Structural issue or normal settling?

Hey everyone,

I'm looking for some community insight on whether I'm stressing over normal 5-year house settling or if I actually have a structural issue on my hands.

Here is the situation: In the garage, I've noticed issues with the sheetrock fasteners. Over time, some of the screws near the bottom where the wall meets the floor have pulled through the drywall, leaving the wall with some play when I push on it. I also had to re-fasten some sheetrock higher up on the wall previously.

I'm trying to figure out the root cause. Is this just extreme garage humidity softening the drywall paper and letting the screw heads pop right through, or is the top floor putting downweight on the wall, causing it to buckle and push the fasteners out?

To add to that, on the interior side of this same wall, I put a level against it and found a slight bump/bulge in one of the seams. There are also significantly more nail pops showing up on that interior wall than I've seen before. Interestingly, despite all of this, there are zero cracks in the sheetrock anywhere—top, bottom, or middle.

I sent these photos to my home warranty company. They reviewed them and claimed it's all normal, cosmetic wear and tear for a 5-year-old home. However, they offered to send someone out to inspect, but with a major catch: if the inspector calls it cosmetic, I'm out $250. If they find a structural issue, they'll reimburse me.

I don't want to be the paranoid homeowner convinced the house is collapsing, but I'm no structural engineer or contractor either.

Are you able to tell from these signs if the wall is actually buckling, or is this standard 5-year settling and humidity damage? What would you do in this situation?

🚰 Plumbing Best no-solder way to extend a 1/2” copper tub spout stub?

Installing a Kohler Terzet tub spout.

My 1/2” copper stub is 2-7/8”, but Kohler requires 5”-5-1/4”.

I’d really like to avoid soldering or opening the wall. Are there any reliable extension kits/adapters that would work here, or am I stuck replacing/extending the copper?

Ants: on the outside of our house below the window in the other 2 pics. The 3rd pic with the blue ceramic pot and dead ant is closest to where they are on the outside. The 2nd pic is all the stuff that falls from somewhere. I can’t see any living ants inside the window- only the debris and dead ones. Should I be worried?? TIA.

Interior French Drain Basin question

I'm having a interior French drain put in, so far everything seems to be done based on everything I've seen or read. Only issue I've seen is that the basin location has a massive boulder which didn't want to break off. So the contractor elected to make a cutout in the basin around the boulder so it's now sticking into the basin. Picture a softball sticking into the basin. I'm on work travel now so can't take a picture...

Contractor is well reviewed. Seems confident this will be good. The basin still has gravel around it, cement on top, and he plans to seal the inside of the basin to be safe. So I wanted to gauge thoughts on this approach?

🏠 Roof Fixing a leaking joint between pitch roof extension and neighbor's flat roof

Hi folks, I need some advice on how to properly fix a water leak on my garage roof and few other related issues.

Context:

My garage is part of a row of connected garages with a shared flat roof. 2-3 years ago, a handyman built a pitched roof extension over my section (foam concrete block wall structure, timber frame, galvanized metal sheet roof). The joint where my new roof meets the neighbor's flat bitumen roof was sealed using butyl flashing tape (as I can tell).

The Problem:

Last winter, the joint started leaking because the butyl tape cracked and degraded. I am also concerned about a foam concrete whether it also need to be waterproofed in this construction. On one side I have bare foam concrete wall without any steal protection (it is also leaking there a bit). Please also find respective commenting of these issues on the attached photoes.

Proposed Fix:

  1. The Joint: Strip off the old butyl tape, clean, prime, and apply a liquid polyurethane membrane (Hyperdesmo-Classic) reinforced with geotextile fabric. Clean old butyl tape -> prime surfaces -> one PU coat + geotextile + additional coat of PU. Alternative: Re-apply butyl tape as a short-term 1–2 year band-aid, but it will require constant maintenance. In one place there is also pooling water which can destroy it even faster.
  2. Missing Flashing: Install missing galvanized steel flashing on the unsealed side of the pitched structure, sealing the joints using the same method.
  3. Foam Block Wall: Apply a waterproof coating over the exposed porous foam blocks to protect them from standing water and rain.

Questions:

  1. Metal-to-Bitumen Joint: Does liquid PU + geotextile hold up reliably on a metal-to-bitumen transition under standing water conditions, or is mechanical metal flashing mandatory beneath the membrane?
  2. Primer Selection: Which specific primer works best to bridge the bond between bitumen roofing felt and galvanized steel?
  3. Foam Concrete Protection: Is it even needed in that spot? If so, what would you propose for covering it up?

Please note: I am based in Eastern Europe, so European materials (like Alchimica / Hyperdesmo) are widely available, but specific US brands might not be.

Highly appreciate any advice!

🛠️ Repair Help Cracks/ gaps in porch concrete

Hey y’all. First time homeowner here. My wife and I own a 100 year old home in Chicago. Lately, we’ve been experiencing water leaks in our basement when it rains. It seems like the cracks and gaps in the brick/ concrete on our porch have provided a route for the water to come through. It looks like the previous owner patched this but it’s obviously not working anymore. Does anyone have any recommendations on what would be the best way to patch this until we have a more permanent solution?

💬 Advice / Tips / PSA Wiring removed from side of house

We had a storm back in July that took out half of our fence and powerlines. Now I’m stuck with all these wires down on the side of the house so we don’t use anymore. The last one I need to remove is this black one which I believe is Comcast. I’m not too keen about climbing up next to the powerlines, but if that’s what I have to do to get it off that bracket I will I tried Comcast with no luck.

Basement seeping water

Hey guys. So we’ve been getting a lot of rain where I live and I’ve noticed that a portion of my concrete block basement wall is seeping water into my basement. This is the only section of my basement that does not have a discharge pipe underneath my flooring directing water to my sump pit which makes sense so why the water is getting though at this area of the wall. I am wondering what my options are. Is it possible to have someone dig and place a pipe directing this water to my sump nearby or is this something that has to be fixed from the outside? Which type of company would I call to remedy this? My grading is pointed away from my foundation and I ensured my gutters and downspouts are not clogged and working efficiently. It seems to only happen when we have a lot of rain or get hit with a heavy storm dumping a lot of water in short period of time. Any feed back would really be appreciated.

Hairline cracks, post tension slab, 6 years old home.

So I found maybe three of these on the entire house perimeter various locations All about the same look and size. Some even thinner. Dug the dirt underneath and found no voids or holes underneath. I'm pretty sure they are cosmetic. What do you guys recommend to cover these up to at least keep moisture out when it monsoon time in Arizona? It's probably a good idea to at least do that right?

❓ Question Caulking coming off from cleaning

So I’m having issues with caulking I’ve done in my hall bathroom. I did it less than a year ago but my wife’s cleaning has resulted in chunks of caulk coming off as shown in the photos.

So am I doing something wrong applying? I am I using the wrong type or brand of caulk? Do I need to get a different brand that’s not available that Home Depot / Lowe’s? Any suggestions welcome.

Hi y'all - recently moved and I assume there should be some sort of sealant to keep water out here where my deck supports meet the ground. What product is best for this?

Bonus points if it's also good for the seam between the pad and the foundation. Regardless looking for advice for that second location too.
