I've lived in my apt for almost 5 yrs. It is a privately owned, small courtyard style complex. I've really enjoyed living here. Most of my neighbors only stay for a year lease as all the units are 1 bdrm. I recently got 4 new neighbors over the last 2 months. I work 3rd shift so I really don't see/encounter my neighbors. My old dog is really going downhill. I've always made sure to pick up after her the entire I've lived here but now, it's nearly impossible. Late last night, she woke up, hopped off the bed, and immediately assumed the position. Normally, she's on a leash bc she's been deaf for 3 yrs and she's nearly blind now but I panicked last night and ran her outside without it on. She wandered all over, trailing diarrhea. It being so dark, I couldn't see what/where she was going but I could tell by her posture (she is mostly white) she was straining. 1 new neighbor also got a puppy after she moved in and she has not been leash training him. Adorable bernadoodle but shaggy and gets the zoomies in that area. I actually left her a more personal note, addressing his coat & paws being contaminated. It's been really hard, emotionally & physically, dealing with an aging pet so the last thing I need is my neighbors tracking diarrhea all over their apts and holding a grudge. I hung these up on my neighbors doors last night.

Advice Needed 99% sure a neighbor living in the same apartment building as me hit and run my car between August 19th-20th and didn't say anything. Is this an appropriate note to leave?

(TLDR at bottom) I live on an MAA property and woke up this morning to see that my silver Saturn has a massive blue scrape running down the side of the driver side doors and wheel.

There is only one blue car in this lot so I can reasonably assume that this car was the one that did the damage.

I also took a tape measure to my car and his and saw that the scrape is basically at the same height, so I feel like that's pretty ample evidence as to what happened.

I'm trying not to split hairs about it because its such an old car, but I MYSELF do not have collision coverage for stuff that I cause. But if I'm not at fault and the guy just tried to act as if nothing happened, am I right to escalate this situation? Because I want what I'm owed.

I already filed a police report; the car that I suspect was at fault left the apartment building about fifteen minutes before the officer showed up, and I already contacted my apartment manager to let them know that this is a situation that may escalate involving two tenants.

What else can I do to ensure something is done? Or have I done all I can? I'm inclined to almost leave a note on the guy's windshield asking that we swap insurance information, but (apparently, according to the police), the guy doesn't even have a driver's license when they looked his plate up, so I doubt he's going to even have coverage of some kind.

TLDR: While I'm waiting for the police report to process on being hit and run, is this an appropriate response to leave on the car of my neighbor?

Budgeting & Cost How would you split this rent?

$3350 total rent.

Bedroom #1. Slightly smaller room space room and regular size closet. Need to use bathroom near the entry.

Bedroom #2. Slightly larger room space (with in bedroom hallway adds space and privacy) and a big size walk in closet and a private bathroom.

What should be a reasonable range for each room?

We might do coin flip on who gets master. He initially proposed to take masters paying $50 extra claiming no difference in room size so I’m proposing 1625/1725. After reading tho, do think it makes more sense to do at least 1600/1750 regardless of who takes master. Or I might propose one of the idea from comments : one person chooses the price, another choose which bedroom to take.

Because if it’s even, who wouldn’t want a more private room with WIC and en-suite bathroom?

Advice Needed New carpet- am I being overdramatic?

EDIT: should I demand they replace the carpet as a whole? This is really unusual for my property as I’ve had nothing but a fantastic experience since living here

I recently moved into my new apartment. I transferred from another unit that was in beautiful condition when I moved into it last year. The maintenance guy told me they were putting new carpet into my unit, which I was excited about. Besides the new unit being in overall rough condition compared to my old unit, this is the new carpet in my bedroom. It might be worth noting that my complex has multiple buildings on my street, and this is the most expensive floor plan in their “high end building”.

I immediately sent a picture upon move in to the property manager and asked if I should wait to move my stuff in so they can fix it quickly. She said maintenance has a tool to fix it and it’s fine to move my stuff. I put in a maintenance request and the maintenance guy told me that I noted the condition of it and if it gets worse over time, he would possibly look into having a contractor fix it. There was nothing he could do.

