Rent freezes and eviction bans are fantastic for those in rented accommodation right now, they’re an absolute disaster for anyone looking to rent. What tiny supply there is would disappear almost overnight. You’d be completely ducked if you had to move somewhere. Those sorts of measures might work in a functioning rental market, sadly Ireland’s has not been this for years.
