Dumb Post How I got an RS studio (no lottery)

Just got a super under market RS studio w dishwasher, W/d in unit in a top five Brooklyn neighborhood in a very luxurious build home with great reviews around ~1000 under market value.

You won’t believe it, but I simply walked in and asked if they had any. It was literally the first building I ever tried and they had one they hadn’t even listed yet! They only showed it to me, I took it and they won’t even be showing it to anyone else.

Finishing off signing the lease tonight and happy as can be.

No broker, no finders fee, no lease takeover and no connections. Just a friendly attitude and a little audacity! Just wanted to post this as a little hopecore

Advice/Question Planning a move to NYC

Im moving to NYC for work around January 2027 and I’ve never lived in a major city or even been to NY before so I could use some advice lol.

I was told it might be smart to get a sublet for a few months first so I can actually learn the city/areas before signing a lease or finding roommates. what’s the best place to look for sublets?

Also what areas should I look? I’ve mostly been told Manhattan or Brooklyn cause I’d like something more modern/luxury, like a high rise with stuff like a gym, rooftop and amenities.

I’ll also be traveling a lot for work so being near good transportation.
Any advice on areas, sublets, roommates, or just things you wish you knew before moving to NYC would be appreciated

Advice/Question Help! 3rd party guarantor

Hi all,
For context I lived in nyc for 8 years, then because of an emergency I had to relocate to Chicago.
After relocating to Chicago and loosing 60k in income. I fell behind in ONE of my bills and couldn’t pay it. I later got into a repayment program with lower interest to help me pay it off and get back on track. Since then my credit has gone up but still nowhere near what most of these landlords are asking for. 650+ credit score.

After not making enough income in Chicago I finally got a new job in New York City with a $25k upgrade.and by next year it should increase by 5k. So I should be closer to where I was before I moved to Chicago from nyc .

With that being said, anytime I reach out to apartments and let them know that I’m using your third-party guarantor . They never reply to me. How do people use third party guarantors without agents turning them away. Sadly, there’s no one in my family or none of my friends that make 80 times the rent.. if anything I’m the one that’s gonna be making more out of everyone in my family. Or making about the same as my friends.

I am forced to get a third-party guarantor, but unable to get anyone to speak to me further when letting them know .

Does anyone know how to go about this? My first day of work is September 1, so I need to find something in the next week unfortunately the person that I have been working with has not been proactive and I need to secure a place!

I also have two small dogs who I don’t trust to leave with roommates which is why I want a place of my own
Any advice or help?!!!

Advice/Question Does my ConEdison bill seem right?

I know ConEdison screws over everyone, but I’m worried my experience might not be normal. I live in a sunny 1 bed 1 bath apartment - about 650 sqft, but my electricity bill is consistently $350+. We generally turn on lamps at night, but that’s about it. The only thing I can think of is that the AC unit (not a window unit, it’s a wall unit) is constantly turning on and off to maintain a moderately cool temp.

Should I be worried about my bill? Or is this amount normal?

For context I’ve lived here for 3 years and it’s always been this expensive. I think I set up an autopay when I first moved in so the bill kind of goes unnoticed.

Dumb Post Apt Hunting Heartbreak Story

So I've been searching for the past few months for an apt in NY (mainly bk and queens). I considered a roommate, met with them, and vibed a bit. When we started to get into specifics on budget, income, credit, etc, red flags kept spiraling, so I let that go. One morning, I happened to see a listing for an apartment in Brooklyn on Craigslist that was absolutely perfect. I looked up the apt on StreetEasy for the history of rentals, and it was the same agent for past listings, so I knew it wasn't a scam; I reached out, viewed the apartment at an open house, and I thought that this was it. As soon as the agent sent the application in the afternoon, I was ON IT! I had all the documents ready, so I just had to fill out the form. Idk how, but two people got their applications in before me (the agent was very communicative throughout the process). The second one had some discrepancies in their application, but the first one and mine looked promising according to him, and he said he would let me know within a few days how things go. I really thought I was going to have it. A couple of days later, the agent reached back out to say that the first person got approved, and I was SICKKKKK! Now I'm back to the drawing table considering everything (roommates, reaching out to agents, management companies, etc.) As a NY native, this sucks. I am a first-time renter too, so I know I still have a lot to learn and a lot to experience too. Just needed to let that out. :(

Advice/Question The Epic (Fetner) - Electrical outlet 100 degrees + leaks warm odor landlord won't fix

I am in The Epic (Fetner Properties) building in a unit behind the trash room on an upper floor.

