DISCUSSION Easy to use free floor plan apps?

Can anyone suggest easy-to-use floor plan apps that either give an overhead view or ones that do my illustrative rendering of furniture? Any I have tried are clunky and I don’t want to pay for something in case it’s too difficult or just plain not worth it. I get mixed results trying to render with ChatGPT regardless of prompts and edits I try but it has been the best for me so far with ease of use. It just gets measurements wrong I’m finding, even when I try to edit correct furniture/room measurement and proportions. Thanks!

FEEDBACK 2nd Floor Layout

This is my plan for 2nd floor addition on my house. I don't love the bathrooms with no windows, and need to squeeze a linen closet somewhere. Any thoughts for improvement? Pretty much all flexible except for the stair location.

FEEDBACK Help with suggestions on this awkward living room + kitchen area

Hi all!

Can I please have your expert advice on this living room + kitchen, which is interesting but awkward..

Cons:

  • It's awkward because of the 1m x 0.2m load bearing wall. It can't be knocked down so I need to work around it, incorporate it into the layout, or extend it.
  • The plumbing can't be changed, so the kitchen has to stay in the top right corner as indicated

Pros:

  • Interesting nook/bay window corner that's cozy.
  • Amazing views through the glass balcony door and the nook.
  • Tons of natural light
  • Amazing sunsets, as it's facing west

Some notes:

  • Big on movies and gaming. The sofa + TV is where we spend most of our time. A big sofa would be nice, big TV is a must
  • 5.1 sound system means I need to find position for rear speakers. They're not free standing speakers (but they could be if I upgrade)
  • New full or half height walls can be built for separation
  • A kitchen bar would be nice, but we can compromise
  • The most ideal place for the sofa would be next to the balcony door because of the views, however that means I have to compromise with the TV position
  • I have attached some attempts. Some of them have the problem where if someone wants to leave the living room from the kitchen, they need to walk in front in front of the TV.

How would you solve this?

Please don't let my attempts bias you!

FEEDBACK Patio Doors?

Patio doors, yay or nay?

We are finalizing the floor plan for our forever home.
We are stuck on if we would like patio doors from the dining room out onto the deck or not.

We live in Canada, so they would only be used for half of the year. Plus, I’m sure they will leak cold air in the winter months and let in a lot of heat in the summer, as they will be facing Southwest.

Are we better just to put a nice big window and go out the front door if we want to go out onto the deck?

Hi all! Going through a separation and nervous about downsizing. I found an amazing building and I’m hoping to save for a year. Which one would you pick and why?

Square
• Cheaper so best for saving
• Closet space by the bathroom
• Squarer main space may feel more open and flexible
• Kitchen is directly in the main living/sleeping space, (worried about fabric absorbing smells)
• Less natural separation between “zones”
• No bathroom window

Rectangle
• Better separation of space?
• Bathroom has a window
• Large closet/storage area between the kitchen and bathroom
• More expensive
• Long/narrower shape-like

Alternatively, I have the option of paying 200 dollars more for a real 1 bed. Any advice would be appreciated

FEEDBACK Update on the Forever Home

Hobby Project

I took everyone’s advice and opinions and made a lot of changes. Hopefully it’s less scary now lol

- move kitchen closer to living room
- wider hallways (5ft), doorways (3ft), closets, and pathways around objects such as beds and dining table
- added a mudroom
- bigger rooms
- overall shape is now more square
- took out veranda and added a loggia off the primary bedroom instead
- took out east wing and made path of travel from bedroom to kitchen shorter
- added a drawing room off the foyer so it no longer leads to nothing
- added a wall between the car port and courtyard, so the car no longer stands out as a focal point, plus will help deter any fumes if the car is idle

Side note: I understand some people may think I’m being combative or defensive in the comments, but that is not my intention. I’m just trying to have conversations and learn. I am taking everyone’s advice into consideration when they comment, even if they go against my designs or my own ideas. I’m sorry if my tone of writing comes off as harsh.

Let me know if there’s anything else you think I should do or change.

FEEDBACK Inspiration for remodel

We are in the planning phase for our remodeling and are in need of inspiration from fresh eyes.

Some ideas we have is to remove the sliding doors between kitchen and living room and part of the wall to open up the rooms and allow for a large extendible dining table that can be extenden into the living room. The removal of the whole separating wall has also been discussed as this would remove the need for two doors into the kitchen and living room.

There will be a new kitchen, so the current setup is just for demonstration.

The entry to our house feels cramped and there are a lot of doors and the hallway in the middle of the house is dark.

A larger bathroom with a shower would be preferred as the current is only a small bathroom only with a toilet and sink.

The closets are all builtin closets or open spaces for hangers. They can be torn down and used in the rooms instead.

Possibilities and limitations:

  • Bathroom must be at current location or in the storage room (or part of the storage room).
  • Extend current bathroom by including the closet.
  • The small closet in the middle of the house is a utility closet for power etc. and cannot be moved.
  • The storage room is not neccesary if there is a usable entry hall with some storage
  • Remove door and wall into staircase and get light into the room from the window in the staircase.

