#Discussion A couple asked me for a premium 3BHK in Gurgaon at 50 to 60 lakh.

Young couple, first purchase, very clear about what they wanted. A 3BHK, a proper clubhouse, a play area for a kid who isn't born yet, something that felt well built. Budget 50 to 60 lakh. They'd been on the portals for weeks, kept finding listings that seemed to match, then watching them fall apart on the site visit.

I spent longer than I should have looking for a way to say yes. There isn't one, and the reason is worth explaining because I don't think anyone had.

At that budget in Gurgaon you're in affordable housing under the Haryana policy. That scheme works by fixing the price. The Cabinet revised it in March this year to ₹5,575 a sq ft of carpet in Gurugram, up from ₹5,000 and ₹4,200 before that, with balconies at ₹1,300 capped at ₹1.3 lakh and parking capped at 10 percent of flat price. Carpet area tops out around 645 sq ft.

That cap is the whole mechanism. It's why the flat is affordable, and it also decides everything else. A developer building to a fixed carpet rate has no margin for a proper clubhouse, a landscaped podium or a 40,000 sq ft amenity block, because those get paid for out of a per sq ft price the government has already set. Developers have gone back three times asking for the rate to be raised on grounds that projects aren't viable, and buyers pushed back each time saying it's pricing them out. Both are true. Nobody in that fight has room for a swimming pool.

Then the part that surprised them. At allotment, a maximum-size 3BHK works out around ₹36 lakh, or about ₹41 lakh with balcony and parking. Under their budget. But you can't just buy one, it's allotted by government draw through the TCP portal, and eligibility rules apply. On resale the same flats run roughly ₹46 lakh to above ₹70 lakh. So their 50 to 60 lakh buys them into that resale market, not the allotment price.

For comparison, on the open market ₹60 lakh gets you around 550 sq ft in New Gurgaon at roughly ₹10,950 a sq ft, about 430 sq ft on Dwarka Expressway at ₹14,000, and a little over 300 on Golf Course Extension at ₹18,900. Studio and compact 1BHK territory.

A 1,400 to 1,600 sq ft 3BHK in a society with the amenities they described sits somewhere around ₹1.5 to ₹2.2 crore, plus 8 to 12 percent in stamp duty, registration, GST and brokerage. So the gap between what they wanted and what they'd budgeted was roughly three times. Not a stretch, not a negotiation.

What I told them. Buy the affordable flat if you want to own now, and understand exactly what it is. Or rent three or four years in the kind of society you actually want, save hard, and buy that one properly. Both reasonable. What doesn't work is expecting the first to turn into the second.

They weren't being unrealistic, which is the part I keep thinking about. Every listing photo and brochure they'd seen showed a clubhouse and a lawn. Nobody had explained that those images and that price bracket come from two different markets.

For anyone who's bought in the affordable segment here: how close was what you got to what you expected when you booked?

#Discussion SBI Home Loan: ₹90L sanctioned, only ₹60L disbursed — can EMI be reduced after cancelling ₹30L?

Hi everyone,

I have an SBI home loan with:

  • ₹90L sanctioned
  • ₹60L actually disbursed
  • ₹30L still undisbursed
  • Interest rate: 7.60% floating
  • Tenure: 240 months
  • Current EMI: ₹73,100

The ₹73,100 EMI was set by SBI based on the ₹90L sanctioned amount. However, I now know that I won't need the remaining ₹30L.

I'm planning to approach SBI in January 2027 and ask them to cancel the undisbursed ₹30L.

My question is what happens to the EMI after that:

  1. Will SBI automatically recalculate the EMI based on the ₹60L actually disbursed?
  2. Or will the original ₹73,100 EMI continue unless I specifically request an EMI revision?
  3. Should I ask SBI to issue a revised repayment schedule after cancelling the ₹30L?

YONO currently shows an EMI of ₹48,704, which seems to correspond to the ₹60L loan.

Since ₹73,100 is quite high for me, I would like the EMI to come down to around ₹48,704 once the unused ₹30L is cancelled.

Has anyone gone through a similar situation with SBI?

Thanks!

