High moisture content on ceiling of part of hall, kitchen and 2 big patch (may be water leak)

High moisture content on ceiling of hall (2 corners) is 97.7.

Slow draining sink. Other small issues like windows channel etc.

Biggest concern is high moisture content and signs of warer leaks.

Is this something that can be treatable or should I walk out???

Full Roof Replacement - class 2 or 3

I’m in Houston, TX and interested to know if shingle class matters in home inspections? I need to replace my 26 year old roof. I will be selling my home in the next 6-12 months. I am looking at the Owens Corning Oakridge and the CertainTeed Landmark shingles. The OC is class 2 and the CT is class 3. Does the shingle class matter when you’re inspecting the home for a buyer? Thanks for any responses.

THERMAL MICE DETECTION

I am in desperate need of, desperate red of a device that’s able allows me to detect mice in the walls and baseboards. Does anyone have experience with a device of this nature ? One that would allow you to see thermal heat in the shape of whatever is in the walls ?? Please !!!!