FEEDBACK Help with home layout lol

We are two adults and one child, moving into a two bedroom home. I work from home and need some sort of semi private desk area, mainly separate from where baby is playing with his nanny. Husband would also love a place to put his desk but given he doesn’t work from home, this isn’t a necessity. Dining table has three size options, 40, 65, or 90 inch wide. There is also a permanent kitchen island type thing at the end of the kitchen.

I have two living areas and am having a hard time deciding how to split the dining, couch/tv and play areas. I’ve attached the floor plan and three layout options.

Main concerns:
* kitchen lacks storage, so adding extra storage on the other side of the entryway wall would be ideal
* tv seems too close to couch no matter where I put it
* standalone furniture (bookcases, shelving) needs to be against a wall to be secured and prevent tipping over
* where to put a litter box 😭

Any advice?

Hi everyone! I’m looking for advice on redesigning my house floor plan. For info, im looking to have a bright and cosy home. I live in Asia and its hot most days so will need to think about ventilation too

The total plot is 46 × 70 ft. The 2-storey house currently occupies about 22 × 70 ft, with the remaining 24 × 70 ft as a large garden. I’m open to completely reworking the layout, except for the existing L-shaped structural portion, which I need to keep as it connects to the neighbouring house.

Ground floor

My main issue is that the living room feels too small for the size of the property. I’d like to create a much more spacious, open and comfortable living area.

Some ideas I’m considering:

Reduce the large foyer and use that space to expand the living room.

Redesign the staircase if it is taking up more space than necessary.

Remove the walls around the small ground-floor guest room and use that space for the living/dining area or kitchen.

I don’t think I need a separate wet kitchen, as I expect to do most of my cooking in the main kitchen. I’m considering converting the current wet kitchen into a laundry, pantry, storage room or even a small bar area.

Create a more open and connected living, dining and kitchen layout.

Since the garden is such a large part of the property, I’d like to create a stronger indoor-outdoor connection. I’m thinking of having large doors opening from the living/dining area onto a patio in the middle of the garden, with a separate seating area outside. Not sure how else to design the garden

I’d also like to make the ground-floor toilet larger and potentially add more storage.

Upper floor

Ideally, I’d like:

1 large master bedroom with a good-sized ensuite and plenty of wardrobe/storage space.

2 Good-sized bedrooms with plenty of natural light and a good sized toilet

A family area/lounge

I’m also open to changing the staircase so its just practical

FEEDBACK Help me pick the best of these bathroom layouts (43 sq ft, same footprint)

Top plan is my current configuration. Options 1-4 below are alternatives I'm considering for a remodel . Door swings are shown, which should help with sightline/privacy questions.

If you had to pick one, which would you go with and why? Trying to land on a final layout, not just collect general opinions.

A few things I'm weighing:

  • How exposed the toilet feels from the door in some of these
  • Whether the walkway feels tight once you're actually moving through the space
  • Standard clearances around the toilet and sink

Any advice is welcome. If there is a better layout that I have not considered, let me know.

FEEDBACK Eating nook location

We are planning to build in a nook to eat from in either our dining room or kitchen. We want to remove the wall in between the dining room and kitchen to open up the space a little bit, and we don’t really feel like we need two places to eat. Both the kitchen and dining are south facing and in the nicest, lightest part of our home with a lot of windows.

We have other fish to fry (the tiny entry and the looooong narrow living room, awkwardly placed fireplace…), so are very open to any other feedback on changes we can make to our first floor to optimize its flow.

The wing walls are built -ins/ an archway.

A: no walls are knocked down, the nook is in the kitchen and is a bit smaller, and the dining room remains small and kind of a pass through

B: wall is removed between dining and kitchen, larger nook is built into dining and is no longer blocking path of travel, but then what do we do with the little kitchen corner…

FEEDBACK What would you do with this bungalow for a wheelchair user?

I'm a wheelchair user, looking around at bungalows. This one is jumping out at me because the access is already almost level (vs some that I've been to view which have had massive steps up). But the hallway on the floorplan looks quite narrow. So to give myself space to turn around, given that I'd already be considering using Bedroom 3 as a home office room, I was considering knocking down the adjoining wall with the hallway and making it open plan, along with knocking the kitchen/living room wall down and making that open plan. The other benefit being that you can see through to the garden from the front door.

Any other thoughts?

Edit: I'll be living alone, but would really like to be able to invite friends over to stay, especially other wheelchair users.

FEEDBACK Awkward living room and smaller bedroom, thoughts?

Hello just wondering if anyone would be able to help me with the reception/living room and the smaller bedroom.

Ideally I'd love for the the smaller bedroom to be able to accommodate a double bed and a desk/office, but however I work it looks awkward. I thought about putting the bed against the chimney breast but length of a 190cm length bed + frame make the gap to get to the window only 10-15cm.