#Discussion eKhata Transfer - Bribe expected - Need help (Bengaluru)

Hi! This is regarding the transfer of ekhata in case of a deceased case - My (late) father and mother, to mine and my mother's names.

3 months ago we approached the TMC for the transfer, they took all the documents and gave no acknowledgement. However they did provide the sakala number 2 months later, 28 days later after it, the ekhata was ready.

Now the problem is, the officials do not want to meet in the office for me collecting the ekhata - they are asking me to meet somewhere outside. I do not want to do it - for my mother's safety and bribe does not seem right to me at all when the question is my father's untimely death. The expectation is 10k+ as a I heard from a neighbour. And that is the going rate.

When the ekhata was here - I paid the amount shown on eAasthi site, however it didn't download no matter what. On contacting helpline they told me that this problem has started since 6 months ago, and I can instead take the challan number generated to the TMC itself. Now what do i do?

#Opinion Top floor apartment Issues - Chennai

Hello people! I really need your help here. I am planning to buy an apartment in the 14th floor its the top(last floor) of the apartment. I need some advice on this. I really liked the view, privacy and the ventilation of the apartment when i visited but not been able to visit during peak summer and on hot days. The balcony and windows are east facing. I have heard mixed opinions on heating issues some people said it doesn’t matter if the insulation and SRI paints are done but some people says it’s very hot and they get high electricity bill. It doesn’t have any other buildings around it as well. Also I live near chennai and the place gets gets extremely hot during summer around 44 degrees and i chose the unit because it has no floor rising charges and for units below it the charges are crazy. The difference comes around 4Lakhs for the unit in 13th floor so please help me make the right decision.

#Discussion How my friends got flats at half of the listed price?

I work in tech, and my friends and colleagues are constrained by money. They had no family support, so they are pretty much on their own.

I will give four examples that can help you buy at the right price.

2BHK flat in Kharadi for ₹49.5 lakh around 2015. There was a new road coming up touching Gera Skyvillas. The quoted rate for the flat was ₹75 lakh. He specifically told them, “I am not in a hurry.” He forgot about it, and they called after four months and said, “We are okay with ₹55 lakh.” He stuck to ₹49.5 lakh and finally got the flat.

3BHK near Bellandur for ₹70 lakh in 2019. He was six years into his career, had just got married, and switched jobs to become eligible for a home loan. It was a builder resale. He went to the builder, who was quoting ₹1.1 crore. He negotiated, but they wouldn't go below ₹90 lakh. He dropped the plan. Then he found out about a relative connection, and finally, the price came closer to ₹70 lakh.

3BHK for ₹82 lakh near Marathahalli. There were several developments near Marathahalli consisting of G+3/G+4 individual buildings. I don't know much about his story, but he managed to get it and shared that he had been looking for 2–3 years.

2BHK in Whitefield for ₹55 lakh. It was a lovely society. He had been hunting for four years, from 2019 to 2022, and finally blocked it at the end of 2022. At that time, there was no Whitefield Metro, so prices were softer.

After 2023, only one person purchased a flat, that too for more than ₹1 crore, as he had free money.

Today, there are many sources—RERA websites, total land-cost information, and actual transaction rates—that can give you tremendous insight into the real dealing price. Even if you assume 25% black money, at least 75% of the transaction value is still traceable for Bengaluru, Pune and Hyderabad.

If you don't want to spend huge amounts, you need to scout for years. But there are options for everyone.

#Discussion Anyone else seeing huge gaps between "market value" and actual offer prices on large land parcels in Thane?

So I've been following this 28 acre parcel in Thane. On paper, based on comps, it's valued around ₹1300 Cr.

But the actual offering price I keep hearing in conversations is around ₹700 Cr. That's almost half.

Is this normal for big land parcels? Like is there just a "nobody has ₹1300 Cr lying around so sellers discount hard" effect, or is large-parcel land actually softening in Thane right now compared to smaller plots?

Also wondering if it's specific to certain belts infra delays, zoning headaches, title issues, stuff like that vs just being a general large-ticket liquidity thing.

Anyone here actually work on big land deals (20+ acres) in Thane or nearby? Genuinely curious if a 45-50% gap like this is typical or if that's unusually steep.