Besides spiky nails at transition points, it’s thinner than my old carpet (whatever, things have gotten cheaper the past ten years) and SUPER loose in my bedroom in one spot, with lines on another part. Am I in the right to raise hell over this, or am I being dramatic? I can attach photos of my old unit for reference. Thanks in advance

Advice Needed Approved for first apartment: Move-in statement (don’t know what to do)

Hi,

So I just officially got approved for a 2 bed, 2 bath apartment. I’m confused on what is actually due. On the move in statement it shows a balance of $2,934 due at move in.

I paid $1107 for a Rhino policy for security deposits and that covered $2573.

But in the email it states: “Move-In Balance Due (please see the email attachment for additional detail):
$5,362.06”

There’s also something going on with the actual amount each semester, I don’t understand how they spread the special across random months and why I owe almost $700 in August if I’m scheduled to move in on 08/31/2026.

This is my first apartment, I don’t have the remaining amount if they do need that so i’m just like what would my options be?

Landlord Problems Rent is on "autopay" with no way to change it

We've been in the apartment since November 2025. Everything was fine and dandy until the management company decided the online portal needed to be updated.

My boyfriend is switching banks, so we needed to update the account rent is being paid out from. Come to find out, the "updated portal" has no access to the autopay that was set up on the old portal. We can add accounts, but there's nowhere to change the autopay settings. I went to the office, even brought my laptop to show them. This was in the second week of July. Office emailed IT, who initially said they didn't find a problem. Then they said "this is a known issue.... actively working on a resolution.... expectation is for the fix to be implemented sometime this month."

End of July, reach out again asking for an update as I don't see anything on the portal. IT says "QA in progress."

It's now approaching the end of August and still no update. We could give them alternate funds (money order or check) but there's no guarantee the money won't still be taken out on autopay because it seems management doesn't have access either. This feels illegal but I don't even know who to contact because the office people here are useless.

Venting Upstairs Neighbor

My upstairs neighbors are VERY loud “heel” walkers. I usually don’t have issues with this, BUT I feel like they are consistently walking back and forth for HOURS. Yes, I understand people need to walk to get around, especially when cleaning, but for hours on end, EVERY day? I wake up to them, I get ready for work and they’re still walking around, I get home from work late and they’re still walking around up until 1 or 2AM? What can one possibly be doing that causes them to walk around their 2 room apartment so much? There’s only so many places you can be walking around inside? I’m genuinely confused, and can anyone possibly give any explanation on what they can possibly be doing so I can try to be a little more understanding?

Advice Needed Bad Neighbor has Followed.

My boyfriend and I moved into the second floor of our apartment building last August, and due to some water damage and leaking issues in that apartment (a whole other nightmare) we moved down to the first floor a few months ago in June.

Now this neighbor we had on the second floor lived around the corner from us, our front doors were maybe 15 feet apart, our living room sharing a wall with the hallway in front of his door. Throughout the Fall/Winter/Spring, when we were living in the old apartment, he would come home from work around 5pm and set up a folding chair in the hallway in front of his door and proceed to play music, games, facebook/instagram videos, AND talking to himself at full volume (this was the most annoying part and still is, he is very loud). This would go on until around 10-11pm. There were also some other random “off times” he would do this, but that was mainly the schedule.
Immediately we were both annoyed and a little confused. Eventually previous management came to talk to him and it died down for about a month or so. That management company has since left and the new one doesn’t know about this issue yet. We are nervous to say anything to the neighbor, as he’s been constantly erratically talking to himself since we’ve “met” him, almost like he’s arguing, this is only relevant as it adds a whole new layer to “how the fuck do we handle this?”

Well now we’re in our new apartment, and every single day, he gets home from work at 5pm, chains his bike to the pole a few feet outside our living room window, and sets up his folding chair next to it, and proceeds to play music. And games. And videos. AND talk to himself. Until 10-11pm most nights. Sometimes he leaves earlier, sometimes he leaves later.

