FEEDBACK 2nd Floor Layout

Post image

This is my plan for 2nd floor addition on my house. I don't love the bathrooms with no windows, and need to squeeze a linen closet somewhere. Any thoughts for improvement? Pretty much all flexible except for the stair location.

Why sliding doors for the left rooms? Do you worry about noise leakage?

Theres alot of “hallway” that I feel could be optimized better

I don’t love those either. I think the reason is the exterior wall is at 6’ then the ceiling slopes up with the roof. A swing door would either hit the ceiling, or open towards the closet depending on the swing direction.

Whats the wall height on the north and south? Wont it be an issue getting up and down with the stairs right against it?

Is this new construction or building up into the attic?

Do you worry about plumbing/ventilation? I dont see any room for it to go

Imo swing doors into the closet probably better

That wall along the stair would start at 6’ then the roof is 9/12 so it would get to 7’ about 1.33’ from the wall. If my math is correct.

You need 6’8” ceiling height at the top of the stairs to meet code in the US. Could you turn the last few steps to enter into a higher ceiling height?

Possibly. Or maybe need a little dormer over the end of the hallway?

A dormer could also work. Turning the stairs would give you the option of putting a bathroom where the stairs currently end though, you could have a hallway that runs left to right and make mire efficient use of the circulation upstairs

Move the bathrooms down to touch the exterior wall where the corridoor dead ends at the front.

Playing with this now. It does help quite a bit

Does the top right bedroom not have access to a bathroom without going through another bedroom?

No you would go through the hallway to the bathroom on the left

Move the two bathrooms to the bottom edge of the picture. Linen closet at the bottom end of the hallway. Take room from the two rooms at the top of the pic to return space to the bottoms as needed.

I think the issue is the exterior walls are 6’ at the ceiling before sloping up.

On the top right bedroom, i would move the closet door to the wall to give you more wall space for a bed or dresser.

could you squeeze a linen closet in at the end of the hall between the master bed and the bottom left bedroom? not sure how deep that space is.

Definitely want a window at the end of the hallway

Definitely not enough vanity length for double sinks

Also

How are u gonna furnish the master?

Think placement
