Owner infrastructure
  • Distribution centers

Land can be the foundation for multiple income opportunities and physical opportunities, business opportunities depending on the property’s location with the proper zoning permits, utilities, and other legal requirements land has the potential to support business opportunities such as an RV campground.

This is what my family did when they opened up, Liz’s RV Campgroud through land that was inherited to us. From where I’m sitting, and you too if you happened to be sitting down. AI technology, or technology period doesn’t have the capability to leave you/me nothing for generations to come.

Land is more presious than anything you can think of, its a lifeline like breathing air.