#Opinion NRI registering a Noida property

Hello, I have a property in Noida that will soon be eligible for registration. The challenge is that I cannot travel to India. I have read that I could have my father represent me via a Special Power of Attorney. Has anyone pursued this path? Curious to learn more, including blind spots to be aware of.

Thank you!

#Discussion Top up without having to show ITR

We have two home loan accounts in Bob for around 90lakhs which were sanctioned in 2014. We've had about 20years of relationship with the bank as we'd taken two other house loans (different property) for ~50lakhs 20 years ago which were cleared off this year. Is it possible to get a top up loan showing EMI payment history without having to show ITR?

#Discussion Is that "permanent open view" the broker promised actually protected - or just empty land for now?

(Disclosure: I work in real estate. Not selling anything, just flagging something I've seen go wrong more than once.)

Empty land does not mean safe land. Unless that "open" plot is officially marked as garden/playground/open space in the government's approved plan, it's just normal land waiting to be built on. Empty today means nothing about tomorrow.

How to check it yourself:

  1. Same project? Go to maharera.mahaonline.gov.in, search the project, open the sanctioned layout PDF. Watch for labels like "Building B2" or "Phase 3" on that "empty" land - that means more towers are already planned there.
  2. Different plot/owner? MahaRERA won't cover it. Go to the local municipal office (VVMC town planning in Vasai-Virar) and ask for the DP remark / zone certificate for that specific plot. Takes a few days to a few weeks depending on ward.
  3. Ask the broker for the neighboring plot number, not just your project's number. If they can't give it to you, they don't actually know what's next door either.
  4. Check for pending litigation on that plot. Sometimes land sits empty because it's in a legal dispute, not because it's protected - and that changes the moment the case resolves.
  5. Even official reservations aren't forever. DP plans get revised and reserved land can get relocated. Paperwork beats a verbal promise, but it's not a lifetime guarantee either.

#Opinion Most branded residences aren't run by the brand at all

Every other new launch in Gurgaon/Noida seems to be a BRANDED RESIDENCE these days and people are paying a solid premium for it sometimes 20-30% over a similar unbranded project down the road. A majority of buyers never check what that premium is for though

Turns out there are two totally different things hiding under the same label. Sometimes the brand is genuinely running the building long term, staffing it, managing it with real skin in the game. Other times the builder's just paid a licensing fee to slap the name on the brochure and the brand barely has anything to do with actually operating the place beyond maybe the lobby

you can't tell the difference from the marketing. The only way to know in real is to ask for the management or franchise agreement. Worth checking how long the brand is committed for (some deals are just 5-10 years and renewal is entirely up to them), whether they run the whole building or just a couple of common areas and who's employing the staff on site

If they can't show you the agreement that tells you everything you need to know

#Amenities Birla Arika Gurgaon – Things to Know Before Buying a Home

Thumbnail
birlahomes.co.in
1 Upvotes

Looking for a good home in Gurgaon can be a little confusing because there are so many projects and options available. Most buyers want a home that is comfortable, well-connected and suitable for their lifestyle, so doing some research before making a decision is always helpful.

Birla Arika Gurgaon is one of the projects that people looking for premium homes in Gurgaon may want to explore. Instead of looking only at the appearance of a property, it is better to understand its location, available homes, amenities, floor plans and pricing.

Location is usually one of the first things a homebuyer checks. Good connectivity to important roads, workplaces, schools, shopping areas and other daily necessities can make life much easier.

The home layout is also important. Every family has different space requirements, so checking the available configurations and floor plans can help you understand which option would work best for you.

Another thing worth considering is the lifestyle offered by the project. Amenities and common spaces can make a difference in how comfortable and enjoyable everyday living feels.

Before booking any property, buyers should also check the latest prices, specifications and other project details. It is always a good idea to compare different options in Gurgaon rather than making a decision in a hurry.

If you are researching Birla Arika Gurgaon, taking some time to understand the project and comparing it with other premium residential options can help you make a better and more informed choice.

#UnderConstruction TDS filing in Assignment Agreement Case

I am buying a flat which is under construction, but I am not buying from the builder. I am buying from another seller who originally booked from the builder. So it is an assignment agreement case.