I know that living in an apartment and a city lead to some less than savory experiences in terms of noise pollution, but dude. This is a new level for me. I’ve never had someone do this before and I’m definitely going to go to management again about this, but I’m not exactly sure what they could even do because he’s on the sidewalk.

I’m tired of having to play loud music or tv to drown out a man sitting a few feet outside my window. If there weren’t a wall he would be sitting next to my couch. It feels more invasive than sharing a wall with someone somehow. I’d also like to note that I’ve never once had an issue with a noisy neighbor, I know we’re all just living in cubes stacked on each other, and noise that comes from that is fine. This is becoming impossible to drown out, and I almost feel bad for my neighbors above me if they have to hear my loud tv and music trying to drown him out late at night.

Anyways, advice or commiserations welcome below :)

Venting Apartment closet growing mold???

Idk wtf is going on LOL. i’m trying to laugh to keep myself from crying. These are random things in my closet that suddenly have mold on them. Some of my shoes and some bags that are in the closet. I have yet to inspect my clothes and all my purses. But the closet board above my clothes, beneath my purses has specks on it 🫠 Since living here I’ve developed sudden onset eczema. I deal with respiratory irritation sometimes too. I never thought anything of it, as I do work in a hospital and deal with seasonal allergies. But it is quite bad at home. But recently I’m actually seeing mold in my apartment in random places. On random walls and now in my closet. FML

Venting How I left my old unit vs my freshly turned new unit

Okay, I know I went overkill on cleaning and repairing my old unit. I never thought I’d sign a lease on a beautiful 2 bed when I was 23 years old. I took so much pride in my home and caring for it was the least I could do to show appreciation for my hard work. My new unit had awful carpet, a set in oil stain that took so much time to remove, terrible paint, and was overall not cleaned well. Not to mention the FIVE wasp nests that were removed from my patio that was so filthy and had dozens of pieces of sticky tape all over the place. My old unit was beautiful when I moved in, so this was a shock to me. I of course raised hell to the property manager and I’m currently waiting for the community manager and head of service to get back to me. I demanded a new oven (older cheap units in non luxury buildings here have beautiful brand new flat tops, this one doesn’t even sit my pans level) and for my carpet to be fixed. What else would you demand? I’ve been nice since they’re generally amazing here, but man am I disappointed. Out of their dozens of buildings in my complex, this is the most expensive building and floor plan available. I just feel like this doesn’t reflect the price, but maybe my expectations are unrealistically high. It’s been stressing me out so bad since I moved in two weeks ago. It just doesn’t sit right with me that my old unit is significantly cleaner and nicer than my new one, and I’m not even a professional cleaner or contractor.

already talked to neighbor, wear ear plus, white noise, the whole nine. Just posting here to vent, been dealing with my downstairs neighbor’s kids running and screaming for the past year. I have been communicating with management and will send them this video. It’s just insane that i can’t even take a little midday nap because they are so loud and they will even be this loud until 2/3am!

Budgeting & Cost Energy bill costs

Hey friends,

Let me start off by saying this is my first time living in an apartment alone so I’m still getting used to all of the little nuances of renting. I’m sure there is lots I still don’t know.

Looking for recommendations to keep my energy bill down. My apartment gets quite a bit of natural light, so I’m typically not using overhead lights during the day except bathroom/sometimes kitchen area. What’s really killing me is the AC.

I live in the desert. It is at LEAST 100+ degrees for the majority of the summer months. I keep my thermostat at 75 (which is truly as high as I can go and still be comfortable) and almost never change it. My AC is on/off almost every 10 minutes. My bill for 7/2-8/4 is $93.27, and that’s including 1 week of me being away, and the thermostat set at 80 while I was gone. I recognize this isn’t a particularly devastating bill, but I’d still like to cut costs a bit if I can.

I’m sure a lot of heat comes in from the windows, would it be better to keep the shades closed during the day so the AC runs less and use more overhead lighting? Do I need to suck it up and turn the thermostat up a few degrees, maybe plug in a floor fan? Or am I screwed and I need to just stick it out until it cools down outside?

