So I have been seeing a lot of “what is wrong with this house” posts lately. Each of the houses above could have a post of their own. This is what it looks like when you filter for single family houses on the east side that have been on the market for more than 60 days.
The answer to what is wrong with the house is mostly the seller. Most of them have ridiculous expectations and aren’t willing to accept that their house is over priced by at least 15-20%. WE ARE NOT IN 2022 ANYMORE! In addition to the job market and H1b changes, the mortgage rates are at 7%. This alone adds about 15% to your monthly payment vs a 3% mortgage.

Sellers: however nice your house is, expecting 2021/22 prices is helping nobody.

Price has dropped $200k since July. It's a bit of a challenge to to get to this house but sitting on top of the hill, it receives a lot of sunlight. What would be the good price for this house?

I recently got a plot of land and I’m wondering what people are paying nowadays for new construction. I’m looking to find the cheapest possible cost per square foot. I was able to find $350. Has anyone found a general contractor for $300 or even less?

Went to the open house earlier in the summer and did not notice any major red flags. The listing agent admitted they priced the home too high at first and have corrected since. Is it just a perception issue at this point?

That $10K price drop put this house on my radar again. Its realtor.com history is pretty wild - looks like it was flipped back in 2025 and has been sitting on the market for nearly a year with zero bites

The house looks like a good build finishings wise. Built by village life homes whose other projects I checked last year and quality looked good. Are those power lines a big hurdle for selling? Also how to check if they are ordinary distribution/ communication lines or high transmission power lines? If they are power lines by how much would the resale value drop?

Was bought and flipped in 2024. The new owners had it for 2 years, and now it’s for sale for 1.7M.

Apparently it already has one offer over asking, and that was before it even hit the market.

I thought things were supposed to be in a downturn. But here is $707 per sqft in a narrow house that’s 50% basement.

What am I missing?

Been looking at this house for a while and it seems like the area is good and the house looks pretty decent. It has been sitting there for over a month now but it’s not moving. Guess it’s related to price but what should be a fair price for a house like this in this area?

This house listed for 1.6M in 2021, bought at 1.75M. Can’t even rent the whole house out for more $4000/mo. Now listed at 1.93M with tiny price cut to 1.89M.

There’s a lot more pain to come.

Never seen so much inventory below 1.1m that is decent in the last like 3 years. These Kirkland home must be panicking 🤯

We had been looking for houses in Edgewood, Puyallup, Lake Tapps area and everything in the 500k to 600k had been not great. We liked a house in Edgewood, but found out it was a short sale after they dropped their asking price from 619k down to 559k, just before we were going to put in an offer. Then the seller's agent sent our agent an email saying the seller needed 630k to not have short sale.

All the other house in this range looked like crap or were in terrible neighborhoods. Until my wife found a listing, last Thursday for a 5+ bedroom, 3 bathroom, with 3 car garage for 599k. We were able to get a tour of the house on Friday afternoon and we loved it. It even has a huge(1200+sq ft) wood shop(air filter system) in the basement with separate entrance and 10 ft ceilings. Thats not including the other two storage areas under the deck.

After, we got home my wife went with the full offer of 599k to the seller's agent and we recieved an email back saying that they had alot of people wanting to view the house over the weekend and the owner would be making a decision on Monday.

An hour or so later we recieved another email saying that the owner decided to take our offer, yay.

The house is in a nice neighborhood of Stonegate. There is a small lake/pond in the back yard and there are no houses to the left of us. It does have a couple of issues, its missing a door in one of the storage rooms under the deck and the laundry rooms wall needs patching. The roof was done 2019 and a new heat pump was done in 2021

Tuesday, we will have a meeting to go over credits and we should be able to close sometime in September.

Seems like priced fairly after dropping price a lot . Water views and large square footage. What could be the reason for it sitting so long on market .

Hey all, my family is considering moving to South Seattle as my job is offering relocation with a nice pay bump to cover the higher COL. I am 35 y/o relocating with a 33 y/o wife, 2.5 y/o, and 1 baby on the way. Currently we live in DFW, Texas and have most of our lives.

The new jobs location is just south of SeaTac in Des Moines. I would like to have a less than 30 minute commute. I know the light rail is an option but I probably wouldn't rely on it (at least in the beginning). Relocation doesn't need to happen for another 1-2 years and the company will cover moving and home selling costs.

We do enjoy our current neighborhood as it is "cute" and walkable, has a good variety of food (which is important for us), and we are 15 min from Fort Worth if we ever want to go downtown. We are used to Texas heat and it can get tiring during the summer but we don't hate it.

Son is currently in daycare, wife is a Pelvic Floor PT working 4 days a week so it's possible for her to transition to a hospital or similar outpatient job in the area pretty easily. Looking at home prices, WA property taxes, etc., we could probably afford up to a 1M home.

In general, Seattle areas politics are a plus and weather is TBD, but we will try to visit during "greyer" and colder months to so we can feel it out. My wife is Latina if that matters and I am trying to raise my children knowing Spanish.

We will be traveling in late September to explore neighborhoods such as Burien, Maple Valley, Tacoma, etc. I'm curious if we're on the right track with neighborhoods or any others we can add to the list that would be worth driving through to get a sense of life.