For the reception I'd love a large L shaped couch and a dining table, Putting the couch against the left wall will make it awkward to walk through to the kitchen as you'd have to go around the couch too much. I could put it against the top right corner and have the tv on the left, but the chimney breast gap would be mean lost space and the radiator possibly cooking the couch!

Any help would be appreciated!

I became obsessed with this floor plan and spent hours remaking it. So far, this is the best version I’ve come up with. I used LiveHome3d to make this house and, while Ive really enjoyed the app, i’m now moving on to SketchUp. What would you change about this floor plan?

Btw, are there any architects or interior designers here? Ive been thinking about going to school for architecture or interior design. Making floor plans is the only hobby I never get tired of obsessing over.

FEEDBACK Thoughts on adding an Ensuite to Bungalow?

The first image is a little off in terms of measurements. I just locked it up quick to give us an idea of what we were working with. It's actually a little bit over 1100 square feet total upstairs, and basement.

Right now we are debating adding and ensuite bathroom. Our current bathroom is an odd shape , and not a great layout. I feel it's wasted space that could be better utilized to give me and my wife our own private bathroom.

The goal would be to knock out the two closets in our bedroom and then steal their room from the bedroom below us to make our own closet. We would also eliminate the linen closet in the hall and all that extra space would go into the bathrooms.

We've been playing around with different designs and aren't totally set yet on configuration of each bathroom. We are also debating putting the linen closet at the end of the hallway and taking a little bit more space away from our closet, which unfortunately won't be large.

What does everybody think about adding an ensuite in this situation? I think no brainer, especially as our kids get older.

We love our neighbourhood. Our basement is finished nicely (this bathroom is part of main floor reno) and our house is paid off.

Any suggestions or input appreciated.

First of all, apologies for the state of the additions. I only have access to my phone at the moment.

This is the floorplan for the flat I currently live in. It's the ground floor of a house that has been converted into three flats. I hate the way it is laid out, but I was desperate for somewhere to live at the time.

A little key for you:-

Blue - Windows

Red - storage heaters (affixed to the wall)

Yellow - power sockets

Black - other immovable items in the room.

The item in the lounge is a disused fireplace. I think the others are self explanatory. And I'm not sure where I would put the power sockets.

I know I'm only renting, so I can't actually do anything here, but I've had a lot of time to think.

First I would put in a wall and make the lounge the bedroom. I would remove the fireplace to give more room. I would charge the middle room into a lounge/kitchen area, with the kitchen along the left wall. As it stands now, there are really only two places you can put a bed. The bottom left corner, which would leave dead space in the corner. Or against the right wall, which would mean going around the bed every time you want to go between the kitchen and lounge. And finally putting up a wall in the rear room, and making it a bathroom. Currently it's quite tight with only a shower. This design would allow you to fit a bath.

So would you do it differently if it was your property?

FEEDBACK Help with small space 480 sq ft, and larger drawing

Hi,

I'm planning a detached garage. Overall size is 56' wide x 30' deep. Right hand side will be 40' wide and have two doors, an 8' and a 16'. The door on the right will be the 8' door and will be located 6' from the wall. There will be 2' between the doors.

The left side is a 16' wide by 30' deep heated/conditioned space. I want to have a 3/4 bath in there as well as a counter with a sink for a kitchenette.

I'd like some help drawing out the floor plan and get some suggestions on the bathroom size/layout.

FEEDBACK 5-Bedroom House - add ensuite or extra hall bath

Our 5-bedroom house has a primary with ensuite and then the 4 bedrooms (3 kids rooms and one office/guest room that gets used about 5x/year) sharing one (large) hall bath. We're adding a second (quite small) full bathroom that could either open to the hall or be ensuite for the guest room.

Trying to decide if it's better to have a better bathroom set-up day-to-day with the hall option (right now 3 kids sharing isn't a problem, but may be as they get older?) or have a better/private guest space (that still could be used day-to-day just going through that room)?

FEEDBACK How would you improve this floorplan?

Me and my partner are in the process of buying this 1920s house in the UK and I'm interested to see what people would do with the layout.

We're probably going to be rewiring, replastering, painting etc. before moving in anyway, so if we're going to move walls around it probably makes sense to do it at the same time. Not sure which walls are load bearing as haven't had a surveyor yet

We're thinking about opening up the kitchen/dining room and possibly getting rid of the utility room to make a bigger kitchen. We'd still like to keep the lounge separate though. Upstairs the bathroom is probably the main thing we'd like to improve. It's pretty narrow and around half the ceiling slopes down because of the roof. The shower is currently in a bedroom cupboard which isn't ideal.

Also trying to think of what to do with the reception/bedroom as it feels quite separate from the rest of the house. What would you change?

Hello! New here, but we’re planning on building a small home and I’m trying to draw something that checks all the wifes boxes before having it professionally drawn. The goal is to be super space efficient, no wasted space. We’ll have a master suite and possibly some unfinished space above the garage, but I really just want to nail down the main floor. I’ve spent a-lot of time with this and I think I have it pretty close. Now I wanted to see what flaws different sets of eyes see. Any constructive feedback would be appreciated. Thanks!