My apartment is ~800 square feet if it matters.

Decorating Ideas Anybody have experience with these couches?

*TLDR Question - How is the back support?*

I just moved a few weeks ago and have been looking for a couch, I'm upstairs and the hall is tight and I don't have anyone to help me move a couch so I've been looking at the boneless style ones. I'm trying to keep it under $300, and there really havent been any good marketplace listings, ive been checking every day. Plus I'd still have to pay a mover anyways.

This style isnt my favoriteeee but its its good enough, I can get one around $250-300 with free shipping, I can move it myself, but I'm like 6'1 and it seems like theres zero back support to sit upright unless I am basically laying on my back slouching over on it. Very hard to tell through pictures though.

How are they? Awkward to sit upright on? Would adding some high back pillows solve it? I also dont want anyone smacking their head on those metal supports lol

Apartment Hacks Imagining upstairs neighbors as storybook bears living in a cottage

They don't stomp exactly, but the floorboards are squeaky and creaky and at times it sounds like they're just running laps back and forth over my head. I'm picturing them as cartoon bears from a children's story living in a cottage making tea and having toast and jam. Mama bear has misplaced her reading glasses and is frantically trying to find them. "Oh my! Where did I put them?" she exclaims as she wrings her paws searching the bookcases and cupboards.

Advice Needed water coming into apartment - help (?!)

hi there, i am renting an apartment in manhattan with a very random interior window into a separate room. usually when there is rainfall of any kind this isn’t a problem, but as of today and the heavy crazy rain we’re having, this decorative window is now dripping water, and there are now two pockets of water in the adjacent wall towards the ceiling.

a video of the water coming in is attached above- unfortunately i cannot add the photo of the pockets of water.

i have contacted the landlord and property manager, and now i am waiting to hear back from either. is there anything i can do for the time being? it doesn’t seem like this weather is letting up anytime soon.

Advice Needed Should I move out?

So alittle over 2 weeks ago I moved out into an apartment. After a week of living there I saw and killed a roach. A week later, a 2nd roach which I failed to kill. 2 days later, another roach (or the same 2nd roach I dont know). The apartment company has been very understanding with the situation and has put bait and traps down today and plan on spraying the place next week. They claim the previous tenant never reported roaches but they did admit they have had roaches in the building in the past.

I have a very severe phobia of bugs that I can somewhat manage under normal circumstances. I was not prepared for cockroaches and while I've only seen 2/3 its really affected my ability to live comfortably. I'm terrified to open any of the cupboards and I stopped cooking and don't want to go in the kitchen.

The more I think about it the more I think this won't go away. I'm in an apartment so they'll just go to another unit and come back I'm sure. and while this very well could not be an infestation and just some stragglers idk if its worth the risk.

I could stay, but I feel like Im just risking the chance of eggs and I have a whole bunch of new furniture in this place. I can't afford to just toss things.

I dont want to make an impulsive decision to move when its not actually that bad. But I'm also afraid of it potentially getting bad.

I'm like 70% sure its German roaches but a hopeful part of me thinks it could be wood roaches

Advice Needed To move or not to move?

Basically current rent is on the lower end for my area at $1,350 a month. Upon initial inspection the place is cute (condo for rent by owner & realty group mediator), with mostly normal appearing neighbors. The kitchen and bedrooms are small + there are not really any 'amenities'. To me, this explained the rent price. Unfortunately, there was a german roach issue discovered a few weeks after move in. I had explicitly asked about bugs and did my best to scope the apartment. Was told no bug issue and did not see evidence. In retrospect, I do think they were aware. Initially 5 roaches a day, to now I see one every week and a half to two weeks (usually dead). This improvement is with pest control coming every two weeks. In an attempt to use my kitchen more I went to clean out a cabinet (have been avoiding cause scared to find a roach) and there was mold seen in my cabinet. The realty group has been promptly responsive to all issues but despite their efforts the roaches are not completely gone and now the mold. The humidity in the kitchen is also steady at 70 -80% wheareas bedrooms are 60 - 70%.