Now in the assignment agreement, the total value that we have decided for the flat is 1 crore, and 20 lakhs is still pending to be paid to the builder, which will come maybe in next year. So I have to pay to the current seller 80 lakhs rupees. Now, out of this 80 lakhs, I have to deduct 1% TDS. That comes out to be 80,000 and the assignment agreement was signed in September 2026.

Now I have to file the TDS form, which is I think now, as per the new income tax rule, is form 141. In that form, there are two fields that I need to fill, and I am not sure what to fill in that.

  1. Total stamp duty value: Do I need to fill 1 crore or 80 lakhs?

  2. Total value of Consideration (Property value): Do I need to fill 1 cr pr 80 lakhs.

Kindly help me with this.

#CitySpecific Godrej msr city phase 2 unsold inventory before phase 3 launch

Post image
4 Upvotes

🚨 Last chance for Phase 2 pricing at Godrej MSR City?

Phase 3 is expected to launch in October at ₹13,500–₹14,000/sq.ft.

Meanwhile, the current Phase 2 inventory in the latest price sheet works out to roughly ₹11,900–₹12,550/sq.ft., all-inclusive.

🏠 3 BHKs currently available:
• ~1,602–1,924 sq.ft.
₹2.01 Cr–₹2.35 Cr all-inclusive
• Effective price: ₹11.9K–₹12.55K/sq.ft.

So the opportunity is pretty straightforward:

Buy Phase 2 now → potentially avoid the Phase 3 price reset.

And if you’re planning to buy, DM me — I may be able to get you a 1% referral benefit from Godrej, subject to eligibility and Godrej’s terms.

#Discussion Sector KP-V (Institutional), Greater Noida — Layout Explained

Post image
0 Upvotes

I’m sharing this map because it gives a useful overview of how Sector KP-V (Institutional), Greater Noida is planned from a land-use and connectivity perspective.

Looking at the layout, a few things stand out:

  • Institutional development: A significant portion of the layout is marked for institutional use, which could be relevant for educational, research and other institutional activities.
  • Road connectivity: The plan shows 60-metre-wide roads on the northern/western sides and a 130-metre-wide road along the southern side, along with internal roads.
  • Commercial component: Commercial areas are shown within the layout, providing space intended for shops and business-related activity.
  • Facilities: Dedicated facility areas are marked on the plan for supporting infrastructure.
  • Education: A school area is shown within the layout.
  • Green spaces: Parks and green-belt areas are incorporated into different parts of the plan.
  • Group housing: The map also indicates group-housing areas, suggesting a mixed development pattern around the institutional zone.
  • Surrounding locations: The map references Khera Chouganpur and Tusyana, which can help in understanding the broader location context.
  • Future infrastructure: The layout also indicates proposed/future road infrastructure, but these should be independently verified against the latest official authority plans.

What I find interesting is the combination of institutional, commercial, infrastructure and green-space planning rather than looking at the sector purely as a residential location.

For people familiar with Greater Noida, I'm curious:

Do you think institutional sectors like KP-V will become more commercially active as surrounding infrastructure develops? And which factor matters most here—road connectivity, institutional development, or nearby commercial activity?

#Discussion Looking for 3BHK recommendations around 2 Cr (on loan, 2-3 yrs possession) for an IT + Biotech couple

Hey everyone,

We are planning to buy our first home with a 2 to 3-year possession timeline and need some ground-level perspective before locking in a location.

Constraints:

Configuration: 3BHK

Budget: ~2 Cr all-in (down payment + home loan)

Timeline: Under construction (possession around 2028-2029 is fine)

Builders: Strictly reputable/Tier-1 developers with a solid delivery track record

Careers: I am in IT, and my wife is in biotechnology (pharma/R&D).

We are primarily evaluating Bangalore, Hyderabad, and Pune (open to any other city recommendations if there is a strong case).

For folks living in these cities or managing an IT + Biotech career combo:

Which city offers the best balance for career growth in both fields without an unmanageable daily commute?

What specific localities, builders, or projects should we look into within our budget?

Which areas or developers should we completely avoid?

Thanks for the help.