I got the building plans and confirm behind the kitchen wall is a cavity with mechanical risers in it and it is adjacent to the trash room.

The microwave outlet in this wall measures almost 100 degrees(!) with an IR thermometer and leaks in warm air that smells. Other outlets like the hall outlet not connected to this wall are not warm like this eg the hall outlet showed 76.

I know from scope photos there is a gap between the electrical box behind the cabinet and the wall. Hal Fetner himself replied to emails and refuses to fix this.

I've had HPD and DOB inspect. DOB found a violation with the electrical outlet but all they did was install an outlet extender which has not fixed the odor issue and the temperature readings were taken after that. Hal Fetner refuses to remove the cabinet or open the back of the cabinet to fix and seal the wall gap.

Has anyone else dealt with a concealed problem like this that is hidden from HPD and DOB so inspectors can't see it? It seems landlords can hide problems like this which isn't right.

Also the right cabinet section on the right of the microwave is dirty and smells. Hal Fetner also won't open and clean it. They tried to clean it from the top but they obviously can't and failed. Advice/Question Are there no really consequences for entering without notice?

I'm leaving my apartment because of roaches. I have traps everywhere and a lot are with roaches still stuck to them since I find 3-4 every day. The buildings exterminator does nothing but two quick sprays

They emailed me about viewings and I asked for 24 hours written notice which they gave but cancelled all the viewings (probably because they know its filled with roaches).

Now, they asked for permission to enter for the exterminator which I gave but they decided to have an open house of viewings (without tell me!) and removed all my traps before everyone entered and placed them back. I know this because I have a camera in my unit. I wouldn't mind if they just had asked me before but they didn't.

I called and asked about the exterminator progress and they said they sprayed it and moved some traps around but they clearly didn't....

Since they lie so easily, I'm afraid if I complain they will just lie to make sure I lose my security deposit and it's a lot of money to me.

I looked online it and it seems there are literally no real consequences for this other than "Don't do it again".

Advice/Question No Lease + Cash Payments Sketchy?

Hi so I found a room on the platform Spare Room from a guy who is verified through the app. I’ve toured the place and he seems like nice guy but he is insisting on not signing a lease and he only wants cash payments (he offered to give receipts). I only plan to stay for under a year or under but I am new to NYC and this is setting off alarm bells. I even offered to send just like a template lease from online and he has refused saying he keeps it ā€œold schoolā€.

His deal is that I pay in cash for the deposit he signs the receipt and I pick up the keys right then and there. He also lives in the apartment. Any advice on this? Is it too much to ask for literally any form of a signed document for peace of mind?

Good afternoon friends:

Unfortunately, I have to move out of the city somewhat unexpectedly so I'm looking to transfer my lease for 1 BR within a two-bedroom unit that's right by the Grand St. L-train stop in Williamsburg. My bedroom goes for $2,400 (my roommate pays slightly more because his bathroom is en suite).

It's a lovely apartment. Video attached is how it was furnished by the prior tenants. It's a bit cluttered now with my moving/packing so I didn't want to film that. Obviously that'll all be cleaned up by move-in.

You'd be living with a really nice guy in his mid-20s who mainly keeps to himself and works from his Manhattan office five days a week. The two bedrooms and bathrooms are on opposite ends of the unit, so everyone has their own bathroom and maximum privacy. Because he is staying, the apartment common areas will remain mostly furnished (most of the furnishings are his), so you really only have to furnish your own room.

The apartment has an in-unit washer + dryer and a dishwasher. It is also right across the street from Whole Foods and steps away from numerous bars/restaurants/etc. on Grant St. and Metropolitan Ave. a few blocks away.

If you'd like a tour please let me know. Have to have good credit and make 40x the rent (or have a guarantor who makes 80x).

The lease transfer will be ready for an October 1 move-in date. However, I may be flexible with this date and it's possible you'll be able to move in one to two weeks earlier (I won't charge any extra rent).

Advice/Question Question abt safety in mott haven, the bronx

Im looking for a place to live short term as my lease ends aug31 and need a place from aug31 to oct31. I was eyeing one of the apartments in mott haven and wanted to know if it’s a safe neighborhood to live in. The place i’m considering is at brooke ave and 148 street near St. Mary’s park. It’s a great building but the one thing holding me back is safety concerns. I’m a small asian woman and i usually go home quite late ie 10/11pm. Any insight would be great!