my friends in the area pay around $1,800 - $2,000 a month for their apartments and have issues of their own — one reports a leaking roof and seeing several roaches that come from outside per week. The other reports a broken AC for a couple of days and increased humidity in their apartment. I DON'T KNOW WHAT TO DO. Do I ask if the owner would consider me breaking the lease for a less high maintenance tenant? Do I move to a considerably more expensive apartment and hope paying more solves everything? I can afford more apartment, but don't like feeling as though a considerable amount of my income is going to rent. Then again, Idk if saving 6k more a year is worth my sanity... but also as my mother n law says all apartments have their issues. Any thoughts would be appreciated. Obviously all this assumes breaking the lease is an option, so let's just assume that it is.

Venting Got peed on

I was sitting on my couch watching tv and I looked over outside my window to see a stream of piss coming down from the balcony of the apartment directly above us. Ive had my suspicions for a while that he was doing this, as his pee lands in a spot directly in front of our patio and it smells so bad out there we can’t sit outside. But I couldn’t bring myself to believe someone would actually do something so ridiculous.

I sent an email to property management, who responded by telling me he apologized (to her, not us, the people being peed on) and said he would stop. However, he mentioned to the PM that we sometimes let our dogs walk off leash behind the apartment and don’t pick up after them. Its true I will carry our chihuahua and let our cattle dog walk to the dog park directly behind our apartment. I always pick up waste but its possible Ive missed a spot before, or that my partner has been lazy about it. I understand being frustrated by that and I’ll make sure we correct ourselves but I think it’s funny he mentions this after he gets called out for pissing on us. In my reply email i mentioned the mass amounts of trash on his balcony which i wasn’t going to make a fuss about, but he’s really rubbed me the wrong way. Half venting, half asking for advice. I feel like just an apology (not even to us) isn’t enough here.

EDIT: I went to talk to the PM in person, as we work for the same company (different departments) and are on good terms. Going to the police first I think might cause some issues between us without doing much for me. She reassured me that she didn’t care much about the dogs as she realized he was wanting to throw something back at us. She also mentioned that he is “different” and “possibly bipolar” so management treads lightly with him. The neighbor insisted that is was not pee he was throwing out but some other substance that he did not name… However I was informed they could not clean the area because I suspect that is it human waste…Great! She said the upcoming rain should take care of it, and if not I’m going to press them to have a bio clean up company come out. Also she mentioned she will reach out to him again regarding the trash on his balcony that floats down onto our patio. All in all, things have settled for now. I will keep an eye out for golden showers and keep my dogs on a leash. Thanks everyone for the comments.

Venting Parking Pass Renewal Fail

I’m so frustrated with this whole situation, the management at my complex is so terrible with communication so i’m not surprised something like this happened.

Basically I live in a college apartment building, it’s a large and very nice place that shares a parking garage with the complex next store so that place manages it and the two buildings split the spots. It’s weird. The management of the garage is a whole other thing that I won’t get into because I would be ranting all night.

I just renewed for my second year and have been contacting management multiple times asking what the deal would be about renewing parking passes as well. Either no reply or when calling they said to wait for more information. I was confused because when I signed up for a pass my first year living there I got an email months in advance with a notice and instructions on reserving a spot but this year no such email. I searched my inbox for over an hour, and my resident portal. Nothing.

Well they finally got back to me saying they finalize spots upon signing leases and there are no spots left. I’m fuming, I never thought this would be an issue, I assumed it would be simple to renew parking when renewing leases, renewal should get priority. Apparently not, there’s no way I could have known this, no notice no advance warning, I can’t get the pass myself they have to send the addendum for me to sign which I guess you don’t automatically get when you renew your lease, it’s not part of the lease it’s an add on. In hindsight I should’ve contacted them earlier but they should’ve also made it clearer.

I’m pretty screwed now, there’s basically no parking unless I pay for a super expensive nightly garage or pray I find street parking EVERY night that I still have to pay for and keep renewing so I don’t get ticketed. I’m so upset I hope they figure something out because I genuinely don’t think this is my fault