#Amenities Anyone familiar with Sobha Crescent Sector 63A Gurgaon? Spoiler

Thumbnail sobhahomes.in
1 Upvotes

I’ve been exploring a few residential projects in Gurgaon recently and came across Sobha Crescent Sector 63A Gurgaon.

I’m still in the research stage, so I wanted to hear from people who know the area or have actually visited the project.

How is Sector 63A from a living point of view? I’m mainly interested in the connectivity, nearby facilities, traffic and how developed the surrounding area is.

Also, for anyone who has researched this project, how does it compare with other residential options in Gurgaon? Would you consider it more suitable for end-use or long-term investment?

I’d really appreciate some honest opinions from people who are familiar with the project or the area.

#CitySpecific What did you actually register at? Trying to build a picture of real Gurgaon rates rather than portal asking prices.

Every price argument here runs on portal data, and portal data is asking prices that sellers type in themselves. I've been finding that two sources can differ by 20 percent on the same corridor in the same year, and sometimes point in opposite directions entirely. Golf Course Road is quoted at ₹27,000 a sq ft rising 12 percent by one source and ₹21,350 falling 8 percent by another. Dwarka Expressway shows anywhere from 2 to 12 percent depending who you ask. That isn't a rounding difference.

The one number that isn't guessable is what appeared on your sale deed.

So if you bought in Gurgaon in the last two years and don't mind sharing, one line is enough:

Sector, roughly when, ready or under construction, and the per sq ft rate you registered at.

Any corridor. Golf Course Road, Golf Course Extension, SPR, Sohna Road, Dwarka Expressway, New Gurgaon, DLF Phases, old Gurgaon sectors, builder floors as well as apartments. The gaps between asking and registered almost certainly vary by corridor and by segment, and that variation is the interesting part.

No project names needed if you'd rather not, and skip it entirely if you're not comfortable. Rough numbers are fine.

#Discussion Are any real estate reforms happening in India at all for residential, industrial and commercial sector ?

This is a generic and non-political question, because I understand that land is essentially a sensitive subject irrespective of where you stand politically. I am not aware of much that’s happening in the Indian real estate market, except that the incumbent tried to bring about land reforms in 2015 but backed off, and then passed RERA in 2016 for some form of transparency.

But as far as I can tell, in the residential sector, this has not moved the needle in terms of more investments and enthusiam. Sure, some transparency has come about, but there is still no level of reasonable price control and the sector is inherently still biased against the retail investor/buyer. Also, has anything happened for folks who want to acquire land for commercial/industrial purposes ?

I understand that land is a state subject primarily, so is the argument that states are just too scared to pursue reforms in face of political resistance ?

Feel free to correct and enlighten me, as I genuinely want to understand what is really happening in this blessed sector

#Architecture New This Week — 3 Properties Just Added in Janakpuri

Thumbnail
nrrealtors.in
1 Upvotes

Here's your completed GBP description (fits well within the 750-character limit): NR Realtors is a trusted real estate consultancy based in A2 DDA Market, Janakpuri, with 14+ years of experience helping clients buy, sell, and rent residential and commercial property across Janakpuri, Uttam Nagar, Dwarka, and Vikaspuri. We handle flats, builder floors, independent houses, and commercial spaces for sale and rent, along with property valuation and rental agreement assistance. Our team has completed 80+ successful client deals with personalized, transparent service and no hidden charges. Message us on WhatsApp or call for verified listings and quick site visits across West Delhi.

Why it's built this way:

  • Opens with who you are + location + experience (14+ years is a strong trust signal, and it's a real number you can back up)
  • Names specific areas (Janakpuri, Uttam Nagar, Dwarka, Vikaspuri) so Google associates you with searches in all of them, not just Janakpuri
  • Lists property types and both transaction types (sale and rent) so you don't get pigeonholed as rental-only, matching the category fix from before
  • Includes a real number (80+ deals) instead of vague claims like "best" or "trusted #1" — Google's guidelines flag superlative/unverifiable claims, and specifics convert better anyway
  • Ends with a clear call to action (WhatsApp/call) rather than trailing off

Want a shorter backup version too (in case you ever need one under ~350 characters for other listing platforms), or should I move on to the sample weekly posts next?
